    Amazing from the the first call to book. To actually seeing Kim running to make sure we had a parking spot. Upon arrival we were greeted with top notch service 5 star all the way ! Happy hour, calm and fun just what you would expect from a true southern B and B. No more Hilton's or Marriott for us! Room lovely, clean And comfortable. Looking forward to returning for a longer stay. It feels like home here and We've only been here 3 hours. Just lovely.

    Our first time visiting the Saint Augustine area and we decided to book with Casa De Suenos. Didn't know what to expect because it was also our first time staying at a bed and breakfast. Who made us feel very welcome even before we got there when we initially booked was Elle. Just the smile in her voice made us feel like we were going to have an awesome experience! Zsanett checked us in and took very good care of us! She went over the top to make sure we were comfortable and well taken care of. Such a wonderful person and her love for hospitality shows. All in all the whole staff are wonderful and we look forward to staying with you guys again! Thanks for the wonderful anniversary memories!!     You won't find a friendlier group of people who work as Inn Keepers here. They go out of their way to make your stay as pleasant as possible. The location is great in relation to the historic district, and providing free parking is a God Send! I do suggest when you book a room, do not book the Saragoosa room. It is directly next to the dining room, so while you're trying to sleep in, you'll be awaken to breakfast being set up and to the other guests coming down to eat, their conversations, etc. There is also a window above the door that allows the hallway light to shine in your room. This just needs a blackout shade and problem solved. Ladies, the bathroom in this room has a pedestal sink, so be prepared, as there isn't a place to set out your makeup or toiletries. As I said earlier, this place is great, just know where your room is located, so you'll love everything about your stay.

    Before meeting my fiancée a few years back, I had never stayed at a Bed & Breakfast. Casa de Sueños was the first Bed & Breakfast my fiancée took me to and even though we've stayed at other B&Bs, Casa de Sueños is my ultimate favorite. From our first stay there to our engagement, I always find myself recollecting on this truly special place. Casa de Sueños will forever be our go to place whenever we're in St. Augustine. Loved our stay, but most importantly the owner's kindness and hospitality. Patrick, the owner's son, was absolutely amazing! He helped my fiancée with his proposal and everything was absolutely beautiful. From helping him put up a "Marry Me" sign, to the added details of saving dessert for us on our return from being out in the town and champagne in the room, it truly is "The little things in life that make life big." Wishing the owner's continued success and blessings at Casa de Sueños! Look no further, you'll be lucky to get a room here and will definitely have an amazing stay!

    Stayed here for my Birthday with my husband. We had The Cordova Room and loved it!! The staff was so nice and accommodating! The whole B&B was so quaint and charming!! They have a cocktail hour along with dessert being delivered to your room! The best part was our balcony overlooking Cordova St. We literally spent the evening watching haunted tours stop in front and talk about the property. Very entertaining! We truly enjoyed our stay and will definitely be back!

    Greeted by a lovely woman. Offered snacks, wine and beer and given a beautifully boxed and delicious homemade Brookie!! Room lovely and quaint. Comfortable large bed, lovely French doors, large shower with all the toiletries you would need. Wonderful cooked to order breakfast including mimosas! Excellent customer service and communication! Right in the center of the historic district walking distance to everything. Lovely historic home! Highly recommended!!

    Really it's a 4.5 stay but there isn't an option for that. Overall we enjoyed our stay. I think staying here More than three nights seems discouraged or something. Everyone would just say "oh wow" every time we mentioned our stay. Kind of odd. We stayed in the cordova suite for 5 nights so I got a pretty good feel for the place. Breakfast: to us it was lackluster. It could be pretty bland at times so make sure you order some kind of seasoning. We had a version of an large egg cup three times. A French toast casserole and biscuits and gravy. Honestly I was so burnt out on eggs. Snacks: they have chips/crackers/cookies in the shared spaces at night. They do a social which is a variation of a charcuterie every night. During social you can get wine or beer. Nothing fancy but works. Desert: What they do best. We had something different the entire time: Oreo cake, MnM brownie, cupcake, and peanut butter cupcake. (I'm forgetting one I feel) Drinks: I loved that I could get Diet Coke, sprite, coffee, tea, water and various other sodas all day anytime. Water pressure in the tub is great. The water pressure in the shower lacks a lot. But the tub is what you come for. Walls can be thin. It wasn't a problem till the third night when louder people checked in. So it could vary depending on your stay. Internet was terrible. Lol like you can't stream nextflix. But we didn't really come to watch tv just wanted to watch a movie before bed but they do have cable tv. Get a room with a balcony! You will not regret it. We stayed out there every night. It was cool to watch the ghost tours stop by every night. I miss the balcony the most.

    A really nice looking B&B in downtown St Augustine and it's a good location to downtown activities. The main areas and our room was spotless. While comfortable and with good amenities, it does have flaws. It is noisy. If you are used to quiet, this might not be your place. It is an old house so that doesn't do it any favors. Train horns, cars, trucks, street cleaning truck, dogs, and more - in addition to other guests. It is on a corner so expect noise. Most of the staff was great. Janice was super awesome - however, one staff member made us feel less than welcome. I don't know if it was because we entered in the front door or because we were a mere 45 minutes before official check-in, but instead of "welcome, let me check on your room...blah blah nice voice blah blah...". It was a lecture on "check-in is at 3 and blah blah annoyed voice blah blah". If it wasn't for the deposit we might have said to forget it. Don't forget, we are paying $240 per night ($264 after taxes). You can read about all the great things they give you on their site. Some of the in house amenities; candy, drinks, cookies, etc are pretty typical for upscale B&B's. The breakfast was really delicious.

    Absolutely wonderful. First off let me say I grew up in Gainesville, not too far away and started coming to St Augustine during school trips. St Augustine is a great place to escape to and have came here often. My favorite part has always been walking down Cordova Street which is one street back from the popular St George Street. I can't begin to tell you how many times I have passed CdS and how many times I stopped and took in its beauty. But out of all of those times I never stayed there. I can't believe it took me to the point that I had to move away and finally make a trip back to decide to stay at CdS. We were in Gainesville for a wedding and wanted to spend a few days in St Augustine so we decided to just park in the City Garage by the Huguenot Cemetery and walk around enjoying the sights until we found a place to stay. CdS is located at the corner of Cordova and Saragossa, a couple of houses over from the Tolomato Cemetery and St Augustine's Love Tree. Cordova also parallels St George Street. Literally, once you stepped out of the CdS you could be in the middle of the tourist district on St George within 3 mins walking or at Scarlett O'Hara's in 1.5 mins walking. This place has location, location, location. Not only does it have location it has character. The owner Kathleen put her best "Star" forward when she presented CdS. Like I said we were just walking by and said lets check this place out. We rang the bell and Kathleen greeted us. She gave us a tour of the place and presented the available rooms to us. Downstairs there was a room with a private entrance and bath. Upstairs there where two rooms with private baths and whirlpool tubs. However, the Cordova Suite included a balcony that overlooked Cordova Street. How could we passed that up, so we booked that on the spot. The room had a closet that included a mini fridge. There was sitting couch, armoire with TV/DVD, queen sized bed and a second bathroom with sink and toilet. French doors lead to the main bath that included a shower, sink and whirlpool tub with a chandelier. A second set of French doors lead out to a large balcony overlooking Cordova Street. Wonderful. With the perfect Florida weather you can leave both sets of doors open and enjoy the breeze from the Matanzas Bay.

    This inn is the cleanest and the nicest of all 24 B&B in St. Augustine. The inn keeper and owner of Casa de Suenos is so nice and friendly. Sandra and I have stayed in this inn at least 4 times over the years and would tell everyone to stay here. The rooms are wonderful.

With fresh fruit, bread board, juice, and coffee, there was more than enough to eat. They also hosted a social for the guests but the timing didn't work out for us to attend. It was quite the spread when we peaked in one night. We really enjoyed eating our breakfast outside on the large porch. The first day it was raining but we were covered so not an issue. The second day it was sunny and clear. Beautiful views of the water. The staff was fantastic and took care of all of our needs. Great stay!

Unfortunately, the property did not fully meet the expectations those images created. As Florida residents, we understand the recent cold weather likely impacted landscaping and outdoor upkeep. However, the courtyard and exterior areas appeared noticeably more worn and less maintained than what is currently advertised online. Unfortunately, we booked this specific room for the courtyard charm we saw in the posted pictures. Updating the photos or refreshing the outdoor spaces would help future guests have a more accurate understanding of the property's current condition. There were certainly positive aspects to our stay. The location was excellent, the included parking was convenient, and every staff member we encountered was kind and welcoming. That said, at approximately $375 per night, we anticipated a higher level of overall quality in the accommodations, amenities, and breakfast experience. While the room itself was comfortable enough, it lacked the charm, attention to detail, and elevated feel we expected at this price point. Breakfast was also disappointing; we only chose to participate one of the two mornings because the selection felt quite basic. In a destination like St. Augustine, we expected a more memorable and refined hospitality experience. The toiletries also felt below the standard we anticipated for a property in this category. The shampoo and body wash were small sample-sized bottles that did not feel particularly premium or thoughtfully curated. Additionally, we experienced an issue with the tub jets during our first night. The jets repeatedly turned on by themselves, and we had to troubleshoot the wall switches multiple times to stop them, which became frustrating and disruptive. Overall, it felt as though the premium pricing was driven primarily by the location rather than the full guest experience. We have stayed at similarly priced bed-and-breakfast properties in Savannah and found the room quality, amenities, and dining experience there to be significantly more impressive. I genuinely wanted to love this property and had hoped it might become an annual anniversary destination for us, which makes this disappointment even more unfortunate. I share this feedback constructively because I do believe the property has strong potential with a few thoughtful improvements.

We came here to see a concert at the AMP outside of town. Being that the rates at nearby hotels were more than I was willing to spend, I looked at local B&B's, and this one fit the bill between it's local and downhome aesthetic, breakfast being included with gluten-free options for my wife, and a relaxing bathtub for my wife to soak and relax. Eva was fantastic in ensuring we had everything we needed. She is an absolute gem who made us feel at home and welcome. She helped us with some concerns and requests. With a house that has been in existence since 1853, as indicated by the plaque by the front door, this has the historical aesthetic and the comfort to match. The lobby area has some lovely velvet sofas shared with the dining area, where you can have either white or red wine or water, for example. The porch is also nice for a glass of wine, people-watching, and enjoying life as it passes by. Food-wise, they served breakfast if you're able to get to the lobby before 9:45 PM. Technically, the kitchen is open till 10 AM, but don't push your luck. But it's nice to have some coffee and breakfast, whether it's eggs and French toast soufflé or whatever is on the menu, and then you're off for your day. If you are gluten-free, make sure you mention it in advance so they can accommodate you. Our room was lovely, with a comfortable four-poster king-sized bed, a classy dresser, and nightstands. No closet, but there are knobs for hanging up shirts, pants, and dresses if you have clothes hangers. I liked the complimentary dark chocolate when we arrived as well. The room we had for our stay had a hot tub and a shower with multiple showerheads. Once you figure out how to use both, it is heaven. It allowed us to live our best lives. My wife enjoyed the tub immensely, then, after the fact, enjoyed the bathrobe. I liked that the toilet was in a separate room from the sink and shower/hot tub, especially, if you need to go and it goes sideways. The outdoor patio is also nice if you want an afternoon drink, fenced off from the street, especially if you want to smoke a cigar. We have already booked for a concert we are attending in July. And that date will not be the last time we book at the B&B. It is grand.

The owners are amazingly nice people who called us as we were traveling down to see when we'd be in, and made our check-in process flawless. The room is stunning (Fitzgerald)! Original hardwood floors, a large bed, and a shower with a fancy shower head (which doesn't even begin to do it justice - multiple sprayers and settings) that was luxurious! The internal Struggle we had with "These sheets are the softest thing I've ever touched, let's not get up" and "We are in the heart of everything: let's go exploring!!!!!" was too real. Walking distance to everything we wanted to see, and a short drive to St. Augustine beach (which has good parking) for when we were ready to do some beach time. The crown jewel of the Bed and Breakfast is the BREAKFAST!!! Made fresh daily onsite, with ingredients they go out and get the night before (they called ahead to see if we had any dietary restrictions). Unfortunately, what I thought would be a dream vacation quickly turned into a complete nightmare. My husband and I live about two hours away from St. Augustine, and since we had a night off, we decided to book a one-night getaway. I searched online and found what looked like a completely relaxing, dream room: the Palm South room. I felt comfortable booking directly through their website because the policy explicitly noted that payment was not due until we arrived on the property. We were so excited at the thought of a quick getaway where we could just relax in our own private, in-room jetted tub. A few minutes into our drive to the hotel, the nightmare began. We received a call from the owner demanding payment. I thought this was odd since the website stated payment was due upon arrival, but since we were already on our way, I paid over the phone. A few minutes after that, while still driving, my husband received a text message giving us the access code to a different room: "Palm North." The room they forced us into was $30 cheaper and did not have a jetted tub. Figuring it was a simple mistake, we called the owner. He informed us that they switched our room because the water heater for the Palm South room was broken. When we explained that we only booked that specific room for the in-room jetted tub, he told us we could still stay in it, but the water would be cold! He did not offer any compensation or a discount for the forced downgrade. When I asked him to please just reverse the charges since the advertised room was unavailable, the owner flatly refused. He claimed he had offered us two different rooms--neglecting to mention that one was cheaper and the other was broken! Since we were almost there, we decided to drive to the property to speak with someone in person. When we arrived, the property was completely deserted. The owner refused to answer his phone, leaving us with no choice but to call the local police for assistance in resolving the theft. Even the police could not reach him. He had gotten exactly what he wanted: our money for a room that wasn't functional or as advertised. We ultimately left and had to book a room elsewhere with working hot water and a much nicer owner. We are now relying on our bank to dispute and reverse the fraudulent charges. What started as a beautiful dream turned into an absolute nightmare. I learned a very hard lesson and will never book directly through a website with a small property like this again. Avoid this place at all costs. **Edited to add that I filed a report to yhe BBB and a secondary complaint with the Florida Attorney General (the Department of Legal Affairs). I saw that this had happened to many other people and its NOT RIGHT!!

In addition, the fresh fruit and yogurt parfaits were also a hit. We were especially thankful for the gluten free options. The afternoon snacks were delicious as well. Throughout our stay, the pool was lovely, and the patio for dining and chatting were welcomed options. We never entered the little pub, but it looked inviting. I used "reservationdesk.com" (Expedia-?) to make this reservation. The agent PROMISED that we would be on a second floor with a BAYFRONT VIEW. When we arrived at the MARIN HOUSE B&B, there was no waterfront view at all, and we were on the first floor, crammed into a little corner on the property. At check-in, we were basically told that, it's your problem because we used a third-party ("reservationdesk.com"). FINALLY, a week later, we finally got our receipt. Marin House said that they could not even give us a receipt because we went through a third-party. So, one week later, I see that we were charged for three nights, even though we checked out after the first night. ReservationDesk.com said that they contacted Marin House, who told them that since we checked out after the first night, it was against their B&B POLICY, and they are refusing to refund FOR THE TWO NIGHTS THAT WE WERE NOT EVEN THERE!!!!!
