We greatly enjoyed our weekend stay at 44 Spanish Street Inn in St. Augustine! The owners have really thought of everything to make your stay comfortable and relaxing. The location of the B&B can't be beat as it is within 5-10 minutes walking distance of everything in the touristy part of St. Augustine yet on a quiet street. They even have bikes available for guests to use that are perfect for a stroll around town or getting somewhere quickly! The room we stayed at (Lantana) on the second floor had a very comfortable bed and spacious shower/tub combo. I thought it was going to be odd that the shower had no separate door (see photos), but I was with my husband on vacation so it didn't bother us at all. Everything in the room was clean an orderly. We did have a minor problem with the a/c unit making noise on the second night. The owner was very honest and apologetic about it the next morning. I think it was isolated in our room only and thankfully the a/c was still working so it was cool in the room. A full breakfast is served to guests on the back patio each morning and they even made sure to consider our dietary requests when preparing the meal. There is a Keurig coffee machine in the hallway and bottled water available, which kept us hydrated. We liked that parking was included and just a block down the street too! We loved the charm of this B&B and the staff made our stay even more enjoyable! They were friendly, honest, and made sure we were taken care of. We got some great recommendations for restaurants and things to do as well at check-in. Would stay here again in a heartbeat!

44 Spanish Street Inn is the second B&B I've visited in less than a year in St Augustine. First of all I love St Augustine, and finding a nice place in the middle of the historic district that you love is priceless! The owners made me feel right at home very quickly. You can double park in front of the inn to unload your luggage and the parking lot is only about a block and a half away. I loved my room, Palm North! It's on the second floor on the front of the house. There is a private balcony for this room and the one across the hall which overlooks busy, bussling Spanish Street. Everything was so clean I didn't mind walking barefoot on the carpet or the tile in the bathroom. The room was cozy and inviting. I can't say enough about how impressed I was with the neatness of the entire house. Our breakfast was so tasty! And my boyfriend got seconds which I munched on a little lol. We were full for hours! They even had grapefruit juice. The owners purchased two weeks before the hurricane hit in October last year, 2016. The first floor had major flood damage so currently there are only six rooms upstairs available. They have big plans for the inn and I can't wait to go back again to see the renovations!

This marvelous bed and breakfast is clean, quaint and unforgettable. Located in the heart of historic St Augustine, 44 Spanish is steps away from the bustling St George street filled with shops, bars and eateries. The food here was the best. Breakfast is three courses all brilliantly presented and flavorful. We will definitely be back as this is the best B and B we've ever visited.

We have stayed in St. Augustine several times, and this certainly qualifies by far as one of our favorite places. This was only an impromptu one night stay, but I have no doubt that if we had stayed longer it would be have been more of the same... The owners are great, super friendly, helpful and obviously know what they are doing in terms of running the place... This place was centrally located / VERY convenient to just about anything and everything that you could possibly want to do in St. Augustine, which means you can pretty much walk anywhere, and I believe they have bicycles for guests to use as well..on a first come first serve basis...which if it hadn't of been raining most of the time the evening of our stay we would have certainly taken advantage of. I believe our room was one of the smaller ones that they had, so the room itself was a bit cramped quarters but it was decorated nicely and the bed was comfortable. We got to peek at a couple of the other rooms and they seemed nice and bit larger as well... The Inn actually looks "antique" without looking like old people live there which is nice... I also have to mention the breakfast...which was simply delicious and the little guest cottage and patio area where you sit to eat out back is super cute and eclectic as well. It's served during a set seating period from (9 - 9:30....or at least it was that Sunday morning...) & I will definitely encourage those of you who sometimes blow off the 2nd "B" in B&B for whatever reason...NOT to do that here. Simply put ...we LOVED our stay and the onsite owners were awesome, and went out of their way to be friendly and helpful. Great job! We will definitely be back.

My wife and I wanted a getaway for the weekend and decided to take a trip to the old town of St. Augustine. We were between staying at the Casa Monica Resort or 44 Spanish. We decided to go with the more homey feel and we were glad we did. Brian and Emory are such welcoming people and made our stay comfortable and enjoyable. They have everything covered and are available all the time for questions or help. It actually started raining and they made sure to put out umbrellas so all of the guests there have some coverage for the rainy night ahead. The rooms were immaculate, their breakfast was great and the views from the balcony were also relaxing and allowed for people watching, which in St. Augustine can be quite entertaining. I'd definitely recommend this place for everyone looking to stay somewhere clean, safe and comfy. Thanks Brian and Emory, you guys are great!

We had a fantastic stay at 44 Spanish Street! It was the best part of our visit to St. Augustine. The owners, Brian & Emery, were wonderful hosts. The location was fantastic. It was an easy walk to everything we wanted to see in the historic district. Parking was about a block down the road. Our room was very nice and comfortable. It was apparent that a lot of care had gone into the furnishings & decorating. It was charming. The highlight of our stay was breakfast! We weren't sure what to expect since we were told there was a set time for seating in the morning. We're more used to continental breakfast spreads. But they actually have a little dining room in the back where they serve breakfast with seating inside or outdoors on the patio. When we were there they were serving fruit salad and eggs Benedict. Service during breakfast was great and I noticed they took care to accommodate the dietary needs of the couple next to us. This Bed & Breakfast was charming. The perfect spot for a romantic get-away to St. Augustine. I highly recommend it!

What a beautiful experience. This was our first time in St. Augustine and we could not have picked a better place to stay. When they say it's 105 steps away from St. George St. they are not wrong. We did not have to move our car from the parking lot all weekend. Which by the way, the parking is included with the stay. Major plus for us. Emory and Brian were such gracious hosts, their restaurant recommendations did not disappoint. We stayed at the Fitzgerald Room and it was wonderful, so elegantly decorated. The bathroom was also beautifully designed. The shower had multiple shower head, from rainfall to body Spray, made for a fabulous experience. Breakfast was delicious. Usually a two to three course meal. Everyday something different. The dining room is set on a little cottage right by the patio behind the building. Super quaint, just like the pictures on their website. Although it's at around 9 to 9:30 am, way to early for us on a weekend, I would recommend to NOT MISS the breakfast. It is just fantastic. Worth waking up a bit earlier than usual.

Our room was spacious with a nice king sized bed. Shower had room for two. We also had a bench on the deck outside of our room. I sat there and read the paper. I loved discovering a cat curled up there on our last day who was friendly and enjoying the morning sun. Breakfast was delicious with an egg bake and waffle our two days. With fresh fruit, bread board, juice, and coffee, there was more than enough to eat. They also hosted a social for the guests but the timing didn't work out for us to attend. It was quite the spread when we peaked in one night. We really enjoyed eating our breakfast outside on the large porch. The first day it was raining but we were covered so not an issue. The second day it was sunny and clear. Beautiful views of the water. The staff was fantastic and took care of all of our needs. Great stay!

I found our spot to stay in St. Augustine, forever…read more A gorgeous bed and breakfast, walking distance to the Spanish Quarter, close to bars and restaurants, close to the fort and the intercoastal; it is the bee's knees that allows us to live our best life in leisure without spending too much, so that we feel we would need to do additional favors on the side courtesy of Marriott or Hilton. We came here to see a concert at the AMP outside of town. Being that the rates at nearby hotels were more than I was willing to spend, I looked at local B&B's, and this one fit the bill between it's local and downhome aesthetic, breakfast being included with gluten-free options for my wife, and a relaxing bathtub for my wife to soak and relax. Eva was fantastic in ensuring we had everything we needed. She is an absolute gem who made us feel at home and welcome. She helped us with some concerns and requests. With a house that has been in existence since 1853, as indicated by the plaque by the front door, this has the historical aesthetic and the comfort to match. The lobby area has some lovely velvet sofas shared with the dining area, where you can have either white or red wine or water, for example. The porch is also nice for a glass of wine, people-watching, and enjoying life as it passes by. Food-wise, they served breakfast if you're able to get to the lobby before 9:45 PM. Technically, the kitchen is open till 10 AM, but don't push your luck. But it's nice to have some coffee and breakfast, whether it's eggs and French toast soufflé or whatever is on the menu, and then you're off for your day. If you are gluten-free, make sure you mention it in advance so they can accommodate you. Our room was lovely, with a comfortable four-poster king-sized bed, a classy dresser, and nightstands. No closet, but there are knobs for hanging up shirts, pants, and dresses if you have clothes hangers. I liked the complimentary dark chocolate when we arrived as well. The room we had for our stay had a hot tub and a shower with multiple showerheads. Once you figure out how to use both, it is heaven. It allowed us to live our best lives. My wife enjoyed the tub immensely, then, after the fact, enjoyed the bathrobe. I liked that the toilet was in a separate room from the sink and shower/hot tub, especially, if you need to go and it goes sideways. The outdoor patio is also nice if you want an afternoon drink, fenced off from the street, especially if you want to smoke a cigar. We have already booked for a concert we are attending in July. And that date will not be the last time we book at the B&B. It is grand.

After much thought, I would give Carriage Way Inn four stars. Carriage Way Inn does some things…read moreextremely well, some well, and some okay. I did learn this business was recently purchased by a company that owns numerous B&B's up the eastern states; hopefully that won't detract in the future. Upon arrival, a huge benefit is a dedicated parking area around back. Unless you drive a very large truck or largest SUV (e.g. a Suburban or F250) you'll have a spot. You should park and leave your vehicle. Saint Augustine is very walkable and Uber/Lyft are readily available, if necessary. Make no mistake; parking is premium in this town so a dedicated parking lot is a big plus. We arrived a little early but were greeted very warmly. Like most old B&B's, there is no elevator or lift (which we were aware of and is no problem for us). We were shown our room (Tourmaline) on the second floor and all typical questions were answered. The room, bed and bathroom were very comfortable. Great adjustable AC (a must in Florida), small flat screen tv (which we never turned on and neither should you), bathroom with very good shower and pleasant toiletries, comfy bed and good blinds to pull down for sleeping. A big negative to the room is the soundproofing. This room (Tourmaline) is right on the front of the house and it was the last weekend of a motorcycle gathering in not too far off Daytona. So we heard mid life crisis motorcycle riders and nearing elderlies on their horridly loud motorcycles off and on all weekend; both out and about and driving by the B&B. Not much the B&B can do except more soundproofing of the windows. It wasn't just the motorcycles, noise from loud car radios occasionally, too. The noise didn't ruin the weekend but did detract. I brought a white noise machine to help with sleeping and recommend it. The location of the B&B is phenomenal; centrally located and you can walk almost everywhere in downtown Saint Augustine. Importantly, we felt totally safe the entire time we visited. Saint Augustine is a very safe city; especially the tourist, populated and Flagler College areas. The B&B generously offers plenty of beverages downstairs to help yourself to. Water and cans of soda are available at all times. Wine, red and white, is set out to serve yourself in the late afternoon through mid evening. I believe I recall beer and hard seltzer, too. The snacks put out at happy hour were meh; just okay. But there were some deliciously scented fresh baked cookies in the afternoon. However, I've had much, much better snacks and happy hours at B&B's in Savannah, north Georgia and Charleston. The first floor sitting area is comfortable; plenty of small tables for sitting for snacks and breakfast; we never felt cramped. Minor glitch; the downstairs ice machine adjacent to the soda and water was broken most of the weekend. The Staff was apologetic and ice was set out and or provided by the downstairs Staff; but this was a minor annoyance. Of note, the rooms do not have little refrigerators. A nice addition might be an ice machine on the second floor (especially since that's where most of the rooms are located. Okay, now let's talk about the breakfast...We only ate it one morning, of two, because it was straight up lousy. Please know I am in no way a picky eater. The entree eggs were not good and I suspect they were most definitely not fresh cracked but powdered, frozen or premade. The plated side ham was barely eatable; it was extremely tough and salty. A B&B breakfast should be very good, if not memorable. This breakfast was shockingly subpar. Well, the coffee I made in the Keurig was fine and the server lady was pretty nice... In sum, I'm not sure I would stay at Carriage Way Inn again. Our stay was not bad but there are so, so many B&B's in Saint Augustine. Perhaps if Carriage Way radically upgrades the quality of the breakfast offering and sound proofs the rooms we'd return.

Fresh baked goods during the day (the pumpkin snickerdoodle cookies in the fall were soooo good). Homemade dessert at night. Real sangria with brandy in the evenings on the weekend. Classic decanters in the room for reception to fill with sherry. Breakfast comes with mimosas and bloody Mary's on the weekends. Elle was a gem at the front desk. The whole team really puts in the effort to make the entire experience come together.

They served the best biscuits and gravy (second only to my own and my daughters's) on the first morning and incredible French toast, more like a bread pudding on the next morning. I was so surprised by the amount and taste of the food. Pastries, toast, fruit, yogurt, real orange juice, soft drinks, wine (at social hour), cappuccino, several selections of other coffees, bacon, sausage, and so much more. The rooms and beds were comfortable. The pictures were of the small bathroom, comfy bedroom, outside courtyard with fountain, and the breakfasts. So many small home touches, for example between 7-9 PM they served home made desserts. Parking in town is a big plus!!! Not only easy, but everything is within walking distance even in the heat of summer. What a lovely place. I almost forgot the pool to cool off in. Five stars.!!.

The only thing to watch out for is, as nice as that giant bathtub is, you sometimes run out of hot water before the tub is full (this was for us, when we stayed there in early February. I used "reservationdesk.com" (Expedia-?) to make this reservation. The agent PROMISED that we would be on a second floor with a BAYFRONT VIEW. When we arrived at the MARIN HOUSE B&B, there was no waterfront view at all, and we were on the first floor, crammed into a little corner on the property. At check-in, we were basically told that, it's your problem because we used a third-party ("reservationdesk.com"). FINALLY, a week later, we finally got our receipt. Marin House said that they could not even give us a receipt because we went through a third-party. So, one week later, I see that we were charged for three nights, even though we checked out after the first night. ReservationDesk.com said that they contacted Marin House, who told them that since we checked out after the first night, it was against their B&B POLICY, and they are refusing to refund FOR THE TWO NIGHTS THAT WE WERE NOT EVEN THERE!!!!! EVEN THOUGH WE WERE LIED TO ABOUT THE ROOM. Sandy, the owner, got her britches into a big bunch because we were singing, and our choice of language apparently offended the geriatric crowd there.... SO, FOR ONE NIGHT, SANDY @ MARIN HOUSE IS CHARGING US OVER $1,500.00‼‼‼. THIEVES. THIEVES. THIEVES. STAY AWAY FROM THESE THIEVES.
