We just spent a weekend in St. Augustine (our favorite little getaway from Tarpon Springs!) and stayed at Agustin Inn for the second time. Our first visit a few years ago was honestly adorable--the kind of cozy, charming bed & breakfast experience you hope for in a historic town. This time, there were definitely some changes. Let's start with the positives: The location is still amazing--right next to one of our favorite spots, Pierre's Pub, which makes it super convenient for a fun night out. The bed was incredibly comfortable, the pillows were perfect, and the weekday front desk receptionist was hands-down the highlight of our stay. She's always so warm, friendly, and accommodating--truly a gem. That said, the overall vibe felt different this time around. The lobby has been redone and looks nice, but it seems to have lost some of that quaint B&B charm we remembered. The courtyard, which used to be such a welcoming place to relax with coffee or breakfast, felt a bit run-down and not as well maintained--like something was missing, even if we couldn't quite put our finger on it. We stayed in Room 4 again, and just a heads up: it's on the third floor and requires climbing into the tub to shower. If you have any mobility concerns, this could be a challenge and potentially a slip risk. The biggest change for us was the removal of breakfast. It's now just an inn rather than a true bed & breakfast. While they did send an email about this after booking, we didn't fully realize the impact until we arrived. For us, that morning coffee-and-breakfast experience is a big part of why we choose B&Bs--especially in a place like St. Augustine where there are so many great options. Parking is also a few blocks away, and while maps are provided, it can be a bit confusing to navigate at first. Overall, it's still a good location with comfortable rooms and wonderful staff, but it didn't have the same warm, welcoming feel we fell in love with before. For that reason, we'll probably try a different bed & breakfast next time--just personal preference. read more

The location was very convenient to get around in the historic district BUT we found it strange that we never saw anyone at the front desk. It had self check in but that didn't work so we had to wait until someone showed up to get our room. I realize it was an old building/house but it could have been cleaned better. Seemed a little musty and dusty. Don't plan on staying there again. read more

Great little place! The staff was very friendly, and our room was comfortable. Breakfast was delicious! We saw some comments that guests cannot control the room temperature and it was too warm. I spotted thermostats and they were set for 70. We were comfortable. Parking is off-site. There is a spot for check in/out. Bed Bugs! Spent 1 night and within less than 36 hours, had severely red and swollen lower leg. Saw a couple bites but because of swelling, couldn't see all of them. I have a compromised immune system with MS so by scratching the bites, it allowed bacteria to enter my system and caused cellulitis. I cannot get steroid shots because of the medicine I am on for my MS so I was given an antibiotic to help treat the cellulitis. It is very painful. I also have to have an ultrasound tomorrow to be sure the cellulitis has not caused any blood clots and also to be sure the bacteria that entered through the bites has not entered my blood stream. In addition to this, the hotel is not clean. The dust on our ceiling fan was awful, so much so that we were afraid to use it. There is no temperature control in the room so we sweated it out. When we arrived, there was no one there. And when we left, there was no one there. No staff on property. Not to mention, there is no breakfast. We had a balcony that looked like it had t been cleaned in months. Room also had a jetted tub that we didn't dare attempt to use. Owner needs to make some changes. Dirt, unhealthy rooms, bed bugs, inability to control your own rooms temperature are all health hazards, especially to those that already have health issues. Shame on you. We will seek a full refund as well as costs for all my medical expenses due to your negligences. read more

Overall, the experience did not meet reasonable expectations Pros: location, friendly check-in staff, charm. check in with Leah on Saturday was flawless. Cons: fit and finish of doors. room 9 the door does not fit well and at night light comes in all around the perimeter. locked ok but worried about sound from the room. biggest issues was the Breakfast part of Bed and Breakfast. There is conflicting information on the website. still references a "two course" gourmet meal with fresh fruit etc. in reality, breakfast was a sheet pan biscuit casserole, with a tasty but too little sausage gravy, very small portion of well seasoned sliced fried potatoes and yogurt and granola. very sad ho-jo quality and NOT what was indicated on the website. staff acted as if they wanted to speed through the service. we did see another guest with eggs and bacon so we figured this was the second course. we were told by a server "we don't offer choices" Again at one point on the web offers "a selection of entrees." The web site is not consistent in its content. you would think that during a change of ownership, there would be better attention to detail. . also breakfast was from 830-1000 and we selected 9 am, via a text request the night before. . all the patio seating were taken at 9 and we requested to wait but server reiterated no outdoor seating and directed to have a seat at two of the remaining indoor seats. This was a 5 star review up until our second night. Inn was really nice, loved the history, and cannot say enough about the staff. They're at least 6 stars in our book! Courteous, friendly, attentive, and always with a kind word and a smile. We tip our hats to you! The only things that kept this from 5 stars were out of their control. The main thing is the vent fan in the bathroom. Left it on for hours and the room and bathroom were still a spa. Could not get the humidity out and the windows were steamed up the whole time we were there. And the windows appeared to be locked shut. Made for a rather sticky night the second night. The fan control chain was gone from the ceiling fan, too. Along the line of the bathroom, was very dangerous getting in and out of the spa tub and no grip on the floor, had to hold the rail the whole time showering. Probably the bigger issue is the windows. Single pane glass. Thursday night was fine, quiet night. Friday night with the partying and the bands, insanely loud. Could hear every beat of the nearby bands and every conversation on Cuna. Then around 1:30am a half dozen (intoxicated) people gathered in the street right outside and stayed there TALKING VERY LOUDLY, YELLING AND LAUGHING, until almost 3am. We now knew why there were ear plugs and a white noise maker on the end table. Still didn't help, they were too loud. Aside from those things, bed was comfortable, breakfast was delicious, amenities were very good, staff was amazing, cookies and snacks were spot on, and the location couldn't be beat. Beautiful little place, love the courtyard seating, great staff, but if we visit again it would only be during the week. Unless you're part of the partying crowd until the wee hours of the morning, you'll at the least be hearing them. read more

Cute bed and breakfast right in the historic district. The pros definitely outweigh the very limited cons with this bed and breakfast. I'll list the small cons first just to get them out of the way. Parking is a couple blocks away in a dirt lot. When it is raining that dirt lot floods. I ended up having to step in a huge puddle to get to the driver's seat - not fun. The lot usually has enough spots for everyone, but when we arrived we were told that people were illegally parked in the lot and the tow trucks were coming. We had to wait to be able to park in the lot, but it didn't take long for spots to open and that wasn't their fault. Luckily almost everything is super close so once you leave your car you probably won't need it again. In certain rooms you can hear music from a café nearby and it is loud. We were in room 12 and on Saturday it was blaring. They do equip the room with sound machines because they are aware of this. I didn't think it was a huge issue, I have ear plugs, but it drove my husband a bit insane. Again, I don't think this is a huge thing, but just be aware. Now that those minor cons are out of the way here are the pros. It is right in the middle of everything. We walked to tons of restaurants, shopping, and Ripley's Believe it or Not. It is one street off of St. George so you will be in the middle of everything. The staff is accommodating. Since I have gestational diabetes I can't eat a large number of carbs or fruit for breakfast. Since I'm Jewish, I don't eat pork. The first breakfast was strawberry soup, stuffed French toast, and bacon. They ended up making me scrambled eggs with spinach and cheddar. Everyone else's breakfast looked amazing, but mine got the job done. (I had the same breakfast two days in a row since they tend to love their carbs and pork here!) The rooms are nice. I really enjoyed the Jacuzzi tub. Being pregnant when we were there made even sitting somewhat uncomfortable so I definitely took advantage of that tub. They have both outdoor and indoor seating. When the weather is nice, it's great that they have courtyard seating. It is very serene being able to sit outside. The pricing is pretty good. I expected we would have to pay about $300 a night for a room, but this ended up being closer to $200. It was definitely on the cheaper side of options I researched. Marvelous and quaint B&B located a stones throw from the old fort. Walking distance to all of the old town area. We had a warm welcome. Our room was VERY clean and comfortable. They had fresh baked cookies available for us in our rooms in the entry room and in the upstairs hall. A bottle of champagne was in the room for us as well. The breakfast served was very good! Best of all were the staff. They were just so sweet with that southern charm as they couldn't have been any nicer and accommodating. Rack rates were better than the chain hotels nearby. Our room was quiet except a few noisy moments from outside the inn that were out of their control. They do provide ear plugs and a sound wave box in the room. Parking was a couple of blocks away in a private lot. Still a nice stroll through part of the old town to get there. Nice little courtyard and porch seats make a nice place to hang out with a drink. My husband and I rented 4 rooms for 3 nights. We took our daughter on a trip with some of her friends for her 21st Birthday.We are blown away by the excellent service.We were told when we got here that we would be well cared for but I never expected the level of service we received. The Augustin Inn B&B is a hidden gem and exceeded our expectation. We arrived early and since our room was ready was escorted to it. We were told that happy hour would be at 4pm. Happy hour at a B&B?? A savory food and a homemade dessert was served each day at 4. What a nice addition to a B&B! Breakfast was a creative two course meal that was delicious (different each day) and you could be seated inside and outside whichever you desired. During the day someone from the staff was always there to help in any way needed. Coffee, tea and snacks were available 24 hours! Rooms were cleaned daily with plenty of fresh towels and toiletries. This was a perfect vacation in a perfect location. We were steps away from the main walking street St. George. Jess and her staff were friendly and very accommodating. What a wonderful experience! My husband and I stayed here for our one year anniversary and thoroughly enjoyed ourselves. Upon entering, they wished us a happy anniversary, which surprised both of us and made us feel welcome. The staff and service was superb. And, the breakfast was AMAZING!! I genuinely looked forward to every morning just to go down and enjoy their breakfast. Not only was it absolutely delicious, but it was plentiful. The b & b is also very centrally located so that you can enjoy entertainment, drinks, food, shopping all just steps away from your room. The flip side of that is that it can get a little noisy outside, but it seems like the nightlife usually dies down around 11 pm, so not too late at all. read more

The Agustin Inn was a perfect getaway for my fiancé and I. We had not taken a vacation in awhile and decided to head to St. Augustine for a few days. We found this little Bed and Breakfast last minute and got so much more than we expected. The staff was very accommodating, although checkin stops at 8pm, we called ahead and let them know we were running late and they had extraordinarily detailed instructions to help us get acquainted when we arrived. We arrived around 11pm and felt so welcome upon receiving their welcome letter, they even left us fresh baked chocolate chip cookies. The rooms are extremely clean, as is the rest of the hotel. You can tell this team considers this a labor of love. Each room was immaculate considering the building's age, and the decor in our room was colonial contemporary. The beds were fitted with down pillows and duvets and the bathroom had a jacuzzi tub ready to use. Breakfast was also tastefully done. For how small the Inn seems we woke up to a lot of guests in the dining area. They were busy but new how to navigate the crowd well. They provided breakfast with coffee, tea and an assortment of juices. They made various smoothie parfaits each day and were accommodating to my fiancé's allergy to coconut one morning. Our breakfast main courses varied from decadent red velvet waffles and sausage, to spinach, egg, feta omelet with fresh croissants. Each day the breakfast was different and well executed both in presentation, timeliness, and taste. At 4 pm they had a complimentary champagne social with fresh cookies and snacks. It was a great way to meet other guests, and the staff and get a sense of what to do locally. We indulged in some ghost stories and champagne for an hour after a busy day of sightseeing and shopping. The inn is located a block away from the famous St. George street, and only 3 blocks away from the Castillo de San Marcos. We also were only about a 5 minutes Lyft ride away from the St. Augustine lighthouse. If you're looking for a place to stay in St. Augustine, this is it by far. It's beautiful, clean, central to everything in the city, and they have great staff and food. It was money well spent and we plan on returning here in the near future. read more

They don't honor gift certificates. My friend went in with a group to purchase a $350 gift certificate for a 20th anniversary wedding gift and the new owners said they will not honor it as they didn't issue it. (When you buy a business you are also acquiring all credits and debts, so this is illegal.) The expiration date isn't until January 2024. They were not willing to work with them at all. This is embarrassing for our town and a horrible representation of the people who run local businesses. Book your our vacation at one of the other lovely inns or B&Bs in town. We have gift certificates that were purchased before May/March 2023 under previous owner and they aren't being accepted by new owner. My favorite spot in downtown St. Augustine! The inn keeper/manager Audra is awesome and super helpful. She clearly knows her stuff, including all the best restaurants and bars to check out around town, and all the best sites to see (and when to see them to avoid lines/traffic). The rooms are exactly what you want from a historic b&b--charming, clean, and equipped with big jacuzzi tubs w/ jets!! The breakfast is included and is always delicious, the service impeccable. I stay here all the time and I've never had a single reason to complain. What an amazing place to stay right in the heart of the old city. Not only is it in the perfect location, but it has the perfect accommodations and in my opinion, the best B&B in St. Augustine. The rooms are beautifully appointed, super clean, with comfy beds. We stayed in #1 which comes with a large balcony facing Cuna Street. In the evening You can hear the musicians playing at the various bars and restaurants just steps from the front door. The staff is so friendly and they make you feel very welcome. And don't skip breakfast because the chef is fabulous and they even accommodate special dietary needs. THE perfect romantic getaway for couples looking to take advantage of all the Old Town has to offer without being directly apart of it. We will be back! read more

We just got back from a stay here and had a nice time. The B&B is right off of St. George Street and we loved being so close. We actually walked to the lighthouse from here which was a little less than two miles. My husband's birthday happened to be during our stay and the ladies made him a birthday cupcake and sang to him after our breakfast. It was very cool. The room we had chosen was not available once we arrived, but they switched us to another room which was nice. We didn't get some of the features we wanted, but still had a nice trip. Very fast wi-fi, but only one TV station - the Weather channel. Also, they did not have daily room service. We would stay here again. read more

We stayed for our 20th wedding anniversary. Rooms: We were assigned to room 15. They recently redid the shower and were pleased to have the rainfall shower with jets. The bathroom had cute bows on the toilet paper design. I didn't want to ruin it but nature called! The room was large and roomy. The bed was very comfortable. Our TV was not working and appeared to be a Comcast issue based on the message. The one thing we learned as we were returning from breakfast and in the hallway is the walls are very thin. We could hear the couple a few doors down having sex and could hear EVERYTHING THEY were saying. No they were not yelling. It made me very self conscious as to what we were saying when we thought we were alone. I can say we could hear mummers from our room but cannot understand others. It only occurs when you are in the hallway. Location: The location was ideal, the inn was quaint. We booked our room a few days prior and were able to book for one day. Our room backed directly behind the Florida Cracker (where the music was coming from). It was very loud. Luckily it ended at 11pm. Check in/out: it was okay. Parking is located in another lot but you can unload luggage next to the inn. Meals: breakfast is served in courses. It was good. We sat in the patio and it was very romantic being under the tree. The Agustin Inn was one of our very first experiences with a B&B in Florida, and we weren't disappointed one bit. Our room was the Duchess, so we had our own private side entrance to the building and never had to bother any of the staff members to let us in afterhours. The elevator, however, did feel a bit squeeky going up. The room looked gorgeous and the bed was very comfortable. The whole set-up there romantic. My only complaints... 1) There were plumbing issues with one of the neighboring rooms, so part of the funky smell from next door would seep into our room at night. Thankfully it wasn't horrible. 2) Parking was a bit of a hassle. When we made our reservation via phone, nobody told us about the ticket-happy meter maids at the Agustin-assigned lot (which was muddy from the heavy rain we were having). We had left our car there for only 10 minutes so we could check in... only to return to a $15 ticket. Not the end of the world, but a heads-up would have been nice. We had checked in on a Sunday, so the management was kind enough to give us a significant price break on a our second night. Breakfast was fantastic (ham and eggs, fruit parfait), plus it was a nice perk to have access to free coffee, lemonade and cookies any time you want throughout the day. read more

Inn Augustine, Saint Augustine Booked this beautiful B & B for my husbands birthday from July 27 - 29, 2014. We wanted to experience something different and it was. What an amazing place! The staff was amazing, professional, attentive and friendly. We were guided to our room by Lisa. She was awesome!!! Our room was great!! It was well appointed, comfortable, roomy and cozy. We room was near the restaurant so we did hear music which was disclosed on the website. Breakfast on the 28th of July was awesome!!! The chef was attentive and friendly. The portion was great, tasty and elegant. Breakfast on the 29th of July was out of this world!! The red velvet waffles were amazing. The staff super friendly and attentive!! From arriving much earlier than regular check-in time, and Sharon not only allowing us to go ahead and park in the lot but also coming out to take our bag and haul it up to the third floor room -- wow! -- to the absolutely charming atmosphere all around, this place is a total gem. Kim obviously has the gift of hospitality, too, and doted on us at breakfast. We felt so special! Stayed in Excalibur / Room 6 and, yes, you will hear music from the outside cafe next door. We thought it was cool, but, if you don't, no worries, there's a noise machine on the nightstand to block it out. Also loved being in the heart of historic St. Augustine. We walked everywhere! Our first mother and daughter getaway here exceeded expectations. Mom and I were looking for quick/close access to the historic downtown area. We found it here! Agustin Inn is half a block to St George St in one direction and one block to A1A one the other direction. Warm and pleasant innkeepers (Sharon and Rob) and supportive staff provided a scrumptious breakfast, 24 hour coffee/tea/hot chocolate, and a 4pm champagne and nibbles. Even though there was a need for a plumber to replace the shower faucet, the owners and staff accommodated our needs with an adjoining room/bath because reality happens even on vacation. Seclusion from the pedestrian street with the tall wall surrounding the property made it a relatively quiet location. We stayed a total of three nights and four days. Because the weather was spectacular, we enjoyed our breakfast in the intimate courtyard. The price is befitting the location. Highly recommended! We plan on returning. read more

Very nice B&B! We will definitely stay here again. We started in the Wellington Suite, which is a 3rd floor suite with a private balcony. It is a, cozy, room. Unfortunately, my better half did not appreciate the extra firm mattress. Fortunately, it was the middle of the week, and the inn Keeper let my girl walk around to the non reserved rooms to pick out one she did like! We ended up in the Nightingale room which had a decidedly plush king and a large room. The staff are incredibly accommodating, and the rooms are very nice. Parking is about a 5 minute walk from there on a private lot with plenty of room. You won't need your car anyway. We parked on Wednesday, and didn't start the truck again till Saturday. If you are in any shape at all, and I say that as a 300+lb man, you can get to all of St George st, the Fort, several wonderful restaurants, many museums, and bunches of bars on foot. What you cannot reach on foot, I highly recommend the trolly/train (which are different). All external entrances are numeric keypad, and internal are traditional key. I think all of the rooms are accessible from the outside stairs, and/or the elevator. You're free to come and go as you please. Make sure you don't pass up breakfast. It may be the best meal you get in St Augustine! Their breakfasts are wonderful! read more
