Mango royal tea with pandan jelly
    Andrew C.

I really love t4 but this time was a bit different. My drink was totally fine but there was this worker working at the cash register that was awfully rude to my mom. She didn't even acknowledge us when we came in and when my mom was getting the receipt she just threw it on the counter. Maybe she was having a bad day bc of someone ruined her fake nose.

    Fried Tofu
    Vanessa W.

Terrible quality, $30+ for 4 items that all tasted bad. Mango Pineapple with Basil Seeds tasted so artificial and way too sweet. Avocado smoothie barely had avocado and just tasted like milk and sugar. The picture of the fried tofu speaks for itself. Fried squid was mid.

Review #856 Posted on 2.10.25 We came here for a quick boba after dinner on Friday night the 7th. This place is located in the strip mall right off Fallen Road 580 next to Target & Dicks. They stay open pretty late so you can go get a boba or shake after dinner to satisfy your sweet tooth. This spot had pretty quick service, places to sit, & convenient location.

Grass jelly fresh milk wt no other toppings, but they gave very less grass jelly :(
    Jeany L.

We have been there for many times b4 writing this review. Recently, I bought the grass jelly fresh milk. They gave very less portion of it....why I was upset?! Since its name, glass jelly should be the main ingredient here. Overall drinks here are kinda sweet, and less tea flavor (for milk tea).

    Basil Popcorn Chicken

Not good. i ordered the popcorn basil chicken. tasted like dirty fried chicken. very gummy and grimy.

Lychee smoothie w/ Aloe, classic rose milk team with mini boba.

Store was clean and service was quick as there was no one else when we came. On par with other T4 locations I've been to as far as service level and menu. The only thing was that it didn't seem like the ship was set up to have any sit down guest , so not necessarily a place to chill and do homework as I've seen with other milk team shops .( also I have no idea how accessible this place is to students /kids) My fiancé got the classic rose milk tea with the smaller pearls which were great. Rose flavor was good and present but not overwhelmingly "chemically " like some other places. The lychee smoothie with aloe is more of an icey than smoothie, regardless flavors were still great and would definitely order again.

Honey green tea with grass jelly and jasmine green tea

Average boba place in the Bay Area! This use to be one of my go to boba shops before new shops started popping up on every block! Parking is easy to find. Plenty of spaces in the plaza. There is no dine in seating and is togo only. Drinks came out pretty fast and the service here was friendly. Came here around 8:30 on a Friday after dinner. I ordered honey green tea with grass jelly with 75% sweetness and was just right! My friend also ordered a jasmine green tea. Both drinks were average and tasted just like they did back then.

Earl Grey Milk Tea with Pearls
    Katharyn W.

Service was super quick and friendly even near closing time! Staff was mostly cleaning up when not taking orders. The atmosphere was pretty quiet. The restaurant was super clean and had a large menu of various food and drink items. I really liked my boba! it wasn't too watery, they allowed me to get light ice without charge, and the boba consistency was perfect. Would recommend!

On my constant hunt for new boba tea places, I am constantly looking for a different or new place. This was my second visit to T4. I would like to let fellow Yelpers know that T4 will make your drink exactly as asked. You need to specify how much ice and sweetness you prefer, otherwise they just make a standard drink. My last order, we got the following, listed in order of taste/preference: 1. Lychee Black Tea 2. Passion Fruit Smoothie 3. Mango Tea

    Jade L.

The little kiddo wanted boba after ramen. We came by here since it was nearby. We seem to always hunt down the local T4. Haha. We love T4's drink options and food bites. There are some pretty terrible reviews for this location. We had a pretty quick and easy experience. No line and we ordered right away. Our drink order was spot on and did not have any issues. Interior - tables are not available for sitting. They have it clustered in the middle of the store with the chair around or under the tables. A little messy looking. The floors are extremely sticky. Other than that, we ordered and were on our way. We ordered: Mango smoothie w/ boba 50% sugar Caramel milk tea w/ boba

I'm gonna be honest, I had their matcha from their OG store in Westwood when they were called Sip! I always thought their matcha was good, but I only got to enjoy it when I was going to school around there which was brief! Aside from now aging myself, I got the Guava Matcha from them and the employee recommended getting less sweet if I don't like overly sweet drinks. I have to say, it was perfect sweetness for me! The staff was welcoming every time I opened the door. They were kind enough to tell me which seasonal drinks I could adjust to oat milk, and the rest you can adjust the sweetness and add toppings for an extra charge. I tried their Snoopy Chocolate Hazelnut Matcha Latte with oat milk, less sweetness, and less ice. There was a strong Nutella flavor with good consistency, but the matcha wasn't strong enough for me when I didn't mix it. I even got myself a Snoopy matcha plush keychain as my birthday gift for $18, which is pricey but durable enough to hang on your bag. It's a pretty small shop, yet it's covered in cute and colorful decor. Plus, the tables are clean since most customers usually wait for their drinks and leave rather than sit down.

There was only one relatively young person working (or visible at least) and it seemed like she hated her job. She was sitting at the table on her computer for a couple minutes before coming up to take our order, and didn't really talk at all. I think this was what they call "Gen Z stare" Terrible drinks and service, we all had to throw it away, and we hate wasting food. Multiple drinks in the trash hurts to see. Maybe I'll give it another shot in like a year or more. I got a response from Cindy, not sure if this is a joke lol, must be a copied and pasted response, or she responded to the wrong person. Or maybe it's sarcasm. Here's what she said, also included in the screenshot: Hi Joshua, Thank you so much for your wonderful review and for your continued support of Q-Tea! Even when passing through (we don't live in the area anymore), my son said to me: "Do you want to get boba? Let's go to that CUTE place in East Dublin... what is the name?" I was thinking too... it was pretty funny that then it dawned on us! Ummmm...QT!!!! (Yup, Q-Tea is appropriately named!!!) It was the typical Dublin Summer temperature of 100+ degrees, so I got my favorite Q-Tea drink: matcha red bean slushie (50% sweetness). My son tried a new flavor, which he loved: passion fruit slushie (80% sweetness, I think?) with boba. The owner was, and has always been, so friendly and sweet. I always remember her! We love coming here. I've also thrown "boba parties" for my children's birthdays before, so Q-Tea was my go-to place, even when new boba stores opened up who fried their bobas, offered snazzy weird popping flavored bobas, etc. Q-Tea makes classic boba drinks, is always consistently good, and has great customer care because it is run by the owner who is a kind lady. Shop small! Thanks, Q-Tea, for making the Dublin community sweeter for so many years. :)

But years later, Tasty Pot at Ulferts Center is still one of our reliable go-to spots in Dublin. My wife usually orders the Beef Hot Soup, while I go for the Taiwanese Supreme Spicy Hot Soup - both with a side of rice and either black or green tea during lunchtime. Both pots are consistently delicious, satisfying, and served steaming hot - the kind of hot that clears your sinuses and makes your nose run. For reference, we order them at the "medium" spice level, so either we're weak sauce or they really are that hot and spicy. I especially like that Tasty Pot's meals are complete individual servings. You get the full hot-pot experience without having to fetch ingredients, wait for a communal pot to cook, or coordinate a family-style meal. It's easy, convenient, and perfect when everyone just wants to dig into their own bowl. Service has always been fast, and the food comes out piping hot and ready to enjoy. The wait staff also checks in to see whether you are running low on soup and need a top-off. They also have a rewards program that earns you points toward a free hot pot; it has changed over the last couple of years from a "buy seven, get one free" setup to a points-based system - either way, it's a nice bonus. If you're craving comforting Taiwanese-style hot pot in the Dublin, Pleasanton, or Livermore area, this is an easy five-star choice.

My sister recommended Tasty Pot because she said it was well known for its soup and good service,…read moreso we decided to give this location a try. Unfortunately, our experience at the Dublin location was extremely disappointing. We visited on August 8, 2026, at around 8:45 PM. We are a family of 9 and were just passing through the area on our way to our hotel. Since the restaurant's website states that the closing time is 9:30 PM, we thought we had enough time to have dinner, especially since this was our first time visiting. As soon as we arrived, however, we were told by the server that 8:45 PM was the last call for orders. We immediately tried to order as quickly as possible using the online ordering system because we did not want to inconvenience the staff. After placing our order, we were then told that green tea and other teas were unavailable, so all of our drink orders were canceled except for water. We understood that items can sometimes run out, so we let that go. The biggest problem was the service and atmosphere after we received our food. It was very difficult to get the attention of the staff because everyone seemed to be rushing around cleaning. We genuinely felt like we were a burden simply because we were still eating. What was especially inappropriate was that while customers were still dining, the staff began putting chairs up on the tables. I even took a picture because I believe management should be aware of what was happening. If the restaurant is still open and customers are still eating, this is not the kind of atmosphere customers should be subjected to. Even worse, it appeared that the AC was turned off while we were still eating, even though it was not yet closing time. With hot pot already being a very warm meal, we were literally sweating while trying to eat. After a long day of traveling, the last thing we wanted was to feel rushed and uncomfortable during dinner. We tried not to make a big issue out of it because we were tired and simply wanted to finish our meal and get to our hotel. But honestly, this type of service is unacceptable. I don't know if this is how every Tasty Pot location operates, but if this is specific to this branch, management really needs to address it and properly train the staff on how to treat customers who are still dining during business hours. Unfortunately, this was our first experience with Tasty Pot, and it will most likely be our last. We were hoping to enjoy the food and understand why my sister recommended it, but the poor service and uncomfortable atmosphere completely ruined the experience. With hot pot, the food is already hot enough. There's no need for the customers to leave with a boiling-hot temper because of the service. Very disappointing, and definitely not a place I would recommend based on this experience.
