Located adjacent to a gas station so the restroom and parking is shared with the gas station. Interior is calm with background music playing at a very low level which I appreciate. Order via a tablet or with an employee. I got a Grass Jelly Latte (hot) with oat milk and Pandan Waffle. Both the waffle and drink were yummy. The drink menu (while ordering on the screen) was confusing because even though I selected a hot latte it asked for my ice level preference. It was also difficult to know which drinks contained dairy by default versus which ones could be modified. I had to ask an employee for clarification. I originally wanted a sesame foam coffee but after asking an employee, noted that the foam itself includes dairy and can't be changed, and the drink includes condensed milk by default. Overall I had a good experience at this cafe but I'm hoping to see some improvements in the menu in regards to ingredients and potential allergens.
I got the banana coffee and it was pretty good. I enjoy that they used Vietnamese coffee as the base and the flavor was there. It was balanced and not too sweet. The service was fast and efficient! The workers took our order and got our drinks out in less than 15 minutes! The store is attached to a Chevron, so the parking is limited. The ambiance inside is clean and modern, but very small with limited seating.
This place is super duper slow. It's best to order in advance with nowhere urgent to go to. Take a walk nearby and come back. Inside is still modern. The coffee is on the sweeter side. Pandan waffles are good and must be eaten there or else they stale fast. The pate chaud is done well here. Flaky and juicy meat on the inside.
After revisiting at least five times since their opening day, I can say that they have made a huge improvement in the staffs and Banh Mi sandwiches here. It was quiet on Sunday mornings inside, but lines are popular at times and getting orders ready can take more than 15 minutes depending on what you ordered. Chicken pate chaud tasted good and the half size veggie Banh Mi sandwich was decently stuffed with vegetables with very crumby and crispy soft bread texture. Fresh. Packaging was convenient. My lotus coconut beverage was good in size too. I ordered from the easy self service kiosk. My server greeted me and took care of my needs over the counter. I tried many items on the menu before, including latte, matcha beverages, coconut matcha beverage when it existed, Vietnamese coffee, teas, all types pate chaud, buttered croissants, other banh mi sandwiches, etc. Convenience is key. Some of the matcha beverages with fruits is too sweet for my tastebuds though. It feels like they're focused on food/beverage quality nowadays. Wait times can still be longer than expected at times, but the last few employees I came across were actually more productive with better training. It can turn out to be a hit or miss experience at times. Environment is decent and modern with good upkeep. It's pretty comfortable inside when there are lesser crowds and long lines for sure.

Ordered a cold cut banh mi and pate chaud off doordash. The large cold cut banh pi was good and I would definitely get it again. However, the pork pate chaud being almost 5 dollars was not it. The meat to pastry ratio was not even. It seemed like it was only half stuffed with meat so I do not recommend it. There are better places to get pate chaud from.

I enjoyed their iced egg coffee and their banh mi. I love a clean and sleek decor that is very bright and open. I came here twice as I work nearby. You can order at the register but both times I ordered from the kiosk. Their banh mi was filling w/ fresh meats and pickled vegetables which made a perfect lunch at your desk. Their egg coffee was creamy and delicious, wasn't strong to me though. Do not come here if you are on a time crunch because their banh mi takes a short while.
Definite great place for my coffee. I only gave 4/5 stars cause I saw bugs flying around the hot food heating shelf. But still like this place for their cold drinks

They have a very extensive menu, from viet/french pastries, banh mis, and drinks. ordering is super easy on a kiosk. For my first visit, i got 2 croffle with durian cream and a roasted rice milk tea. Croffle blew me away Croffle with durian cream 5/5: Ive been eating a lot of croffles and waffles lately, and omg the croffle here was DELICIOUS. It was MORE CROISSANT than waffle, whereas i feel like it's more common to get the opposite. It was buttery and flakey despite holding the shape and crispyness of a waffle. The cream they pair it with is the same cream for drinks, not like chantilly cream or something. I didnt enjoy the durian cream with the croffle, but it might be better with the other creams. I ended up pouring the durian cream into the roasted rice milk tea and it was *chefs kiss* Roasted rice milk tea 5/5 : i got less ice and 50% sweet and the roasted scent was so fragrant still. It was very refreshing yet had the delicious taste of browned rice grains. I added durian cream from my croffle and it worked out really well. I plan to go back to get their cheese rolls and pandan waffles as those looked pretty good as well.

My new concern is the consistency of making the durian blended drink. My wife loves your drink and have been ordering it all the time. However, these past months, we noticed that the drinks are hit or miss. The original mix was decadent. This smoothie-like version, well, it's unsatisfying. To the barista credit, she did give me additional durian to add, but it's still not the same.

Color of the matcha looked very promising, but the flavor comes off more floral to me, which makes me feel like the tea is more toward a green tea vs matcha. I also felt that the pandan foam had a great texture but flavor fell short and tasted pretty light. Overall the drink was alright, not the worst and not the best, but I didn't care too much for the flavor profile. Changing milk option is free of choice and price to size ratio felt fair. I'm a huge fan of this cafe! I think it's also unique because from the outside, it looks like a gas station shop (it used to be) but inside, it's like a modern Asian tea cafe with baked goods, house made Banh Mi sandwiches, smoothies, and coffee. I came for an avocado smoothie which was delicious and probably THE BEST avo smoothie I've had up to date. It's creamy, has the right amount of sweetness, and fresh slices of avocado on top of the smoothie. It's tasty! I can't wait to come and try their banh mi's. They look great on photo so I will bank it's tasty once I have it. Pairing a smoothie with a sandwich here, is the goal! I will definitely come back! read more

A new milk tea shop called Brew & Banh Mi Cafe takes over where Bayleaf Tea used to occupy next to the Chevron Market. The parking spots are few, so that makes the parking challenging. Remodeled and asthesticly pleasing and relaxing with cushioned seats and tables to relax at. The restroom is in the gas station market. The service was super friendly and helpful. I wasn't sure what to get and he patiently explained some of the drinks that had banana and the type. The menu selection is quite large. Banana Ice Coffee Blended - a banana smoothie with banana cream foam with a shot of expresso. Yum! This was delicious and thick. Support your local business. read more
Brew & Banh Mi is connected to a gas station, but don't let that deter you from checking out all their drinks and food. I ordered their matcha latte with matcha cream, less sweet. It was a decent matcha, though the matcha could definitely be stronger. Matcha cream was smooth and added extra sweetness. I also tried their large grilled pork banh mi. Decent portion, and was filled enough. Wish there was more meat spread throughout the sandwich, but otherwise, there was a decent amount of filling. The cilantro and pickled veggies tasted good, as well as their bread. However, I wish there was either more mayo or pate spread as it felt a little on the dryer side. The banh mi did take a while to come out. I got my drink fist and probably waited roughly 15-20 minutes for the banh mi. The staff were friendly! Overall not the best, but also not bad. They have a variety of coffees and matchas so I might return to try more or possibly their pandan waffle! read more

Modern and light coffee spot in Milpitas! Even though they aren't a coffee roaster, the menu is huge - plenty of matcha and specialty brews with customizable sweetness. That egg iced coffee with the thick, eggy foam is a total winner. Mango matcha is another must try if you're not into coffee. Friendly baristas! Pro tip: Restrooms are located in the gas station market next door. But parking is limited as you have to share the parking space with the gas station. read more
So it's shared with a gas station which is a little confusing but inside, it's nicely decorated and gives off a cute cafe. The only thing is, I think the restroom is the gas station restroom. Parking is shared with the gas station. They have a wide array of different Asian flavors which is what drew me in and I would've got the blueberry matcha as that's always my go-to but I went with the pandan latte and it did not disappoint. It's different than a pandan cold foam as the flavor is mixed with the coffee and not sitting as a foam on top. Great for a study space, the wifi is relatively fast and the staff is great. I love this as a study spot!! However, I am a more bitter coffee fan. Grass jelly latte- Very sweet, granted I got regular sweetness. However, I got no condensed milk and an extra shot of expresso and it was still very sweet. Since it was sweet, I got an extra black iced coffee and mixed the drinks together, then the grass jelly latte was good for me. It had this nice basil/ tea touch to it with the grass jelly and was a strong coffee. If you like sweet coffee alone, then this is a hit for you. Tried this place on a whim and ordered via Uber Eats. I was in the mood for some strong coffee and wanted to try something new. I can't speak to the banh mi but my coffee was pretty good. I really enjoyed the red velvet foam coffee. Great flavor and strong coffee, the tastes were well balanced. I also tried the banana blended ice coffee drink. It did have really nice natural banana flavor but it was on the sweeter side and honestly I couldn't taste the coffee. It tasted like a banana milkshake. Mango Matcha Mango Passion Pineapple Sugarcane Passion Sugarcane Coconut #3 Pork Belly Banh Mi #7 All Topping Banh Mi There wasn't much of a greeting and for Christmas Day, they were fairly busy after we placed our order at 12:30! Self ordering kiosk. Banh Mi's were loaded. Jalapeños were spicy hot! Bread was soft with a light crunch. There seemed to be 2 workers avail in the front, I saw 1 in the back make an appearance here and there, it did take some time to get our order out. -1 Unable to adjust beverage sweetness/ice/etc. Drinks were all pretty sweet. The pandan and ube foam coffee is really good. I'm not a fan of bananas or banana flavored stuff but dipping the croffle in banana cream is amazing. Pandan cream is also really good to dip croffle in. read more

Service: one self-service kiosk. A lot of customization options (toppings, ice level, even condensed milk level!). Loyalty program where you can rack up points with every purchase. Ambiance: inside a gas station lot, so parking is very limited. Inside was very spacious and clean. Different sized tables for a variety of party sizes. Food: 1. Phin coffee with jelly - 4/5 I liked the option of being able to customize the amount of condensed milk. I chose a lesser amount and it was the perfect amount of sweetness for me. The jelly was a nice touch to add some change to just drinking straight coffee. Coffee flavor didn't feel as strong as other places. A bit overpriced 2. Pork belly sandwich - 3.5/5 I like how it already comes with all the staple toppings. Options to add/remove as you'd like. Comes in small/large size. What a cute little gem. I was a bit confused because it's literally connected to the gas station. The design is cute inside. Not much parking and while we were there, they ended up getting a lunch rush so it can get a bit busy. Workers are really nice. There's an ipad to order on your own but they'll also take your order. Bathroom is the gas station bathroom so you have to get the code from the gas station attendant. It's a small cafe with decent seats, but not really meant for larger groups. The drinks and food are really good! Loved the crunch on the bread for the banh mi. I will definitely be back. Such a lovely find. read more
Don't be deterred by the fact that this is inside a gas station. The drinks and banh mi's are phenomenal! There are two sizes for banh mi and to be honest, the small size is enough for a meal by itself. But I can't help but order a large because I enjoy this place so much. I think what makes this special is really the convenience and location. Most Vietnamese places are located further south but this is a great spot for where it is located. read more

A bit on the lighter side and I even got stronger matcha. - chicken banh mi large: not a fan of the shredded chicken and banh mi was okay Would I come back? A quaint little cafe Found this spot while searching for cafes near where we ate lunch. Inside is unassuming and quiet with plenty of seating. They have an assortment of matcha and coffee drinks. I elected for the panda coffee which was delicious. A tad too sweet for my taste even tho I opted for "less sweet" so I wish there was more granularity for the sweetness selection. Otherwise, I liked the drink which had a nice pandan flavor and not too overpowering. We also tried their roasted rice milk tea which was pretty smooth. They actually had an offer for buy 2 get 1 free so we were able to get one more drink for free. Overall, a good place to hang and great value read more

Unassuming Vietnamese coffee and banh mi shop tucked away next to the Chevron. They have quite a variety of drinks, and I'd be curious to try their matcha next or the pandan foam coffee. Their Vietnamese coffee is strong which I appreciate. It didn't take long to get my order at all! RECS: + Egg coffee ($7.49, 4/5 stars) had a solid tasting egg cream! PASS: + Sea salt foam coffee ($6.95, 3/5 stars) had an interesting tasting foam? It had some notes of vanilla and what I believed to be toasted marshmallow, which threw me off. Upon arrival, I was surprised to find that the coffee shop is tucked between a car wash and a gas station. The inside, however, is quite cute -- decorated in neutral tones with a cozy seating area and a few tables. Unfortunately, the two staff members weren't very friendly and didn't seem particularly interested in whether it was our first visit or not. We ended up just picking two coffees and a croissant at random. It would've been nice to get some recommendations, but the staff seemed tired or possibly having an off day, so we didn't ask. We ordered a Red Velvet Foam Coffee and a Banana Coffee, both iced -- and the coffee itself was delicious! The croissant, on the other hand, was a bit of a miss. It was ham and cheese but had a strange block of what looked like cheese (or maybe egg?) inside and lacked flavor -- I'd give it a 2 out of 5. I was hoping for more pork in the banh mi because I typically get more of this type of pork in other places. Although the flavor isn't bad (it's still delicious), I wish there was more meat, especially because of the cost (~$10, the tv menu is outdated). read more
Food & drinks were good and was out in a timely manner. I had saved this spot on my to-do list since the beginning of the year and glad I finally traveled out this way to give it a try. The spot itself is quite small inside, but nicely decorated inside. Sandwiches were delicious, bread was fresh, airy and slight crunch. Fillings were good, nothing to hyped about and they offer banh mi's in a size small/large. Their small is still a generous portion. Drinks were good, ordered grass jelly coffee latte and pink peach matcha. Latte offered nice mellow roasted aroma and peach matcha was refreshing, but matcha itself is just ok, I still taste a slight graininess. To order, you'll have to use their kiosk. The only interactions you would have is probably getting up to grab your orders, but nonetheless they were very nice and inviting. read more

I love Bánh Mì, so of course I had to check this place out. The cafe is small but has a cozy vibe, clean, with adequate seats for you to dine in. I ordered the grilled pork sandwich and Vietnamese coffee. I rate the sandwich 7.5/10. I like the crunchy bread without too much dough inside. The pork was good, but I think it would taste better if there is a little bit more seasoning or some type of sauce to add flavor to the sandwich. The coffee was good, not the best Viet coffee, but ok. There are so many bánh mì places in SJ and the bay area. This place is ok if you happen to be in the area and crave a bánh mì, but I wouldn't go out of my way to come here for it. read more

A friend invited me here to study and I was pleasantly surprised by this hidden gem! They have a huge selection of drinks of authentic and unique Asian flavors on their menu. SO many foam and topping choices too. I tried the lychee matcha (a combo I'd never seen or tried before) and it was super refreshing and not too sweet. The matcha leaned slightly floral and could've been stronger, but overall decent. I would definitely come back to try their food and other exciting drinks on their menu, like the pink peach matcha or red velvet foam coffee that caught my eye.
