Renting in Honolulu right now is incredibly competitive--every showing I went to had 30+ other people applying on the spot. I took a chance and applied for a unit through Marie Hansen Properties before even seeing it because I knew how fast things go here. I ended up getting a call from Rhonda Hutchinson, letting me know that the original unit was already rented--but she had another one available in the same building that was very similar. She offered to set up a one-on-one showing, which was such a breath of fresh air compared to the big group showings I'd gotten used to, where it was hard to ask questions or get a good feel for the place. My review is based on a property owner's perspective seeking real estate management services. I was very impressed when I met with Cheryl Kunimoto. Historically we have had very negative experiences with other property management companies who have neglected their duties for our property resulting to a lot of damages, expenses, and losses. We were in a dire situation and Cheryl was very transparent with us. She was very knowledgeable of the situation and was very honest with us when making an evaluation. Unfortunately our property did not meet the standards to be managed by most companies but she was still helpful by empathetically listening to our needs and providing other connections in the real estate industry to help resolve our specific issues even though we were no longer eligible for her services. Most property managers would probably just decline and walk away but Cheryl was truly compassionate and provided us guidance exemplifying exceptional customer service and aloha. I highly recommend consulting her if you own property for rentals and want to protect your investment or additional home you plan to pass on to family so you can prevent any headaches down the road. I had contacted Sherie Hitchcock 8 hours after she listed a unit on Craigslist. We happen to rent the unit right next door and are actively looking. I left a message for her explaining I had seen the unit when it was for sale and wanted to speak with her. Never received a callback. I called today and received her voicemail again so I sent a text and nothing. Two hours later she was at the property and I waved her down as she was pulling out. She was completely rude. Told me she was busy and had 7 applicants before me. This is 100% unprofessional! I Will not be using this agency ever. ** I just wanted to update my review so people are aware. I received a phone call shortly after this review from Sherie saying she had just heard my message and was available to show the listing. At this point, we were no longer interested and did not move forward that was the end of that, so we thought. We had two calls made to our management company complaining about us from Sherie. Once about are garbage can and then parking to unload the groceries. She sat in her car and waited for the security to come to our door, watched, and then drove away. They had told us the Realtor had called. We have lived here for some time and have NEVER had anyone complain about anything we have done. It has been a year since we signed with Marie Hansen Properties (MHP), and our experience with Ms. Sherie Hitchock (property manager) has been wonderful. We had interviewed two other well known Honolulu firms, but it was the professionalism of Ms. Cheryl Kunimoto (President of MHP), her presentation of her company and Sherie's tenacity during our first meeting that made all the difference. For example, Sherie's attention to details, such as home maintenance, experience with nuances of landlord--tenant rules, property marketing, and skills in screening for best qualified tenants served us very well during the early stages of the COVID-19 pandemic. Our ideal tenants are very happy and ready to renew the lease for another full year. My wife's intuition to choose a strong and respectable woman owned business was absolutely spot on. We cannot imagine leaving our beautiful Hawaii Kai property with anyone else to manage for us while we are away in the mainland. The agents are independent contractors. One of them refused to show me a "lease" before demanding that I give them a cashier's check for the full security amount of almost $3000. She said she would "prepare" the lease later and get back to me. Turns out they use a mainland company to do the leases (if they do) AFTER they get the money. Also, very bad about returning phone calls and answering questions directly. Very sketchy. read more

I went into this experience as a tenant with a positive attitude but I will definitely not be using MHP again. I had a roommate addendum so I viewed the apartment virtually with my roommate. I was under the impression that my room would be cleaned and ready to move in but to my horror, I found various items under the bed, in my drawers, in my closets, and under my sink. I was told the carpet would be cleaned but even my property manager said "it didn't look like they cleaned it at all." when I moved in. She even licked her finger and dragged it on my kitchen counter to test the cleanliness, which was disgusting. I don't want someone else's spit where I prepare food. A family friend who helped me move in said "it doesn't seem like they care about the stains on their carpets." The bathroom stunk of mildew, the refrigerator filter was not replaced for over two years, and when I put in a maintenance request... it was never fixed even after seven months. When I first moved in, I flushed the toilet with nothing in it and black substances floated to the top. My property manager came to take a look at it and said herself that it was disgusting. She told me that she would bring carpet cleaner for the large stains but never did. So I ended up buying the cleaner myself and scrubbing the stains out with my own hands. I removed LITERALLY, I cannot make this up, over 20 blankets and pillows that were stuffed into closets from previous residents. I threw out food that were over two years expired from previous residents. I even hauled out the belongings of the previous resident that were left INSIDE MY ROOM THAT I RENTED from large cardboard boxes for TVs, rocks?, oatmeal packages, goggles, a curtain rod that was taped to the bathroom, and other miscellaneous items like pens and chargers. It was gross having to touch someone else's items in my room that she claimed was professionally cleaned. I had to constantly scrub the mildew smell out of the tiles and bathroom and I undeniably left the place better than when I moved in. I threw away over 40 trash bags full of items left by the previous tenants (books, papers, tennis rackets, etc.) and hauled them out for three days straight without sleeping because I was working AND in school. She told me that after signing the lease, I basically agreed to move into the apartment with the state that it was in. I tried to refrain from complaining to my property manager because she seemed so busy. As in, she wouldn't reply for two weeks sometimes. I was patient and I wasn't too upset about that. The part that got me enraged was when she contacted me after I moved out because I didn't throw everything away. You mean like when I moved in? Like when I hauled out all of the belongings of generations of previous tenants myself? The new tenant also had an incident that caused a bill and she rudely blamed it on me. If the problem was brought to my attention earlier, I would have helped without any issue. It was the fact that she had the audacity to talk to me in the manner she did without ever acknowledging the terrible experiences I had to go through while living on a property managed by her. She said she "really had nothing to do with what was there." and that the room was professionally cleaned. If it was professionally cleaned, why did I find LITERAL volcanic rocks under my bed, packaged food, and trash? I even considered renting a Pacifica unit from MHP right until that terrible experience. Seeing the responses to the reviews on Yelp, I am not happy with how this company addresses their clients complaints. I would appreciate seeing accountability instead of going around the issues with excuses. read more

So after my checkout we did get into an altercation. The basis of your comments are untrue and you are using my daughter to shame me. Also, no altercation was done to the property because it was taken off upon departure of the property. More time was requested for move out because of the amount of equipment that needed to be moved and you refused to give me time. Knowing that I had multiple surgeries. You made sure to tell every rental property I applied to, that I was a terrible tenant so I was unable to find a place fast enough to move. Your property manager wanted to and did the inspection by herself. This made the inspection longer than it needed to be. We both have over 800+ credit with six figure incomes and perfect rental history. This is for owners seeking property management: MHP is a well-known property management company in the Honolulu area and I opted to employ them to look after my Waikiki condo prior to a year-long deployment. It took them a few months to find a tenant for my place, but once they did, they found a responsible one, which I appreciated. What bothered me the most about them was a lack of timely communication regarding necessary maintenance work that had to be completed while I was away. Matter of fact it took them 7 months to inform me that my place needed a plumber to fix the hot water heater and that it was going to cost me $400. That's unacceptable. Of course, they blamed their plumbing contractor for not providing them with a bill in a timely fashion, but that should not have stopped them from telling me that this work was done or providing me with an estimate for it. My condo building receptionist had a very difficult time reaching my agent when a slow water leak appeared in my unit. This led to a need for a locksmith to enter my place to stop the leaky toilet. None of this was my agent's or MHP's fault, of course. If you're looking for a property manager, do your homework. MHP may not be the right choice for you. It wasn't for me. read more

I have just gone through a similar experience as Michele W. has with Marie Hansen Properties. The incompetent, absent-minded and misleading agent that I dealt with was Druidy. I scheduled a showing with her for a unit in Honolulu. While we were in the unit, she mentioned that another person was interested. She persistently urged me to look at other properties on their website. If that was the case, then she should not have set up an appointment to show the apartment to me. After the showing, I told her that I would think about it. The day after, I spoke with her and she informed me that the other person was taking his time and "talking it over" with his family. She has not heard back from him in days. She assured me that if I submitted an application, she would approve it. I confirmed with her, letting her know that I am in temporary housing and if she would approve my application, I would not extend my housing since I will be moving into the apartment. She reassured me that she was in the office and she suggested for me to submit an application so she could finalize the application. Only if she meant what she said and if didn't lie to me and misled me... I tried contacting her multiple times after I submitted the application. She did not get back to me for days, telling me that she does not give her cell phone number out and that she does not work on weekends. Contradictorily, she texted me informing me that she decided to give the apartment to the other person. Suddenly she does have a cell phone but lacked the courage to deliver the message verbally. The other person had a co-signer that lives on the other side of the country. Meanwhile, I have a great job and excellent credit. It is right now 10:30pm on a Wednesday night. I am a single woman with NO PLACE TO GO tomorrow, on an island by myself. I reached out to her broker, all she could offer was an apology. An apology does not shelter me, nor does it reverse the consequences I have to face based on her agent's unfair and misleading real estate conducts. This is after Druidy making a point in telling me that all of their agents pride themselves in accuracy and helping people finding their homes. This management company is laughable and their business ethics and conducts are highly questionable. Stay away. read more

COMPANY WITH ALOHA! Sue is currently our property manager, who made the transition to Oahu extremely easy! She is extremely personable and makes herself available to speak with tenants through a variety of channels including her cellphone, work line, email, and of course in person! She has such a warm and caring motherly personality, and takes the time to make her clients feel comfortable with the transition of moving and settling in. During our move-in process, Sue added that extra touch to check on how we were doing, and if we needed any additional help/resources and offering her own insight to places to check out within our own community and around the island. She also upholds a high professional standard and responds within one business day by email and as soon as possible by phone. At the beginning of the year, Sue acted as our liaison between the house owner and the tenants by communicating rental expectations and allowing us time to also ask questions, make requests and provide input. It is evident to see her hard-working personality, that works to ensure that both the owners and tenants are happy. During this year, we had a sink leakage and Sue was able to get us a plumber to the property within an hour! When our dryer broke down, we were able to get it replaced within the next week. (Coordination of delivery and purchase of dryer courtesy of Sue.) The Marie Hansen company also makes renting extremely convenient by allowing tenants to pay their rent online through the portal. During our property search, we were off island, therefore being able to browse through properties and inquire online was also very helpful. The portal is simple to navigate through, with various tabs that take you to the respective page. I really like how you are also able to set up auto-pay and payment reminders that are sent directly to your email. Furthermore, any type of maintenance requests are able to be made directly on the site and action is taken with a sense of urgency. I just have to let others know what a great experience I had working with Rhonda, who is the agent for a unit on Monsarrat. Having dealt with other jokes of agencies I had pretty much given up the thought of ever having a pleasant experience with a property management company. Rhonda was quick to schedule a showing, and very accommodating to our needs with the rental agreement. I knew Rhonda would have been on top of things and taken care of the unit. Sadly the apartment wasn't for us in the end and I can't comment on how the situation would be once rented but this pleasant experience has put a little faith back in me about property companies in Hawaii. My partner and I just moved here from Louisiana. My partner is in the military. We found this apartment on apartments.com we're currently in a hotel until we find a place. After viewing the photos we decided to call and set up a tour. It took two days to hear back from Sue after emailing and calling. After meeting with her and viewing the apartment in person we fell in love with it. Sue was ready to accept our security deposit the same day and informed us on everything she needed. We submitted our applications and gave her all of our information and informed her when we would have the security deposit and our availability to move in. She then questioned our ability to pay for the security deposit and rent after we'd shown her full proof of our incomes together and separately. Rudely questioning "where is all this money coming from?" She ignored our calls and text messages and never got back with us. That is until we reached out to speak with the owners on the updated decision. Because we have a limited amount of time to find a place on the military's behave. Immediately after speaking with management that refused to release any information about the owners or contact information Sue texted stating "Hi this is Sue from Marie Hansen Properties. I am sorry for the delay, as I explained earlier, I was waiting for a communication from the owner. We will not be able to offer you a lease on the apartment at Honolulu Park Place. You will receive an email communication to that effect later this evening. The Honolulu Park Place management office has nothing to do with rentals as all of the units are individually owned. There is no need to continue to bad mouth me personally either there or at my office. Best of luck in your future housing search." I then responded with "First of all it's pretty amazing how you have answers this very moment. That's all you had to say to begin with yes or no. Secondly, I don't need to bad mouth you at all. That wasn't what I was doing. I stated facts, you answer the phone and reply back only when you want to. You are already fully aware that Megan is in the military and there's a short period of time she has to find a place. The customer is always right remember that! Check your reviews as a renter for knowledge on complaints for your constant delays. Which shows how unprofessional and behind schedule you would be as a landlord. Lastly, we don't need your luck!". Then she still replied with "I advised you when I showed you the unit that there were other prospects that I had to show and that I had to confirm with the owner what information I had. If you feel that my responsibility to the owner (called due diligence) is unprofessional, then so be it. I had very limited info from you, attempted to work with your credit, things just did not work out. I finally spoke to the owner this afternoon and I responded to you. I had hoped to work with you both, but am unable to do so right now. I know you do not need luck, that was the wrong word...it was more in the spirit of aloha...best wishes to you both". She's lying we gave her every piece of information she needed the only thing she didn't have was an official LES for Megan that we've already informed her would be here on 03/24/17. As far as the credit scores it was to bad for her to inform me that it was okay as long as we started making payments and could verify it. She told me that my credit score was enough and Megan's wasn't so we called Experian and found out the things on them and it was only student loans, one medical bill , phone bill and cable bill that all fell delinquent when she as stationed overseas in Dubai. In reference of the student loans it is the governments policy to not withdraw funds from a persons account when the person is deployed. Other than that we called and paid in full for the other things on the account the very next day. She completely ignored us afterwards. She decided not to pursue renting to us because of our complaint. This is business not personal. As new residents of Hawaii and renters we are looking for serious landlords. Always professional, communication is great, maintenance request gets done quickly, and the list goes on. They're constantly looking out for you, whether they send out typhoon/hurricane warning emails or updating you about potential laws that could affect the landlord or you as a tenant, they're always on top of their game. I like the part of town that the rental is in. I like the design of the house and that there's a pool. But, it takes months to get plumbing problems fixed and although the fence was broken months ago, it still hasn't been fixed.
