    Amazing bed and breakfast! The staff was beyond helpful and friendly. The welcome fresh baked cookies were very delicious. The location isn't too far to walk to some great restaurants for dinner. The decor is beautiful, cozy and charming. The rooms are well appointed. I somewhat expected to hear other guests due to it being an older house but was surprised at how peaceful it was! The breakfast was AMAZING! The five courses were absolutely amazing! My Bloody Mary was the best I have ever had and the coffee was exceptional!

    We've come back home!!! That's what the Kenwood Inn is to us. It's our home away from home. St. Augustine is a cute little town to visit and explore. Staying at the Kenwood Inn is like visiting your family (if you like your family, it's a bonus). I love my family and we usually will meet here for a nice visit with one another. The gourmet breakfasts are an added bonus!!! There is a nice little kitchenette fully stocked with coffee and tea. Lemonade/ice tea is in the fridge. An ice machine. There is a game room, stocked with games and puzzles. Pat has used this time to update bathrooms. I mean, just come on down. All CDC requirements are being followed. Hand sanitizer is everywhere. Masks are worn in the house. I feel completely safe being here!!! Now let's book our next trip!!!

    We had an excellent stay here and were treated well, ate well. Enjoyed the historic "Old Town" area and its walkability. Pat was an excellent host. The floors are creaky, the doorknobs are glass, our key was on a tinkly bell, all presenting with the ambient charm. Breakfast was served 830-9:30 in an elegant diningroom or a casual sunporch and a divine 3 courses, with options for those with allergies. Great suggestions for touring, 4 pm Happy Hour with complimentary wine and homemade cookies. Many areas for guests--two parlors, sunroom, front porch, back porch, koi pond area, saltwater pool. Parking is a block away unless you find and pay street parking fees. Complimentary (shared) bikes, walking distance to major sites. Know you're in the oldest B&B in town and the rooms are smaller, decorated to period, with small bathrooms & atypical showers or baths. The hotel is walker/rollator/cane accessible if you can manage the 5 steps into the building and room on the first floor. Not good for wheelchair users. If I had to find fault on our wonderful stay, I prefer a much more firm bed, not hearing dogs bark IN the inn, an alternative juice to oj, a chair rather than bench in the room- all piddly things that certainly did not change our 5 star rating. Lovely place (and I've been in 5 in this town!)

    I simply cannot rave enough about this place. Every room is both charming and admirably quaint. We were supposed to leave to stay elsewhere and ended up cancelling because we'd never experienced such a relaxing and hospitable bed and breakfast like the Kenwood Inn. The beds were heavenly and I slept like a baby. The breakfast in the morning is better than a lot of the expensive neighboring breakfast joints, in my opinion. They'll see me soon! This is my favorite bed and breakfast. Don't miss out on the 4 o'clock wine and cookies. They put out a nice red, a rosé, and a white with ridiculously delicious cookies. I could say more but I'm just going to highly recommend you stay and experience a stunning place that takes amazing care of their guests for yourself. You'll not only save good , but you'll be treated fantastically. Enjoy! I know we sure did!

    We've stayed at other B&Bs in town before but Pat and her team of amazingness at Kenwood Inn provided us the best stay in town to date! I wanted to book the Bridge Suite but there was a 2 night minimum requirement (we are local St. Aug and just needed a one night stay in town for an event). After talking to Pat and explaining what we were looking for, why we were staying and just the overall of the Inn, we opted for the Country French Room. We noted we would be around the area by noon and she was kind enough to note that as our check in time. We arrived after noon and had a quick and easy *(but informative) check in process. We unloaded the car and parked in the designated parking lot next to the Oldest House. We headed straight out for a quick lunch as we had an event nearby that evening to attend. Once our lunch was over we headed back to the room for a rest and to get ready. The room is just beautiful...very tastefully done. There are plenty of covers to keep you warm on a chilly night, windows that open were a nice treat as we slept with ours open all night, ceiling fan is another nice touch. There is a fireplace, small couch, table and sitting chair in addition to beautiful wooden night stands and dresser. The bath has a small shower and a separate jacuzzi tub. There is another door in the bathroom that leads to the veranda porch overlooking Marine street with a hammock, two chairs and a table ( I spent a lot of time out here). We were unable to enjoy the afternoon cocktail hour as we had to go check on the event space to make sure it was ready but they had a variety of drink options and I would have loved to have stayed and enjoyed conversation. Guest Pantry: I have to call this out because it is something that every bed and breakfast should have and one of our favorite things. In the guest pantry at the bottom of the stairs there is an ice maker and beverages for guests to enjoy!! The morning I usually find myself alone with coffee at pretty much every place. It is my curse and my comfort that I wake up so early. There was freshly brewed coffee in the living room when I went downstairs, I took my coffee to the courtyard and to my absolute joy two beautiful german short haired pointers came out to greet me!! I spent time cuddling until it was time to move for Barbara to set up for breakfast. Listen y'all Barbara is one of the sweetest. Take time to say hello to her and the owner Pat...they are just wonderful. Breakfast was absolutely wonderful and sooo much beautiful and tasty food. I loved the eggs with spinach and mushrooms, ham yumm, potatoes, fruit and there was more I didn't have the room in my belly to try out. I gave the inn 5 stars b/c there really isn't anything that went wrong. I would recommend if you stay in the Country French Suite you move the glass table close to the couch prior to bed so you don't hit your shin on it in the middle of the night. Would I stay here again? I honestly can't think of a place I would rather stay when overnighting St. Augustine.

    Our stay in room 9 was uncomfortable. The bed was uneven and not the pillow top I imagined. The shower was extremely tight, no water pressure from rusty shower head and black mildew on tile as well as shower curtain. See photos. Dust, dirt, old clothes and junk were found in the room. Bikes are rusty and dirty. Dirty floor on deck. Breakfast was subpar with fake eggs. Lack of clean dishes and inadequate supply of coffee. The staff was pleasant. Towels were thick and bright white.

    OMG!! So lovely and perfect location. You can wander down Saint George Street , go to one of the many restaurants, live music, walk up to the top of the Bridge of Lions, all within walking distance. The plantings around the building are lovely to look at and the pool is a perfect ending after a hot day, from start to finish you won't find a better experience than The Kenwood Inn! Wonderful food, lovely rooms, terrific service! You feel like part of the family and well taken care of by every staff member! Thank you Pat, for another glorious vacation!!

    Best coffee I've had in years! Honestly, it was perfect and I'm a big coffee lover.

    Just returned from a wonderful weekend getaway at the Kenwood Inn in Saint Augustine. Everything about our stay was fantastic, but by far what stood out the most was Emmanuel! He was the first person we met and the "face" of the inn the entire weekend. He was such a pleasure to talk to and handled our every need, all with a smile. :) We didn't get to say goodbye yesterday, so please tell Emmanuel we so enjoyed talking to him and look forward to coming back and seeing him again at our next visit!

    My partner and I loved our stay at the Kenwood Inn. Upon checking in, we were provided a short tour of the house. The Kenwood provides a nice pantry with cold drinks (lemonade, tea, water) and a wine hour. We had the Captain's Suite which was spacious and has a nice balcony area. We felt like royalty in the king sized bed that has a little step stool to climb up. Breakfast was delicious and light. The first morning we had eggs Benedict with a strawberry and cream parfait and the next morning we had an apple granola parfait with a sausage and mushroom omelette. Unfortunately we didn't get to enjoy the pool area due to rain but we look forward to coming back. All attractions and museums were within walking distance so need for Uber or rental which was nice.

I loved discovering a cat curled up there on our last day who was friendly and enjoying the morning sun. Breakfast was delicious with an egg bake and waffle our two days. With fresh fruit, bread board, juice, and coffee, there was more than enough to eat. They also hosted a social for the guests but the timing didn't work out for us to attend. It was quite the spread when we peaked in one night. We really enjoyed eating our breakfast outside on the large porch. The first day it was raining but we were covered so not an issue. The second day it was sunny and clear. Beautiful views of the water. The staff was fantastic and took care of all of our needs. Great stay!

I did learn this business was recently purchased by a company that owns numerous B&B's up the eastern states; hopefully that won't detract in the future. Upon arrival, a huge benefit is a dedicated parking area around back. Unless you drive a very large truck or largest SUV (e.g. a Suburban or F250) you'll have a spot. You should park and leave your vehicle. Saint Augustine is very walkable and Uber/Lyft are readily available, if necessary. Make no mistake; parking is premium in this town so a dedicated parking lot is a big plus. We arrived a little early but were greeted very warmly. Like most old B&B's, there is no elevator or lift (which we were aware of and is no problem for us). We were shown our room (Tourmaline) on the second floor and all typical questions were answered. The room, bed and bathroom were very comfortable. Great adjustable AC (a must in Florida), small flat screen tv (which we never turned on and neither should you), bathroom with very good shower and pleasant toiletries, comfy bed and good blinds to pull down for sleeping. A big negative to the room is the soundproofing. This room (Tourmaline) is right on the front of the house and it was the last weekend of a motorcycle gathering in not too far off Daytona. So we heard mid life crisis motorcycle riders and nearing elderlies on their horridly loud motorcycles off and on all weekend; both out and about and driving by the B&B. Not much the B&B can do except more soundproofing of the windows. It wasn't just the motorcycles, noise from loud car radios occasionally, too. The noise didn't ruin the weekend but did detract. I brought a white noise machine to help with sleeping and recommend it. The location of the B&B is phenomenal; centrally located and you can walk almost everywhere in downtown Saint Augustine. Importantly, we felt totally safe the entire time we visited. Saint Augustine is a very safe city; especially the tourist, populated and Flagler College areas. The B&B generously offers plenty of beverages downstairs to help yourself to. Water and cans of soda are available at all times. Wine, red and white, is set out to serve yourself in the late afternoon through mid evening. I believe I recall beer and hard seltzer, too. The snacks put out at happy hour were meh; just okay. But there were some deliciously scented fresh baked cookies in the afternoon. However, I've had much, much better snacks and happy hours at B&B's in Savannah, north Georgia and Charleston. The first floor sitting area is comfortable; plenty of small tables for sitting for snacks and breakfast; we never felt cramped. Minor glitch; the downstairs ice machine adjacent to the soda and water was broken most of the weekend. The Staff was apologetic and ice was set out and or provided by the downstairs Staff; but this was a minor annoyance. Of note, the rooms do not have little refrigerators. A nice addition might be an ice machine on the second floor (especially since that's where most of the rooms are located. Okay, now let's talk about the breakfast...We only ate it one morning, of two, because it was straight up lousy. Please know I am in no way a picky eater. The entree eggs were not good and I suspect they were most definitely not fresh cracked but powdered, frozen or premade. The plated side ham was barely eatable; it was extremely tough and salty. A B&B breakfast should be very good, if not memorable. This breakfast was shockingly subpar. Well, the coffee I made in the Keurig was fine and the server lady was pretty nice... In sum, I'm not sure I would stay at Carriage Way Inn again. Our stay was not bad but there are so, so many B&B's in Saint Augustine. Perhaps if Carriage Way radically upgrades the quality of the breakfast offering and sound proofs the rooms we'd return.

Classic decanters in the room for reception to fill with sherry. Breakfast comes with mimosas and bloody Mary's on the weekends. Elle was a gem at the front desk. The whole team really puts in the effort to make the entire experience come together.

The rooms and beds were comfortable. The pictures were of the small bathroom, comfy bedroom, outside courtyard with fountain, and the breakfasts. So many small home touches, for example between 7-9 PM they served home made desserts. Parking in town is a big plus!!! Not only easy, but everything is within walking distance even in the heat of summer. What a lovely place. I almost forgot the pool to cool off in. Five stars.!!.

I used "reservationdesk.com" (Expedia-?) to make this reservation. The agent PROMISED that we would be on a second floor with a BAYFRONT VIEW. When we arrived at the MARIN HOUSE B&B, there was no waterfront view at all, and we were on the first floor, crammed into a little corner on the property. At check-in, we were basically told that, it's your problem because we used a third-party ("reservationdesk.com"). FINALLY, a week later, we finally got our receipt. Marin House said that they could not even give us a receipt because we went through a third-party. So, one week later, I see that we were charged for three nights, even though we checked out after the first night. ReservationDesk.com said that they contacted Marin House, who told them that since we checked out after the first night, it was against their B&B POLICY, and they are refusing to refund FOR THE TWO NIGHTS THAT WE WERE NOT EVEN THERE!!!!! EVEN THOUGH WE WERE LIED TO ABOUT THE ROOM. Sandy, the owner, got her britches into a big bunch because we were singing, and our choice of language apparently offended the geriatric crowd there.... SO, FOR ONE NIGHT, SANDY @ MARIN HOUSE IS CHARGING US OVER $1,500.00‼‼‼. THIEVES. THIEVES. THIEVES. STAY AWAY FROM THESE THIEVES.

The owner renovated the inside so that it's got modern amenities and sleeps six people comfortably. The first time we visited the place, it was like an awakening. It was the PERFECT place for my husband and I to get have our wedding. Of course, we had 85 guests, so the ceremony had to be elsewhere, but this was perfect for the reception. It was the perfect size for everyone to move around freely and still have a small dance floor. Also the price is crazy good. You will NOT find a more reasonable deal in town. Bring in your own vendors and you can create a fabulous wedding on a modest budget. I'm not just saying that because I am the proud bride. I'm saying it because it's a recession and fabulous doesn't normally come cheap. And I don't throw the word FABULOUS around breezily. I'm deadly serious. Anyway, you get the place in all it's charm for three days and two nights. Then you can rent it for an extra day for a good price. And really, you just have to get rid of your trash because they clean and do laundry for you. How is that not perfect? Go there because it made my very special day amazing.

When originally searching for a wedding venue we had a few must-haves, which included a location with historical character, in driving distance from Orlando, and located in a town where out-of-state visitors could enjoy exploring. And so we focused in on St. Augustine. I had a good gut instinct about the Sanchez House from the moment I discovered them online, and I must shamelessly admit that I stalked the websites of every couple who had their wedding at the Sanchez House. We quickly booked a visit to the Sanchez House, because they are only able to hold 12 weddings a year due to being zoned in a residential area. We met with the owner, Blake, who shared with us the history of the home, gave tips from other weddings held on the premise, and shared some of his favorite vendors. When we experienced the venue in person, we fell even more in love with the charm that was evident around every corner of the house! The SH offers a brick courtyard, artificial turf front lawn, large gathering room, dining room, kitchen, office, two bedrooms, small one-car garage, and an attic. Not only can you hold your wedding events at the house, but you are able to stay there, as well. This allowed us and our bridal party, 6 in total, to stay at the house. So convenient! After booking the Sanchez House, we decided to extend our celebration into an entire weekend. Our events spanned from 50 to 90 guests, and SH accommodates them comfortably. The house is in an excellent location by the bay and walking distance to historic St. George Street. At the SH, we were able to select our own vendors. We held our ceremony in the courtyard which transformed to the dance floor. The front lawn was donned with a heated tent and tables on the coldest Florida winter day. It even snowed lightly! Guests had the chance to mingle throughout the house in the dining room, gathering room, and balcony. I would note that the parking around the SH can be challenging, but we gave plenty of parking options for guests through our wedding website and social media, and suggested our guests to stay at one of the nearby hotels or bed & breakfasts. I highly recommend the Sanchez House for any couple looking for an intimate St. Augustine venue!
