I recently purchased in a new community in Pflugerville and Real Manage is our HOA. Coming from another state where HOAs are very unhelpful and rude makes me really appreciate Real Manage, Julia and the other man (I am so sorry I can't remember his name). RealManage and their affiliate CiraConnect appear to be operating a criminal enterprise. According to Texas Property code 207.003, "a property owner's association may charge a reasonable and necessary fee, not to exceed $375, to assemble, copy, and and deliver the information required" for a resale certificate, but an HOA in Texas managed by RealManage is refusing to provide a resale certificate without the advance payment of $637. The resale certificate was ordered by a title company on March 30, and RealManage/CiraConnect demanded a payment of $637 to produce it, to which I responded as the owner and licensed real estate broker that I was willing to pay the max allowable amount $375, and they have so far refused for me the pay the max $375 and provide the resale certificate. I've been a real estate broker in Texas for over 20 years, and this is illegal. I believe the higher ups are aware that the fees they are charging are illegal, but they also know the cost of litigation and the fact that owners cannot sell their home without a resale certificate, and they are intentionally stealing from homeowners. I tried calling back to get a confirmation number to payment went through. They couldn't give me a confirmation number the person didn't put it in the comments.. As one of the prior reviewers, I had very similar situation. As home owner, I was not made aware of RealManage taking over for our HOA. There was no way of knowing we needed to set up an account with them. I had automated payment set up to pay my dues that was quietly discontinued. They never notified of the change through mail or email. Without any notice, they started charging late fees, violations for non existing offenses, total over $600. I never received a single notice. The only way I was able to find out because I was selling my house and title company discovered that my property was not managed by the company I thought it was. After I discovered it I called them and they gave me a run around transferring me and finally hanging up. Eventually I found the portal and in the portal they had stranger's phone number and email address attached to my property. This review is for RealManage and the HOA it manages at Heatherwood 2 condos in S. Austin. At first I thought RealManage was just incompetent and disorganized. While this is certainly true, I came to realize in my 8 years of being a home owner in this community that both the management company and the HOA board are absolutely corrupt! They make decisions based on opinion and emotion rather that facts and fairness. They help some of their favored tenants while ignoring others. They won't enforce rules for rental properties and allow non-permitted Short Term Rentals. This raises many safety issues and these people 'staying' in our community don't follow community rules, they litter and abuse our common areas. But, since several of the board members (and their buddies) don't live on the property and own these rentals, there is a conflict of interests and concerns are ignored. Meanwhile, residents who own their property and pay their dues have to live in what feels like a Motel 6. There is a BIG problem with roach and rodent infestation in the buildings. We've even had to deal with bedbugs in 2 of the buildings I am aware of. Both RealManage and the HOA board don't do anything about it. They say since the units are individually owned, they have no control. Also, if they acknowledge the issues it 'opens them up to liability for other tenants' that might complain. So, they do nothing to help their tenants. There is mold in the units from leaks in the plumbing. There are abandoned cars and RV storage from people who don't even live there! The washers and dryers in the common laundry room are ancient and never work. The parking lot has trash everywhere because they don't have anyone reliable as a porter for the grounds. And there are unhoused/neighborhood drug dealers who sit around in the parking lot at all hours, drinking beer, littering and distributing drugs. They also steal from the common area as well as vandalizing vehicles. One night a fight broke out between two of them at about 4am, and a neighbor's living room window was broken. Or course, the owner was responsible to fix it. No help from RealManage at all! So, after 8 years I was fed up and sold my unit in February. Now, RealManage refuses to reimburse me for overpayment of my HOA dues. I have sent them proof and documentation from the title company 3 TIMES and they continue to ignore me. CINDY, I WANT MY MONEY YOUR COMPANY HAS STOLEN FROM ME! This company needs to be investigated and their books and finances need to be audited. They are crooked to the core! I need to learn to post positive reviews. My experience as a homeowner with Real Manage has not been great in Austin. The process to submit an architectural request from an homeowners perspective is a disaster. The email for the community is managed by different people. Some of it is read by the dallas office. The community has a local manager. The homewoner gets lost in the weeds. There is no way for the homeowner to actually know if what they sent is what gets forwarded to the "ACC". What is the process for updating a request. It is just very unfriendly. My HOA is in SW Austin. In the last year they switched to Real Manage. We have a new process, etc to get used to. I submitted an architectural request for a new roof in a premium "standing seam 24 gauge steel". The CCR mentions asphalt shingles but allows other materials on a case by case basis. It almost encourages other options. A house down the street has a standing seam covering a patio. This patio is visible from convict hill road. I am also facing insurance pressures. Time is important. I had to take an issue to the Texas Department of Insurance. I our contact for the forms that I need since I was having difficulty accessing the Real Manage Portal. I was sent the ACC request form. The HOA has another Neighbor Awareness form that I was not aware of. Our HOA has a 30 day review or we can assume it is accepted. I submitted the ACC request on August 20. I got an acknowledgement. I inquired on September 20 about the status and a vote had not been recorded or action taken. I have an email acknowledging a missed deadline. I was offered no explanation. The HOA contact at realmanage sent me an email that a meeting was going to take place and the request should not be a problem. On Wednesday October 2, 2024, I get a very terse email. I need to resubmit and it had an attachment of the Neighbor Awareness form that still has the name of the old management company on it. 6 weeks after submitting the request,. The community documents say a request not rejected with in 30 days can be assumed approved. I fired a WTF email off to the board saying I am inclined to proceeed to installation. When I get home, I overhear a phone from someone outside my house on Convict Hill Road on the other side of the property fence , telling someone you do not want to take something to court, it will not turn out well. I found out from neighbors, that the ACC/ARC has not meeting and in reality does not exist. The roof that I am asking for is approved in Canyon Creek, Steiner Ranch, Circle C, Belterra, River Place, and Villages on Western Oaks. It can be found in adjoining neighborhoods. I did not make this request lightly. To reject it out of hand, because we the HOA, and the project management does not have their act together after the CCR's deadline will trigger lawsuits. I have saved the entire email chain. Lawsuits benefit no one. I am not proposing a cheap roof. The neighborhood has 3 tab shingles and dimensional shingles and few houses with roof metal elements that are becoming quite common. 6 weeks to tell me that I am missing signatures from 2 neighbors and the email acts like it is my fault When I was never presented with the form. I have been going back and forth with this company for a year now over a very modest HOA dues payment that I proved was paid and paid timely but for which they have refused to accept proof. They have improperly assessed additional fines on top of their fraudulent claim of nonpayment and are threatening legal action against me all over a $75 payment that I have proven was paid to them. I have been forced to now drag my banking institution into the matter because proof of payment from the bank website with a confirmation number and proof of clearance somehow was not proof of payment. It is insanity and illogical on the level of the former Soviet Union or some surrealist nightmare. Two weeks ago we cleared some weeds out of a planter in our front yard and within days we received a notice of violation that we had illegally removed shrubs and needed to replace them immediately. The notice was deceptively written to make it appear as if it was a "reminder" when in fact it was the first notice. The letter was so poorly written that they told us the remedy to the false allegation was to plant a tree! Not a shrub - a tree! Once I pointed out all of the many defects and inconsistencies in the letter they came back saying, "Plant flowers then!" WTH? I pointed out the planter had flowering shrubs in it and they were young plants so they had to wait for Nature to catch up but there was nothing we could do to make the things grow to some imagined standard they are unable to articulate clearly or consistently. I asked them to let me know if they were aware of any flowering plants that flowered 365 days a year because that would be amazing and I would be happy to plant those! When I asked if it would take us putting the weeds back in the planter to make them happy and stop harassing us, I got a ridiculous response accusing me of disrespect. I cannot help the fact that they are incompetent at their job and could not provide clear instructions for exiting a paper bag - and pointing that out when I am being needlessly harassed for a year with false allegations is not disrespect. It is factual and necessary self-defense. Being polite with their POC in Austin - Josephine Bundi - has gotten me nowhere, so now I just tell it like it is and that makes Josephine awfully mad because she has got to know she is incompetent at her job or she would not be so nasty and persistent in her fraud and discrimination. RealManage through Josephine Bundi engages in fraud, selective eneforcement (i.e., targeted discrimination) and harassment of homeowners who have done nothing wrong. My review is regarding the Phoenix office. I saw a review here about a lady being charged for late fees on assessments she didn't have. I'm experiencing the same issue and every time the lady sends me a new statement, my outstanding balance from 2013 is different. I do not owe anything from 2023. This all started when I paid an assessment this past August and ever since then they can't get my statements correct. Who can I talk to about this. Extremely unhappy with this company. If you want a sure way to make your residents hate their HOA, this is who to use. As home owners, we were not made aware of RealManage taking over for our HOA. There was no way of knowing we needed to set up an account with them. Without any notice, we racked up over $600 in violations for trash cans. Had we received the first notice of the violation we would've fixed the problem and that would be that. Due to an error in RealManage's system, all of our notices had been mailed to our street address with a wrong city, meaning we never received them. After battling with the community manager, she was unwilling to remove the violations even after the error on their part. After paying the ungodly amount of violation fees, we emailed in our ARC for approval. We waited the 3-4 weeks and never heard back. My husband called and was told they had responded a few days prior. After checking all of our email folders we still hadn't found the response. He called back to ask about getting the email resent and was spoken very rudely to by a female associate. After forwarding the email, we saw that they had misspelled my email address which is why we hadn't received it. Again, another sloppy error of RealManage. The company seems to be in a plot with the towing company. Realmanage is the worst! I have 4 homes with different HOAs and RealManage is so bad that I want to sell my house, the only reason I won't is because it's a good investment. They don't keep the Jester Farms neighborhood looking clean, they just drive around mailing out fines for ridiculous things. my last straw was early this year they fined me for a few dry patches and told me to get new sod put down (in fkn January) why would I get sod put down in January when we usually have a freeze in Feb?? This company has harassed me beyond belief with citations once our HOA switched companies. I am not even sure where to start, but I will summarize. -First violation was for a trash can outside my garage which we NEVER leave out. I was actively outside doing yard work, emptying debris into my trash when they took a photo and cited me for a violation. Then, they told me "no one was in the picture" basically. What? Very odd. -Fast forward: my husband fell off a ladder, almost died, is in a wheelchair and I get a citation violation for a small section of shingles missing from a storm. Explained the circumstances and was told by that if I needed more time, to let them know. Thinking I was getting somewhere, I said I needed more time as we were arguing with insurance and they then had me write a formal explanation of the circumstances after I spoke with them on the phone and reiterated this again. Mark replies to this email and tells me that they will bring it up at their next meeting on how to proceed and he will let me know how it goes. That was 11 days ago.....Then, today, I receive a threat letter stating I will be charged if it's not fixed by Nov. 24th. -Also, awhile back I informed them I was building a fence, due to a new law that took effect in 2021. They actually sent me an application to fill out for the fence, which they cannot. Per the law, Homeowners associations (HOAs) can no longer deny building a fence for security. According to a state law passed on Texas HOA fence rules in 2021, homeowners anywhere in the state are allowed to put up a perimeter fence for added security along the front, sides and/or back of their property. The HOA is not above federal law. -After speaking with other neighbors, it seems they have also practiced "Selective Enforcement". Some neighbors have commented they have NOT received violations for chunks of their shingles missing. read more

I received a violation notification from RealManage in regards to the parking of a vehicle in a spot next to the main driveway. This area is an extension of the driveway, where I have parked vehicle(s) for the entire lifetime of this house, over 29 years. I responded to the violation, using the RealManage website contact form, late on a Friday evening (stated the above, have used this driveway extension for many years). I received a very cordial email message from RealManage the following Tuesday, stating that they would contact our Board of Directors regarding this parking situation. On Wednesday, RealManage sent another email stating that the BofD agreed with me, this was a valid parking area, and RealManage said they are removing the violation. This has been my 1st dealing with RealManage since they took over serving our HOA, but despite all the negative reviews here, so far, my dealings with RealManage have been very timely, courteous and professional. They are very frustrating to deal with, inconsistent in their governance of communities and don't seem all that interested in dealing with resident concerns regarding safety or noise disturbances. Selective enforcement on matters is common. Community manager turnover is high and you can expect to receive very inconsistent and inaccurate information from each community manager. That's probably a function of poor training and records retention on their part. Getting any outcome achieved requires pressing them repeatedly and at that you only get a fraction of your concerns addressed if at all. They will go above and out of their way to say they have no authority to act on concerns that are part of community bylaws and go so far as to encourage frustrated residents to sue their neighbors to achieve resolution. HOAs have a legal obligation to enforce bylaws. Yet RealManage seems to want to selectively enforce the rules as they see fit. They have even stated their lack of action is a result of state laws superseding community bylaws and when pressed for specifics on the laws, they can't cite them. I find it really hard to believe that bylaws or community rules that have been in place for 5+ years don't align with state laws. And it's surprising that any such bylaw would ever be approved or ratified in any community. RealManage...you need to uplevel your standard of professionalism and find solutions (not excuses for inaction) for residents whose fees pay your salary. read more

Please anyone who is looking for any type of management, this company cannot provide that. RealManage is the most incompetent HOA Management company I've ever had the displeasure of dealing with. I am a patient individual but what do you do when you're trying to get customer service assistance from your management company but all your calls are rerouted to a switchboard in Atlanta, and all of your messages are ignored for several months? Last year RealManage replaced Brock Property Management. I had already made my maintenance payment to Brock but RealManage sent me letters saying they did not have that payment in their possession and that I would be in default if I didn't send a payment to them. To avoid the hassle, I made a second payment of $250.00. Thereafter, I contacted the prior management company for a refund but they then advised that they had forwarded my payment to RealManage back in August 2023. After tons more calls and emails with a Ms. Mariela Gomez that lasted approximately 6 months and was going nowhere, I finally reached a Ms. Corina Flores who advised that she would assist as Ms. Gomez was no longer with the company. Luckily, Ms. Flores did take the time to listen and put forth the effort to help get me a refund of my overpayment. It finally arrived today, April 2, 2024, eight months after they had received the double payment, which is utterly absurd. If I could give 0 stars to RealManage, that's what I would do. RealManage does a very poor job of managing the Vine Creek community in Pflugerville. There is no proactive communication from them about ongoing issues or changes in the community. We had our first HOA board meeting last night since 2021 (even though by law they are required to have annual meetings), and we received no answers or updates on any of the issues that have been raised. They tried to blame it on vendors/contractors not doing their job, but ultimately it's RealManage's responsibility to oversee that contractors are doing their job. Only 1 board director was able to attend and he was unprepared ( or just didn't care) about any of the ongoing issues in the community. I don't think he's ever been to the community. In a two hour meeting where a laundry list of ongoing issues and questions were raised, he refused to schedule a follow up meeting to make sure these issues are resolved until we cited Texas state law requiring that a meeting be held if more than 10% of the members agree to it - which we did. They also did not post any of the budgets or financial statements to the home owner portal since Sept 2022. I had to follow up several times to get the documents. Looking at the documents it is not clear how our HOA funds are being spent, especially when the budget allocates funds for items that don't exist (eg a line item for gas at the pool area when there are no gas hookups in the entire community). The financials have also not been audited for two years, so the lack of transparency puts into question how homeowner funds are being used. I would be wary of any HOAs managed by this company. read more

It's necessary to make it clear and detail in this post now. We been fined $14,000 for trash violation (section 9.9) of the Association's Architectural Guidelines. There is NEVER a certified mail, email about this violation ( again, 9.9 violation). All explanation or documents provided to us is that this $14,000 fine is based on another totally different violation notice (section 9.8). We being fined by using this different violation notice as a reference, this is wrong and very unprofessional. Let me explain to viewers a little more about those two violations: 9.8 is to restrict where construction material shall be placed. (We do got an notice as well as a photo showing the construction wood panels putting on the side of road, the trucker driver came early in the morning where no one yet on construction lot yet, so he downloaded all wood panels in the place he thought is right. However, when later on workers come to work, they moved panels to right place. In another word, correction action has been taken and this violation matter was closed ) 9.9 is to keep the construction lot clean, i.e. empty dumpster in time, no trash shall be spread on the lot, etc. ---- This is what I am asking for, where is this violation notice, why there is no such notice and such email or photo noticing us a $500 per day fine? I even don't want to misleading the viewers here. Viewers, please use your common sense to review this post. If we got any warning notices saying that if you don't empty the dumpster, daily charge is $500, which is not a small amount of fine, and in a daily basis, we will try our full effort to try to empty it. We have reported water damage to our unit at 1580 harbor dr slidell La since July of 2021. We were timely in reported this water damage due to the load bearing outside wall leaking. This is not an insurance claim, but a structure related issue that causing the damage to the inside of the unit. We have submitted 3 different bids (for some reason they continue to request them with zero follow ups). We attended via video a meeting in January with zero and I mean zero results. When we followed up we were informed that it would be wise to be on the February 16th meeting and at that meeting we were PROMISED that someone would get back to us by the end of business of Thursday- ha what a joke. All we are asking for is that real manage and thus Pacifica companies make the repairs or reimburse us if we would do the repairs ourselves. I don't see how this company can continue to stay in business. It's gotten so bad that the development created a Facebook page on Real Manage and thus Pacifica lack of caring and empty promises. The damage was originally about $3900, but because this has drug on for 7plus months - I couldn't even begin to guess on how this damage is going to cost. The worst! They were hired in 2020. They use a portal that by their own admission did not work well. REAL's Mark Collingwood holds the submitted ACC plans for up to two weeks complicating deadlines. We had our annual meeting/election. Months later they said whoops we tabulated the results wrong booting a community favorite off the board for a crony. We still haven't figured out who the attorneys represent-the community or REAL. They are conflicted for sure. The only one worth their salt is Jennifer Harvey. They have to be the worst possible choice to manage anyones HOA. Not only do you get terrible service.... they will fleece your bank account any chance they get. We fired them last year for poor vendor management and overcharging from their service department. Once we received the funds to the new manager we found a fee for OFF LOADING of $1500. That is not a fee agreed upon by the board and it was not in the contract termination agreement. We have reached out to our lawyer and will be attempting to get he funds returned. She has been very receptive to what I have asked her to do with my building. She also helped getting me a new gate opener since I could not find mine. Hopefully the condo association is stronger now with a good management team and a good Association Manager. Under her leadership we realized that our condo building was one of two in the entire complex that did not have gutters. Katherina has advised me that they are looking to put them in shortly. I wish I could give 0 stars. I found out I had a past due payment and have been trying to pay for several weeks. I've been bounced to an attorney and to collections -neither had any clue what I was talking about. I've emailed and I've called, I've submitted questions through the portal..... and not a single person has been able to help me-I just want to settle my payment. In the mean time, I keep racking up late fees. The level of unprofessionalism in this process is astounding. read more

Horrible HOA management company! Our community got rid of our previous management company and found one much worse!! Sara Marie Blunt is the HOA manager and she is simply outrageous! She had an inspector who was not only issuing bogus violations such as grandfathered sheds previously approved but simply going over board on petty violations for slightly overgrown yards, trash pins left out a day late. This inspector harassed me by blocking my driveway while I was backing out. Great management skills Sara...not! Now Sara is the inspector and is continuing the harassment. In retaliation she issued me 3 bogus violations all have been removed. Sara did not bother the read our CC&Rs and issued several of us for having basketball goals in our driveways which are completely allowed. RealManage never admits when they are wrong. Yes the violations were removed but no explanation to their error. Sara approached me while inspecting our neighborhood. I was out mowing my very slightly overgrown yard and she drives up and tells me to send her an email to remove an overgrown yard violation...while I am mowing it!! She knows that inspector are not to communicate to owners while on inspections!! My third bogus violation, all given on this same day, was for a shed I had previously approved by our former HOA! When confronted at the HOA meeting, she readily admitted that she was not cross referencing previously approved sheds but rather giving violations to any shed she could see. The violation was under the guise of "appearing " to be within the setbacks! So now the onus is on me to send my previous approval and send pictures of measurements from my fence which were all in compliance. Some folks purchased their homes with sheds already built ten years earlier and are getting violations. As a Realtor I always thought HOAs were a good thing. Improving home values and keeping the neighborhood looking good. RealManage has shattered that opinion. If you want to pay an HOA management to harass your community, anger it's neighbors, and take no responsibility for their misdeeds then RealManage is your best bet! read more

Poorly run company. Treat all the condo residents with attitude as if we are the enemy. even tho the condo owners pays their wages. If you are an association find another company to manage your units. Multiple offices in our area and both offices harassed us with fine letters for a situation that was corrected months prior. Even after our attempts with numerous calls and emails to them to have them clear the fine. By the way we didn't have any violations. Paperwork showed this. No response. Very happy to have sold the unit so we don't have to deal with them. I have worked with many associations and by far this is the worse!! read more

I would not recommend hiring this company to run your subdivision association. They are the absolute worst I've ever experienced. They don't send invoices, they follow up with issues, it takes 3-4 messages before anyone calls you back. The company is an absolute joke! read more
