NUMBER ONE COMPLAINT! The move out information basically says in a thinly veiled way that if you do not use their "preferred cleaners" you won't get your security deposit back. These cleaners charge an absolutely insane rate, $500 quote site unseen. I have kept my apartment perfectly clean and own a carpet cleaner, there is barely anything for them to clean. But given the wording of the move out instructions, as well as the experience of other yelpers, I don't believe for a second that I would get my security deposit back if I cleaned it myself. They even strongly advise against using any other cleaning company. I also don't think that these cleaners necessarily do $500 worth of cleaning because when I moved in there were still remnants of the previous tenants that should have been cleaned up such as tape on the walls, balled up foil stuck in cracks etc. The way that this stuff is worded I can only assume that the cleaning company is either secretly owned by Oishi's or gives them a massive kickback. Absolutely despicable in my opinion, but what the hell can I even do. Decent experience actually living here though. They do fix things within an appropriate time frame if you can get a hold of them. The phone system is complicated where you have to enter an extension to actually talk to a human and I have no idea what extension I should use or who it is I need to talk to. They treat you pretty nice. Every year my rent is increased but only by $10 so no biggie. My move-out date was 10/31/2025. Through early December, I did not receive my security deposit. After I contacted Oishi's Property Management, they said that they mailed it on 11/10/2025, but I never received that mailing. I later received a second mailing on 12/19/2025, which they said was a reissued/resend. In the second mailing, about $700 was deducted from my $1,600 security deposit. The documentation I received did not clearly explain the deductions, and I am currently trying to obtain complete copies of the move-out statement/ledger and supporting documents (invoices/work orders and photos). On the day my rent was debited, I noticed Oishi had processed three separate utility charges for the same billing period, resulting in a massive $480 overcharge on my account. My immediate attempts to contact them were met with silence. I called, was directed to billing, and left a voicemail that was never returned. Knowing their reputation, I sent an email via their website. The next day, I finally received a response from the Executive Vice President, who acknowledged and apologized for the error, confirming the charges had been corrected. Great--the charge was fixed. This is where my frustration escalated into genuine dissatisfaction with their lack of professionalism and effort to rectify the situation THEY created. I immediately emailed back, requesting a credit/refund of the $480 back to my checking account. I explained that having $480 tied up was a significant issue, as I had other bills due in the coming days. The EVP's response was dismissive: "I apologize this will just stay as a credit on your account so you can short your rent by this month next month" "Just stay as a credit," she said, as if being short $480 for an entire month was no big deal. I promptly emailed back, reiterating the urgency of their error and firmly requesting a proper fix: either an electronic credit or a refund check. When I received no response the next business day, I emailed again with the same request the day after. Finally, I received an e-mail from the same EVP: "We are sending a check" While I don't expect profuse apologies (she already gave one), the silence and curt response demonstrate a profound disregard and disrespect. A professional reply--like, "We received your email and will get right back to you on when to expect your refund check"--is the bare minimum. I previously worked with a leasing company that was professional, attentive, able to be reached, and had a sense of urgency when I had issues with my unit. I've never done a review on Yelp before but I was compelled to do one now. I wish before we rented this place, we knew what we were getting into. The viewing was okay and there were a lot of people at the open house, so we weren't even sure if we're going to be selected. Luckily we did, but then it kind of went downhill from there. Within a year, I'd say even within the first 6 months, we already got a rent increase. Fine. The housing market isn't doing well. Lived here almost 3 years now and we got another rent increase! And this is only for the property, all utilities are paid by us. 4 bedroom attached house is now $3270. How can we afford this in this economy? You would think some renters would include water or electricity but no. And I also remember when we went to the office to sign papers, one older Asian guy was so rude to his workers. I don't know if he's the boss but the way he was talking to them in front of customers was so unprofessional. They also sent a letter saying they were checking the property and will come in and inspect our house. We've had 2 inspections within the past 6 months. They never checked on us in the 2 years prior but all of a sudden they have to inspect? Our house was clean and none of us could be home because we all had to work. So the second inspection, they left a voicemail saying we need to be more tidy. Do they want an immaculate house? I think if there is room to walk around and the floors are swept and dishes and tables are clear, a little clutter would be okay and shows that we do live here. No one keeps their home spotlessly clean and we knew what needed to be done beforehand but we're all tired when we get home from work, so a spotless house is impossible but they way they kept repeating the word "tidy" over and over again seemed like they have OCD and our version of cleanliness isn't up to their standards. Anyways, besides the rent increases and not communicating when we ask them to fix a hole in our ceiling and broken jalousies, I can't think of one good thing about this company. I rented a unit through Oishi's for 4 years. I was charged to repaint, when that should have been considered wear and tear. In addition, I was issued a broken fob that still functioned upon move in, returned it in the same condition, and was charged to replace it. There were constant plumbing issues because it was an old building that we had to pay out of pocket. At one point, our oven did not work for over 3 weeks and we were not compensated or reduced rent for that month. They strongly recommend you utilize their cleaner upon move out, who charges an exuberant rate. The units are rented out in subpar condition and expected to be returned pristine. Unless I knew this ahead of time I would not have known that "Spalling" would be done to the property in the near future. This type of construction means there would be exterior scraping on the building or the fascia. Have been apartment hunting for the past few months, and the two to three places I have seen from this company - all have been sub par condition. First unit I attempted to look at - attempted to schedule appointment using their VERY DIFFICULT TO NAVIGATE website. You are supposed to receive a CONFIRMATION e-mail - which is NOT provided. I decided to just SHOW UP toooo the building to view the unit - which was listed for 11AM. I waited in that lobby for almost 45 minutes - NOBODY SHOWED UP. My agent and I just happened to see the main OFFICE right across the street, and proceeded to contact the number listed in the Building Directory. Don't know the name of the individual who answered, but he was EXTREMELY RUDE, EXTREMELY UNPROFESSIONAL, and basically used a tone that said he did NOT give a you know what about trying to take care of myself or my agent. And he actually hung up on us *RED FLAG 1* Agent and I called again - and received a different gentleman younger sounding and he stated he would come right out to us. Eventually the grumpy person got up and came to the door, let us in before the younger sounding gentleman got there - but again Grumpy was EXTREMELY GRUFF - demanding to know who it was we were seeing and WHY, and SOMEONE should already be over there. The younger gentleman came up to us, and said he would take over - so Grumpy took off all too readily. We explained we had seen the advertisement listed, had booked appt, and were waiting in the lobby. Said gentleman confessed to us he had gone to the WRONG BUILDING. In addition he stated that the unit had already been rented out. My agent and I were both shocked cuz the unit was still shown as available ON THE WEBSITE!!!!! *RED FLAG 2* All showings per the website listings are considered "AS IS". So even if YOU see issues, and point that out - they say you have to put in a work order request when signing the lease. *RED FLAG 3* Have seen probably 3-4 different units from this unit now - trying to give the benefit of the doubt. Half the time the person who is stated to "SHOW" the place is NOT who is actually THERE. *RED FLAG 4* Now HERE is where I TRULY have to point out the inadequacy of the showers. MAJORITY OF THE TIME THEY DO NOT HAVE ANY INFORMATION ON THE PROPERTY!!!!!!!!!!!!!! There was literally a hole in the wall and ceiling of our shower because of water leaks. Our walls tested positive for asbestos. It took 4 MONTHS to fix and that was AFTER so many back and forth emails and phone calls... vendors for demolishing and construction were scheduled in and out multiple times to see our place and give estimates to the owner. I was told "owner needs to decide whether they want to fix" and here I was thinking it's their responsibility to do so per our contract... also Tanya was so professional and recommended I "find a new place"?? But come to find out the vendors they hired did not want to do business with Oishis anymore and so Oishis hired two guys to fix our apartment shower in two weeks. Love that for us. Worst company ever. Let me start at the beginning. As a tenant they make you watch a video as if you are a child on how to use a disposal. I knew from there I was in for a ride. This company is 100% geared to protect the landlord. But at what cost? Their reputation and the detriment of the tenant, which they treat more like second class citizens. Look at their review score, it doesn't lie. AVOID them -when I had to go through a walk through upon check in...it was so crazy detailed. I knew right then and there, check out was gonna be hell -they make u keep a huge folder with threats that you will pay a huge fee if you lose it -they leave a combat trap box telling you buy one and leave one at check out? what If I dont like that brand, again they dont care -as you stay, there is 100% no way to speak to a live person or leave a msg for support, only a number they have gives you options to just tell them you have a repair need, nothing else?! But again you are the tenant. hehe -so I was like out of there after a year and as my year approached, I was on vacation and when I returned, I noticed someone went into the unit. ANd you can never win no matter how hard you try. So in summary will I EVER use an Oishi rented property for my living situation? Hell NO. Will i bad mouth them to everyone I know...yes. I know that renting in Hawaii is rough but if you see a rental property managed by Oishi's seek out other options. After being homeowners on the mainland for years, we found ourselves back in Hawaii. We rented an older townhome in Kahala and I was thrilled that the property manager was ipmi(or something likes that). I was so bummed when oishis took it over 2 years after we moved in. There were so many issues, but the main one was that there was a leak in the upstairs shower to the point it would leak downstairs. The wood was rotting and the bathroom felt very dangerous. We called them for YEARS to get them to fix it and they never did. They kept sending over handimen who would say this is a job for a contractor. The floor was rotted out. We lived in those conditions for years! Most of the vendors they sent were cheap and unprofessional. When we moved out, they kept 90% of our deposit. They claimed we didn't have it professionally cleaned (we did and we have the receipts). They charged us to professionally clean the home again even though we did so already. Their customer service sucks every time we've reached out. All they care about is making money and their homeowners. They do not care about the renters at all I'm so glad we got our if there and now live in a beautiful 4 bedroom 3 bathroom home that we own. read more

We applied for a house viewing. The site says that someone would contact us within 30 minutes of us applying. No one did. We called the company everyday, to check on the status of our application. They directed us back to the website. When you try to contact them through the website, it takes you back to the phones that no one answers. When the day finally came, to see the potential house for rent, other people showed up as well. We compared stories. We all had the same problem, with no communication from the company. The ad said that the house was 1 1/2 baths and that rent was $1800. When we stepping into the house, it was in fact NOT 1 1/2 baths, but two door entrances to ONE bathroom, and only another sink on the outside of the bathroom. As we were adding our name to the sign-in sheet, the Oishi rep stated that rent was not $1800, but $1950. He also told another person that "We shouldn't even be renting to some of these people. They look good on paper, but once you meet them, they shouldn't even be allowed to rent from us." Every question people asked him was met with a sarcastic answer, "a joke," he said. Apparently being professional wasn't part of the job requirement. After we observed how the Oishi rep interacted with all of us, we left. In my email, is a confirmation of my viewing attendance sent yesterday. with the closing sentence. "we show on time". At 10:50am today I am told, by Hiram - the dude sent to stand out front, the unit has been rented. Nevermind that I left work for an 11am appt. Nevermind I just paid the meter for my 11am appt. I do mind however...you scheduled this for 11 and he who scheduled it, also rented it. If, you as a business can email confirmations, you as a buisness could have mailed out a cancellation cause you made a mistake and have a tenant. You did not show on time...in fact you lied and made nothing but tell Hiram to stand outside and have everyone go home like NO BIG DEAL. Hiram you're good, not on you at all. Be very careful when renting property or using Oishi's Property Management to handle your property affairs. I moved in to a single family home in 2016. In 2018, the sink in the bathroom broke. Water would leak from the bottom of the sink whenever you turn the faucet on. We reported this immediately, since having a sink is essential to washing your hands, brushing your teeth. They sent repair people out twice, but it was ultimately never fixed by the time we moved out in late-2020. That was 2 years without a bathroom sink. 2 years of brushing our teeth in the kitchen sink. No discount on the rent. In 2019, our hot water heater broke from rust. We reported it immediately and we were told a repair person couldn't come out for a month. That was a month with no warm water. A month of cold showers. No discount on the rent. Through all this we paid our rent on time, had no other complaints, received positive feedback from the homeowner, etc. When we moved out in late-2020, we turned over the rental packet, as instructed. The packet had photos of the property the day we moved in and recorded the wear and tare damages. Today, we were notified that they kept $1,120 of our deposit to cover various damages around the house. Damages that were present when we moved in. We'd been ideal tenants. No noise complaints, no late payments and a good relationship with the homeowner. But, Oishi's Property Management was difficult to communicate with, for the 4 years we lived in one of their properties. No apology for the servicing issues, no acknowledgment that this was unacceptable living conditions and they took $1,120 from us - in the end. The people don't care but would take all your security deposit as possible so think twice about have them. Oh what a shame now I see where everyone is coming from with the negative reviews. Everything was fine as always up until they started this big push for everyone to use their new online portal to pay rent (where you're charged a fee every time you pay surprise surprise) Now sending in checks was still fine of course but I told my friend watch, they will probably start "losing checks" to force you to use the online portal and sure enough.... They lost not one but TWO checks (sent separately) that come directly from my bank every single month. My bank tells me when the checks are sent , and also when they get delivered, but of COURSE somehow magically two letters and two checks are just not applied to my account at the beginning of the month. They basically forced me to pay online and eat the extra charges so we won't be evicted 20 days after they lost my checks. Hit me with $100 in late fees and now I had to spend an extra $40 with my bank to put a stop payment on the checks they "lost" so someone does not go and apply those in as well. The letter I got in the mail was the cherry on top too. Threatening to enter my unit by the 22nd etc etc. Wild. I've rented with this company over 4 years and never had a late payment EVER because my checks are automatically sent to them monthly. The way they treat you after years of perfect on time payments and zero issues says it all. If they really wanted me to use the payment portal THAT BADLY they could have just said that instead of bullying me with the "lost mail" and late fees with threatening letters. Just understand that Oishi exists to profit off you the tenant. They will treat you okay while you're a tenant and will address issues with the unit but it's all about protecting their asset. When you move out, expect to be screwed every way possible. You're basically forced to use their preferred contractor at exorbitant rates (C&C Maintenance in our case). If you don't, you will be charged a cleaning fee, and guess who does the inspection to determine if cleaning is needed. Yep, the same contractor, C&C Maintenance. They won't tell you upon move out (probably to avoid the inevitable confrontation when you realize what they're doing to you), They have their contractor do the cleaning inspection later after you're gone and you'll just see the deduction from your deposit. It's a total scam that can't be legal. Clearly there's some kickbacks going on. We had no cleaning deficiencies noted on the move out form but they later withheld $524 from the deposit for cleaning even though it had already been cleaned. I tracked down the actual invoice from the contractor months later. They spent two months doing renovations on the house after we moved out and after all that mess the actual bill for cleaning was just $330. They also charged me $200 for a "stain" on the carpet when they were so old they just ripped out the carpets from the entire house anyway. They had painted the house just before we moved in and left the extra paint, so we used that to do touch up painting before we moved out. Lori Sumida handled our property and she said "well you should know that you can't use that old paint after a few years" even though that's the paint they left for us to use. She charged us $471 for touch up painting. In total, they took $1,278 from our deposit. I fought them in small claims court and after a year got a good chunk of it back but it's a very arduous process which they know most people won't bother with. Lori Sumida is the Vice President, I presume because she was just better than everyone else at screwing over tenants. That's the ethos of their company and their leadership. Housing is tight in Hawaii and they take advantage of that. This house we called home for 6 years was a real gem. It was the best we could find, so we signed the lease despite all the bad reviews about Oishi. If you have a choice, go with another company. If not, just be forewarned that your rent will go up every year and you'll lose virtually all of your deposit unless you're prepared to go to court. read more

I can't believed receiving a letter from Oishi's after almost 8 months after we moved. The owner of the property we rented for less than 2 years is asking us to pay expenses for plumbing works. We moved out in the beginning of January, the letter is dated Sept 11. We moved out of this place because of the owner continued harassment, neighbors were a bit crazy. We were accused of so many things that we did not do. The inspection was completed, signed off and got most of our deposit back... We left the house clean and in better condition before we moved in. They listed a unit on Craigslist and had you register via email for the showing that was to be held at 11 on Tuesday. We arrived early only to be told that the unit was no longer available. They wasted both my time and money. They could have emailed me that the unit was no longer available instead of having me drive to town. As you can see, most of their reviews are poor. I cant say enough HORRIBLE things about this company. I am kicking myself for not doing my research before renting with them-- or even just asking around because my friends have also had terrible experiences. Beyond that, I should have known from day 1 when the property manager was nearly an hour late to my lease signing. I lived in the apartment for 2 years and throughout that time it was always next to impossible to get a response from anyone in the company- then when i tried to follow up, the person who had helped me no longer works there. This happened on three separate occasions with three different employees about the SAME ISSUE. I ended up having to keep in close contact with my homeowner because he was always nice enough to help me, or at least acknowledge my messages. Terrible situation for both me, the tenant, and their homeowner. On two separate occasions they withheld my utility bills from me for 4-6 months and then sent me a package of bills upwards of $1200 and expected me to pay asap. And now that I have moved out, i did not receive my security deposit for 6 weeks after my move out inspection (which is illegal by the way.) And instead of sending me a refund of my deposit, they actually sent me a bill for $42, insinuating that i did $1750 worth of damage to the apartment. This company is a complete SCAM and i would NEVER recommend anyone to rent from them. Complaints will be filed with the appropriate offices to get them what they deserve. Bottom line is -- know your rights as a tenant if you are renting from them, and if youre not yet renting from them, DONT. read more

This place is shady. I did a viewing of the property and noticed some cosmetic damage. I asked if that would be fixed before move in and was told no it's rented as is. I waited on applying because you have to apply in person and I work during the day. I was told I wasn't qualified due to my credit score. They said I could check experian to see my credit. The credit score I have and what they gave me doesn't match. They knocked 30 points off my credit score for some reason. If I had known that in advance I wouldn't have applied. I've been on island since 2006 and I've moved 9 times, 11 times if you count the hotel stays the first month on arriving. I've found all my rentals through Craigslist and I found Oishi's on there as well. I was kicked out of a house two years ago bcs the landlord's son was moving back on island and I was renting his room, so I was in a tight bind. I saw Oishi's had a bunch of rentals available and this is what happened during my rental; I went to view the place at a given time with an agent, I liked it and really needed the place, so I filled out the the app, gave the agent all my paperwork (I had read the ad carefully and went prepared with my bank statements, pay stubs and all that jazz - I figured if I didn't like the place I could always use the papers for another unit and if I liked the place, I could speed up the process), gave my money for the credit check - I received a receipt for the payment, and within 2 hours, I got an answer, it was such a relief for me because I wasn't going to be homeless! When I went to sign the lease; there was a DVD made of the rental and it was exactly how it was when I went to see it, I signed a bunch of papers, and was given an inventory sheet and when I moved in I did a full walk through by myself and noted any damages or odd things, then I returned the paper to the office within a week I believe. The awesome thing is that part of the lease agreement is that the unit be cleaned professionally before move-out and a new combat box was needed to be left, so upon me moving in, the apt was clean and roach-free. It seemed silly that that would be on the agreement but I was told by others that a lot of apts are left really nasty at move out. So I was extremely glad that Oishi's have strict rental agreements. When I needed repairs done, I called the office and they have a few places they work with and if it's something that needed immediate attention, I was able to call any company that was able to do it right away. If the company worked with Oishi's before, they just bill them or if I had to pay the bill, Oishi's told me I could then deduct it from the rent. Luckily the company that came out to do service billed Oishi's. The dryer died at one point and Oishi's sent someone over to check it out. The repair guy determined that it would be cheaper to just replace it, so I got a brand new washer and dryer with no charge or anything. So it was a pretty sweet deal. I think the reason why some of them are below market price is bcs of parking, some units don't come with parking and that's a big deal for most ppl. My rental was below market bcs the parking situation was funky (couldn't park during certain hours bcs the parking structure was shared with a business office), you just gotta read the ad carefully, Oishi's is really detailed with their rentals. When I moved out, there was a full walk through with an agent, going over everything I listed during my move in, oh and I had to get it professionally cleaned and that was a pretty penny but the company did everything including scrubbing the walls, bathroom, even cleaning out the lint in the dryer, they also guarantee their work so if Oishi's feels like it wasn't clean enough, the company goes back to clean at no extra charge, so it was a big relief for me that I didn't have to do any of that. My full deposit was returned to me via mail or they can hold it at the office for you and I had to pay for the cleaning myself, as part of the rental agreement, so the pricing was something that I worked out with the cleaning ppl not Oishi's. I remember that when I went to see the place in the beginning, the agent kept asking if I've broken any leases before and how was I as a tenant. I guess it seems like a lot of ppl have issues with Oishi's when they need to break a lease. I've also never had any issues with them losing my checks, I would mail it 2 days before it's due or even drop it off at their drop off box in front of the building door where their office is at. I would have rented with them again but they didn't have any apartments at the time of my move out date. If there was an option for no stars, I would give Oishi Property Mgmt just that. Warning if you plan to rent and you find out that the property management is Oishi, run away and don't bother, unless you don't mind losing part of your deposit no matter what you do. Their concept of wear and tear is practically nonexistent or their definition and is not what everyone thinks. Despite the covid situation they did not care one ounce while I struggled to get my situation fixed to get reliable income to pay the rent and the same person constantly harassed me despite me explaining my situation over 30 times. Made no effort to work with tenants. Lastly as many others stated no matter how much you clean it will never be good enough and they will pocket majority of your safety deposit as "cleaning fees" Asking the tenant to strip and wax the f***ing floor. Do not rent with Oishis if you don't want to see your all your security deposit back. This is my second time writing this review because they keep deleting it. Sorry the truth hurts we were moving from Hawaii to Ohio so we really needed the security deposit to buy furniture and we cleaned the apartment so we'll but apparently that doesn't matter they kept more than half of the security deposit. Not to mention their extremely competitive prices. I was very close to signing a lease for a unit for $2995 a day before I found Oishi's listing of THE SAME unit on a different floor for $2395. Worst place to rent out from! We've been tenants for 8 years sadly and have a lot of ridiculous stories about how this place operates. Terrible customer service and hard to reach people. We needed to know who the property manager of our apartment unit was and this place kept giving us the turnaround not once getting us within reach of the property manager. We were having plumbing issues and one person we spoke told us "We should just move out" if that's the case. Like are you serious?!? Pray to God you don't have any problems with your place because they use the cheapest quality of help but pay big bucks for it which they then put into account for your rent increase the next year and of course the repair people take their sweet old time doing the job. We had our bathroom redone and they told us 3 days tops it took the guys they hired 2 weeks!!! "Well the other guy before me didn't do the tile work like he was supposed to so I can't come in and do my job." What a bullshit excuse. Grown ass man acting like a high school kid just unbelievable. The combined incompetency of Oishi and the people they hire has screwed us over and left us with sleepless nights filled with stress and worry.
