This was our second time coming to this location, & it was even better than the first! My boyfriend & I came with friends & family to celebrate his birthday, & we were able to get a last minute reservation that worked out perfectly. The service was amazing...our servers were quick, kind, & very attentive. We sat outside with perfect weather, which made the experience even better. The strawberry drinks were a huge hit with all the girls at the table & were absolutely delicious! Such a beautiful spot for a date night, family meal, or celebration with friends. 10/10 experience!

Great service, really attractive restaurant, food was just ok. We got the patty melt and the fish tacos. Both were decent just not great. And they just really didn't look that appetizing. I think since the restaurant looks like of fancy, the look of the food just didn't match. The food looked more basic diner-y and again, just wasn't amazing.

Review is for breakfast buffet - three days in a row. The Front Yard is the main restaurant in the Garland, and is famous for brunch, lunch, and dinner in a spacious restaurant with classic Hollywood and Polynesian vibes. Its also the main breakfast option for guests. Expect a 5-10 wait for breakfast. The adult and child buffet are actually very reasonable compared to the typical Hyatt or Marriott buffets. They tend to have the same stuff: scrambled eggs with cheese, spinach, and tomatoes, bacon, a thick chicken sausage, and roasted potatoes for the hot stuff. They have oatmeal, cereals, Chobani Yogurt, and assorted baked goods. My son's favorite of course are bananas, cantaloupe, and honeydew. Although the food doesn't change, its consistently good. 4 stars overall. For ala carte items, we tried Nutella-stuffed french toast, Avocado Toast, and an egg white scramble which turned out to be my wife's favorite. Super rich with healthy proteins and fats. For our three trips, we got the best service from Miko. The other two times the servers were less attentive and the kitchen got super backed up and we wound up taking some breakfast to go as lunch for a departing flight.

I dine in at least once a year. Although I've always had a great experience. Last night , the Flat iron with the sesame on fries was by far my favorite meal to eat here. The steak was ordered medium rare and when I tell you I cut my steak into smaller pieces just to savor it. The service from Ryan was exceptional. The devil eggs were a delicious appetizer along with the cheese biscuits. They were so good I took some to go. I brought my friend here for the first time and she was in awe with the aesthetic.

All of our family were quite pleased to have this restaurant right on the hotel premises. The decor is very welcoming with tropical groovy vibes. I recall that most of staff were extremely friendly. The spot can get busy as one morning. We were turned away without a reservation over the next morning we were able to just cruise in. As a vegetarian, there's not a whole lot to order, but I was able to find a few things. The kids absolutely loved their stuffed French toast. Prices are on par for a hotel. I appreciated all the different dining spot we could have our meal- from indoors to outdoors all; quite nice.

Not only is the food delicious at this wonderful restaurant but the hospitality is second to none. Whitney, the hostess, was incredibly kind when I realized I booked the reservation incorrectly (wrong date) and she was able to seat us promptly on a busy Sunday morning. I am so grateful for her and she deserves a shoutout. As I had mentioned the food is wonderful and the ambiance is beautiful! I recommend anything on the menu but everyone in our large party thoroughly enjoyed their homemade pop tarts. Our server was efficient and food was delivered promptly after ordering. We can't wait to come back!

A Hotel Breakfast Buffet? Hear me out. What a surprise. This place was exactly what my taste palette wanted! Fresh squeezed juice that was not too sweet. I cannot stop raving about the candied bacon and the Valley Verde Salsa!! The Salmon Cream Cheese and the Banana Nut!! So delicious and amazing.

It's been a long while since I had a meal here and even then it was great. Dinner was great with great company. Fast forward to today. We attended a friend's birthday party which I didn't even know that they had a private patio towards the back. I always thought that the main front patio was the only one available. Anyways, the whole restaurant is beautiful. From the main front patio, to the bar area which I highly recommend to the indoor dining room. But today's event was held in the back private patio. We were walked over by the hostess to the room. Right when you walk in, there's a bar to the right. To the left are some hi top tables with tufted back seat and high chairs. A cool modern lounge vibe. And right straight ahead were tables set up for the party as well as more seating along the wall with pillows. The whole party vibe was beautifully crafted. I believe it was open bar and for the meal, it was buffet. A gathering of amazing friends all there to celebrate someone special. The whole team at the restaurant whom I believe was in charge of the arrangement did an excellent job. Not only was it a party, they also had a dj which started off the party with karaoke. For the meal, the tables all had pitchers of mimosas to start. There were also other drinks at the bar set up as well as wine if needed. As it was a buffet, the food was arranged towards one side of the patio. Food consisted of house potatoes, bacon, sausages, brioche French toast, short rib eggs Benedict, two types of salad (Caesar and arugula), a fruit platter as well as build your own bagel and lox station with all the trimmings. Excellent choices for meal service and there was plenty of it. Everything was quite delicious. Only downfall, there wasn't a toaster for the bagels for the lox. Give or take some people prefer their bagels toasted while others didn't. The whole package was amazing and well executed. The hostess threw an amazing brunch gathering. The restaurant itself has great dishes and now that we've experience a brunch, it was great. Service was amazing with all the staff that took care of us was outstanding and very sweet. The experience was amazing for the private room which now I have enjoyed beside the restaurant. Also restrooms were right outside the door. If you're looking to host an event, the private patio area was amazing.

Amazing vibes at The Front Yard! This place is ideal for a great meal outdoors or a celebrating a birthday with a group. The decor is super fun and they have plenty of seating. Our waiter, Jesse, was perfectly attentive and we appreciated his food and drink recommendations. My friend had the short rib hash and I had the hot honey biscuit. We both loved our selections. We also had the pop tarts, which were just okay. Overall, it was a great lunch and I look forward to coming back again.

The mac & cheese, flatbread and fries were good and brussels sprouts fantastic!

Manager Steve saved the day/afternoon! Thank you again sir. The happy hour food was delicious and Josh provided exemplary service. See you again soon!

Incredibly disappointing and completely inflexible. Tried coming here today to celebrate my birthday with a party of 10. The restaurant was completely dead, and the outdoor patio was entirely empty. Despite having immediate, wide-open availability on their app right now (with consecutive openings every 15 minutes all afternoon, as seen in images) , the staff refused to accommodate us or even attempt to piece tables together. Turning away a large group on their birthday when your establishment is practically empty is just terrible customer service and a massive management failure. the hostesses sighed and rolled her eyes before telling use they had no availability for today. If you want to actually be accommodated or celebrated, go somewhere else that cares about hospitality. Completely ruined the birthday mood.

Located at the Garland Hotel, the Front Yard holds its own as a restaurant. Conveniently off the 101 freeway on the cusp of North Hollywood and Studio City, this is a staple in the neighborhood for over 50 years. There is inside and outdoor seating available, the views are great both. Check out the menu with a variety of food options for breakfast, lunch and dinner. I always go for the buffets, I enjoy the variety, to get a little of everything. The waitstaff are pleasant and the vibe is chill to moderately bustling, depending on the time of day. Parking is validated for 3 hours.

This is one of local gem dining in the area. Always crowded. We walked in around 5:30pm right when dinner time on a Sunday. They have some reservations already. They do wait for people to arrive and placed them before start assigning tables for walk in wait list. Nice gesture but lots of empty tables. We got seated to our table about 30min. Otherwise they said the next one will be around 7pm+. Next when the plate came out. It did takes awhile, about 30-40min for our order. Kinda long even though the dining area still has plenty of empty tables. Maybe we were on the bad days. AC was warm on our side even the tech came to check out while patio has wind breeze and the other side has cold AC. Now, the food, it's not too bad but nothing special. Fried chicken tasted good. Mac & Cheese are using shell pasta. instead of macaroni pasta. For the price, we could find better food. Parking is gated or Valet. About $8/hour on the gated side. Free when you purchased the food.

Shortly after, she walked in and we both had breakfast together. I have been to this lovely, well kept and maintained establishment at least 7 times in the past. 2nd time reviewing this place. We ordered a Veggie Omelette that came with: spinach, onions, tomatoes, mushrooms, & asparagus. For cheese we opted for Swiss cheese free of charge. ($18.99), got a side order of fruit ($5.99), an order of English Muffin(toasted) ($2.99), and a large Orange Juice for ($5.49). Total came out to be $30.70 including tax, minus his tip. Both guys Nathan and Benny were very helpful, attentive and nice. Food was very hot, DELICIOUS and prices were affordable for their portions. Nathan didn't charge me for the OJ, because he forgot to bring me my whipped cream that came with a side of half Waffle, that actually looked more like a full Waffle. We both stayed with water. They have pretty extensive menu options from breakfast, salads, wraps, and sandwiches. All types of beverages. Hot and cold. Business of operation is consistent, which I LOVE!! Gender neutral restroom, a nice patio on both sides of the restaurant, and about 8 to 10 spots of parking spaces behind the restaurant. Restroom was also clean and fully stocked with all the essentials. Nice artwork on the walls. You can also find street or meter parking. They have 2 or 3 other locations. They did a little touch up here and there that was very noticeable. This is a great breakfast/lunch spot to indulge yourself. I wanted to eat more, but one can only eat so much. Ambiance was very nice, chill, clean, and had overhead music playing inside the restaurant.. They have to-go orders, delivery, but no catering. 10/10. Will definitely return next time I am craving any one of their menu options. Thank you Nathan, Benny, management & Waffles!!

You definitely get your money's worth, and it's easy to see why this place is so popular. Whether you're craving something sweet or savory, it's hard to go wrong here. The quality of the food alone makes it a place I'd come back to. The ambience was lively and energetic, creating a fun brunch atmosphere. The restaurant had a constant buzz from how busy it was, making it feel like a popular local spot. While it could get a little loud during peak hours, the vibrant environment added to the overall experience and made it feel like a place people genuinely enjoy visiting. The service, however, was the biggest downside of our visit. While the restaurant was busy, the staff didn't seem very attentive or welcoming. It took a while to get checked on, and it often felt like we had to flag someone down when we needed something. The overall service felt rushed and a bit unorganized, which didn't match the quality of the food. Overall, I'd still recommend The Griddle Cafe because the food was outstanding and easily deserves a 5/5. The atmosphere was enjoyable, and if the service becomes more consistent, this would easily be one of my favorite brunch spots.

I'm not a huge brunch guy but this place was solid. I got the omelette with Kalamata olives and…read morefeta and it was really good. Eggs were light and fluffy. They did my potatoes well done (which I requested) and my ice tea was refilled twice. Bread was served with the eggs which I used as a giant cracker for them. The pancake was ok. I asked them to make it chocolate chip and they very lightly sprinkled some in, despite me getting charged. It's not about the money. It's brunch. The very financial equation for brunch is horribly off from the customer side hahaha It's that when a big guy like me wants chocolate on his breakfast cake circle, load that thing up! No one is ordering pancakes to "kinda be bad." Lol It's cake. Syrup was awesome and butter was non-existent. Tiny little plastic butter lids. Hard as a rock. Get a ramekin of butter next time! You are doing your fancy glass bottle of syrup a disservice by its butter equivalent looking like the kid who didn't get picked for dodge ball. The ambiance was 10/10. I actually just changed it from 4 to 5 stars. Looked like a cool east coast breakfast diner. Smelled like coffee and sun. The manager or owner came in (fit skinny super tan guy) and knew several tables. Even started helping out with bussing and stuff because it was slammed. You love to see that.

The place has been doing its thing since the 1960's, and they offer generous portions at prices at least a few bucks below the going rate. Perhaps it's because they own the building (it used to be a house), or maybe they just know how to manage their expenses properly. Whatever the reason, paying reasonable prices for amply served good food is reason enough for a visit. But it's far from the only reason. That converted house still holds 4 cozy tables at the front, and sitting in there you feel like you may be in a country cafe somewhere off the interstate. But out back there's a roomy courtyard patio with awnings and umbrellas, and foliage that's got nothing to do with Southern California. That foreign foliage, combined with the exposed brick of neighboring buildings, gives the impression of a breakfast nook in the French Quarter, minus the humidity and morning-after regret. The slightly off-kilter tables balanced carefully on the equally uneven cement complete the imperfectly perfect charm of the scene. Our server, Cait, was cheery and attentive, friendly and chatty, despite having quite a few tables to tend to. She carefully noted special requests, and kept things moving along. My wife ordered the Breakfast Combo of Pancakes, Scrambled Eggs and Bacon, and they did not disappoint. The pancakes were good-sized but properly cooked, with crispy edges and a moist interior (often, the bigger flapjacks fail the edge-to-center cook ratio, but these were on point). Eggs were well-made, and the bacon crispy. For my meal, I asked that the Italian Omelet be made as a scramble, and they happily obliged. The sausage neatly balanced sweetness and herbs for a truly Italian flavor profile. Scrambled together with eggs and sauteed peppers & onions, and topped with melted mozzarella cheese, this was a hearty and satisfying starring feature. But the co-star -- house-made home fries, also with peppers and onions -- played its role very well, offering a lot more taste than so many potato sides served up across the town. Really a great breakfast, though you should know they have a full menu of lunch items as well. Common sense would say I should shut up, lest the place become too busy and I have to wait a long time for my next table; but real common sense says everyone should go and enjoy a good meal in a great setting, and Vivian's should stay in business for another 60 years.

One of my friends invited me here now he has a breakfast sandwich because that's what he always eats but the potatoes that it came with season wonderfully I took a moment to try some but the real reason I had to come here was to see my friend sit out back and have a nice delicious latte, but I wasn't kidding around. My friend knew I meant business when I said I don't wanna double I wanna double double and that means four shots. My waiter had my drink to me less than five minutes and me and my friend sat and talked and he gobbled his sandwich so fast I don't even think the plate was left. The only issue with this place even around Background on the street parking is ridiculous so if you can sneak across the street, but the service is incredible the food is beautiful and this place is definitely worth every second you spend here and every dollar.
