In June 2023, my spouse and I were looking for a quality rental in Waikīkī and he found an ad on Zillow.com. He contacted the property management company and we were given a quick tour of the property. My spouse liked the location and some of the amenities; however, the apartment needed renovations and the furniture was old. After signing the lease we realized that the furniture was also broken, torn, stained and some was burnt. This furniture would not pass healthy and sanitary inspection; however, it was allowed in this apartment. Once the lease signing was over, we were told that the owner would handle everything else. This was a special deal because the owner and one of the managers were friends. Now, we moved and the owner is trying to keep some of the security deposit even though we returned the apartment to her back in the same or better condition as permitted by law. She is overdue on sending the security deposit and I have let her know she has a deadline before I take her to small claims court. I hope she returns our full deposit because I have videos, photographs and emails to support my claims. I will even include the secondary owner and the property management company in this complaint since they were suppose to vet all owners like they vet all renters. read more

WORST MANAGEMENT EVER!!!!!!!!! New year's eve @7pm water shutdown without notice. Called to get it fixed asap didn't have direct contact to management (due to it not being on ANY documents). Came back home @130am and STILL NO WATER. Management thru third party said it was city and county's fault and vise versa. FINALLY got in contact with management AGAIN thru third party and they said that "plumbers" are coming. I've been living here for 11 years, this management SUCKS. read more

They have a great selection of apartments, but their practices are poor. My point of contact was Natasha. I applied for an apartment and heard nothing for nine days. No one responded to my emails or calls. Once, someone answered and told me my application was pending. Finally, I received a response saying someone else was selected (they accept multiple applications per apartment). I asked for a copy of the report I paid for since no one contacted my current landlord, and I didn't seen any inquiry on credit bureaus, and then they ran a credit check on me. Despite doing nothing with my application for nine days, they ran an unnecessary credit check when I asked, which lowered my credit score. As a result, I lost time, money, and points on my credit score. I recommend, but be careful, try to avoid the aforementioned person since it is very unprofessional. read more

This review is for our property manager, Sandra Miyama. We appreciate her professionalism and her kindness in writing such an eloquent reference letter. The rules are crystal clear in the lease so read it carefully before you sign it. Then make a copy to keep handy because it's normal to have questions. You'll want to refer back to the lease whenever you have a question. Their tenant portal online is really easy to use. As with any life change, things could be complicated if you allow it to be. In our case, and with Sandra as our manager, leaving the Salt Lake rental was not complicated. The lease spells out exactly what needs to be done prior to move out. They have a handy list of vendors to use as well. I have to say, their list of vendors...totally legit! We met some of the most amazing individuals off their vendor list. Our only regret was not meeting Kamal, Kari, Ian, and Robert sooner, c'est la vie. Big mahalo to all the vendors we met at move out. You helped us to meet the requirement :) To Sandra, words cannot express our gratitude for all that you've done for us. Oh my. We live in a condo building. We had a leak in a bedroom ceiling caused by an open window in the unit upstairs during a rainstorm. Part of the ceiling became wet, stained, and texture fell on the floor. Water leaked from an electrical outlet. The unit upstairs is a rental managed by Locations Property Management. The damage occurred on April 5, 2024. The property manager for the unit is Liz Saludares. We received a runaround for weeks trying to get a repair estimate and funds. We got an estimate and then the question was who would pay - the owner, the tenant, the property management company (to be reimbursed). We did not care. This was the property manager's responsibility and not ours. In the end Locations Property Management seemed to step out of the picture entirely when the tenant upstairs came down with a personal check for the estimated amount. We do not recommend this firm for management of ANYTHING! read more

If Location is everything, this company is the opposite of that. Not what it used to be when Bill Chee was running it. You have a bunch of friends of friends that have infiltrated the ranks, they are not property management but rather low class, low quality individuals that simply hold the position title. Be warned about this company. No integrity. Only protects the tenant and not the owner. Lets tenants do whatever they want without owners consent. Tenants added light fixtures and screwed up the wiring leaving multiple fixtures and fans unoperable when the house was returned. Also entire house smelled like urine. Laundry line taken out with no consent and this was cemented into the ground. Added a window ac unit without consent. Washing machine broken. Did not charge any late fee's for rent being late. No response to complaint filed through Better Business Bureau. Contract say's the house supposed to be returned the way it was given. Not the case.Now I haven't received monies due back to me on my account yet they have already given back the tenants deposit. Their license should be revoked so other people shouldn't have ro go this abuse. read more

This reference is for the K Nui Property in Manoa. I lived on this property for many years and though there is a lot of open green area and trees, it was diligently maintained. We had 2 full time Gardeners on staff and RM that took pride in having everything look nice. Not just the grounds, but the roads, the laundry room, and other common areas. He also was very communicative he if what was happening on property and how we, as residents, can make it better. Ever since Locations has taken over, they have implemented cost saving maintenance , and soon after, K nui quickly looked messy. Now, after a year, it simply looks neglected. Sure, they have renovated some units, but I'm referred only to the exterior and common area. I sure hope UH looks changes management companies. read more

I'm assuming the other reviewers with positive statements are being paid through locations or have 'ohana working there. Please, please, please save your money, mental health, and valuable time by renting from another agency. My experience with Locations has been horrific due to the terrible management of the company and their outdated procedures. There has been consistent discrimination and unethical treatment towards me and I can't wait to end this relationship with them and move on to another property. Some property managers maybe good and I don't want to discredit them. But be very cautious with Jan and Hiro as property managers. If you see either of the name Jan or Hiro, I would move onto the next property. I hope this review sticks to them and will be a constant reminder to any future clients and future employers of their poor work and discriminatory ethics. Unprofessional and rude once there is an issue that they are responsible for. when you sign a lease, good luck getting in touch with anyone for help and they don't really care of how long you're inconvenienced for them to solve the problem. They are good at getting you the place but definitely not good maintaining a good living space. Umm, I highly doubt that I was probably the only person who lived in that building who kept the inside as nice as I left the outside with so many plants & so much more & they said good luck on getting my deposit back because I destroyed the place!! While leaving I went above and beyond to ensure place was better then I arrived. Lindy also promised me my curtains back and still hasn't got back to me. Avoid Locations if you are able to. I am extremely disappointed with my experience renting through this company. During the tour of the apartment, the agent Jan and I noticed blue splatter marks in the bedroom closet. I told her I don't mind them as long as I am not held accountable for those marks later on and she told me I would not be. She took pictures to make sure we had track of them. I stayed in the apartment for 7 months and paid over $500 for professional cleaning and carpet cleaning for the apartment before my departure. I made sure the apartment looked pristine which wasn't too hard considering I barely lived at the apartment for that long. On the day of inspection, it was done by Derek Honda. Right from the start I wanted to point out the blue splatter marks and told him Jan is aware and I do not want any penalties. He understood and said he would speak with Jan. The only thing he pointed out was I did not change the drips pans on the stove which I didn't realize needed changing since they looked fine. I looked online and no pack of 4 drip pans cost more than $20 so I was not worried about them taking that out for the drips pans. Everything else with the apartment looked fine and Derek assured me on my returned deposit. Once I received my deposit back, I noticed $227 taken out for drip pans???? I was also charged for paint and labor to cover the blue marks on the closet. I contacted Derek immediately over the phone where he said he would get back to me. I have emailed him multiple times on updates as well as reached out to Jan. No one is getting back to me and it really feels so shady for them to charge me unfairly. They also charged an estimated $212 for electricity when my electricity bill has never been over $150. In addition, from the start of getting this apartment, they failed to give me all the necessary keys which led to me returning to their office multiple times to pick everything up. They wouldn't charge electricity on time and after emailing them I got a backlog charge of $550 for electricity for the months they forgot to charge. I forgave the start of this inexperience until now when they are being extremely unfair. Extremely disappointed. Maybe not all agents are bad but if you can avoid working with Derek Honda, so you do not need to be scammed of your money and time. read more

This is my first time ever to submit a YELP review. I am compelled to do so to PROTECT others to ensure their own health/safety. Really, this truly deserves a Public Service Announcement. If at all avoidable, do not work with this unethical, unscrupulous, unprofessional, and clearly inexperienced property management company.  In summary, I have been exposed to Asbestos and possibly other hazardous material at rental property, over a 48 hour period. I am unsure of the details of exposure, as they refuse to disclose the report. Lack of transparency in a company is a definite RED FLAG! Disregard for tenants' voiced concerns and complaints is a RED FLAG! I have observed several OSHA violations by their contracted so-called "licensed" contractors/handymen whom supposedly meet their high "vetting" standards. Yet, I've been exposed, handymen have been exposed, and additional subcontractors have been exposed. I am now displaced for 10 days or more, which I had to arrange my own emergency displacement housing. They (property manager and director of operations) have consistently failed to "right their wrongs". Not surprising, when they don't even recognize or acknowledge their errors and mismanagement. I'm pretty sure the owner of property has no idea how poorly his property is managed. The ordeal is still ongoing and traumatic, no end in sight - quite yet. The kicker, and to add more insult to injury, they still want the same contractors (who created asbestos exposure) to return to property for more repair work. With the audacity to ask me to provide access, as they said no one in the company is available to 'manage' visit on that specific Saturday. Completely inappropriate and immoral to ask tenant(victim) to have additional contact with these workers. I just wanted to post this warning for other owners/tenants. Tenants, even if the property 'appears' nice and/or is in a good location, it's just not worth dealing with this management company and the aggravation and health/safety risks that could ensue. To the owners, I would take a more direct approach and physically visit/assess your property (if able) and ask questions about whom is performing repairs/maintenance. Good property management companies represent both sides, bad ones only worry about their bottom-line. I know, I'm also an owner (elsewhere) who works with an amazingly professional and ethical property management company (shout out to HAWAII LIFE Maui/Oahu and to Sotheby's Maui). Run away from this company! The apartment was filthy and full of ants when I moved in. If you need ANYTHING from them, like keys to your mailbox when you move in... it's going to be a fight. They charge $125 for a parking spot and then park in it while showing apartments leaving you with nowhere to park after spending that much money! I even called the manager's phone to ask him to move his car and he ignored my until they were done showing! Oh, you know how many times I had to verify my car information for that spot? At least 5 times in two months! I mean how hard is it to manage when you are a MANAGEMENT COMPANY!! It sucks too because I do enjoy the apartment, but they make having to deal with ANYTHING a complete hassle. read more

I didn't ask for much while I lived in one of their units, and they were sometimes responsive sometimes not. However, I have never paid so much to move out of somewhere.... Cost me close to $600 to move out (have to have professional cleanings with invoices) and can't leave a pin hole in the wall because they expect you to paint before you leave. Not to mention after all the money I paid for professionals to clean, they ripped out half the stuff in the unit and replaced after I left so money wasted. I have never heard of a company putting in so little and expecting so much. Jan Kim was my manager, with Derrick Honda as her lackey.... In case specifics were needed.
