We booked this place for the night of lights festival this year. Location: Pretty good location to downtown. It's about 1.5 miles. They offer a $5 a day shuttle that stop services at 10:00pm. Or you can walk to downtown in about 40 min. I highly recommend walking if you're able as traffic during night of lights is crazy! And you just might get there faster walking. Price: We paid roughly $270 total for two nights. Which considering it was during night of lights that's a very affordable and reasonable cost. No complaints there at all. Room: The room itself was basic. It was clean for the most part. They only offer body wash and hand soap. No shampoo, conditioner or lotion. My boyfriend said he saw a silverfish bug in the shower that grossed him out. But no other bugs seen. Customer service: We had an incident while staying there. This is a dog friendly inn which is nice, however our neighbors left their two dogs yapping non stop in the room while they went out and enjoyed their vacation. My boyfriend was not feeling well and this was becoming a nuisance. We finally snapped and went downstairs to talk with a worker. We spoke with Dustin who reached out to the occupants of the room and management and then after about 30 min the barking ceased. Initially Dustin was somewhat flustered and seemed annoyed ( I understand people have off days). We went back up to our rooms and later that evening Dustin stopped by to make sure that we were having a better experience. Which we thought was nice. Breakfast: Breakfast is included. You'll get eggs, sausage, an assortment of breads/sweets, coffee, yogurt and they had apples one day. Nothing fancy but if you're traveling on a budget and want to cut costs on food it's not bad. Overall 3/5. It's a decent Inn/ motel for the cost. The reason for a lower star rating is simply because we would have liked to know ahead to request to be in a dog free building. Because of the change over from Southern Oaks Inn to Quality Inn there were some things that were not fulfilled. Free drink was taken away and no discount given. They lost their liquor license according to staff. So because of that she gave me a free shuttle pass. That was BS because it was free anyway. The paper said the shuttle was $5 but never once did any driver ask for a pass or cash. I don't appreciate being lied to. There was one cup and one coffee in the room and the creamer packet was open. BUT the room was a clean and simple! The room comes with soap dispenser, but no lotion. Also, no bottled water is given which is what I am used to. Water in the shower smelled like well water. Breakfast was okay but gravy was not hot, just luke warm. There is an array of items. My daughter had an issue with the bed and they had to find another hotel. If the room that was vacated had been sold she should have received a refund of at least half. Check in email stated parking $20 but did not state per night. A five percent discount should have been given for lack of drinks and $20 off for not stating that the parking was per night. Also, I was not told there was a parking fee and my advanced receipt didn't mention it. I think the price was high for this standard room just because it was Nights of Lights but that's what hotels do during the holidays. We paid $552 which is very high for this type of hotel. Overall, our stay was mostly positive and definitely worth the price that we paid. Everything was pretty clean except for the shower in the room. It wasn't horrible but could have been cleaner. They also don't have hair conditioner in the showers or at the front desk store so we had to buy our own at a local cvs. They also automatically charged us for parking each day even though we didn't have a car with us. I would give a "0" if I could. After 15 hours of driving, we arrived at the motel and there were handicap accessibility issues and the pictures online were a misrepresentation of the place. We got to our room and when we turned on the bathroom light there was a loud continuous buzzing sound that did not stop until the light was turned off. We went back to the front desk and played the sound for the employee, as well as expressing our other frustrations. They told us we had to contact booking.com for a refund. We contacted booking.com and they told us we had to contact the hotel. We were told the owner, Nick Patel, said the reservation was nonrefundable and it is up to him whether to refund the money and he chose not to. We also had to pay a $10 fee for parking that we did not get back. The employee hung up on us when i asked what qualified for a refund if misrepresenting the property and handicap accessibility violations did not warrant a refund. I have filed a complaint with the Florida Commission on Human Relations for handicap violations. I filed a complaint with the BBB. I also filed a complaint with corporate Quality Inns. Sad I have to go to this extreme because Nick Patel couldn't do the right thing and refund our money, which was only for one night! ADA compliance fines will cost him more than $125? read more

First thing I must say is that the front desk staff here is fantastic! I interacted with three different ladies there during our 2 night stay and their gold standard customer service never wavered! It's a motor lodge vibe here but the rooms are pretty cute and comfortable. Price was great particularly given we were looking to stay on the periphery of the tourist area. You get a comp breakfast that includes the basics - scrambled eggs, grits, potatoes, bacon and pancakes. They have cereal available along with bread/bagels for toasting. The place was packed on our second morning headed out so we skipped. We felt secure, they are pup friendly (LOVE), and all in all it was a solid stay. Oh and IF you do the hop on/off train/trolley tour... the fabulous ladies in the front will call and their shuttle will take you to the main stop/depot so no driving! read more

What a lovely escape from the hustle and bustle of St Augustine! I made a reservation the day of my stay and the staff were super accommodating and gave me a quiet room on the upper floor at the back of the property. The room was clean and spacious and super quiet; I never even heard another guest. The room had everything you could need for a comfortable stay and the bed was perfect too. I didn't have any of the included breakfast but I looked in to see that they had an omelette station as well as the regular breakfast bar items. If I ever get back to St Augustine I would definitely stay at the Southern Oaks Inn again. read more

My only complaint, and it's a biggy for me, is the water smells like sulfur!!! we made our coffee with it day one of the three days we stayed and it gave me an upset stomach all day. bought bottles of water after that. My husband and I had a pleasant stay here! We just stayed for a quick night. Our room was very clean and the property was also clean and quiet. Staff were helpful and friendly. This hotel has a lot of potential, but lacked in several areas. I'll start with saying housekeeping was great, the shuttle was very convenient and a good price of $5 when parking is around $15-$20 downtown. Unfortunately the pool was closed due to the motor not working, and this was not advertised before booking. It didn't seem like management was in any hurry to fix it either. The ice machine closest to our room didn't work, and none of the vending machines around the hotel worked. I'm not sure where people on most of these reviews got their breakfast, but it couldn't have been from this hotel. The hot breakfast options were very lackluster, but there were a handful of other food options, nothing great in my opinion. Not only this, but I found a hair in my food and the person I was with found a hair in their food. I did not have exact change and desk could not provide change so I just didn't get any change back??!! I went to get ice where the signage was marked and there was no ice machine. working found room. After our return visit like we do every year, we found some big changes that were not pleasant. We found it not cool. They charge for parking and charged for the shuttle bus also changes on the breakfast. Very boring during the week ......It changed my mind about our yearly return visit,We are now gonna start trying Airbnb's Just very disappointed. The room was clean and the beds were comfortable. It was on the first floor as requested since my husband and I cannot climb stairs. The office personnel were friendly and polite. The hotel offers a reasonably priced shuttle service to downtown St. Augustine but we didn't take advantage since we were in town for a funeral. It is located just down the street from Schooners restaurant, a favorite local seafood place that is reasonably priced. We love to stay there for the free breakfast which is the best we have had if you really like southern style food. The morning we went they had grits, scrambled eggs, sausages and pancakes in the hot buffet area. Grits were very good. I heard one of guests comment "whoever cooked the grits sure knew what they were doing." I was surprised that there was a $15 a night parking fee. I don't remember experiencing that before. It is what they call high season during spring break so I suppose that justifies it-not sure if it is all year or just high season times. I was happy to see the room I was in seems to have been updated a bit. Instead of a bath tub there is a shower. We no longer like to stand in bathtub showers because of having to step over the bathtub and fear falling. We are hotels.com vip and they gave us a special rate for pet room. When we checked in, they want to charge service fee which it was not in the hotels.com description or over the phone. We were going to cancel the night. They intended not to pick up the phone and refused to communicate with the hotels.com. the pet room smell like a dog. If you are charging me 55 extra per night for having the pet on the top of the pet room charge that is already higher than the regular room. This smelly dog room is subpar. I think the Southen Oaks Inn is good for maybe an overnight? But now that I've done that I don't know that I'd ever do it again. COVID notes: Due to COVID here are some updates I encountered: In the lobby only the person with the reservation can go in and check in. Anyone else must wait inside. There is no check-out. You leave the keys inside and leave promptly at the check out time. They will message you via text once you've checked in and when you check out if you need anything and how was your stay. Breakfast is staggered out to accommodate social distancing. I am not sure if the pool is open. Okay, so lets get to it. This place is a motel. Nothing fancy at all. The photos posted by them do seem to flatter it a lot more than what you really see when you get there. Is it a complete dump? No. Is it nice? No. It has that dingy yellow lighting so that no matter what it actually looks like, it has a dirty feel to it. they have to towels on the bed which I guess are for the bed which were super flimsy. The shower pressure was not great. The beds were old. And we had a roach who seemed like he was dying due to how slowly he moved, in our bathroom. It's pet friendly so I'm thankful there wasn't carpet in the room. It already had some sort of smell so I knew it wasn't necessarily pet urine. It just wasn't a place I'd want to spend more than one night in. I get that places that are "cheap" tend to not always be the most luxurious, but I also feel like just because the hotel isn't $300 a night, doesn't mean it has to be a dive either. Based on other sites it is one of the top 15 rated hotels in the area so possible people just want a place to crash which it's totally suited for. So, they recently changed ownership which I was unaware of as I had not been aware when I made reservations. You think they may want to update their website to show it is now managed by Quality Inn. The room I was assigned was disgusting. The furniture and room itself were overpowered by the smell of cleaning chemicals to mask the odors which made it worse. Fleas and roaches throughout the room. Understand it is a pet friendly stay and I'm all for it. But when you are trying to sleep and have fleas crawling all over you and trying to breath with the strong aroma makes for an unpleasant experience. Trains rumbling through at 3:00 am, a TV that doesn't have a cable or antenna signal that comes close to working. Overall, just unsat conditions regardless of the price point. I stayed one night and checked out early the next morning and gave my room key to the gentlemen that was working the counter and told him I was checking out early. This morning, I called to confirm they had just charged my credit card for the one-night stay and was informed they still showing me being checked in. It's quite apparent they have staff working there that do not know how to properly check someone out after guest turn in the room key and say goodbye. Gave me the run around about the manager needs to look into this and so on and so forth. The usual smoke and mirror tactic applied when there is gross negligence rampant throughout this property. The grounds are not upkept, landscaping and grass has not been cut or maintained in quite a while. Dog feces everywhere on property. Guest should expect better whether on vacation or just stopping for the night. read more

Everything about this place was great! Loved the daily shuttle to the visitors center. Dennis the shuttle driver was awesome. Large very clean king bed room on the quiet side away from the dog friendly rooms. Great hot breakfast daily. Easy check in and out, and the staff text us daily to see of there was anything we needed (more pillows please). Bonus points for the availability of alcoholic beverages in the lobby for purchase. We stopped in St. Augustine to stay the night, cutting our road trip in half to rest up and enjoy a little of what St. Augustine has to offer before heading back home. It was a holiday weekend, so the hotel price was a bit much. I checked their rates off season, and not bad at all. Like anything, be prepared to pay more during holiday weekends, Fridays & Saturdays in general =D Southern Oaks Inn has a $25 pet fee per stay which is EXTREMELY reasonable compared to other hotels that charge upwards $100. The hotel staff does a great job at keeping these room clean, tidy and smelling fresh. I have severe allergies and very sensitive . At the hint of a speckle of dust, I begin to sneeze. The bathroom was very clean, shower floor was very clean, no sign of mold or dust. The tile was a plus plus for us (avoid hotels with carpets as much as possible). I always carry my own Lysol and Clorox sprays for hotels but for this stay, I did not need to use :) It is not located in the heart of St. Augustine which is great for a relaxing quiet stay. We rode our e-bike with fur babies to downtown St. Augustine and arrived within 15 min. A walk will be longer but be prepared for Florida's hot summer days :) Breakfast at Southern Inn Oaks, hit the spot. It consisted of a well balanced breakfast. Front desk advised that they change it up everyday. Given that we were traveling with our fur babies, the front desk attendant gave us a two pager packet that included dog friendly restaurants with outdoor seating, dog friendly parks, venues, nearby veterinary and a animal hospital in the event of an emergency. Not to mention, they also provided us with a dog bed and two water bowls (first I've seen this). Not being a local, I found the guide to be extremely helpful and useful. I am outraged that this place would text me on the day of our arrival notifying me that I will be charged a $25 service fee. I booked a month in advance, paid the rate they advertised only to have them steal $25 from me on the day I check in. There were cockroaches in our room and the lobby smelled like dog crap. I couldn't find anything wrong with this hotel and I'm very picky. It was clean, everything in the room worked the way it should, the staff was very welcoming, the complimentary breakfast was fresh and hot with enough choices to suit most people. One day they offered pancakes, ham, eggs, home fries and grits along with a variety of cold options, DIY toast and bagels. They offered coffee, hot tea, milk, and 3 juices. The second morning, they offered French toast and sausage instead of pancakes and ham. We did not try the outdoor pool because the weather was too cold. I loved that this was a pet friendly hotel and our dog was welcomed everywhere except the dining room. I also loved the complimentary shuttle to the downtown. That was very nice because the parking garage downtown was $20/day and the walk was about 1.5 miles each way. The price was about average for the area and time of year, so I can't complain about that. We had a great time in St. Augustine and this hotel was a part of that great experience. This place got great reviews (8/10 on various sites) BUT if you travel a lot like we do, please read all the 1 star reviews to hear some of the things we wish we had known before booking. We paid over $300 for one night, and this place is really nothing more than a glorified motel 6. Cons: Our room was damp and dank, with dated furnishings, and dingy towels and sheets. I woke up wheezing and congested from the moldy smelling AC unit. The toilet and shower were new and appeared clean, but the toiletries were limited to a soap dispenser on the wall by the sink (which is not near the shower) and potentially a shampoo and conditioner in the shower (although they were not labeled as such). When we asked the front desk for bar soap, they wanted to charge us a fee. The water in the shower and sink also smelled strong of sulfur and chemicals. The "6 wooded acres" on the "quiet, romantic property" are limited to some trees and grassy areas on a main road with super loud traffic driving by. The outside of the units are in good condition with pretty with flowers on the trellises. Staff at front desk are not very accommodating or knowledgeable. Pros: I will say this place is definitely dog friendly. The fenced in dog park is a plus, and the pet fee is only $20, which is low compared to other places. There is a little gazebo and a cute little obstacle course. There are dog beds in the rooms and portable dog bowls to use as well. There is also free parking and a free shuttle that takes you into town. Breakfast is included and consists of a continental breakfast and also free hot breakfast option (eggs, biscuits and gravy, ham, grits, pancakes, home fries) which was actually pretty good, but hard to enjoy given the the lack of cleanliness of the dining room and buffet stations. Serving staff was very friendly. **Overall this is not a $300+ per night hotel by any means. It had so much potential to be great, and I wanted to love it, but super disappointing in the end. Highly recommended. I'd probably give this place a four, because I reserve five for really really great. And admittedly few places are perfect. However this place has some extra benefits that I would not have expected, and those extras deserve that fifth star. The place is above average in all regards for a motel style place. It's clean, the facilities are in good shape, parking is plentiful and well lit. Bed was comfortable. Our room had a microwave and mini fridge which was a plus. Staff was very friendly and welcoming. Bonuses are many. Breakfast is included and is a step above what most big box places do. And some of it is served which is a nice touch. Especially noticeable though is how dog friendly this place is. A dog bed was in the room. And they have a fenced in dog park! I've never seen that anywhere. It has a few features like a tunnel and a walk bridge, and a dozen tennis balls. Really impressed my wife and I. All of this would have been enough. But something really significant is their shuttle service. Instead of driving to downtown old town, and paying for parking, they run a regular shuttle, free. Time and money saved. Considering how expensive places are in heavily touristed areas like St. Augustine, we felt like we got a good deal. Saved us in time, money and stress. They earned that extra star. read more

The Southern Oaks Inn was a great place to stay for our vacation. It was affordable, clean, and safe. The breakfast was great and included real cooked pancakes (not like the frozen microwaved ones you usually fina at a hotel breakfast). It's close to downtown St. Augustine, and it only took us about 30 minutes to walk into downtown. But, if you want to use the shuttle pass they offer, it's 10 bucks per night stay and can be used all day when they run the shuttle, which takes you closer to downtown or to Vilano beach. We didn't use the shuttle, but it seems like a really nice option if you don't want to walk half an hour or so to get to downtown. Also, if you want to avoid the busy restaurants in downtown and want somewhere quieter to eat and enjoy Mexican food, Taco Libre is awesome and is literally like a 3 minute walk from the Southern Oaks Inn. Also, the inn has a pool that we didn't use but looked really clean and nice. Overall, I highly recommend staying at the Southern Oaks Inn, as it offers great amenities, a convenient location to downtown, and is affordable to stay at offering a great value for vacationers. read more

We stayed at this motel in late November. The rooms are clean and spacious and the breakfast was good. They have a small pool and a shuttle (we never took it as they couldn't tell us the times it was running due to traffic). The customer service was appalling, unfriendly check-in, the person we had clearly hates her job. And then we had an issue with the amount we paid, and had to argue with them (by email), for them to finally realize we were right and refund us the amount. Also, they charged $20/day for a " resort " fee, but it's a motel not that close to anything, and they weren't cleaning the rooms unless requested...we didn't say anything as we figured nothing to do on that front (it seems many other hotels charge the same fees in St Augustine). Overall, even though the rooms are decent (albeit thin walls), we had a bad experience. Place has gone downhill! I've stayed here many times over the past few years and used to love it! Do yourself a favor and just skip it these days!!! They only clean rooms if you stay for more than 4 nights. They don't offer towels unless you request them. Add to the fact that the breakfast looks absolutely non-appetizing! Honestly it looked so bad that I just skipped it! The beds are hard and incredibly uncomfortable! They claim they are all new mattresses, but I'm guessing they are Big Lots cheap close outs! The shuttle service used to take you anywhere, but now it only goes to the parking garage. No telephone in room, No TV guide, and this is a "King Deluxe@ room??? Honestly, I guess you pay for what you get and this place isn't worth it. I am literal writing this at 10:00 at night in a dirty room awaiting hand towels to be brought to me.
