Locations Property Management - My rental that Nicole manages. - Property Management Near Me - Honolulu, Hawaii

This review is to state a violation of the landlord/tenant code when Tom Mukai, a realtor for Locations LLC, entered my rental unit. I was not informed nor was I never notified from my landlord Gavin Baer, also a agent from Locations LLC, that Tom Mukai had obtained a spare key and was entering my apartment without my knowledge. On June 15, 2026, I received a 45 day vacate notice from my landlord Gavin Baer citing that the owner needed the unit for a family emergency. Later I found out that my family was being vacated because the owner was listing his apartment for sale. The 45 day vacate notice gives me until August 15 to completely vacate the Unit. One of the conditions in the rental agreement is to have the apartment cleaned by a professional cleaner. I had a cleaner scheduled for July 31, 2026, at 9am but there was a miscommunication between the cleaning team. My final inspection was also scheduled on the 31st at 130pm but needed to be rescheduled due to the cleaners not showing up. I contacted my landlord and informed him of the problem and asked if I could schedule the final inspection on August 1st. Gavin Baer told me that he was busy that day but really needed to pick up the keys from me so another agent could take photos for a listing. Gavin stated that he was going to call me back and either schedule the picking up of the keys on Sunday Aug 2nd or Monday Aug 3rd however I never received a call from Gavin. On July 31, 2026, at around 330pm I received a call from the cleaners, who was supposed to clean the unit at 9am. The cleaners apologized for not showing up and not returning my calls and wanted to make things right. They showed up around 415pm and started cleaning the unit. I stayed at the unit and assisted with the clean up. I later removed the window screens and went down to the parking structure to wash the screens. When I returned to the apartment at around 348pm, I found a realtor named Tom Mukai standing inside of my unit while the cleaners was cleaning my apartment. I asked Tom Mukai what are you doing in my unit and he stated that he picked up the spare keys from Gavin Baer. Tom Mukai stated that he was there to take photos of the apartment for his listing. I told Tom Mukai that you are not supposed to be in the unit and Tom stated that my lease agreement ended on July 31, 2026. I told Tom Mukai that my lease agreement is still valid until August 15, 2026, and that I still have all the keys. Tom Mukai kept saying "what's the big deal, it's not a big deal". I told Tom Mukai that you just violated the landlord/tenant code and I immediately called Gavin Baer to inform him of the situation. While talking to Gavin Baer via speakerphone Gavin Baer admitted to giving Tom Mukai the spare keys but stated that he did not know that Tom Mukai would go to the apartment. I was fortunate to have the cleaners as witnesses to the whole incident and called 911 to document this incident in a police report. I also sent Gavin Baer an email stating what occurred and he acknowledged the events that took place however I never received an apology from Gavin Baer or Tom Mukai. Gavin Baer also informed me that I did not have to be present for the final inspection and gave me instructions to lock all of the keys and clickers in the apartment. After the cleaners was completed on the 31st I took photos of the unit and locked the doors. My wife and I have been renting the unit for 6 years and has never missed a payment. We raised two of our children in that unit and was expecting our third child to also be raised in that unit until the 45 day vacate notice was given. read more

Saw a rental listing that stated showing started on 05/22/26. I called to schedule a listing for that date 4 days in advance. I get a call day of the visit that it is canceled cause someone already applied and was approved. I asked how could this be? Their rental policy states applicants must view the premise prior to submitting an application. Again, viewings started on 05/22. They said this applicant scheduled after I scheduled my visit and let them view before the listed showing date. I told them this contradicts the listing and their own policy and the agent Derek said that this is just how they operate. Please take this as a warning to not use this agency as they will violate their own policy and listings to just make a quick buck. read more

This review is for our property manager, Sandra Miyama. We appreciate her professionalism and her kindness in writing such an eloquent reference letter. The rules are crystal clear in the lease so read it carefully before you sign it. Then make a copy to keep handy because it's normal to have questions. You'll want to refer back to the lease whenever you have a question. Their tenant portal online is really easy to use. As with any life change, things could be complicated if you allow it to be. In our case, and with Sandra as our manager, leaving the Salt Lake rental was not complicated. The lease spells out exactly what needs to be done prior to move out. They have a handy list of vendors to use as well. I have to say, their list of vendors...totally legit! We met some of the most amazing individuals off their vendor list. Our only regret was not meeting Kamal, Kari, Ian, and Robert sooner, c'est la vie. Big mahalo to all the vendors we met at move out. You helped us to meet the requirement :) To Sandra, words cannot express our gratitude for all that you've done for us. Thank you again for our full deposit and finding another tenant so quick :) God bless you all. read more

Locations Property Management - Thank you Sandra! - Property Management Near Me - Honolulu, Hawaii

They have a great selection of apartments, but their practices are poor. My point of contact was Natasha. I applied for an apartment and heard nothing for nine days. No one responded to my emails or calls. Once, someone answered and told me my application was pending. Finally, I received a response saying someone else was selected (they accept multiple applications per apartment). I asked for a copy of the report I paid for since no one contacted my current landlord, and I didn't seen any inquiry on credit bureaus, and then they ran a credit check on me. Despite doing nothing with my application for nine days, they ran an unnecessary credit check when I asked, which lowered my credit score. As a result, I lost time, money, and points on my credit score. I recommend, but be careful, try to avoid the aforementioned person since it is very unprofessional. read more

WORST MANAGEMENT EVER!!!!!!!!! New year's eve @7pm water shutdown without notice. Called to get it fixed asap didn't have direct contact to management (due to it not being on ANY documents). Came back home @130am and STILL NO WATER. Management thru third party said it was city and county's fault and vise versa. FINALLY got in contact with management AGAIN thru third party and they said that "plumbers" are coming. I've been living here for 11 years, this management SUCKS. read more

The absolute worst property management company on the island. They managed our building and did absolutely nothing over the years. Our board is also partly to blame. Our building is now in a state of disrepair due to the incompetence of Locations. The assigned property managers were unprofessional. The level of professionalism well exceeds my expectations! The level of detail is superb. Thank you, Gavin.

Oh my. We live in a condo building. We had a leak in a bedroom ceiling caused by an open window in the unit upstairs during a rainstorm. Part of the ceiling became wet, stained, and texture fell on the floor. Water leaked from an electrical outlet. The unit upstairs is a rental managed by Locations Property Management. The damage occurred on April 5, 2024. The property manager for the unit is Liz Saludares. We received a runaround for weeks trying to get a repair estimate and funds. We got an estimate and then the question was who would pay - the owner, the tenant, the property management company (to be reimbursed). We did not care. This was the property manager's responsibility and not ours. In the end Locations Property Management seemed to step out of the picture entirely when the tenant upstairs came down with a personal check for the estimated amount. We do not recommend this firm for management of ANYTHING! read more

If Location is everything, this company is the opposite of that. Not what it used to be when Bill Chee was running it. You have a bunch of friends of friends that have infiltrated the ranks, they are not property management but rather low class, low quality individuals that simply hold the position title. From owner, tenant relations to vendors and daily management the same thing low class poor quality representatives of the shell of what Locations used to be. read more

This reference is for the K Nui Property in Manoa. I lived on this property for many years and though there is a lot of open green area and trees, it was diligently maintained. We had 2 full time Gardeners on staff and RM that took pride in having everything look nice. Not just the grounds, but the roads, the laundry room, and other common areas. He also was very communicative he if what was happening on property and how we, as residents, can make it better. Ever since Locations has taken over, they have implemented cost saving maintenance , and soon after, K nui quickly looked messy. Now, after a year, it simply looks neglected. Sure, they have renovated some units, but I'm referred only to the exterior and common area. I sure hope UH looks changes management companies. read more

I have a questions. Who is going to pay the late fees on my bills because of Locations incompetence? The late fees total to over $500. Locations incompetence has caused great harm to my credit score as well, since several bills are past due. Locations got the rent check back on 11/2/21 or 11/3/21. What happened? You send me this email, which means nothing because there is still no deposit in my bank account. Did someone forget to hit the send button? The utter incompetence and severe lack of professionalism is appalling. I expect restitution. Do not use this company. They don't have a clue as to how to manage your property. They always pass the buck. They can barely collect the rent payment and then they hold onto it till you hound them but still, you don't get your rental income as a landlord. read more

Be warned about this company. No integrity. Only protects the tenant and not the owner. Lets tenants do whatever they want without owners consent. Tenants added light fixtures and screwed up the wiring leaving multiple fixtures and fans unoperable when the house was returned. Also entire house smelled like urine. Laundry line taken out with no consent and this was cemented into the ground. Added a window ac unit without consent. Washing machine broken. Did not charge any late fee's for rent being late. No response to complaint filed through Better Business Bureau. Contract say's the house supposed to be returned the way it was given. Not the case. Now I haven't received monies due back to me on my account yet they have already given back the tenants deposit. Their license should be revoked so other people shouldn't have ro go this abuse. read more

Very good and reliable property management company. Highly recommended.

I'm assuming the other reviewers with positive statements are being paid through locations or have 'ohana working there. Please, please, please save your money, mental health, and valuable time by renting from another agency. My experience with Locations has been horrific due to the terrible management of the company and their outdated procedures. There has been consistent discrimination and unethical treatment towards me and I can't wait to end this relationship with them and move on to another property. Some property managers maybe good and I don't want to discredit them. But be very cautious with Jan and Hiro as property managers. If you see either of the name Jan or Hiro, I would move onto the next property. I hope this review sticks to them and will be a constant reminder to any future clients and future employers of their poor work and discriminatory ethics. I would hope for someone at Locations to reach out in reply of this review if they feel what I'm saying isn't truthful? read more

I wish all the managers at Locations were as good as Serena. Not living on the island, when calling Serena, she is prompt in returning calls (usually within minutes of leaving a message). Unprofessional and rude once there is an issue that they are responsible for. when you sign a lease, good luck getting in touch with anyone for help and they don't really care of how long you're inconvenienced for them to solve the problem. FYI we moved in to poop in toilet and lights shut off do to court issue with previous tenant... just to give an idea of how bad!! read more

Will never ever rent from this company ever again!! My property manager was the most disrespectful person ever and very rude.. and then wanted to say I left my apartment destroyed! Umm, I highly doubt that I was probably the only person who lived in that building who kept the inside as nice as I left the outside with so many plants & so much more & they said good luck on getting my deposit back because I destroyed the place!! Please send me pictures of my unit and let me know what is ruined. Go elsewhere and rent or buy.. read more

Avoid Locations if you are able to. I am extremely disappointed with my experience renting through this company. During the tour of the apartment, the agent Jan and I noticed blue splatter marks in the bedroom closet. I told her I don't mind them as long as I am not held accountable for those marks later on and she told me I would not be. She took pictures to make sure we had track of them. I stayed in the apartment for 7 months and paid over $500 for professional cleaning and carpet cleaning for the apartment before my departure. I made sure the apartment looked pristine which wasn't too hard considering I barely lived at the apartment for that long. On the day of inspection, it was done by Derek Honda. Right from the start I wanted to point out the blue splatter marks and told him Jan is aware and I do not want any penalties. He understood and said he would speak with Jan. The only thing he pointed out was I did not change the drips pans on the stove which I didn't realize needed changing since they looked fine. I looked online and no pack of 4 drip pans cost more than $20 so I was not worried about them taking that out for the drips pans. Everything else with the apartment looked fine and Derek assured me on my returned deposit. Once I received my deposit back, I noticed $227 taken out for drip pans???? I was also charged for paint and labor to cover the blue marks on the closet. I contacted Derek immediately over the phone where he said he would get back to me. I have emailed him multiple times on updates as well as reached out to Jan. No one is getting back to me and it really feels so shady for them to charge me unfairly. They also charged an estimated $212 for electricity when my electricity bill has never been over $150. In addition, from the start of getting this apartment, they failed to give me all the necessary keys which led to me returning to their office multiple times to pick everything up. They wouldn't charge electricity on time and after emailing them I got a backlog charge of $550 for electricity for the months they forgot to charge. I forgave the start of this inexperience until now when they are being extremely unfair. Extremely disappointed. Maybe not all agents are bad but if you can avoid working with Derek Honda, so you do not need to be scammed of your money and time. read more

Apologize I wish I never choose location property management as a place to find a place to rest my head. There was no damage to the unit. This is my first time ever to submit a YELP review. I am compelled to do so to PROTECT others to ensure their own health/safety. Really, this truly deserves a Public Service Announcement. If at all avoidable, do not work with this unethical, unscrupulous, unprofessional, and clearly inexperienced property management company.  In summary, I have been exposed to Asbestos and possibly other hazardous material at rental property, over a 48 hour period. I am unsure of the details of exposure, as they refuse to disclose the report. Lack of transparency in a company is a definite RED FLAG! Disregard for tenants' voiced concerns and complaints is a RED FLAG! I have observed several OSHA violations by their contracted so-called "licensed" contractors/handymen whom supposedly meet their high "vetting" standards. Yet, I've been exposed, handymen have been exposed, and additional subcontractors have been exposed. I am now displaced for 10 days or more, which I had to arrange my own emergency displacement housing. They (property manager and director of operations) have consistently failed to "right their wrongs". Not surprising, when they don't even recognize or acknowledge their errors and mismanagement. I'm pretty sure the owner of property has no idea how poorly his property is managed. The ordeal is still ongoing and traumatic, no end in sight - quite yet. The kicker, and to add more insult to injury, they still want the same contractors (who created asbestos exposure) to return to property for more repair work. With the audacity to ask me to provide access, as they said no one in the company is available to 'manage' visit on that specific Saturday. Completely inappropriate and immoral to ask tenant(victim) to have additional contact with these workers. I just wanted to post this warning for other owners/tenants. Tenants, even if the property 'appears' nice and/or is in a good location, it's just not worth dealing with this management company and the aggravation and health/safety risks that could ensue. To the owners, I would take a more direct approach and physically visit/assess your property (if able) and ask questions about whom is performing repairs/maintenance. Good property management companies represent both sides, bad ones only worry about their bottom-line. I know, I'm also an owner (elsewhere) who works with an amazingly professional and ethical property management company (shout out to HAWAII LIFE Maui/Oahu and to Sotheby's Maui). I painfully regret not reading all the previous Yelp reviews on this company. read more

Run away from this company! The apartment was filthy and full of ants when I moved in. If you need ANYTHING from them, like keys to your mailbox when you move in... it's going to be a fight. They charge $125 for a parking spot and then park in it while showing apartments leaving you with nowhere to park after spending that much money! I even called the manager's phone to ask him to move his car and he ignored my until they were done showing! Oh, you know how many times I had to verify my car information for that spot?
