Awesome service from Royal Realty! Frances S. is my property manager and most recently my Realtor. I have had a great experience with the property management since 2010. I don't need to worry about looking for good tenants or worrying about the many problems that come up at all hours of the day. This has made being a landlord a breeze and so worth the cost. I recently sold our home and got a great plan and timeline to prepare and work through the whole process. Thank you so much to Royal Realty and Frances S. for a job well done! read more

At first royal realty seemed like a good and reliable company to rent from. The property manager Shari was absolutely wonderful. She got us into our house quickly as we need it and was always there for us if needed but was not often needed. Unfortunately Shari left the company two months before our lease was up. The company gave us no notification of this happening and we were therefore left without a property manager for the last two months of our stay. They provided us with a new property manager for move out that was not what we wanted at all especially after having somebody as great as Shari. Arlene was very slow to respond through all communication with her whether it be text call or email and treated us in my opinion very poorly throughout our move out process (very stressful time) for young adults that are still learning what it's like to rent from realty companies. Would NOT recommend this company, especially if you have a choice to go with another company. read more

Royal Realty is true to their motto, "Service is KING!" We are a military family and last year we moved from Hawaii to the east coast in late of November 2020, and the whole process with moving and finding a property manager was nerve-racking! After researching other property management companies, we decided to go with Royal Realty and hired Michelle Lum, from Royal Realty. We started the process in July of 2020 but ended up deciding to sell our property around October 2020 instead of renting out, so Michelle Lum, was very accommodating, patient, and extremely helpful throughout the entire process! We ended up hiring her as our agent for our home selling process, and she's helped take much needed stress away from preparing our home for sale, as we focused on our moving. After we decided to sell our home, Michelle Lum, ended up hitting the ground running, recommending trusted businesses to work with to help renovate our home and get it ready for market, offering advice on listing price with current market conditions, and going above and beyond to help take some of the burden of the home selling process away from our plate. We put our trust in her and she did not disappoint. We were able to get our house ready for listing in early December 2020, after just a week of being on the market we had multiple offers! At that time, we had already moved off-island, and Michelle Lum constantly reassured us that she would make sure everything gets taken care of, and she kept her word. She is great with communication, so even abroad, we were able to communicate with her any questions or issues that came up, she was always available to answer our questions and reassure us that she was getting things taken care of throughout our home selling process. Fast forward to today, we are happy to have sold our home, with the help of Michelle Lum, of Royal Realty! We are so grateful that we made the right choice, and would definitely recommend Michelle Lum, and Royal Realty's services to family and friends who are looking to sell, rent, or buy property on Oahu. Thank you, Royal Realty and thank you so much, Michelle Lum for going above and beyond to help us with our varied real estate needs. read more

I couldn't be happier with the experience I've had with Royal Realty. I was a tenant at one of Jacqueline Little's management properties. I would definitely recommend her if your looking for a professional property manager. Rest assured your property is in good hands. She was the point person from the initial viewing to the final walk through. I have worked with Jacqueline for over a year and she and her team have been great. I have been very satisfied with her service and would definitely want to work with her when in need of real estate or property management assistance. Any time I needed to contact her she was always on top of getting a back to me and helped resolve any issues that arose. She is very caring and provides a personal touch that makes you feel like a valued customer. read more

I bought a condo in Honolulu last year. Unfortunately I was not able to make the move. After deciding to rent it, two friends gave me the names of their property managers. Neither one return my phone calls so I went to YELP to search the reviews. That's when I found Preston Cope. I emailed him and immediately got a reply. Preston answered all my questions with expert knowledge and professionalism. This was my first experience in renting and I had no idea how to begin. Fortunately, Preston made it very easy and kept me informed every step of the way. Preston rented the unit very quickly, even during the pandemic. His background check of tenants is so comprehensive that it's easy to see why he has an almost zero eviction rate. It's so comforting to know that Preston's in charge and that I have no worries regarding the tenant or the unit being taken care of. read more

Amazing all around! We recently purchased our vacation condo and needed a reputable property management company to represent us. We found it with Royal Realty. Our agent representative Casey went above and beyond to assist us in getting our condo ready for short term rental. We live in California so communication was crucial in all the steps and Casey was attentive and very, very organized! (We thought we were organized but he takes it to another level) He was there to represent us, when our new furniture arrived he was there to coordinate the setup and also stood in for us when the keys to the condo were delivered. Again above and beyond! Overall because of working with Casey and his company, we never felt pressured or ignored he made the process so smooth. We never had any doubts about the handling of our property. We will continue to use his services and also recommend anyone to Royal Realty without any hesitation! Thank you again Casey for your continued hard work! Mahalo! - The Jio's read more

Lynell Hart and Frances Sagun are the best realtors I have ever worked with. Very professional and very accommodating. I just moved back to Hawaii and finding a nice rental for a good value was very tough until I worked with Shari at Royal Realty. She worked with me knowing my challenges of moving back from 5000 miles away to immediately start a new job. Shari was the first to guarantee me a place to live. She was also very diligent and timely in making sure I presented the right documents and references. She made this big move a lot less stressful than it could have possibly turned into. Im also very happy with the unit she found for me. I now feel like I made the right decision to move back. read more

Jacqueline Little is the most attentive & professional property manager I have ever done business with. She has a very understanding demeanor and every time I had an issue, it was handled with a sense of urgency and importance - She NEVER made me feel like "just another tenant", but more like a family member that needed her immediate attention. It is rare to find such a GEM in the world of Property Management these days :) Mahalo Jacky! I also had the pleasure of receiving assistance from Shari Sodetani - she too is both organized and professional. These ladies just make you feel like a priority and everything was handled so efficiently! SUCH GREAT SERVICE FROM THE TEAM AT ROYAL REALTY - THANKS AGAIN!! read more

Jennifer Peele has been a tremendous blessing to me, going above and beyond to help me through the rental process . My roommate is on the mainland so everything had to be done via Internet, and for two old ladies, that was challenging. We couldn't have done it without Jennifer's patience and help. Jennifer has also been a terrific property manager, making sure things are right (this is the first time this unit has been a rental) and everything is in excellent working order. She was even more concerned than I was about the appliances, which are fine. As soon as I signed the lease, Jennifer called an appliance repairman to make sure the gas range was working correctly (it looked quite new to me), so I could cook Easter dinner on the 1st. A big Mahalo to Jennifer and Royal Realty! read more

Shari Sodetani was great in helping us view a rental property. We had the honor and pleasure to work with Monica Since we met Monica, she has been very easy to work with her "Aloha" attitude and has always been in communication with us throughout the whole process of selling our condo. She made many recommendations of what we should do to make our home more sellable. Monica worked diligently with us to make this process as easy as possible for us. Many situations arose where we became worried about the process and negotiations, but Monica tirelessly accommodated these situations with her professionalism, "kokua" and positive attitude to resolve these in a timely manner. During stressful times, Monica went out of her way to clean our condo to prep for possible buyers and proactively inspected areas and took pictures to help in negotiations and agreements. We knew we had chosen the right realtor with her being so organized and efficient in her actions. Monica continued to follow up with us and being in constant communication to help ease the transactions ongoing. We have been extremely happy with Monica. This is a LONG review, please read the entire thing before passing any judgement. Rented a multi-apartment home in Honolulu (three apartments in one house) from Spring 2021 to late Summer 2022. The Realtor that I used was Shari. With the initial paperwork, I would give Shari 4/5 stars. She responded in a fairly timely manner, and was able to get the paperwork done fairly quickly. After that, it went downhill FAST.  Upon moving in, I discovered that mold was growing on the walls. A handyman came out, painted over the mold, and of course it grew back.  When I returned in February 2022(deployment), I requested to extend the lease. Shari stated that she would get back to me with the paperwork. I never received a response. Also immediately after my return, I noticed a large black spot on the overhead light in the bathroom. (The electrical insulation was melting due to the residual heat of the electricity flowing through the light, and dripping onto the floor and toilet.) I submitted a maintenance request (via Portal), and never received an answer. Mid-March 2022, the oven quit working. Submitted maintenance requests for the oven(via portal). At this point, I still hadn't heard anything from the first request. Early April, the window A/C unit started leaking. A/C tech came out to look at it, cleaned it, and then told me to replace the unit. I submitted a maintenance request (via portal) for the A/C unit. At this time, the prior two requests were REMOVED from the site. Late April/May 2022,  bathroom lights had gotten worse. The dripping insulation felt like tar, and could not be removed from the floor and toilet. Submitted three new maintenance requests for all three items, emailed Shari for confirmation of receipt of requests.  June/July 2022. All three requests were removed from the site. Called office numbers/cell phone for realtor. No answer or return calls. Submitted requests again, and sent another followup email.  Late July 2022. Submitted another 3 maintenance requests. Continued calling Shari and emailing.  August 3rd, 2022. Was able to get in contact with Shari via phone. During that time, she informed me that the Royal Realty staff wasn't able to view maintenance requests via the web site. Spoke at length about the 3 items that I requested to be fixed. In that conversation, she informed me that I HAD to be moved out prior to LABOR DAY weekend because the landlord was selling the house. When I brought up how illegal this was, especially without the lack of written notice, she just brushed it off and restated that I had to be moved out prior to Labor DAY. Unwillingly, I acknowledged the verbal notice because based on her verbiage, Shari made it seem like the landlord was selling the property ASAP. On top of that, the three main issues were adding up, and making it difficult to live on property. - I reminded Shari again on Saturday and Sunday (August 6th and 7th) about getting a handyman out to the property to look at the place. She told me Saturday that a handyman would be out on Monday (August 8th), but the handyman (Gerome) told me later that she didn't confirm the appointment until mid Monday afternoon. Obviously the handyman could't come with an hour's notice, so the appointment was postponed.  Gerome (handyman) came to the house on Sunday August 17th to look at the issues, and sent a quote to Shari the same day. In that appointment, he asked me how I was planning to pay because Shari told him that I would be the one footing the bill. I told him that he was misinformed , and the payment would be processed through/by Shari. During that appointment, Gerome informed me that the wiring on the back of the oven was burnt off and was NOT to be used under ANY circumstances, the A/C unit was old and needed replaced before the water could damage the window sill, wall, and countertop, and the light in the bathroom needed to be replaced ASAP. On August 19th, Gerome sent another text to follow up with Shari. No response. August 16th, 2022 - I sent an email to the Customer Service for Royal Realty since I was not receiving any response from Shari. In this email I stated that I would be moved out, have the place professionally cleaned, and requested a check out appointment on August 26th. Their response requested that I not make contact with Shari, and informed me that another Realtor would take her place. August 26th, 2022 - Checked out with Preston. He informed me that the September rent that I had paid in advance, the FULL security deposit, and the cleaning fee of the "professional" cleaners that they required I hired would be refunded in full. Overall experience with Preston . September 17th, 2022 - I had received the FULL payment that they promised me. I do not want this review to discourage anyone from renting a property from this place, but please do your research. Overall I would give this entire experience a VERY generous 1.5/5 stars. read more

I am literally the luckiest person to have found a listing that was managed by Shari. She responds quickly, explains why if she can't respond immediately , and does her work so promptly! Me and my fiancé and 3yr old son was looking to move back to Hawaii where we are from and have struggled so much with the move and Shari made it so quick and smooth you just wouldn't believe it. Sometimes in life you literally need someone(anyone) to have an open heart and toss you bone during a hard time, and thankfully she had one of the biggest hearts. She reached out right away after I emailed interest and took the time to speak to me and also hear me out. A lot of times I feel that doesn't happen. She heard that I am a mother and that I just want to live happily back in the apartments I grew up in as a child. The fact that she spoke to me as a person and not just a possible tenant... really struck me. I almost didn't want to get my hopes up but Shari made my apartment dreams come true. By the 3rd day I believe she blessed us with the amazing news that we got it. I am also super thankful to the owner as well. It's a wonderful apartment and my picky fiancé definitely doesn't complain at all. I have been in situations that people who are better candidates get rentals over me. So I am so thankful living here everyday knowing my little family is safe. It also gives my in laws peace of mind which I care about a lot. I appreciate how Shari works so hard and puts her kindness with her professionalism in her work. I call people like that a rare gem. read more
