This used to be my go-to spot for boba and I was looking forward to come back again to redeem my birthday drink! I was surprised to find that the prices were reasonable compared to its competitors in the area. The owners were nice enough for me to bring my dog inside. I opted for the standard black milk tea with boba (light sweetness) and the tea had great tea flavor. The boba was just okay and I wish it had more sweetness to it. I would come back to again to try something else!

The store is closed from 11/24-12/09/2025!

Been coming here for years, love the standard black milk tea but it seems they use real milk (I'm lactose intolerant). There is plenty of parking as it's in a court with lots of other stores, restaurants and a Lion Supermarket. They take cash and card. FYI, came by again on 11/29/2025 and saw they posted a sign that shows they are closed 11/24-12/09.

This place has an extensive drink menu. They are more known for their teas than the sweet frozen slushy stuff, but they do offer the frozen drinks if that's your preference. Prices are acceptable and comparable to other places that sell boba drinks. Courteous staff. Small shop located in an Asian plaza. To-go as there is no seating inside.

Terrible experience! I ordered two drinks; Large:Green tea with milk, boba + grass jelly Large: Green tea with milk, white boba (I was ordering for someone else) I paid with cash. For a total of $10.75. Paid $20. They gave me $8. It took a while to get my money back. I offered to take $.75, but they didn't even give to me. The reason is because they made a mistake after I gave them money! They didn't even show me the right order price on the cashier!! The "true total" $12. I will NOT be ordering here again. I do not, recommend this location.

Ten Ren consistently provides quality tea drinks and other non-tea offerings. Customer service is always friendly, efficient, and polite. Jasmine Milk Green Tea with Grass Jelly. You can taste the tea and the grass jelly is herbally and smooth.

My friends and I have been coming to Tenren since high school and we are never disappointed. With price increases and inflation, a large milktea with boba is still $5.50 at this Tenren location, which is amazing! I got the Osmanthus milk tea with boba and it was delicious! I forgot to ask for less sweet but the drink was still really good. My friend got the passionfruit milk tea with boba, but she forgot to ask for less sweet. Her drink was so much sweeter than mine so she asked the worker to make it less sweet. The service was amazing as they were accommodating and added more tea to make the drink less sweet. When you come into the store, you order on the counter on the right side, and you pay for your order afterward. The workers are really nice and they also sell loose tea leaves at the store. This is more of a grab and go type of boba shop.

I don't know why there are so many good reviews, but honestly, this is the worst milk tea I've ever had in the Bay Area. I've been to the Ten Ren Tea in Cupertino multiple times and I really like the milk tea there, so I thought this one would be the same. I ordered White Peach Oolong milk tea and it came out a weird color that looks like diluted tea with a few drops of milk. The taste is even worse. I was expecting a hint of white peach, but it turned out that the white peach flavor was from very sweet syrup. Other than the syrup, the milk tea was almost tasteless - it didn't taste like tea nor milk. My partner ordered green milk tea with pearls and it was basically the same - diluted tea with a few drops of milk. Even worse, the pearls were tasteless and the texture was like rubber. It was a very disappointing experience at this Ten Ren Tea place.

Since every drink is freshly brewed to order, I decided to give it a try--and I was completely blown away. The jasmine tea was incredibly rich and flavorful, perfectly balanced with the creamy A2 milk. As someone who's extremely picky about boba tea, I have to say they got everything exactly right. So many places make their jasmine tea taste overly floral or perfume-like, but here the flavor was delicate, smooth, and just the right intensity. And let's talk about the boba--it was cooked perfectly! Soft, fresh, and delightfully chewy, exactly how boba should be. Beyond the drinks, the atmosphere is absolutely charming. The décor is beautiful, warm, and thoughtfully designed. It feels like stepping into a little fairyland rather than a typical grab-your-drink-and-go boba shop. Every detail--from the chairs and tables to the decorations--comes together to create an elegant, high-end experience that makes you want to stay and relax. The prices are very reasonable for the quality you receive. I also want to give a special shout-out to Lynda, who was incredibly knowledgeable, patient, and happy to answer all of my questions and concerns. I wholeheartedly recommend this place and will definitely be coming back. If you appreciate high-quality tea made with care and attention to detail, Latthe Roast & Toast is absolutely worth a visit!
