Our first stay in St Augustine and in for the Mumford and Sons concert. We stayed 3 nights, one extra to visit friends who live in town. The town was hopping! The BnB recently expanded to a second property and are seriously updating everything from patio pavers on. A total of 22 rooms in the two buildings across the lane from one another. Breakfast is is the parlor of the building housing your room. Our bathroom was renovated and in great shape, and the room offered a nice vestibule outside the bedroom. If you have ever stayed in St Augustine the one thing this town doesn't have is parking. Every space not private is meter pay and the B&B has plenty but a two block walk away. They have several spaces to load and unload but not for overnight. The property is located in an area full of historical properties - amazing to see these homes from the 1700s! Hard to take old buildings into current standards and I don't think the property is ADA friendly. I find it amazing they are still standing, many built with lime and shells. A lot of streets on this side of town are cobblestones and narrow (most one way). Very Cool! Fortunately it's quiet and a short walk to everywhere including the river and a short drive to the beach. Easy to get around. Restaurants are abundant including a couple just up the street. Our room (bed) was clean & comfortable and wifi is free. The refrigerator with a small freezer was a nice plus.. Breakfast is 8-9:30 and is comprised of a starter and hot meal. Yogurt and fruit followed by egg soufflé. Baked pear & granola followed by "french toast" croissant and sausage. Juice, coffee and water flow freely. A choice would be nice, especially if you have dietary restrictions. But what we had was delicious. I think a fifth star would be warranted if they upped the breakfast menu. The outstanding feature of The Victorian is the people and service. Friendly, caring and all about accommodating you in every way. Manager Jonathan was a true gem and the dining staff wonderful. Can't say enough about how well they took care of us. If we came back it would be here, but we'd go for a room with a balcony next time! read more

Location is perfect short walk to water restaurants lights. We had a suite which I'd recommend not that much more. Smallish bedroom with living room two TVs which is good. Decorated in main areas and outside very well done . Very clean. Beds and pillows were good. The rooms smelled heavy of perfume... so ask them not to use room spray if u r sensitive..people r very nice. Was very quiet till second day you can hear people walking around upstairs as well as dog barking not sure but I thought it was upstairs but barked before 7 am then heard walking around so ear plugs if u sleep later. I don't and don't care if dogs bark! There's coffee tea and drinks inside free when u want them as well as cookies that r very good and soft drinks. Chairs on porch which is cool to watch horses go by and people singing. Enjoyed that! Anyway good place to stay you can only park on property if u r disabled otherwise car park one and half miles away you walk back nice walk but shorter since cars get stuck in one way driving. This is exactly what we were looking for!! An old, historic feeling place to stay without being dirty or too old. The breakfast that was included was phenomenal. The high point: The nice fellow who checked us in actually helped us with our luggage to the 2nd floor. Unexpected. The low point: One of us got a really nice backache from the mattress in our room. Parking is off-site about four-ish blocks away. No problem in good weather; it would have been miserable otherwise. There is a location on-site for unloading/loading at the B&B -- but one cannot leave a vehicle there. Would we return? Likely not. Location is certainly excellent but I think we can do better next trip. read more

Pros: Friendly staff and great location. - about breakfast.. no selection at all. So, if you like the single option they provide for that morning, it is great. Otherwise, you have to go elsewhere. - the front room by at the entrance feels welcoming, and look very quaint. Cons: pretty much all others - lack of up-keeping.. - I personally did not even feel like taking a shower there. Taking a bath, ABSOLUTELY NO WAY. - the bathroom has a public toilet smell. - can hardly find place to put towels and all. - floor is not clean. I had to walk around with my shoes on. - bedding smells honestly strange.. smell like they might have put some sort of fragrant oil while they dry the bed sheet!? I have stayed here twice with Ernie and twice with my two sons and I let them bring a friend one time. The first time I brought Ernie here, I purchased the additional package($299.00)We had truffles in our room waiting for us, A voucher for dinner at the Raintree, a walking Ghost Tour and a horse and buggy ride. This is the life! If you have never experienced a wonderful stay in a Bed and Breakfast-now is the time to do so. I can personally vouch for this particular one. When I came with the boys, I rented a two room for two nights. The boys had their own room and could close the door. I love the breakfast. I am booked to stay here again at the end of the month with my BFF, Tammy. We look forward to being spoiled! You should too! read more

My ladyfriend and I stayed there for two evenings in a first floor room with a king size bed. The bed was comfortable but the room had little space to move about. The breakfasts were good and because these were held at a specific time, we got to meet and enjoy the other guests. I do have a problem with the place's upkeep. The flowers in front were lacking in care and there was mikdew on the front porch rails. The front door had considerable dirt stains on the inside. Other places needed cleaning attention also. Since the present owners have owned it for about 5 years, it does not look like they have spent any time assuring cleanliness was a priority. We found it difficult to spend much time under these less than sanitary conditions. read more

This bed and breakfast place is closely located to the heart of historic district. It only took a two minute walk to reach bridge of lions from our room to enjoy the fireworks. You will park at the house to check in and unload your belongings. After you check in you will need to relocate your car to an off-site parking lot. They do have some onsite parking spots. Those are first come first serve. This place has a historic feel to from outside and in. The rooms will make you feel you are in the past. The main part of the house matches that feel. They will take your custom order for breakfast at check in. The owner makes everyone what they requested. He is a good cook and you will not be disappointed. They do have free wifi. read more

My boyfriend and I had a lovely experience at the Victorian House. The location is exceptional right in the heart of the historic district of St Augustine and within walking distance to all restaurants and shops as well as St George Street. It is just off the beaten path on Cadiz and very quiet. And not to mention 1 block to the beautiful water front. There is enough parking onsite for 4 cars only, but they have a lot less than 1/2 a mile away for free overflow parking. The hosts are gracious and the breakfast is fantastic! We stayed 2 nights and had the breakfast both days and it was so good. Each day is something different and decadent, always starting with a fruit and yogurt appetizer and fresh coffee. The rooms are antiquish but great! It is a very quaint place. Very clean and toiletries are provided. As well as coffee and coffee makers in the rooms. The beds are comfortable. Rates are reasonable and you don't have to pay for parking which most places in St Augustine do not offer. This place is perfect for a romantic weekend getaway. I can't wait to go back! read more

We have visited St Augustine dozens of times but it was our first stay at the Victorian House. Our first, but most definitely not our last! We had the Coquina Suite with the most comfortable king size bed, antique deep soaking tub and my favorite, a window filled room that was built literally at the edge of the oldest city street in the US! The owner, Anthony, was super nice, so helpful with recommendations and his breakfast was amazing. The location can't be beat with it being only steps away from the best restaurants, shopping and attractions. We can't wait to return and can't recommend strongly enough! read more

I absolutely loved everything about the Victorian House. For years I'd wanted to stay overnight in St Augustine. I found this B&B on a discount website. It is on the South end of the historic district. Everything is within walking distance. My breakfast was divine and the caretakers were so nice and helpful! I love this bed and breakfast place. It's close by everything and it accomodated the room that we wanted. We were able to get a room with a king size bed, jacuzzi, and a outside balcony. The innkeepers were so wonderful and the breakfast was too die for. One of the mornings, I had the casserole, which consisted of eggs, bacon, cheese, and chopped onions in it. It was perfection! The room was very kept up and it was very private. We had a very nice view of the street and the level of expectations was exceeded. We will definitely return here in the future! read more

Our first bed and breakfast experience and couldn't think of a better town for it. It's located right off the oldest road in the US and in the heart of the historic district. Walking distance for everything including a great selection of bars and restaurants. The inn keepers are great too. Easy to talk to, and even offered a personal cell phone number for after hours. Offered to make dinner reservations and park our car in their private lot which is a couple of blocks away. All around good people that know how to make you feel comfortable. The B&B is an older house as I'm sure all the other B&B in the area are. However it's extremely nice and clean, and spacious. The front porch was perfect for a glass of wine and a cigar at the end of the night. You can enjoy watching the horse carriages stroll by throughout the night. Our room was Serenity which is at the end of the hall which has a door that opens up to a little hallway with the door to our room and private bathroom. The bathroom has an old style tub / shower, which makes it a little tight but shower curtains were clean so it wasn't a problem for us. Great decor in the room and bathroom, very vintage feel but it's a fresh clean vintage, which usually doesn't go hand and hand. Bath salts, custom soap and shampoo which I believe was Green Tea scented were also nice touches, and it smelled great! The bed was extremely comfortable so much so that we missed breakfast 2 of the 3 nights we stayed there, the wine bar down the street might have played a factor in that too. Warm cookies, snack size chips, house wine, water, and canned soda is provided for free in the lobby, also coffee in the morning if you miss breakfast and they had flavored tea packages available too if that's your thing. Breakfast on final morning was amazing, we kicked ourselves for not waking up in them the other mornings. The dinning room has one large table and I believe two or three smaller tables, spacious enough to keep to yourself or include yourself in conversation with others. All in all, it's a great visit, the only thing I would change for our next visit is selecting the room with the upstairs balcony attached to it, just to enjoy the view and bird eye view of people watching while having my cigar at night. There's no doubt that if we are back in town or know of friends or family visiting the area, we will definitely recommend this B&B, it's a great spot to relax and unwind Highly recommended. read more

Is there a 3 1/2 star rating? Anthony, the proprietor is gracious, informative & charming. The fact that Cadiz St is a main horse drawn carriage route & proximity to the waterfront/historic district are huge pluses. Both houses have adorable architecture, (the front porch of the main house is prime real estate to catch the parade of horses & friendly locals strolling by) Room #12 is upstairs & around back of the second house: typical vintage B&B room appointments but with a plaque naming it the Wedgewood room, it's surprisingly devoid of that quintessential blue. Claw-footed tubs are visually lovable, navigating the wraparound curtain explains their rarity. It doesn't get better than Breakfast served on the front porch, as the temperatures dip & rain falls on the ancient brick streets. My suggestion would be upgrading the soaps, providing hand cream, serving name brand coffee & expanding the tea offerings. But mostly, taking pity on ladies trying to put on makeup by adding a makeup mirror (the single 60W ceiling bulb & antique medicine cabinet mirror in front of the toilet don't cut it) and a full length mirror somewhere would be nice. Rain is rain & everything is weather dependent but that long run back stair, with drip line down the middle, is treacherous at best. Looking for a PHENOMENAL place to stay while visiting St Augustine? You found it! First, they are located on a quiet little side street about two blocks from the town square. This means a quick walk and you are in the middle of everything, but when it's time for bed you are not hearing anything. LOCATION is excellent. Now. You walk up to the main entry - they have parking right there (this is a convenience not many others offer...) - and Marilyn or Anthony greet you warmly. I felt like a guest in their home. Nice! Marilyn sat down with us and a map and marked good places to see, eat, etc. We were able to pick her brain about good places that suited our personal tastes - a very sweet woman and easy to talk to! Afterwards, she escorted us to our room... We stayed in The Colonial Room... A private enterence, king size bed, and private bath with a shower that fits 2 comfortably. That, with an electric fireplace and fantastically comfy bedding made it hard to drag ourselves out to explorer the town! In the evening there is a social hour if you are inclined, and breakfast... Wow. THE FOOD!! Family style setting for breakfast where this food is served to you... I'm a pretty picky eater. This food was... DELICIOUS! We will be going back. We just returned from our Veteran's Day week in St Augustine. In 2013 we were looking to visit this historic city and found this lovely B&B. When we spoke with the innkeepers, Marilyn and Anthony, they made us feel very comfortable about booking our stay. Once we arrived, Marilyn and Anthony were so willing to tell us of places to visit and restaurants to eat. The rooms are very charming and inviting and the location of the Inn was so convenient to walk to any place in the historic district. Breakfast is excellent and we got to meet and speak with so many people of all walks of life. In the evenings wine is offered along with coffee, snacks and great conversation, with other visiting guests. Whether relaxing in the lovely parlor or out on the front porch we always enjoy this special time. This was our 7th visit to St Augustine and have been staying here every year. Anthony and Marilyn are very friendly and helpful owners, breakfast was fantastic (very filling, perfect portion sizes), and the location was beyond convenient, not having to drive or pay for parking in St. Augustine alone was worth it, which is not to say that their rates aren't competitive with other B&Bs in the area, they definitely are. The place itself, from the dining and living rooms to the bedrooms are huge, the most spacious B&B we've ever stayed in. Great experience from top to bottom! Wonderful location as well. We arrived on Friday evening and did not move the car until we left Sunday afternoon. We were able to walk all around downtown and rented bicycles near by to go to the lighthouse and Anastasia state park. Anthony and his wife were extremely hospitable and the breakfast was delicious. All the shops, galleries, and restaurants are an easy stroll down the cobbled streets and the immediate neighborhood in the other direction is well worth a stroll to admire the many examples of several centuries of architectural styles. My spouse and I stayed here last Saturday night, and we wished we had time to stay longer! The room was beautifully decorated and cozy, everyone was super nice, breakfast was DELICIOUS, and the location was AWESOME. Since parking is limited in this old city, there are only a couple of parking spots right in front of the B&B, and everyone else uses a free lot a couple of blocks away. When we arrived and departed, the owner offered to park/pick-up our car from the lot. We didn't mind having our car parked 5 min away, because we were able to walk everywhere anyway during our stay. In the evening around 5 the B&B offers free amaretto, wine, and cookies or brownies in the common area. There is always other refreshments (soda, tea, water) available as well. Even though we were walking distance from bars and restaurants, it was very quiet at night and we had no trouble sleeping, even though it was a busy Saturday night. Breakfast consisted of yogurt, fruit & granola as a start, then homemade quiche and a chocolate chip muffin. After breakfast, we explored the side-streets nearby and took pictures of the old buildings in the early morning light before everything got busy - it was nice being right in the middle of old St. Augustine.
