I try not to leave bad reviews hoping the company would see it and improve their procedures. So there seem to be a lot of improvements that need to be addressed. I don't like to hound establishments in calling all the time but I had to just to get an application send to my email. I did speak to the operators several times and they were helpful in reminding the realtor about the application I was seeking. I finally got it and sent it in, asking if there is a problem with it to please contact me back. Just hope there isn't a problem and if there is they would call me in a timely manner. I've seen the bad reviews which is unfortunate for a person trying to get into a elder senior housing. Wish me luck in getting where I need to be. During my viewing i had noticed a few things wrong with the unit and building and asked if they will be fixed within a short period of time if i decided to get a lease here, she stated that the unit will be treated for bugs, the water will be fixed and the building is under construction/ remodeling but it should be done within a 2 weeks after you move in. none of these things were done, so when i asked for reduced rent, it was granted. when i asked when they will be fixed, she sated they will be fixed within a couple weeks( her answer to everything) nothing was done. i then asked to be moved to a different unit/ building that she may be managing, she stated she would but then proceeded to send me to places that she doesn't manage, had me apply to multiple unit costing me app fees, as well as refuse to fix any of the issues that have been plaguing me since i moved in a lil less than 2 months ago. i have requested to speak to management to bring up the fact that the unit isn't safe( i.e. building fire, wasn't notified, sitting/standing water on multiple floors from floods, the pest problem, as well as a few other issues that have been affecting my unit) she blames the property manager who is with a different company and also refuses to fix anything in the building. she then promises to help me find a new place, only to send me to realtors she knows that wont show any of their units, don't explain their rental criteria, and shows units that have already been given to other customers. she clearly is discriminating against me due to a low credit score and my high income which isn't fair or right. !!!Do Not RENT From THIS Company!!! below of pics of how myself as well as other tenants are forced to live with. read more

They take cleanliness seriously which we can appreciate since it takes away any headaches from any pre-cleaning before moving in. Just get familiar with cleaning fees if your new to the island. Their communication just sucks. It's like they don't even want to do business. I sent a request out through Zillow that I was interested in a property. I didn't receive any communication so the next morning I called Darlene and no answer. I went to their office during lunch and it was closed. I was in disbelief as to why the door was locked. I knocked and rang the door bell, finally someone came to the door and I told her I was interested in a property. She has me leave a message for Darlene because she couldn't help. That person was helpful so one star for that. It was late afternoon and I still hadn't heard anything so I decided to call. Finally Darlene picked up and she had no idea who I was. I asked if she received my voicemail and message at the office and she sounded confused. I explained I was interested in a property and she said it was already about to be rented out. I'm glad I called and was persistent because if not I would have still been waiting. She later sent an email stating their were other properties available for rent. The next day I called her again because I was interested in another property that they had. It's been two days and no call back yet...I would not recommend them. I can only imagine what it would be like if I rented one of their properties and needed to get in touch with them. read more

From our first encoutner with Robert, to our last, the company and Robert have looked out for the best interest of all parties involved in renting a home. Robert met us on a Saturday in October in 2016 to receive our deposit for a rental property so that we could secure the place until we moved in. The home we rented was beautiful, he neighborhood was beautiful and our neighbors were very friendly. We could not have asked for anything more for this chapter of our lives. The school our daughter's went to was also a plus! Over the 4 years that we lived at the unit, Robert and the company were very professional. Robert stopped by per the lease as required to renew, and we were able to renew for another year (total of 4 years on the property). The owner of the home and the property managers were able to allow us to live in the home and make it ours for our duration on the island. Over the years, maintenance was required in the home. The work orders were promptly tended to, often times within a few days of required work. These work orders were put forward directly to Robert, as well as through the professional website that the team has created. The customer portal is easy to use. Our move out experience, though stressful because it's a move out, was made easy with recommended professional home cleaners, carpet cleaners, painters and handymen by Robert and Property Profiles. If we were to move back to the island, and decided to rent again it would absolutely be through Property Profiles. I wish I had time to find and post some of our photos to this review but I don't. Had to make last minute moved and worked with Darlene. We didn't have to jump throught to many hoops as the place was outside my income and my cousin didn't have stable work yet. But after a week of talking to Darlene we got the place. I didn't have a chance to check reviews before moving in since it was last minut. But my experience was not as bad as I was expecting after reading some reviews. So when we had minor issues like window not closeing and simple questions we never heard back from them. But once we had major issues like leaking fridge and ac not blowing cold air they got back to us and had it fixed. So when it came time to move I was kinda scared of what to expect since we left the place a little worse than we got it. But they still gave us back 90% of our deposit. So I would recommend them if you like the places they offer. read more

If I could I would give this company a negative star review. I inquired on a rental with this company got a prompt reply and showing, at the showing got handed the needed applications to apply and was reminded of the $10. fee per application. My husband, my father and myself would be the three adults needing to complete an application each (3 total so $30.00). We went thru agent Darcie whom was covering for the property manager Robert Nakagawa and so I addressed my sealed envelope with my $30.00 and 3 applications to Darcie with the said rental address we were applying to and dropped it in their drop box on a Sunday. The next day I get a call from Robert that our number of tenants would exceed the max amount the owner wanted (3 adults including 6 minors). I was a bit upset as this was not mentioned in the ad nor advised to us at the showing, but I understood. I asked if he had processed our applications which he confirmed he did NOT so I asked if I could get our fee refunded, he agreed and said it'd be at the front desk. Two days later I am finally able to pick up, in my mind, our $30.00 which I'm bummed that this rental fell thru but ok with because this is money back into my pocket as I have been on TDI/Maternity leave. I open the envelope and only partial of my fee was returned. I contact both parties, Robert stated he only got $20 and went on to say he thought my dad's fee was gonna come later, I clarified in my hurry to get these applications processed I had paid my dad's fee as well so there was $30 not $20 in my sealed envelope. He said he would check with the front desk then call me back. I then called Darcie, she advised me since Robert was back in on Monday she did not do anything with the envelope, just placed it on Roberts desk. I was kind of annoyed but waited for Robert to call back, when he did he said yea I only got $20. He informed me the envelope was open and that was that, oh and the fee was non refundable, yes nonrefundable when you process my application, but he didn't! I could not talk to him any longer as I'm dealing with so much in my personal life and didn't need to deal with this, so my husband spoke with him and got the name and number of the president of the company. Which he was no help at all!!! Last call we got back from Robert now a different addition to his previous story, my dad whom already rents thru their company did not need to pay a fee so he doesn't know why we would add $10 in for him. Ugh because no one told us! Darcie said ok 3 applications so $30, yes I got that. I don't know where Robert got the story of my dad paying his fee later!? Then changing to my dad didn't even need to pay a fee. essentially I feel like they are saying I am a liar and need to give it up because to them what's $10!? That is not the case, it's about showing the public , myself, good, hardworking people who go to them that this company and thier employees are trust worthy but we got shown a different side of that. This is on top of a previous bad experience we had when renting from this company in the past. The place is definitely not fancy but it was cheap and Lurline the property manager was very accommodating when I had to move out suddenly. My first experience was less than desirable, I had submitted an application and didn't hear for a week so I called and left a few messages. turns out the property manager thought that the assistant had called to offer me the apartment. Only other involvement was when I neighbor called to complain about my stereo. I informed Lurline that I did not own a stereo and she was welcome to check. So case closed. Also called them about birds in the attack which was remedied and a rotten shower stall, which was patched with brown "mud" and smelled. Also the carpet was indoor/outdoor carpet so it had ripples throughout my tenancy. The best thing about the property was the rent was very cheap and since the property faced an open courtyard of sorts it was quiet. Also since there were only six apartments the caretaker made it a community by arranging potlucks. When I had to move due to family emergency I informed Lurline and did a cursory cleaning. Since the apartment was set to be redecorated, she said that was all that was required. Moved out quickly and she refunded most of my security deposit. Would definitely rent from Property Profiles again. read more

Rented a unit from Darcie Kaneshiro for almost 10 years. She was exemplary! Could always reach her, repair requests completed promptly, helped me when I needed it. Had to terminate my lease a month before my lease expired, due to moving out of state, and she didn't soak me on the last months rent and immediately found a replacement tenant. I got my deposit back quickly, less reasonable deductions. Definitely would rent from her again. read more

Please use caution in dealing with this property management company. We notated on our move-in inspection form that the dryer was broken. It took over one month to be replaced on the note that they were waiting on a part to arrive. Town association rules prevented us from hanging clothes outdoors so we had to hang our clothing throughout the inside of our home which was a major inconvenience. Our property manager Darlene Higa was on vacation with failure to notify us until we made a fuss about it to the office. Apparently she had, "proactively" cancelled the part order and order a new dryer. This magically coming to light after we so rudely disturbed her time off. We had a bee hive in our dryer duct about a year later. There was a hole allowing bees into the compartment holding our water heater which essentially allowed them into the home. Our kitchen was swarmed, and we had to duct tape the door to the water heat shut. This was a hazardous situation. It took over a week for them to have someone onsite to address the situation. It took repeated reminders. We weren't given proper info for our termite tenting so we were harassed by the termite company while at work with threats to break into our home so they could complete the job. Per the termite company, all info was given to our property manager. Complaints were filed against the termite company also. When our roommate moved out, they did not handle the move out procedure properly. They ran a credit check on my girlfriend and tried to move her in on a rental agreement that still had our old roommates name on it. Darlene checked out on us after we decided we were not comfortable with how they were handling things. We then requested to speak with the owner because there were threats that we were going to be liable to damages to the floor that we didn't cause. The owner was to sell the unit so we unit so we knew they'd be renovating the floors. They basically tried to scare us into almost forfeiting out entire deposit. In the midst of all of this, there was a bad leak that Darlene failed to address for over a month that was coming through the kitchen cabinets. It was so bad in our kitchen we filled a pitcher multiple times and it spread to the downstairs bathroom wall. By the time we moved out, it had built up mold along the bathroom wall. They tried to shove multiple contractors and plumbers on us the last week of our move out although we tried to address it for over a month. I lost my professional cleaning company because the plumber was rude and insisted I accommodate him even though I already had multiple times only to be stood up. Guess what? The plumber never showed again so I wasted my day off plus I cancelled what would have been our cleaning. It was too late to book another cleaner so we lost out on our deposit. Darlene ghosted us the whole time. Apparently she was on vacation again when we were trying to get important answers on our move out. She sent another property manager to handle her affairs. When I went to pick up my deposit check, she hid around a corner and had another person bring my check to me. She couldn't even show face. Very cowardly company. read more

I'm in the military and had to get my condo in Mililani prepped for sale on short notice. Robert helped me every step of the way with everything from giving me reliable advice on what items I should renovate prior to listing the condo for sale, to finding quality and reasonably priced contractors. He was receptive to my input and mindful of our budget, but most importantly he was knowledgeable about the real estate market, experienced with prepping and selling homes, he was honest, upfront, engaged and responsive throughout the entire process. When we finally listed our condo for sale we got a request to show the home within 3 hours of listing, and ended up selling the home to that buyer for $445K - $10K over our asking price! Without Robert's experience in the Hawaii real estate market, professionalism, spot on advice and recommendations, I doubt we would've gotten our condo ready for sale so quickly, and we definitely wouldn't have been able to sell it for $10K over our asking price. I give him my highest recommendation, and would refer any of my friends and family to him. read more

Do not use this company, I had an awful experience. The Realtor Joni Kashimoto, who showed us a unit advertised on Craigslist as $900 a month, then changed it at the showing, and said that it would instead be $1150 a month, and would include utilities, plus, would charge us an extra fee since it would be two people (my boyfriend and I) instead of one, even though the advertisement did not mention an extra charge in that instance. Right off the bat, she was very nice, though a bit ditzy, and arrived late to meet us. On top of that, at the showing, when we were looking around, we opened the fridge, and saw a six pack of beer, which lead us to believe she (or someone else) was drinking in the unit, which is highly unprofessional. Despite those red flags, we really liked the unit, and were hoping to rent it. We filled out an application, and submitted it right away. A couple of days later, I got a call from my boyfriend, flustered that Joni had called him, and was giving him a hard time because of his credit. He said that she was grilling him about having an outstanding debt, and making him feel bad, even though he wasn't the primary applicant, I was. She should have called me directly, and either let us know we were approved or declined for the rental, instead of using personal information to embarrass and insult potential renters. On top of that, she then called me, very upset, and said she felt he "attacked" her by getting upset, and that he was scared her, and she didn't want to do business with us because of his reaction. She could have called me first, after receiving my application, and let me know that she wanted to call him, but she did not communicate anything. On top of that, most professional communications are done by phone, e-mail or fax. She was text messaging me all kinds of terms and requests, even though I had told her before I prefer to communicate via e-mail. After talking on the phone with her for over an hour, she finally calmed down, and said that she would consider working with us, but only if he apologized to her. After he apologized, she said that we would need to come in right away (within a week) and sign the contract, and give our deposit plus first months rent, plus prorated payment for the rest of the month right away, even though we told her at the showing that we didn't want to move in until the 1st of the following month (which was only two weeks away). She never mentioned those terms to us at the showing, or any time afterwards, and should have been disclosed prior to us applying. My father has been a real estate broker for 20+ years, and I went through Hawaii real estate school, so I know that realtors have a fiduciary relationship with clients and are legally required to be honest, truthful and disclosure all requirements and obligations in advance, and believe she was not upholding that responsibility. I would never ever use this company again. They humiliated us, treated us with disrespect and were dishonest. I also wrote the BBB to let them know of our experience as well. read more

Joni Kashimoto and Berton Hamamoto are very professional, extremely detailed and well versed on the Realtor side, property manager side and customer service side of The Real Estate and Rental Industry. I came to them as a renter and the place was adorable, Joni explained each detail of the property both its shortcomings and its positive aspects. She also explained that what was expected of us as tenants thoroughly and presented us with an inventory. There were background checks done and we did move in. however my living situation as a roommate, took a bad turn and Property Profiles stepped in and helped to resolve this matter that would suit the owner and represent the owner as the property manager and they helped me resolve an awkward delicate situation. After visiting several units that I was not happy with I had pretty much threw in the towel...I logged onto my computer and found a unit that Lurline was advertising. Being that I was new to the island I had NO IDEA traffic could be as bad as it is, it was a little before 5pm I called Lurline about the unit and she agreed to meet me to view the unit the traffic was bad and I ended up getting lost but she was very patient with me she even stayed on the phone with me until I made it to the unit (which was after hours by the time I made it). Throughout my stay in the unit I rented I had little to no problems at all but the small one I did have Lurline handled the issue right away!!! She was always professional, patient, and showed what it means to express "ALOHA :-)."
