This review is based on the: -apartment viewing -application process -lease signing Apartment viewing: We met Kristen on a Friday afternoon on both my and my fiancé's lunch break. Kristen was on-time, friendly, and knowledgeable about the property and the property manager. Application process: We applied the very next day (Saturday) with the forms given to us by Kristen and e-mailed them in. Simple! Lease signing: We were approved for the apartment on Monday (only 3 days after seeing the apartment and 2 days after submitting our applications!). Kristen's assistant, Onidis, asked if we wanted to move in that very Thursday. We opted for the first of the following month, but we were so impressed by the speediness of the entire process! We are now in the process of moving in and we are very happy with Bill Ramsey's property management company's service. I admit I was a little apprehensive based on the negative reviews, but hopefully things have changed and we continue to have a good with them. We'll see when we need something fixed or when it's time to move out. So far so good! read more

The Landlord will come up with all types of various charges to keep your hard earned money! I know this for a fact to be true after renting from them a few years and when I moved out they definitely found reasons to take most of my funds from my sec! They even used a past maintenance repair from the past to wrongfully deduct from my security deposit! I scheduled a viewing today at 10:30 am in pearl city. Took my lunch time coming from chinatown, picked up my daughters from Aiea, 5 mins away from the location making me 5 mins late. So, I arrived at 10.35 am, I had no contact information for the person showing the unit but I did have the office contact. I parked and walked 20 feet to the door as it was easy to find. I knock on the door for about 2-3 minutes hoping to find someone open the door. I thought maybe I got my day or time mixed up for another unit, I double checked. I find the office number and I call them at 10:40 am. The lady on the phone was completely gas lighting and her first question was "Did you JUST get there?" obviously, I had to walk from my car to the unit (which was completely visible from where I parked) then to knock on the door and then to call the office. She said she would call me back as I waited. She called back 5 minutes later stating that I was late, and they lady had left already. That she could come back but that it "would be awhile". But why would it take awhile if she just left? did she leave at 10:31am??? I was appalled and let the lady know that this customer service was unacceptable, there was no courtesy call, no grace period, no contact whatsoever on, are you on your way still? traffic? got lost? anything. I told her that if the service was like this in the beginning that I would not want to rent with noncommunicative company to begin with. just for reference, I have worked in property management for 15 years and have had people rent from me due to my customer service even if they liked other properties better. There is always as 15 min courtesy with 3 companies I have worked with and a call at the 15 mins to check on the prospect. (1 here in HAWAII) This woman had to have left between 10:30-10:35am or they forgot and because I had just called them gaslighted me to say it is my fault because I was late. Looking back at the reviews, I am happy to have made the right choice to not follow through with the tour. I did not have an option for zero stars. I have rented two apartments managed by them. They're horrible. In my first condo, they wouldn't let me get a one year lease. I thought this was odd, but liked the unit and signed the six month lease. Then, at the last possible moment, thirty days before the lease expired, they told me the owner had died, his estate was selling it, and I needed to move out. I asked when he had died and how long they knew about this, and couldn't get a straight answer. With their unwillingness to give me a one year lease, I think they knew all along they had no intention of renewing the lease and didn't have the integrity to disclose this information. Since my lease expired mid month, I asked if I could terminate it early, since they wanted to sell the place anyway. They then started calling me constantly, nagging me to go ahead and move out, like I don't have a life, wasn't working seventy hour weeks and didn't have better things to do with my very limited spare time than do an unplanned move, and move for the second time in six months. I left the condo spotlessly clean and was charged about $300 from my damage deposit for what they even described as a "light touch up." I've never had any deduction from a damage deposit. They were also managing my new apartment. I paid half of May rent on the 14th of April. A few days later, I got a letter saying they would no longer be managing my new apartment building as of May 1st. They never contacted me about my credit balance. I just assumed it would be rolled over to the new management, as my damage deposit was. May 1st, after returning home from paying the other half of my rent to the new management company, I had refund check in the mail. They held on to my money for three weeks and issued a refund at the last possible moment. If my bank puts a hold on their check, I will now have to pay rent late with the new management company thanks to their inefficiency. I don't know what owners think of them, but for a tenant, they are a horrible company, seriously lacking in professionalism, integrity or any concern for their tenants, who they seem to forget are thei CUSTOMERS! read more

We rented from him for 4 years, no late payments but had this real persistent neighbor that would always complain about our ohana and other home owners in the community. Bill Ramsey made it extremely hard for our ohana to get a place. Very cold people working in the office. I am giving this review as a former employee of Bill Ramsey Inc. I seen the inner workings of this company and I would strongly advise against anyone renting or working for this business. The business may have been a well oiled machine years ago but since the management switched hands from Bill to his daughter, Tisha, the integrity of the company is/has become a nightmare to rent from and to work for. I will not go into details of the many ways they border on the lines of illegal to tenants as well as to their employees. More than 7 employees have left the company voluntarily within just this past year alone, what is the common denominator here? Just had an awful experience with office staff. I couldn't make a 10:30 am weekday showing. The office staff said they could not set up a showing for me and it is open house and no individual schedule considerations are made. Most people work at 10:30 on a Tuesday. I asked for another time they are having an open house and she stated she had "no clue". I asked for her name and she stated she was "Bill Ramsey" himself. She would not provide me with property manager's information to reach out to her directly and told me to call or email back and check. I asked her to give my information to the property manager. I asked her how might I follow up to ensure she had passed on my information in a timely manner. She stated that I needed to believe her that she "just would" and I don't need to check up on her. I asked if she had a direct line to reach or to so I might talk to her specifically about this in the future to ensure she passed on my information. She stated, "just call and someone will answer." Not a good business model. I can see why she would not give me her name. She was very rude and unaccommodating. I'm shocked anyone uses these people at all. I find no pleasure in leaving a bad review... however, Bill Ramsey inc. is a dishonest thief. We rented for 8 years and when we moved out, they kept 95% of our damage deposit even though we followed the agreement we had made with them to a T. We had it professionally cleaned yet they still kept almost $800 for cleaning etc. They also had a bunch of BS charges that were inflated and completely dishonest. When we lived in that apartment we would not receive return calls to replace items that were broken and old such as the washing machine and clothes dryer. As a result, we went several months without working laundry machines and they would not return our calls and they never fixed them and so we had to move out. We plan on being the next to take them to court. I recommend you avoid these dishonest thieves. They should be in jail for this stunt. read more

As a former tenant, they are very professional prior to acquiring your business. HOWEVER..... I would advise new tenants AVOID RENTING from this company. I have been attempting to contact Tisha R. since June 2019 to have a stale check reissued, I have left multiple messages both with the staff & on her voicemail in regards to this issue. I continue to get the run around from staff screening my phone calls. No one, not event "Kathy in accounting" per the receptionist, will answer or respond to my call. I have yet to receive a response from anyone at the company. This is unacceptable! Deposit money should be kept in a separate account, not to be commingled with monthly income. I will be filling a complaint with the Better Business Bureau, Department of Commerce and Consumer Affairs, & Hawai`i Board of Realtors. I have given them ample time to respond. My husband and I rented a two-story home from Bill Ramsey Inc. for the past 3.5 years. We recently moved because of my husband's job in California and I felt compelled to write them a review. We initially were very very hesitant to rent from Bill Ramsey because of all the negative reviews online and through word of mouth. But because we loved the house so much, we applied anyway. We even told each other, "Let's not expect to get our deposit back. That way, we won't be disappointed." Our experience with the company has been anything but negative. From the application process to the check out process, it was very easy to communicate with them and anytime we needed something fixed, it was done so in a very timely manner. Everyone we have interacted with has been very nice there. During our stay, we needed the garage door motor and spring replaced, a new washer, and a door handle fixed to name some things I can recall. They were very timely with their response and I always could get a hold of someone. In the last few weeks that we were there, I had to call their emergency line at 4 a.m. because an alarm kept going off in the house. I was shocked that it worked, and I could get a hold of someone from Bill Ramsey at that early hour. I was also very happy that the company and homeowner accommodated my two pet tortoises who lived in the backyard for our entire stay. I remember them telling me that it was their first time having a renter with pet land tortoises, so I was stoked when they allowed this. My suggestions for a good relationship with this company are: -Read the contract and know what you're responsible for and what they are responsible for -Take pictures when you move in and when you move out (just in case there's a dispute) -Pay your rent on time (and if it's not on time, don't get upset when you get a late payment notice in the mail) -Put all your communications with them in email (or text) if possible, so you both have a reference of what was discussed and when. -Communicate with them when something is broken or if you need their help -Upon move out, have the place professionally cleaned. (We hired window cleaners, a cleaning service and carpet cleaners and gave Bill Ramsey all of our receipts for proof.) We are very happy with our 3.5 years at that house. We had a bad experience in the past renting directly from an owner who was not very professional or appropriate at times, and we found it was much easier to get things done in a professional manner with this property management company. The woman who does the showings for these apartment has an absolutely terrible personality. I'm not sure of her name, but she has blonde medium length hair and drives a dark SUV. I've gone to 3 different showings of apartments from Bill Ramsey Property management and she has been the same lady every time. First of all, she's always late. So stick around for a while. The showings seem to be schedule one right after the other all on the same day (for example, I went to one at 9 am and then another at 10 am and she was showing both apartments) At the first home I visited, she showed up to a group of ten or so people waiting to see the house, and immediately got out of her car and looked annoyed and pissed off at everyone that she even had to be there. The ceiling in one of the closets was caving and being held up with duct tape. I asked her if that was going to be fixed and she looked at me incredulously and said "What? Why are you asking me? I don't own this place. I don't know." Yeah... how dare I expect the person showing the property to know anything about the property (sarcasm) So I said, "Oh, do you know someone I can call and ask?" (I'm not paying $40 for a rental application if the closet is caving in and not going to be fixed) And she said "No, I don't know. Actually, you know what. No. It's not going to be fixed. The apartment is being rented as is." O...k... At the second showing, she was late. She made sure to let everyone know that you need to show a months' worth of pay stubs to show that you make 3 times the rent. I asked about co-signers (I think I made like 2.7 times the rent) and she was like "Only if it's on the island." so I said ok and asked for an application and she was like "Do you even have a co-signer on the island?" Like she didn't want to give me an application, because she didn't think I had a co-signer on the island. Major power trip. I would imagine that my family has been on this island longer than hers but either way, it isn't any of my business (or hers) so just give me an application with out the intrusive third degree. At the third apartment she showed (which was actually later in the day of the second apartment) she was still consistently rude to people. She made the whole speech about how you need to show proof that you make three times the rent and when someone asked her for the application she looked at them, raised her eyebrows and said "You know you have to make three times the rent, right?" ... suggesting that just by looking at them she could tell that their income was too low! Geez! She finally handed them an application but added "Just so you know, we already have a lot of application for this place that we're going through so..." as if she was going ahead and telling them they were going to chose someone else. The icing on top is the peace sign on her car as she double parks. Aren't hippies supposed to be nice? I would call the office to complain but I don't know if she's the one answering phones. I just hope that it gets back to Bill Ramsey or who ever the CEO is... HEY! If you're wondering why your places are on craigslist for weeks and weeks or even months I'll give you a clue... the woman showing the houses acts like she doesn't want anyone to rent them! read more

Do not rent from this company. We have had nothing but horrible service from them. Lets start from the beginning when we moved into our place in kaneohe mountain view terrace apartment. Did the walk through and noted all the discrepancies. Nothing was fixed. It took 6-7 months and our original lease was 6 months then month to month after. for us to get our front door replaced because it was getting to the point that it was near impossible for close the door [see pictures] next our closet door was broke laying in our room wasnt repaired repaird it my self since we couldnt rely on them to fix it in a timely manner. Once our washer stopped working we requested to be fixed they sent a repair guy he reccomended that we replace the whole thing. Took another month to get that fixed as they dont follow up on their repairs as they think it was repaired. Currently our dishwasher leaks flooding our kitchen if used still havent seen a plummer for that and was requested over 2 months ago. Now for the biggest concern we currently have mold growing in our bathroom covering the ceiling and patially the wall they responed with sending a contractor to look at it all he said was yups thats mold i dont touch that stuff. Then they sent out a specialist to test air quality and to see what kine of mold it was not deadly black mold but if u have asthma it is problematic for those and guess what all of us in the house have asthma.the specialist has put in her report that we should vacate until it is fixed. We were told that our rent would be prorated while we are out of the place if we decided to stay we said ok we will stay since it shouldnt take that long according to the contractor. So here we are its been 2 months and we havent heard anything from the property manager Tisha and the mold has grown since then covering another wall. We were told it would be done soon and we are still waiting for the fix we have made countless calls to the office to speak with her and she hasnt called us back all we are told is she got the message seems like she is avoiding us. So if u folks are looking for some place to live dont rent from this company they sure aint late when u are late in paying your rent even 1 day but when u need a repair expext to wait 6-7 months to get anything done. read more

In 2007, we handed our rental property, already occupied with good tenants, to Bill Ramsey, Inc. to be property managed by Bill Ramsey. Bill was good. Well, Bill retired and his daughter, Tish, took over our account. We were not happy with Tish. She would not follow up with our requests and more so, she would not return our phone calls. We got so upset with Tish, spoke to Bill that we wanted someone else to handle our rental. Bill apologized, said "this is not how they do business and he personally would take care of our account ". This February, we sold the property. The tenants moved out of the property and everything went smoothly. All the keys to the property was returned except one that Tish hung on in case of last minute emergencies. Tish said after all is final and done, she would mail that last key. Well, all was final and done and Tish said that she will mail us the key. A week went by, no key, so I emailed Tish. No response. Then I called her several times and she never returned my calls! That is so infuriating! After all those years, she ends our business this way. No, I would not recommend Bill Ramsey, Inc to property manage rentals. read more

Humble beginnings but this place was old but the company was very compliant to the repairs and took care of it quickly. Tisha managed a rental property for my family and failed to pay us for seven months totaling over $10,000.00. She didn't return phone call or emails for over a year, so we had no idea what was going on or why we weren't being paid. She failed to respond to a demand letter and completely ignored a complaint filed with the Better Business Bureau. That type of behavior is not only unprofessional, it is unethical. We were afraid she had embezzled our money. I'm still not sure how she has been able to retain her license. Bill Ramsey should be ashamed to have his name associated with this operation. read more

I probably would've written a 3 or 4 star review for Bill Ramsey Inc. while I was a tenant in one of their properties. They were generally OK to work with and fixed the few maintenance issues I had. Like others, my issues came upon moving out. Bill Ramsey Inc illegally withheld a significant amount from the security deposit. The law explicity says they can't do what they did. I pointed out their illegal action. No reply. No refund. My lawyer pointed out their illegal action... and cited the relevant laws. No reply. No refund. My lawyer pointed out that their illegal action yet again. Bill Ramsey Inc doubled down on their claim that they were allowed to withhold the money. Um, no, that's not how this works... but still no refund. So I took them to small claims court. First the judge asked if we were willing to settle before presenting our evidence at trial. Bill Ramsey Inc's representative (Tisha Ramsey) refused to consider any sort of settlement, even $1, maintaining that they were legally allowed to withhold the money. After presenting my evidence, the story magically changed... it was "probably an accident" that they withheld the funds. Huh? If you got a letter in the mail from a lawyer pointing out that you're doing something super illegal... and you were really doing it on accident... wouldn't you say "oh crap, my bad, here's your refund"?! After the FIRST letter from the lawyer? Or the second? Or with the mediator? I sued. I won. Thanks for buying me some nice stuff for my new pad, Bill Ramsey Inc. Still 1 star though. (If you do rent from these guys, here's some tips: 1. They cannot increase your rent in the middle of the month, or prorate an increase over the month! Relevant citation is HRS 521-21 (c): "Except as otherwise provided in subsection (b), rent shall be uniformly apportionable from day to day." 2. The lease states that you have to have the carpets, floors, and drapes professionally cleaned or refinished upon move-out. Take this into account when considering the rent amount -- some of these services can be pretty expensive. DIY like Rug Doctor is not acceptable, you have to have a receipt from a professional company. 3. Bill Ramsey Inc will expect that there is 0 trace of you ever occupying the unit. Spackling nail holes is not acceptable in their mind -- they must be painted over in a way that EXACTLY matches the paint in the rest of the unit. This is basically impossible without repainting the entire unit. I suspect they are double-dipping by charging tenants AND unit owners for repainting between tenants. 4. DOCUMENT DOCUMENT DOCUMENT. And if they wrong you -- take a look at these other reviews, they probably will -- don't be afraid to take them to court. It was quick, easy, relatively painless, and if/when you win, you even get the costs of filing your suit back.) read more

Absolutely horrible experience with these thieves. Upon moving out, we followed the cleaning guide only to be hit with a stack of cleaning invoices from Bill Ramsey stating that they were keeping our security deposit in full. I followed up on each invoice with Bill Ramsey and with the company name on the invoice. Here's where it's interesting...half of the companies on the invoices either did not exist or had no idea what I was calling about (had never worked with Bill Ramsey or at my previous address). When I asked Bill Ramsey to explain the invoices, they claimed they were just estimates and once the work was complete they would return whatever money wasn't spent. A complete lie. I followed up weekly for MONTHS. Tisha was conveniently unavailable every time I called. To this day (over a year later) she has never once returned my phone call and I've never received any money. What Bill Ramsey is doing has to be ILLEGAL. They are stealing from their tenants and listing fake businesses on fake invoices. I don't care how nice their listing is, DO NOT GIVE THEM ANY MONEY. There were plenty of other issues throughout our time at the property (ie. moped being stolen out of yard and no action to put in a bike rack when repeatedly asked, fines for hanging towels on our fence) but the move out process was by far the worst. The worst property management I have ever rented from. I would never rent from them again. We asked them several times to fix things, waited almost a year and nothing got fixed. They never returned our phone calls and whenever we called, the person in charge of the matter was not in. The unit was not cleaned when we moved in, we had to clean it ourselves. On top of all this, they ripped us off at move out and didn't give our full security deposit back. Despite the fact that we cleaned everything beautifully (the unit was much cleaner then at move in!!!) they took off $ from the security deposit for cleaning fee...??? So I had a great experience with Bill Ramsey. Aloha my property manager and Lori her office assistant were both pleasant and helpful! Pay your rent on time and clean your apartment well when U leave and you won't have any problems. I gave 4 stars instead of 5 because the property I rented was a nightmare. It was the building itself ...which had nothing to do with Bill Ramsey Inc ....but it was so inconvenient and time consuming that we ended up moving because we couldn't handle the plumbing issues and water shut offs anymore! Aloha and Lori were as helpful as possible and left such a good impression when we decided to move we tried to find another property with them. Unfortunately there was nothing available in our price range but I would rent from them again in a heart beat. I received my entire deposit back and would recommend them to anyone with the advice of asking as many questions about the building as possible! Ok, so here's a few tips for any potential renters going through Bill Ramsey. I'd recommend that you don't. Here are a few reasons why: - You have to view the unit before applying which is mandatory for almost every place we've inquired about, but the down side to this company is the woman showing their units is pretty rude and uninformative. She shows you the place but fails to mention any requirements for the unit you're going to end up applying for. Our experience was that they didn't even call us to view the unit at the first viewing and we didn't find out until we called them a day later to see when a viewing was going to be scheduled. - Which brings me to the application process. Which I find to be a ripoff because they hand you a paper application at the viewing with no guidelines about what it would take to qualify for the unit. - WE made the mistake of not asking before we applied because we're newbies at going through a property management company to rent so if you are going through them to rent ask that rude woman all the questions you need. (i.e. What are the qualifications to get approved? What's an approval credit score? What's the turn around time for the application process? Are you going to call me if I get denied or approved?) - But it turns out that once you apply, it takes 2-3 days to process your application in which they don't even inform you if you were denied. They only call you if you were approved. And it takes more than 2-3 days. It takes more like 1.5 weeks. I know, because I called every day to check the status of the application and finally gave up because it was obvious they didn't want to rent out the unit asap. So I called 1.5 weeks after I initially applied only for Marivic to tell me they went with another applicant. And when I inquired about the other units open to rent in the same complex, she wasn't interested in letting me know anything else about those units when a simple "Sorry, you don't meet our qualifications" would have sufficed. - And here we are on the qualifications to be approved. You cannot have a bad credit score, to them it's unacceptable. One qualification is that you have to make three times the rent, and even if you make three times the rent with a bad credit score, they deny you. - So here's our example: I applied with my boyfriend who makes three times the rent, but has a low credit score (Mid 500s), I have a fairly good credit score (689) but I'm pending employment which means I'm looking for a job. Given my good credit with his income, how are we unqualified to pay $1,400 rent? So overall, a terrible company to do business with based on the fact that their standards are set a bit too high, as well as their customer service as far as communication is horrible. So a big suck it to Bill Ramsey. Your company is bad business and a scam. Heads up to those who have kids even just one, do not rent apartment #11 in Waipahu's Betty's apartment! Couples are only recommended. If you choose to with your kids..goodluck. Its a living hell. I made a mistake to find out more if anyone else living below would be a big problem. read more

Do I even HAVE to give 1 star? I'd like to leave negative stars. This company is absolutely horrible. HORRIBLE. We rent from them and were in a hurry to rent a place, I paid the first month and deposit, and upon moving in realized there was MOLD completely filled in one of the toilets. It was beyond disgusting. Also, the carpet smelt like cigarettes once I moved in. I contacted the property manager and she was like "well what do you want me to do, the apartment has been sitting for a few months" UM, YOU B$#%H, come clean the damn apartment. She told me someone could come "wipe it down", but the carpets would not be cleaned. The place we went is OLD and everything breaks. Which is fine, but they wont fix CRAP, and now I am freaking out over moving out because of what other people have said on reviews. They are always horribly rude when I call, and I am at my absolute whits end. read more

They don't care... because they don't have to. They have millions worth of property with a great steady income... why should they care? They are like most other property managers... they just don't care. It's been that way forever (I got here in 1967) and nothing has changed. It's Hawaii... take it or leave it. Screw you... Haole. When moving out, don't even bother to get the carpets cleaned... they don't care. They're going to charge you to clean them anyway. When we moved in, the stove sides were so filthy, as well as the refrigerator... disgusting. We saw the sign-off sheet, and everything was checked. What a joke. Like everywhere else, it's full of cockroaches, so get used to it. Here's what's good: They will repair stuff when you call them. It's a quiet place, except when people turn up their stereos, or drive their Harley with amplified pipes six times a day... it actually shakes the building. But it's ok. He's Hapa. Don't complain. First, yes this is my first review on Yelp! I decided to finally create an account specifically so I could leave a review of Bill Ramsey. I am a customer - I rent property from them, and I am not an employee or in any way affiliated with them. Long review, so here's the quick summary up front: Rented from them for 1.5 years. Great company, excellent service, have gone the extra mile for me, would definitely recommend. Also, I follow the terms of my contract and I pay my rent on time. Remember that property managers HAVE to be the bad guys if a contract is broken or rent is late. That is part of their job. Now the more detailed review: When I first moved here, I was very skeptical about renting from BR because of the abundance of negative reviews and "scam alerts" online. However, a year and a half later, I can't say that I've had that experience. We haven't required much maintenance around our house, but when we have, it was addressed in a timely fashion in accordance with the contract. Last year, our A/C went out (in Ewa Beach in August - Hot!!), and the owner was required to fix it (reminder: Bill Ramsey does not own the property - they only manage it). While the A/C was still under warranty, the owner didn't seem too interested in doing the research and paperwork required to make the warranty claim. So after a week or so of trying to get the owner to fulfill his obligation, my account manager at Bill Ramsey stepped in and did the legwork herself. This was quite a few hours of work in an already busy office. It's important to note that she was NOT contractually obligated to do this, but did it any way. Additionally, Bill Ramsey is currently working with the owner on our behalf to make an improvement to the house that he is not contractually obligated to do. Once again, Bill Ramsey is not REQUIRED to do this for me. Any issue that I have or suggestion that I make is accepted politely and professionally and is taken under consideration.. I guess my one and only gripe here is that they're not always quick about returning emails or phone calls. However, if I just send a simple reminder email about an issue, I get a response almost immediately. This is the level of service that we get from Bill Ramsey. It's safe to say that if I had to deal with the owner directly, my experience as a renter would be significantly worse. Also, the responsibility of the owner, property manager, and the renter are plainly spelled out in the contract. This is important! I know that if I ask Bill Ramsey perform a service that's not in our contract, they will say "no." These are the terms that I agreed to when I signed the lease. In the end, follow the terms of the lease agreement and pay your rent on time and Bill Ramsey will go out of their way to accommodate you. read more

I was a co-signer for my college student daughter in a King Manor studio. The woman who showed us two studios was running late, but other than that she was polite and knowledgable about the building and surrounding area. All matters concerning things to be fixed were done on a timely manner. We left the place as we rented it, clean. In other words we left it rentable. No need for the property management company to hire painters, plumbers, electricians, or cleaners to get it ready for the next client. We received our deposit back in full. I would not hesitate to rent from them again. Remember, they are the go between the owner of the unit and you. A lot of times a particular owner may be overly demanding. read more

Kristen was my property manager for about a year and a half, and was great ever since the first showing. She was very personable, professional, and quick to respond during my renting time, and with the help of her assistant, Nesha, they make a great team. I always felt that I was a priority with Kristen, and she made sure my time renting was easy and carefree. Even my final walk-through inspection was a breeze. Kristen called me back the same day about getting my security deposit back, which I got in less than 2 weeks. I had a great overall experience and would be more than happy to have her as my property manager again. read more

This company is not flexible at all. My husband and I rented from them for about 6 years and then left for a bigger place. Upon trying to apply again unfortunately with a lower credit score due to unforseen hardship they weren't willing to work with us. Mind you we've never ever made a late payment in the 6 years. Aloha was our property manager and not helpful at all even though we were with them for quite a while. Also... Don't expect to get your deposit back as she did lool for nonsense types of things to keep it. There was a top shelf in the kitchen that I forgot to wipe down since I couldn't reach it and she deducted $200 from my deposit. Will never attempt to rent from them ever again. read more

I rented a fully restored 1926 plantation-style house in Manoa Valley through Bill Ramsey. My property manager with this company was Kristen Kulukulualani. During my nearly two-year rental period, on several occasions I requested assistance from Kristen on some property issues. Without exception, Kristen immediately responded and remedied every issue. Further, when I finally moved to the Mainland, she returned my full deposit with no issue whatsoever. I always found it a pleasure to work with her and the Bill Ramsey Inc., staff.
