My wife and I were first-time home buyers and went with Bramlett Partners based off reviews online…read more We ended up being contacted by Kiel Schmidt who was very professional and thorough regarding what the entire buying process would look like. He provides very clear communication regardless if you prefer calls/emails/text, and he was very accessible throughout the whole process. This was especially important as we were buying from out of state with the intention of moving to Austin soon. Kiel gave us recommendations for what pricing to start with and helped with negotiations as well as giving a recommendation for a home inspector so that we would be well prepared on the condition of the house during the option period. Negotiations were data-driven with comps in the area and he also provides monthly market analysis. I would definitely recommend Kiel for home buyers!

He helped me sort through my priorities and ultimately find exactly the house I was looking for. Over the years, we regularly kept in touch about the market and my home's value. When it came time for me to move, there was no question that I wanted Carson to be my seller's agent as well. His advice on pre-sale preparation and pricing made a real difference. We received an offer within two weeks, while many other units in my development had been sitting on the market much longer, even after price adjustments. Having an experienced, knowledgeable agent like Carson guiding me through both buying and selling made all the difference. I would absolutely recommend him.

Not only did we give up a great place, but it was during the pandemic and the worst rental market in Austin due to housing shortages! We were lucky to run into RPM during our house search. They found us a house in a great neighborhood and worked with the owners to remodel both the interior and exterior of our future home. Before moving in, the house got new floors in every room, new paint throughout, new landscape, fence, and appliances! It's like we got a brand new house to live in! Ryan Mojica and Bobbi Love walked us through the entire process while it was remodeled and kept us informed every step of the way ensuring we had everything we needed during our transition. I've never met such caring realtors in all of Texas and beyond! I highly recommend both Ryan and Bobbi if you're looking for a realtor that cares about YOUR needs. The real estate market is on fire, so most real estate agents are focused on getting that commission. If you want to be treated like a VIP even if you're just renting, give them a call. My husband and I couldn't be happier with RPM.

We rented a property managed by RPM Reliable Property Management for one year…read more There were both positive and negative aspects to our experience. On the positive side, Nicole was professional and pleasant to work with during the leasing process. RPM staff were generally responsive, and there were times when RPM appeared to advocate on our behalf with the property owner. RPM also worked with the owner to provide a 50% rent concession shortly after move-in due to issues with the condition of the property. Unfortunately, the condition of the home at move-in did not match our expectations based on pre-lease discussions. We were advised that the property would receive significant make-ready work, including carpet replacement and painting of discolored walls. When we took possession, the home had not been repainted, carpet replacement had not been completed, and we documented numerous cleanliness issues throughout the property. The move-in photos attached to this review show examples of the condition in which the home was delivered. RPM later acknowledged this in writing. In a May 1, 2025 email, Diann stated that "the owner did not approve the work needed to bring the property up to RPM's move-in standards." We also experienced a lengthy appliance repair issue during the tenancy that took months to resolve. Progress on the issue was minimal until I raised the possibility of sending a formal notice to cure, after which movement toward a resolution began. Throughout our lease, it often appeared that RPM was attempting to work through challenges created by decisions made by the property owner, which unfortunately led to delays and frustration on several occasions. At move-out, we disputed a portion of the security deposit deductions because many of the conditions cited were documented at move-in. RPM provided photographs in support of the deductions, but no additional supporting documentation. The conditions reflected in those photographs appeared consistent with the condition documented in our move-in photographs and inventory records, which is why we continue to disagree with the assessment. My overall impression is that RPM generally deferred to the property owner's decisions, even when those decisions negatively affected us as tenants. While RPM staff were often professional and courteous, the end result was that issues remained unresolved longer than they should have and the condition of the property did not meet the expectations established before we signed the lease. Future tenants should carefully document the condition of any property before move-in, complete the inventory and condition form thoroughly, take extensive photographs at move-in and move-out, retain copies of all correspondence, and obtain important commitments in writing. Having detailed documentation throughout the leasing, tenancy, and move-out process proved invaluable when questions later arose regarding the condition of the property.

That got pushed back, and I received a voicemail on the 7th saying that the apartment only needed "minor little stuff" fixed. I was under the impression, produced by staff, that I would be moved in by the end of the next week. The date then got silently pushed to August 29 with zero notice--I only found out because I happened to check their website. I called them seven times that day and emailed several of the staff to no response. Since the number I was using apparently goes out to several staff--or so I was told, earlier on in the process--I can't tell why no one could pick up. I did get several different voice mail box responses. When I followed up in writing about the costs I incurred because I'd been left scrambling, they flatly denied ever making any promises and claimed an Assistant Manager I'd never heard of had reached out to me with updates. I checked everything--call logs, emails, spam mail, texts, even spam text messages--and found no trace of this person ever contacting me. The only person who contacted me on the day this person allegedly did was my mother. Make of that what you will. In the end I withdrew my application entirely and went elsewhere. SKP did offer to refund my $50 application fee. When I asked them for confirmation of the amount and a timeline, I got no response for another week. Thankfully, the amount was correct and showed up in my credit card statement, so I was not required to communicate with them again. If you're on a real timeline, do not count on Parker Heights or Scarlet Key Properties to keep you informed or keep their word. Thankfully, I found a place that's both cheaper and in a nicer neighborhood. God sees me out of the corner of His eye.

Out of everything they have provided, maintenance is by far the best. I always hear horror stories around West Campus of maintenance taking weeks or months to fix small things. I have never experienced that. If I put in a request at 11'oclock at night, they will be there the next morning, no matter how small the problem is. They are insanely helpful, respectful, and nice. The property manager, Brandi, has always been great as well. She always ensures during upcoming bad weather that there will be water bottles and firewood available to all residents. Beyond that, she's always been very helpful with other important requests. Love this place!
