This review is to state a violation of the landlord/tenant code when Tom Mukai, a realtor for…read moreLocations LLC, entered my rental unit. I was not informed nor was I never notified from my landlord Gavin Baer, also a agent from Locations LLC, that Tom Mukai had obtained a spare key and was entering my apartment without my knowledge. On June 15, 2026, I received a 45 day vacate notice from my landlord Gavin Baer citing that the owner needed the unit for a family emergency. Later I found out that my family was being vacated because the owner was listing his apartment for sale. The 45 day vacate notice gives me until August 15 to completely vacate the Unit. One of the conditions in the rental agreement is to have the apartment cleaned by a professional cleaner. I had a cleaner scheduled for July 31, 2026, at 9am but there was a miscommunication between the cleaning team. My final inspection was also scheduled on the 31st at 130pm but needed to be rescheduled due to the cleaners not showing up. I contacted my landlord and informed him of the problem and asked if I could schedule the final inspection on August 1st. Gavin Baer told me that he was busy that day but really needed to pick up the keys from me so another agent could take photos for a listing. Gavin stated that he was going to call me back and either schedule the picking up of the keys on Sunday Aug 2nd or Monday Aug 3rd however I never received a call from Gavin. On July 31, 2026, at around 330pm I received a call from the cleaners, who was supposed to clean the unit at 9am. The cleaners apologized for not showing up and not returning my calls and wanted to make things right. They showed up around 415pm and started cleaning the unit. I stayed at the unit and assisted with the clean up. I later removed the window screens and went down to the parking structure to wash the screens. When I returned to the apartment at around 348pm, I found a realtor named Tom Mukai standing inside of my unit while the cleaners was cleaning my apartment. I asked Tom Mukai what are you doing in my unit and he stated that he picked up the spare keys from Gavin Baer. Tom Mukai stated that he was there to take photos of the apartment for his listing. I told Tom Mukai that you are not supposed to be in the unit and Tom stated that my lease agreement ended on July 31, 2026. I told Tom Mukai that my lease agreement is still valid until August 15, 2026, and that I still have all the keys. Tom Mukai kept saying "what's the big deal, it's not a big deal". I told Tom Mukai that you just violated the landlord/tenant code and I immediately called Gavin Baer to inform him of the situation. While talking to Gavin Baer via speakerphone Gavin Baer admitted to giving Tom Mukai the spare keys but stated that he did not know that Tom Mukai would go to the apartment. I was fortunate to have the cleaners as witnesses to the whole incident and called 911 to document this incident in a police report. I also sent Gavin Baer an email stating what occurred and he acknowledged the events that took place however I never received an apology from Gavin Baer or Tom Mukai. Gavin Baer also informed me that I did not have to be present for the final inspection and gave me instructions to lock all of the keys and clickers in the apartment. After the cleaners was completed on the 31st I took photos of the unit and locked the doors. My wife and I have been renting the unit for 6 years and has never missed a payment. We raised two of our children in that unit and was expecting our third child to also be raised in that unit until the 45 day vacate notice was given.

Coincidently, I received a rejection from HPPM due to my Credit Report Score from Experian which contains serious errors and I was not given an opportunity to address the issues cited. My calls to Monica were not returned which is very interesting. I am a member of a protected class population and should HPPM not be willing to discuss a legitimate reason that I was not given an invitation to submit supplemental documentation, I will act accordingly to exercise appropriate Federal and State protections. Through their neglect, my husband and I suffered in the tens of thousands of dollars renovating our condo (down to the sub-floors). HappyDoors allegedly completed a final walk through of the unit, provided a minimal list of due outs (with an absolutely astronomically priced labor estimate of fixes) and returned the renters deposit. Only for my sister to find the unit with urine soaked floors, spongy in some areas, and a grotesque overall appearance - some examples were dark gray filthy doors (which were once white), personal property and baseboards gnawed on by some sort of animal (assuming dogs), rusted tub, and scratched floors. To make matters worse, they then quickly signed somebody new, did no periodic checks and it wasn't until neighbors found a way to contact me, that we learned of unauthorized dogs (that we paid HOA penalties for) who were defecating all over the communal property and terrorizing others by being outside (unleashed). Those tenants also further destroyed the unit (which we finally parted ways with happy doors following this) and had to completely gut it. I always felt like they sided with literally everyone but me, even though my family was at the receiving end of massive financial loss. Save yourself time and money and find a different company to represent you AND protect your property.

They told me I was fortunate since I had two months left of my rent. Knowing this I could have stayed at property but since we were already moved out there was nothing I could do but accept the outcome. We recently moved out, after living for 5 years in a one bedroom apartment at 400 Hobron Ln, The…read moreVilla at Eaton Square. This place was roach infested from the start of our lease. We were unable to use a majority of the kitchen cabinets, as they were faultily built with cracks and spaces all throughout the cabinets and counter tops where the roaches would have access and constantly leave a mess everywhere. And when we told the people who were sent for regular maintenance inspections that there was a roach problem, their response was "Yeah it's a problem. we get that complaint from a lot of the apartments in this building." So they acknowledged the problem but did nothing about it. We did once pay with our own money for pest control that the building offered, but they just sprayed chemicals for less that a minute in the kitchen and the problem didn't resolve or improve so I was not willing to pay for toxic chemicals to be sprayed in my home again. I've suffered from asthma and eczema and am sensitive to strong cleaners, pesticides/insecticides and fragrances so I avoid using those in my home. Instead I use natural non-toxic cleaning products. Also being pregnant, and having a toddler I was very careful about what I bring and use in my home. When moving out, we barely interacted with our property manager Ian, but instead with the relator he was working with named Marsha. Marsha and Ian came to check the apartment and take pictures for listing and Marsha told us they would be listing the apartment next week, and to start looking for a place to move. So we did and ended up moving out the next month, and they still hadn't listed the place. Anyways, we asked our property manger Ian for a list of cleaning vendors that they suggest and work with and he said to talk to Marsha the Relator. Marsha said she had a cleaner who was already working on another apartment in the building and he could do the cleaning, carpet cleaning and fix paint if needed but we had be completely moved out and officially hand over the keys to her 4 days before our scheduled move out date, so she could give they keys to the cleaner and it would take him the next 4 days to complete. This was very stressful and really messed with our moving out process. But we did it because Marsha said that if we went with another cleaner, we could end up having to pay more if they needed to come back to clean more. We checked with Ian and he was okay with this, so on our last day I met with Marsha at 6pm and she had me and my brother help her check all the cabinets were empty. She sprayed Raid roach killing spray all throughout the apartment, the fumes were so strong I had a head ache and felt sick, and we still had to stay standing in the apartment for about an hour and a half as she inspected the place and talked a lot to us. I showed her the mailbox and the parking lot. She also had me bend over behind the toilet to turn off the water, mind you I'm 6 months pregnant with all of this happening. I felt like it was a very unprofessional and it took way longer than expected, almost 2 hours in total before we said goodbye and I could finally get back to my toddler. I think or hope it would've been different if the property manager Ian had handled the check out inspection and handing over of keys instead of the relator. Now 3 weeks after moving out, we've received our security deposit return check and notice, which is a lot less than we were expecting. We asked for an itemized receipt with our return and were told yes, but only received this "breakout". Now seeing we were charged $890 for cleaning and carpet is ridiculous. We lived in a small 1 bedroom apartment which was left pretty much the same was we found it, plus 5 years of normal lived in wear and tear, without any maintenance on the property managements part, besides fixing the washing machine a couple times when it would stop working. We left the apartment bare, the same way we found it and generally cleaned what was in our control. I have no idea how it costs nearly a thousand dollars for the cleaning fee of that apartment. And without an itemized receipt. It doesn't add up. Also the $200 charge for roach treatment is not our responsibility to pay, we did not cause the roach infestation, and had previously complained about it to the management company who ignored the problem. We always had combat and hoy hoy roach traps in every cabinet and around the kitchen, it did not fix the problem and I was not willing to spray toxic chemicals in my home daily at the expense of my family and our health. It was always a problem that we had to deal with and it will continue to be a problem unless they fix the cabinets/countertops and seal all cracks, holes to cover the access points and hiding spots for the nests, they will come back especially with the roaches traveling from the trash room and apartment to apartment through the pipes, electrical outlets, AC vents, ect.
