Hello, I booked a night for September but we needed to cancel due to an issue. I contacted them through the contact form online twice, emailed directly, and called. I did not think this would be an issue as there is nothing in the terms and conditions that said I could not cancel or that it was nonrefundable. After a couple of calls and voicemails, with no reply, they blocked my number. I have never seen anything like this before. I am still waiting to hear back as I do believe a refund should be no problem. read more

My wife and I were supposed to be going to New Orleans, but then had to do a last minute shift because of hurricane Laura. I mention this because we booked it the day before with almost zero research (looked at some pictures, and the breakfast caught our eye). We honestly cannot wait to go back!!!!! The owners are amazingly nice people who called us as we were traveling down to see when we'd be in, and made our check-in process flawless. The room is stunning (Fitzgerald)! Original hardwood floors, a large bed, and a shower with a fancy shower head (which doesn't even begin to do it justice - multiple sprayers and settings) that was luxurious! The internal Struggle we had with "These sheets are the softest thing I've ever touched, let's not get up" and "We are in the heart of everything: let's go exploring!!!!!" was too real. Walking distance to everything we wanted to see, and a short drive to St. Augustine beach (which has good parking) for when we were ready to do some beach time. The crown jewel of the Bed and Breakfast is the BREAKFAST!!! Made fresh daily onsite, with ingredients they go out and get the night before (they called ahead to see if we had any dietary restrictions). Old timey hotel one block from all the touristy shops. Privately owned with a handful of rooms. The place is around 100 years old. Each morning they have breakfast on the back patio . On the weekend, it is a 3 course breakfast. The owner cooks up some excellent dishes to enjoy, from eggs to waffles . We greatly enjoyed our weekend stay at 44 Spanish Street Inn in St. Augustine! The owners have really thought of everything to make your stay comfortable and relaxing. The location of the B&B can't be beat as it is within 5-10 minutes walking distance of everything in the touristy part of St. Augustine yet on a quiet street. They even have bikes available for guests to use that are perfect for a stroll around town or getting somewhere quickly! The room we stayed at (Lantana) on the second floor had a very comfortable bed and spacious shower/tub combo. I thought it was going to be odd that the shower had no separate door (see photos), but I was with my husband on vacation so it didn't bother us at all. Everything in the room was clean an orderly. We did have a minor problem with the a/c unit making noise on the second night. The owner was very honest and apologetic about it the next morning. I think it was isolated in our room only and thankfully the a/c was still working so it was cool in the room. A full breakfast is served to guests on the back patio each morning and they even made sure to consider our dietary requests when preparing the meal. There is a Keurig coffee machine in the hallway and bottled water available, which kept us hydrated. We liked that parking was included and just a block down the street too! We loved the charm of this B&B and the staff made our stay even more enjoyable! They were friendly, honest, and made sure we were taken care of. We got some great recommendations for restaurants and things to do as well at check-in. Would stay here again in a heartbeat! read more

44 Spanish Street Inn is the second B&B I've visited in less than a year in St Augustine. First of all I love St Augustine, and finding a nice place in the middle of the historic district that you love is priceless! The owners made me feel right at home very quickly. You can double park in front of the inn to unload your luggage and the parking lot is only about a block and a half away. I loved my room, Palm North! It's on the second floor on the front of the house. There is a private balcony for this room and the one across the hall which overlooks busy, bussling Spanish Street. Everything was so clean I didn't mind walking barefoot on the carpet or the tile in the bathroom. The room was cozy and inviting. I can't say enough about how impressed I was with the neatness of the entire house. Our breakfast was so tasty! And my boyfriend got seconds which I munched on a little lol. We were full for hours! They even had grapefruit juice. The owners purchased two weeks before the hurricane hit in October last year, 2016. The first floor had major flood damage so currently there are only six rooms upstairs available. They have big plans for the inn and I can't wait to go back again to see the renovations! read more

Fair pricing for St. Augustine, parking is at a separate location short walk away. Rooms are clean, but dated. The jacuzzi in our room was broken and we didn't use it and honestly wouldn't have even if it were working. The innkeeper was available for any needs. Breakfast was provided but it was not anything like the pictures shown on their site. It was continental style and nothing special. For the price we paid it was worth it but would not book again only because there are so many other places to try and it was not exceptional or memorable. However, location was optimal and they don't price gouge you on the cleaning fees like air bnb does now. read more

Charming historic inn located in a prime location to historic St. Augustine. Rooms are lovely and do not have over the top themes or garish knickknacks like many bed and breakfasts do. The Rooms are on the small side but are clean and the beds are comfortable with very nice linens. Perfect for an adult long weekend getaway. The breakfast is amazing. Breakfast is a 3 course leisurely affaire with refreshing unique starters, hearty main courses and deliciously cool granitas to start off your day. Our Inn Keeper Brian was friendly and helpful with fantastic sightseeing and restaurant recommendations. We were able to acquire bikes from the Inn at no extra charge to see the city. We have stayed in St. Augustine several times, and this certainly qualifies by far as one of our favorite places. This was only an impromptu one night stay, but I have no doubt that if we had stayed longer it would be have been more of the same... The owners are great, super friendly, helpful and obviously know what they are doing in terms of running the place... This place was centrally located / VERY convenient to just about anything and everything that you could possibly want to do in St. Augustine, which means you can pretty much walk anywhere, and I believe they have bicycles for guests to use as well..on a first come first serve basis...which if it hadn't of been raining most of the time the evening of our stay we would have certainly taken advantage of. I believe our room was one of the smaller ones that they had, so the room itself was a bit cramped quarters but it was decorated nicely and the bed was comfortable. We got to peek at a couple of the other rooms and they seemed nice and bit larger as well... The Inn actually looks "antique" without looking like old people live there which is nice... I also have to mention the breakfast...which was simply delicious and the little guest cottage and patio area where you sit to eat out back is super cute and eclectic as well. It's served during a set seating period from (9 - 9:30....or at least it was that Sunday morning...) & I will definitely encourage those of you who sometimes blow off the 2nd "B" in B&B for whatever reason...NOT to do that here. Simply put ...we LOVED our stay and the onsite owners were awesome, and went out of their way to be friendly and helpful. Great job! We will definitely be back. read more

My wife and I spend a couple of days here and it was spectacular. The room was clean, comfortable and quiet! Although it's located steps from the heart of historic St. Augustine, it was very serene. We arrived in the afternoon after the office was closed. The instructions left for us were comprehensive and easy to follow. The breakfast was cooked by a chef and the serving staff was outstanding. Had the misfortune to book the 44 Spanish St. Inn near historic Saint Augustine. For a weeknight rate of $255/night this is what you get: 1/2 roll of toilet paper, one almost empty box of tissues, no ice bucket, sausage and egg stuffed croissant for breakfast and best of all no way to reach an absentee host - especially for the TP. After calling Brian (absentee host) at least six times for help and getting voicemail every time we gave up and left early. The host never set foot on the property during our stay.  I'm sure he had a reason but hosts really do need to respond to guests when they have a problem. Very unprofessional. read more

Here's why this bnb gets two stars from us. When we checked in my husband came back to the car and his first words were 'Wow, he was rude to me!' The second reason is this was our very first visit to a bnb. We usually stay in hotels, this was also the FIRST time we left our 8 month old baby overnight, so we were looking forward to this. When we got back from dinner there was a note under our door that said due to staffing issues our breakfast was CANCELLED. I understand things come up and there are some personal issues the owners are dealing with, but they offered us only a $30 credit if we brought our receipt back from a restaurant. $30 for an over $200 room. It's not just the cost of food, but the convenience and experience of staying at a bnb. But they credited us just amount of food cost. I'm very disappointed. read more

My wife and I wanted a getaway for the weekend and decided to take a trip to the old town of St. Augustine. We were between staying at the Casa Monica Resort or 44 Spanish. We decided to go with the more homey feel and we were glad we did. Brian and Emory are such welcoming people and made our stay comfortable and enjoyable. They have everything covered and are available all the time for questions or help. It actually started raining and they made sure to put out umbrellas so all of the guests there have some coverage for the rainy night ahead. The rooms were immaculate, their breakfast was great and the views from the balcony were also relaxing and allowed for people watching, which in St. Augustine can be quite entertaining. We had a fantastic stay at 44 Spanish Street! It was the best part of our visit to St. Augustine. The owners, Brian & Emery, were wonderful hosts. The location was fantastic. It was an easy walk to everything we wanted to see in the historic district. Parking was about a block down the road. Our room was very nice and comfortable. It was apparent that a lot of care had gone into the furnishings & decorating. It was charming. The highlight of our stay was breakfast! We weren't sure what to expect since we were told there was a set time for seating in the morning. We're more used to continental breakfast spreads. But they actually have a little dining room in the back where they serve breakfast with seating inside or outdoors on the patio. When we were there they were serving fruit salad and eggs Benedict. Service during breakfast was great and I noticed they took care to accommodate the dietary needs of the couple next to us. This Bed & Breakfast was charming. The perfect spot for a romantic get-away to St. Augustine. I highly recommend it! read more

What a beautiful experience. This was our first time in St. Augustine and we could not have picked a better place to stay. When they say it's 105 steps away from St. George St. they are not wrong. We did not have to move our car from the parking lot all weekend. Which by the way, the parking is included with the stay. Major plus for us. Emory and Brian were such gracious hosts, their restaurant recommendations did not disappoint. We stayed at the Fitzgerald Room and it was wonderful, so elegantly decorated. The bathroom was also beautifully designed. The shower had multiple shower head, from rainfall to body Spray, made for a fabulous experience. Breakfast was delicious. Usually a two to three course meal. Everyday something different. The dining room is set on a little cottage right by the patio behind the building. Super quaint, just like the pictures on their website. Although it's at around 9 to 9:30 am, way to early for us on a weekend, I would recommend to NOT MISS the breakfast. It is just fantastic. I wanted to plan a fun weekend with my wife for our 10th anniversary and on a whim I chose 44 Spanish Street Inn for accommodations within St Augustine. My wife and I had never been to St. Augustine before and I don't think we could have chosen a better place. Why five stars? Brian, Emery and staff were more than welcoming. Throughout the weekend they were willing to help out with anything including this man's plan to take his wife out to a nice restaurant on a Saturday night but finding it booked out several days. Brian said he would take care of us and as we explored the town for the day he was able to secure us a wonderful reservation at a close by restaurant that was delightful. So guys, if you forget to plan out EVERYTHING, don't worry you're in good hands at 44 Spanish Street Inn. Besides the staff being fantastic the location was great. We've been to other bed and breakfasts before in towns like Asheville, NC, Chattanooga, TN, etc but have had to take an Uber, or get a ride or try to find parking. Not here. You are literally in the middle of everything. We parked our vehicle on Friday and didn't move it until Sunday evening when we left. Everything was within a 5 minute walk. Heck if you didn't want to walk Brian offered his tandem bike for us to borrow. I could probably talk a lot more about this place, but I'll leave with a few notes about the rooms/inn and the breakfast of course. The rooms were very nice and quaint. For this period home don't expect something huge, but we had plenty of room to relax in the room. In the evenings, they light candles out on the deck and patio areas which makes it very romantic if you wanted to sit outside after a night out. Lastly the breakfast was fantastic. For the two mornings we were there we had pancakes and a wonderful eggs Benedict. The twisty bacon was a nice touch and I've been told by my wife I need to make her eggs Benedict like they do at 44 Spanish street sometime soon! We'll be back soon I hope! read more

I am gluten free, and my husband vegan (I know, we're hard to feed). Our breakfasts were both incredible, specifically the warm bananas over the gluten free pancakes. Truly memorable. True Southern Hospitality! I can't believe I never wrote about our stay here?! The first time I visited St. Augustine was on a 5th grade field trip, and now searching for the Fountain of Youth and a romantic get away my husband and I decided on this B&B. On trip advisor and the B&B website this place had great reviews and when we looked on the map, it was located in the center of everything. We first checked the website to decide which room we wanted and based on availability we wound up in the Orchid room. The room was beautiful and super clean, especially the bathroom. Unlike the hotels in this area everything about this room had a very fresh feel, like being at home, though better. There aren't any water marks on the ceiling or dusty a/c vents that I can't stand about hotels. On the website it notes that this is the smallest room in the house, and it was still really comfortable and enough room for the two of us and our luggage. It also has a tub with jets. We got a glimpse of the other rooms and they were even more gorgeous. The bed and bedding were really comfortable. Our favorite part of staying here was of course the breakfast! Linda is not only an amazing hostess but she is also a great cook. We stayed here 4 days and all of them started off deliciously. Linda also made great suggestions of what to do around town and restaurants to visit (she would make a great yelper!) read more

My husband and I decided we wanted to do a quick weekend getaway. We frequent St. Augustine quite a bit and always walk by the numerous B & Bs which all look so lovely and charming. So glad we found this place. The decor was very warm and inviting which left a very relaxing vibe. We stayed in the Lantana room which also had a deep soaking spa tub. Brian and his team were top notch!! We stayed two nights and the breakfast is definitely not to be missed! There is no set menu- the offering changes daily but whomever was responsible to breakfast- two thumbs up! This place is also centrally located and convenient to EVERYTHING. Private parking also included. I'm pretty sure we've now found our go-to spot for weekends in St. Augustine! read more

Booked on Booking.com for the location and because the pics on the website included a beautiful bed and a delicious breakfast. The only thing accurate was the location! The bed turned out to be a Murphy Bed with sheets that smelled like feet and breakfast was more continental/grab and go. Heard the staff telling others they had some staffing issues which may be why we experienced what we did but we were not given any feedback or explanation. We overheard other patrons being apologized too and were told they would be given discounts because of the staffing issues but we were ignored. We should have known before we checked in when a woman (Ann?) called with instructions for checking in our morning of arrival around 10. She was abrasive and condensing. Check in was listed at 3 but she called again around 2 asking where we were and when we would be arriving. She was unnecessarily abrasive and rude. I hate giving this review because others are so positive but would not recommend based on our experience. read more

My fiancé and I stayed at this Inn for just one night on our drive up to Tennessee and I wish we could have stayed here longer. It's the most adorable, clean and comfortable Inn we have ever stayed at. Everyone was super sweet and helpful. It's also close to everything.....we walked mostly everywhere. In the morning they have a 3 course DELICIOUS breakfast they serve in the cutest courtyard in the back. Very relaxing and it's adults only!!!! I will most definitely be staying here again. read more

This little bed and breakfast is too cute to pass. The rooms are newly renovated and great quality. My husband and I were able to get the last room at the last minute after our original hotel screwed us over. The front desk was very helpful and got us comfortable. The staff is super friendly and definitely go out of their way to make sure you're having a good stay. Also this inn is at a great spot in St. Augustine, it's right next to the huge shopping center which is very lively, especially since we came on Halloween!
