Gave this place a few shots before I judge. The milk tea taste nothing like tea. All I taste are sugar, milk, and ice. The egg puffs are barely cooked through. There is still dough in the middle. I live around here and i it's just too bad that there's no decent Tapioca place around this thriving neighborhood. Came here while waiting for a haircut. Asked the guy at the counter what was in the Royal Rose garden. He said it was a secret but it's mainly Rose tea and other flavors. Tea Plus is my favorite of the three boba tea shops within a few blocks on San Bruno. The service has been reliable, they have a variety of snacks, and everything is reasonably priced. They even have a small seating area that usually has some room open. The food and tea is okay. In my experience the egg puffs are made fine but they're not outstanding, and the milk tea is indeed a little weak in the tea area - on the upside, they're particular here about how much ice and sweetness you want, and I always ask them to keep it down to 25% sweet. That's fairly sweet so I'd hate to know how the 100% comes out. Like most shops around here, they're cash only and only open until eight. They also get overwhelmed easily so you might not want to head here right after the schools let out. If you're in the area often, also check out 5 tea house which is only a couple of doors over and very similar - better or worse depending on who you ask. read more

Late night craving for boba, this place is about 5 minutes from my house and one of the few open at this time. Wanted a quick transaction so I decided to order online. The EST time was 1 hour! So I called the store to see if that was correct and then they told me 30 minutes depending on if they were busy or not. It's 9 PM so I figured they wouldn't be slammed. Waited another 10 min and then left my house. When we got there and said we had a online order the guy asked me about 5 times if I had called the store. I said yes and he told me, "we told you to come in 30 minutes." It had already been 20 min since I called. MIND YOU, there's 1 person in there? So I didn't understand why the 2 drinks couldn't just be made real quick. I ordered a large Thai tea with regular tapioca & a small Thai tea with regular tapioca. He then gives me 2 smalls one with small tapioca. I didn't really care, just wanted my tea so I drove off. I take a sip of my drink and it's powder and large chunks of idk if it was like Thai tea powder or what but it wasn't pleasant. So now I drive back had them remake the drinks and I still didn't get the right boba in the drink. This place NEVER HAS ANYTHING ON THE MENU & THE WAIT IS TERRIBLE !!! Not only did the prices go up but it takes about 25mins before you get your drink!! The owner constantly says that he uses natural fruits but that's not the case you can taste the powder he's super nice but he definitely needs to be more organized!!! When you look at the menu you think you're ordering something that cost four dollars which are actually ordering something that cost six dollars he hasn't updated the menu and I've been going here for months now same story each time. I came here out of curiosity to try their milk tea, so obviously I had to get the Oolong milk tea with grass jelly. The milk tea tasted more like a roasted milk tea than oolong/: grass jelly was alright, starting to have a tummy ache though. The last 3 times I've been here I have felt greatly ripped off on my toppings--not all of them though! Boba is always a hefty amount and I greatly enjoy it. But why when I order agar, which I also pay more for, I only get 1/3 the amount that I would have gotten if I ordered regular boba? It has been like that consistently! And it's my only gripe because I love toppings in my drink and this just doesn't really count when it just reaches the very first bottom indent of the cup. I stopped in here today. I got the iced strawberry tea with strawberry bits in it and mango pops. The lady who took my order was nice repeated it back to me. I sat and waited. The older gentleman came out and we chatted about the spicy curry fish ball eating challenge. I asked how spicy is it. He told me it depends on the persons DNA. I found that interesting. Really like the staff here. Boba is decent. Prices are good. We come here often and I appreciate how late they're open. Right now they're doing 3 free toppings with a medium drink which is pretty fun because you can try out a lot of combos. Late review: This place I think open about two years or over right next to 5 degree boba place. I was like wow competition. This place is also ok like 5 degree but earn half star more because it has crystal boba ( some places call it agar jelly or crystal pearl) and their tea press tea is pretty good with strong tea flavor. They open at crazy late hours considering there's nothing much around in the neighborhood after 9pm. This ratings only for the snacks, I ordered for their housemade popcorn chicken and spam masubi. We arrived hurriedly home, with a feast of potstickers, fries, 2 crepes, mozzerella sticks, onion rings, and a box of mochi( mochi was right) and soon were forced into insanity by there absolutely awful flavör. My 2 compadres and I lined out opposing trajectories with our handy civil war cannons, and lit them simultaneously at one another. My friend being the jokester that he is, filled one cannon with confetti instead of a lead ball, and left I, as the lone survivor. I scrambled to hide there bodies, and more importantly the remains of such awful food. I went to the bay to dispose of the remains, but was greeted by two hungry pigs...police officers I mean. They demanded I give them my food, I pleaded for them not to take a bite... but they hungrily Abused there power and scarfed the food... soon to be driven to madness and forced to take There own lives by shooting pepper spray lodged into there brown eye... I tried to save them... So at this point I have 4 body's. No snacks that won't caused homicide, And very little Patience. Do not order through Grubhub. Not once have they gotten my complete order right. They forget the add ons or get the wrong one. I let the first time go because I'm not one to complain about $1.00 but it keeps happening. It 's 11:17pm on a Friday night. I got in & out in 2 minutes literally. Can't be mad at that. Also my drink was $3 so there's that too. Lavender milk tea tastes like those Chinese brown medicine heh.. I recommend letting it sit while the ice dilutes the flavor! But I wouldn't get this drink again. For $7, you get a small takeout of small popcorn chicken chunks. The drinks are really inexpensive for a small though! $2.75 for a small lavender milk tea and $2.50 for a small jasmine milk tea. A staff took my drink order and got my sweetness and ice level incorrectly, but luckily I caught it before they prepared my order because I asked for a receipt. I recommend asking for a receipt with your order to verify the correctness of your order. When I got my drink, they forgot the boba. The staff was pretty apologetic and did replace my drink with boba. Lastly, I ordered an egg puff. It took a little longer than expected, but again the staff were apologetic about the wait. The egg puff needs significant improvement. Parts of it came out flat, but more importantly - every bite had a bitter taste to it. The batter needs improvement.
