We spent an evening here for my birthday weekend surprise that I was 100% clueless about Ben doing, reasons behind only 2 stars. When checking in, you must go to the hotel part of this establishment... while not knowing what Ben had planned, he OBVIOUSLY let it be known that it was for a special occasion as he ordered the extras that they offer with the package, bottle of champagne to be waiting in the room along with chocolates from a local establishment BUT the woman checking us in must not have paid any attention as she reviewed his order with him and outlined the cost of the evening right in front of me ALONG with his extras awaiting for us in the room already. He was SO mad and we had been there all of 3 minutes. I have never even had a hotel review the cost of my night with me, it is your check in and out dates/times. When getting to the room, we were in one of the cute little private cottages. They are the cutest and the only reason this is even getting 2 stars. BUT the $50 bottle of champagne that he added on was actually a $12.00 bottle you can get from Publix and the local hand made chocolates were Godiva. Yeah about that.... I told him it was 100% the thought that counted but still, you should not advertise something that isn't what you are actually giving. Had it not been for my birthday, I would have let him take the items to the office and request a refund but I said let's just move on. Breakfast... well you have to go to their main building which is upstairs and does have a great view. When I think of a bed and breakfast, I do not think of frozen/premade food items or zero options. 2 frozen small pieces of sausage and a frozen waffle with a parfait fruit cup. Ben doesn't care for sausage so asked if there was an option for bacon and the answer was no. What if someone couldn't eat these options? What really threw me for a loop on this was when we were checking in at the hotel area, I was reading over their information and they had hanging door breakfast options order forms that those guests could choose from AND the food was brought right to their door... it had like 4 different options, you could pick the time you wanted it delivered and the options alone were way better than ours and I am sure they spent no where near what Ben did. So, yes the cottage was super cute and private... the beach was right there to be able to provide a beautiful sunset and sunrise for us but the overall experience of this bed and breakfast itself plus the costs... I think we would have been better in a regular hotel and spent way less.

We loved it. Great food, people and place. Right on the beach. Private pool and hot tub.

Ernie had his Cancer surgery in his face a year ago and his birthday month as well. So, Kimberly was the one and only one to respond almost immediately. I told her my needs, wants and concerns. She worked with me effortlessly. Poof! We made the date and off we headed to her BNB. Ernie was surprised and happy. That was my goal. I'd like to share a little history of this beautiful home: This magnificent oceanfront home was built in 1914 by Louise Wise Lewis Frances, the niece, and heir to the Henry Flagler fortune. When this house was built it was a social gathering place and still is to this day. From the pinewood floors to the beautiful antique hand-carved mantel around the fireplace, this house retains the elegance of a bygone era. The warmth and hospitality of Kimberly the Innkeeper is beyond compare. You'll feel welcome the moment you arrive and you'll be making plans to return before you leave. Kimberly cooked a wonderful breakfast for us two days in a row. She seemed to really be happy and good with what she does. Thank you again Kimberly. Ernie and I will see you again. Pros: There are three levels of rooms to choose from. Everything was comfy and clean. Great breakfast. Right on the beach. Restaurants in walking distance. Friendly Innkeeper(Kimberly). Cons: Parking can be tight, but doable. Stairs are hard to climb. We got used to them after a few times. Check her place out soon! PS: I forgot to leave the key to our room. I discovered it when I got home. Kimberly was so understanding about the mishap. I mailed the key the very next day. It all worked out ok.

We were steps from the beach which was perfect for us. We were a short drive across the Bridge of Lions to get to St. Augustine and St. George St. We were also not far from Vilano Beach. Everything was convenient for us. Our bed was comfortable in the Safari room. It was the pet friendly room so we had our own patio and it lead to the back yard. The bathroom to us seemed like it was bigger than the bedroom though, but it makes sense, they put a wall in the room to separate the bedroom and the bathroom. It made the bed kind of narrow when walking to get to the bathroom. From reading up on the history of the House of Sea and Sun, we found that our room was said to be haunted, and people would wake up to hear dancing and music. This is where they would dance back in the day. This house was built for one of Henry Flagler's family members. They said it was completed around 1914. There are 6 bedrooms in this home. It was nice to get to see all of them before I left. You can tell they nicely kept the old character of this home. Our breakfast was alright the first day, and got better the next day. They had pancakes, eggs, and ham, danishes, orange juice, and coffee to name a few. They also have an afternoon snack of crackers and cheese, and fruit as well as wine if you let them know in advance. It was definitely a relaxing nice stay. Since they are dog friendly, they also have 3 resident pomeranians. It definitely makes for an even more fun stay since our shihtzu Mocha Coconut can play with them once he is got use to them.

We asked for a pet friendly non-smoking room and they stick us in a room in between two smokers that pretty much lived with their door open sitting in a chair smoking with one of them that actually had a commercial grade ashtray stand for his butts. Most hotel beds have a nice platform. These beds had a plain Jane fold up metal frame. The mini refrigerator look like it had seen better days. The wall unit underneath the window for cooling and heating barely cooled at all. It's not uncommon for a hotel to have a coffee maker with a little plastic bag that includes one or two sugars and a couple creamers, a napkin, and a stir straw... The creamers must have been there since the days of Moses because it was solid and brittle. I have pictures of the mini fridge, the bed frames, and the nasty creamer. This place was terrible! Although it was a holiday weekend for the 4th I was here to meet my new granddaughter and they charged me 240 for one night for my son and his family to stay one night. Towels for the room were a joke not nice and plush but like drying off with sandpaper. Friends drove up to see me for the day but wasn't allowed up in my room because there were no visitors allowed, I guess these people are Afraid someone might steal something. They have nothing I want. I stayed here 3 nights at which time the maid service restocked towels and took trash out they did not make our bed or change the sheets. Just your typical Indian bullshit scammers. The lady called me before coming here telling me how the prices were the best here. I'll stick to chain hotels or Guy Harvey's. Next time I won't be cheap I'll pay 1000 bucks to stay somewhere else. All in all I will not stay here again and recommend you don't either. Very disappointing for the high prices we paid. Gouging folks for more money because of a holiday. Wanted to charge my friends 350 dollars for one night from Friday night to Saturday morning. There is no amenities, no breakfast, no vending machines, ice bucket a little larger than a cup. This could be a nice place with the right management and updated equipment. If they would offer coffee, donuts, bagels, anything for breakfast would be better than nothing. I'll sleep in my car before I would come here.

Stayed here March 2026 for three nights. We had been traveling around the state of FL for two weeks…read moreprior and had stayed in several hotels all over the state, so we had a basis of comparison. The first thing we ask for when checking in to a hotel, is extra coffee. ALL of the rooms we stayed in previously had one cup coffee makers with packages containing coffee discs that had enough coffee for one cup. We asked at the front desk for more than the single packet of coffee that was in the room - with a FOUR cup coffee maker - and were told NO. Only one pod per room. We explained that the pod was only enough for one cup of coffee - not four and if they were going to provide only enough coffee for one cup, then they should have a coffee maker that makes only one cup at a time. IT DOESN'T HAVE TO BE A KEURIG - as the manager kept telling us that they did not provide. Many other brands make single cup coffee. We ended up going to Publix for coffee and filters. Strike One. The next thing was that the parking was located under the building. We were told to park in the row of parking spots closest to the street - supposedly because they were having work done on the rest of the parking area. We were there three nights and never saw any work being done. I feel that it was because the image of having cars parked in a row closest to the street made the place look like there were more families staying there than there actually were. I don't know how many rooms this place has but I do know that the place was more than half empty. I don't like deception and when the manager told us that there was work being done on the parking lot but later finding several cars parked in the back every night, we felt deceived. Strike Two. This hotel is very old and has not been updated in a very long time - if ever. The door to our room did not close properly. There was no building security on the second floor - where we stayed. Staircases to the outside were standing open 24 hours a day. Anyone could get in to that building at any time. Also, the towels in our room were paper thin, childsize, and stained. They were disgusting. After the coffee fiasco, we did not dare to ask for other towels. They are probably all the same anyway. Strike Three. Last but not least, we noticed that the certificate in the elevator has expired. We will be reporting this to the authorities. OUT. Needless to say, we will NEVER stay here again, and we will NEVER recommend this place to ANYONE. Yes, they have low rates, but remember YOU GET WHAT YOU PAY FOR. Oh, and one more thing, there are no refunds if you decide to leave - as the manager openly told us.

On second day, they were replacing a pipe, had to shut down the water. Took them all day to replace it, and then a bust pipe! It resulted in a disaster, there was no water all day and night. Worst nightmare. The water finally came back on the next day... for a few hours, then water shut off again! This time, I was told that their landscaping guy broke the pipe. It was really bad timing because it was one day before thanksgiving. Good that it only took a couple of hours to fix it this time. At least they did something right by offering partial discount (50% off of that one night). Every employee was nice and friendly except the house keeping lady who did our room. We greeted her, but she never greeted us back, always poker face. She only cleaned the drain in the shower one time, leave the hair in the drain for the rest of our stay. She didn't give us clean towels every day, didn't clean the trash bin in the shower. I never had this bad experience before. We booked the thanksgiving meal at the hotel, the meal was good as a buffet style food. Only one hour to dine, as they rotated the tables every hour. It cost us $50 per person plus taxes and tips, alcohol drinks not included. The meal was good, but I will not do it again. Breakfast not included in the room rate.
