Don't expect to get your deposit back. Every little detail will be scrutinized and little to no grace will be given. Clearly they have been burned one too many times by bad tennants. Unfortunately, I had to break my lease they clearly communicated with me there would be a $400 move out charge and I need to keep utilities on. I gave them 3 months notice and they waited until a week after I moved out to tell me I wouldn't get my full deposit back and wouldn't get the money I paid up front for the next month. They told me I was fortunate since I had two months left of my rent. Knowing this I could have stayed at property but since we were already moved out there was nothing I could do but accept the outcome. Lani Properties is a scam. If you want to throw money away and have zero customer service, then this is the company for you. If you are like the rest of us and want a great experience as you go through all the stresses associated with finding a home, look elsewhere. They required a viewing before we could even apply, this is not bad, and I can understand. The problem I had with the showing was that the unit was under renovation. It was good to see they are upgrading, but you would think prospective customers want to see the finished product. The real problem I had was I was not alone for the showing. They double booked a showing of an incomplete unit, it was really unsettling. It felt like I was on Storage Wars or some other trashy TV show. The realtor stayed outside the whole time, so I was not able to ask questions. Despite all of this I still applied and paid the application fee. Lani Properties took my money and did not stay in contact with me afterward. All communications had to be initiated from my end. I have years of experience in customer service industries, from restaurants to finance to sales. I was absolutely appalled by the lack of customer service given to me and absolutely zero acknowledgment when I called them out on it. Please learn from my experience and look to another business for your reality and real estate needs. I wish I had read the reviews beforehand and before giving them my hard earned money. My family owns an apartment with parking space in Downtown Honolulu. Though I lived in the apartment for about 10 years, when it came time to leave the island in 2012, my family and I decided it would be best to find a management company to rent the space. After contacting what seemed like countless management companies and individuals, I was connected to Lani Properties. They were professional and incredibly helpful during this process! Though my family and I now live on the mainland, they are excellent at communicating with us when a tenant leaves, the status of the apartment, and will coordinate maintenance and repairs as necessary on our behalf. We receive monthly statements, a monthly newsletter, and, despite the time zone differences, have not had any issue contacting the office with any concerns or questions that may have arisen over the past 8 years. Though I still entertain crazy dreams of returning to live on the islands one day, for now it definitely brings peace of mind to me and my family that our property is well managed and cared for. Similar to other reviews they were slow to respond to requests to keep basic functions of the units working and upon moving out play games to keep as much of your deposit as possible. I paid a professional cleaner when moving and they gave me a non itemized cleaning fee for over $500 as if I had not had the unit cleaned at all. in addition to this they left a hold on my credit that took over a year to remove from the credit reporting services. As I was no longer their customer they did nothing to help requiring me to file and contest it. Think twice before moving in as they play games and aren't fully above board. read more

Lanis properties is a rental company that's been renting to my niece for the last four years, that is until she suffered a domestic violence situation within this property, and now she's being forced to vacate with nowhere to go with her small children. This company instead of offering the studio which is cheaper available next to the apartment already she is renting, told my niece that she needs to move so they can renovate. They rented out the studio without offering it to my niece. They've begun doing renovations on the apartment building next to hers that they own with the tenants still inside. Another tenant mentioned, Lani properties, help them pay for their rent when he got fired from his job. They refuse to return her emails or take her phone calls or speak to her directly even though they've been on the properly several times since they sent the vacate letter. My niece is never missed their rent. She's has it documented. This company has a lack of communication and respect for people from this island who are just trying to raise their families on this island without being priced out and kicked out because of domestic violence, they didn't ask for. She has until 2/29 to move with no money or proof of employment, because she was abused, while she was raising her children as a stay at home mom. She didn't have a choice and now she's being abused by a rental company as well. Do better. read more

Do not expect your deposit back unless you leave your rental the exact same way you moved in. Regardless the wear and tear. So if you do rent a property from this company, I would advise you too call them on any little thing that breaks or needs fixing or else you'll get charged when moving out of any property they manage. Also im pretty sure they'll deduct $450 cleaning fee regardless how clean you leave the property when moving out. The property I rented was awesome but its sad to see company's like this take your deposit away at a time when living in Hawaii is expensive. read more

Unfortunately, I'm joining the ranks of Dean and some others on this thread after having a much less than stellar experience with this company. We inquired, and visited, a unit that they had for rent off of Ena Road in Waikiki--very nice unit. We were encouraged to apply quickly by one of their agents (it appears this is a total "family affair" business, by the way), who seemed most enthusiastic about our interest. So, we did apply. Now, trust me when I say that we are VERY WELL qualified applicants. We were told by the showing family agent that we would hear within a day, two at the most, since we were homeowners. "The process is much faster, easier" when we know you are a homeowner." Okay, great! She informed us that there was one additional applicant, too. One day goes by, not a word on status. Day two comes, and is almost gone, and no status. I reach out and inquire. Reach "Tasha." Oh, you're application is in pending status, but you both look really good." Okay, so when will we hear something. "Tomorrow, we should have status." Okay. Tomorrow comes....nothing. We call the showing agent. She says she'll be in the office in 20 minutes and will find out. 5 hours later, not a word. I text her: "Unfortunately, we've rented the apartment to the first applicant that applied." Okay, so it is what it is. But, gotta admit, this place seems suspicious on practices. Of course, we lost our $50 app fee. Who knows what they are really up to, right? BUT, the customer service and follow through is absolutely rock bottom pitiful. If I were an owner and saw how they were handling applicants for my rental, I'd high-tail it and run. There is just no excuse for such poor follow-up and lack of communication to applicants. They don't respect the individual applicant, clearly. So, no thanks; I'll definitely never look at a property they list again. Thankfully, I don't have to; I'm in a position of choice and feel blessed for that. We ended up with a wonderful unit from a property management company that treated us like they cared and were respectful of our time. They communicated with us just as they committed they would, etc. So, for those of you out there considering this company--at least based on our experience--I'd recommend you look elsewhere. There are many other management companies in Honolulu that will follow through and respect your time, etc. This just isn't one of them in our opinion. read more

The Lani Properties team has been our go to for years. They took time to assist us on our wild chase for a home a few years ago when the market was tight. Each time a new listing came on the market - Joy would jump into action. We took her from town to Kaneohe and Kailua and back and after what seemed like months and dozens of open house tours - we finally stumbled across a gem! She researched the history of the home and even advised us to place a lower offer than asking. Although we were hesitant - we rolled with her advice and within a day got the call from Joy that we had our dream home - at a lower price! We probably won't be buying any more homes to occupy (because we LOVE our house) but will definitely use Joy and The Lani Properties team for our next investment purchase and will have them help us manage it too! read more

We couldn't have picked a better realtor! We had been looking for a year for a house to come on the market in a certain neighborhood where homes rarely come up for sale. Of course one popped up while we were on holiday in Japan. Joy jumped into action, did a FaceTime tour of the house, and gave the seller our offer - all in less than a few hours and while 4000 miles away. We trusted Joy completely and she put in our offer when we hadn't even set foot in the house. Joy also had the expertise to advise us not to overbid. We took her advice and put in a full price offer. Another buyer that overbid (by a lot like 6-digit-more a lot) initially received the seller's acceptance, but ended up having to pull out of the contract because they realized how grossly they had overbid. So we ended up getting those house! Had we not taken Joy's sound advice, we'd be upside down on the house with all of the renovation we did. That's the kind of honest realtor you want on your side. We loved our experience and trust Joy and her staff so much we're going to also rent our investment property using their property management service! read more

All you renters of this company that are planning to rent from this company and you current renters needs to make sure you take pictures of the property before you move in. Then when you leave take Full pictures and a video of the property include: all walls, carpet/floors, the whole kitchen, bathrooms everywhere). Then when you don't get your full deposit back file a Small Claims Case against the company. Take to court your before and departure pictures and video so the courts can see that they are illegally keeping your Security Deposit and you can get it all back. The more people do this with companies(property management) like these; then the companies will STOP stealing people/tenants hard earned money. Also keep tract of all your contact with the company when you text/email them for REPAIRS etc. (take names, date, times). Try not to make phone calls; but if you do; then follow up with a text/email to memorize(state what was discussed and include names, date, times) your calls. KEEP ALL YOUR RECORDS SO YOU CAN PRESENT EVERYTHING TO THE COURTS. read more

We've been looking for a bigger place for sometime. We saw a listing that fit our criteria and inquired about it. Tasha was very helpful with providing the necessary information needed to apply for the rental property and very patient with our previous landlord (There was a language barrier that made it slightly difficult). We were able to view the place within the week and turn in our paperwork with Leah that same day. We were ecstatic when we found out we got the place about a week later. You can submit your payment and maintenance requests online which is really convenient. They have a quick turnaround time for maintenance requests too. I would definitely recommend them. Moving in here seemed to be fine once you got accepted. After that, things started to not working, called several times for maintenance. It felt as if they left the place unprepared.. Once called for fixing light bulbs after a week of moving in, the people that came to fix said it was not their job and that it was my own responsibilities.. next time I would have to pay for it?! *Most important thing* Beware of your security deposits when you move out. They would try to find any wear possible and take it out of your security deposits. I have heard a lot of this complaints when I read the reviews but I left the place neat and clean and didn't think there would be any problem. Also, the slow drains were already a problem with the unit, but they said they would have to fix that on my cost. read more

Several years ago, I needed to find a property manager to rent iand maintain my house in Palolo. My previous property manager did not do a good job collecting the rent, ensuring that the property was maintained, screening tenants, and keeping me informed of the status of the rental. I was referred to Joy from Lani Properties. She researched the market, made some great suggestions on making the house more attractive and safe without spending a ton of money and in securing good tenants. As a result, the tenants are happy, pay their rent on time and take good care of the property. Recently, the tenant expressed a concern over an electrical issue. Ryan from Lani Properties immediately contacted me, found an electrician at a reasonable rate and took care of the problem. I work full time and needed a company that I trust to take all appropriate action to address whatever issue that arises in a timely fashion without going overboard. Lani Properties also knows that responding to the tenants concerns is one of the best ways to effectively manage the property for the owner over the long term. Called to ask, and they give me a runaround and said there's a process I have to go through to get more info. Not worth my time, waste of my money. Not recommending Lani Properties to ANYONE. Absolutely horrible! I've went through the paperwork process twice with this company. First time was about 3 years ago. I turned in all the paperwork and was approved for the place within a few days. I was told to come back to the office to pay the first month rent and deposit and get the keys. Easy. I ended up not taking the place because my husband and I thought it through and decided we shouldn't do. There were more cons than pros about moving to that location. Second time....ugghhh.. I made 3 trips out to their office. First time was to turn in all the initial paperwork. The lady at the desk told me that I needed proof of my husband's new job and income since he had just started and hasn't received a full paycheck yet..understandable. I came back the second time and was told i needed a co signer. sigh....ok. I went out and did that. On the third and final visit I was told my co signer didn't make enough money to pay her own rent and my rent in case I'm unable to pay. I decided to give up after that. I felt like she should have gave me all that information the first time I went to the office instead of my coming to town and dragging my 1 year old back and forth! BTW, who the hell makes enough money to pay 2 rents?! read more

Jared from Lani properties is a deceiving & very unprofessional property manager. He showed up 15 minutes late to my exit interview then proceeds to tell me that I did not take the necessary time to clean the unit. When asked if any additional fees will be charged against my deposit other than what was reviewed he said "no." I received a check for $100.00 from my $1200.00 deposit after Lani properties deducted expenses that I was held accountable for. As a consumer I feel cheated as this was sneakingly done. It took 21 days for Lani Properties to return my minimal deposit -& Jared has not returned my call. He's demonstrated himself to be more of a coward than a man. read more

Moving out they will charge you for every little thing such as a paint chip on the baseboard!! They will take your security deposit and make up all kinds of charges. If you have to rent a property, do not go with this one. First of all, the operator was so rude. Every time I call, it seems like I bother their time. They seems annoying on all of your question. The manager doesn't care too. Don't bother to ask for help from management. We have been waiting to hear back from them for 3 weeks, still no one call. When we call to ask, answer is I don't know. I'am currently a tenant in one of their homes. considering that Me & my husband just got married and only 19 & 20 years old with no children, this was a great option. To be able to start off with our own responsibilities, we are very mature for our age and thanks to previous reviews i was aware of their business. We recently needed our washer piping to be fixed and i really had to STAY ON them to get the maintenance guy to our home. not so sure about the deposit complaints, but i will be sure i go hard on them when its time for us to leave. My recommendation is to stay on top of it and dont let them slack, As long as your holding up your end and paying your rent on time, push all their buttons for any of your needs. They are a great landlord to help you start or get back on your feet, but when your afloat, find something better. read more

My husband and I (along with another couple and two single guys) moved into a property in December of 2015. Everything was fine at first and we didn't have any trouble with them up until we moved out. They tried to tell us that they didn't honor the military claus in the lease, because they didn't want us to break the lease. We were up front with them from the beginning about the time of deployment and they still tried to get out of it. Fast forward to now (Feb of 2017) and I'm trying to apply for another home as my husband is coming home from deployment soon. We found out from our new potential landlords that they are charging us $3,700 in damages on top of the $3,600 deposit that we never got back..The admin claims she didn't have a forwarding address and had only contacted one tenant from the lease. I had personally emailed her my home address because we were told we would be getting a deposit back. She only contacted one tenant, even though she knew he was overseas, but did not contact the wives who were stateside. She claims she contacted the guys' commanding officer, yet we had not heard of the charges until today. I was trying to resolve the issue and get an invoice to see what they were charging us for..still have not received the invoice, nor was I told what damages we were being charged for. I am beyond fed up. My husband and I may not have a place to live when he returns from deployment, because she is lying about what we owe to them. She was so unprofessional, as well as disrespectful. I was told that she would not read the invoice to me, because "there were too many charges to list", and when I asked what the largest one was, I was told to e-mail her.. I am still awaiting the e-mail to resolve the issue I was never made aware of. read more

When I had my walkthrough upon entering my apartment, it was very rushed. The shower head was green and grimy, the walls blotchy with paint, there was rust on the vent in the bathroom, the closet door missing a bottom track, and the curtains were broken. The realtor who did my walkthrough nervously laughed and tried to haphazardly fix it, but it was clear that the curtains weren't working. I knew the building was old and knew it wasn't going to be perfect, so I just took this as part of the deal. My walkthrough when I left my apartment was a nightmare. I had hired a professional cleaning company and handy man before I left to take care of the apartment, leaving it in what I thought better condition than I had received it. Right off the bat I could tell something was wrong when we began. Not only did he try to blame me for the blotchy walls, he tried to say he needed to hire a plumber for a drain that was working perfectly. That's when I took my phone out and began recording, which at that point he retracted that statement on camera. He was trying to rob me of my security deposit and I knew I needed to collect as much evidence as possible. He moved the fridge, which was not done in front of me upon moving in, and mentioned a cleaning charge. I asked maintenance for some cleaning supplies and while pregnant, I got on my hands and knees to wipe up the dust. I was humiliated. I told him that I could see what he was trying to do and then he tried to remove some of the ridiculous charges. I didn't realize that for my service animal I needed the studio to be fumigated, so in the end he said he was going to charge me for that. I signed my name on the documents and took a picture of his signature as well next to the fumigation charge and screens he said needed to be fixed just in case he tried to tack on more charges after the fact. I left feeling humiliated and disappointed in the lack of integrity of this man. I got the name of the fumigation company that they supposedly use, and asked for a copy of the invoice upon receipt. After speaking with my fiancé, we decided to get an estimate directly from the company and compare it to what they take out of my deposit - taking further action if there is a discrepancy. Reading some other comments, I see that this is a pattern and do not recommend renting from them. Terrible experience. read more

UPDATE Since my last post on 9/27/16, Lani Properties has improved a lot. I wouldn't say drastically but enough for me to notice. Every since my post, I would receive occasional courtesy calls to see how my place is doing and if there are any concerns or repairs that need attention. On top of that, every time I went into the office to pay my rent, I was politely greeted by the once not-so-friendly receptionist and acknowledged by one of the agents with a "Hey, how is your place? good? everything ok? please let me know if there's anything we can do for you" so +2 stars for the new and improved customer service at Lani Properties. Well done. Next, I would say that their maintenance service has gotten better as well. Their team of hardworking handy guys and Garrett were responsive and made sure that every concern I had was addressed promptly and professionally so +1 star for them. My one-year lease is up and I have decided to move elsewhere but mainly because of cost and convenience and not because of Lani Properties. Based on my experience, if you're thinking about renting from Lani Properties, I'd say give it a try (unless your gut tells you otherwise then just ignore me lol) but even though their office staff started off crappy they had since improved and I can honestly say with certainty that I haven't had any problems with their maintenance staff (Larry and Kit) or the property manager for my complex (Garrett/Jarrett). Those guys are awesome. I really enjoyed working with them. Whenever they came by my place for a repair, they were always polite and made sure that I was well informed about everything they were doing and would explain it to me in layman's terms. They would even go above on beyond their work order by observing other deficiencies that I was not aware of and would offer solutions to repair it or if they had everything they needed, they would repair it right there. They would even walk to the hardware store down the road from my place to pick up additional supplies if they didn't have what they needed. Like I said, these guys are awesome! I really wish I could take them with me to my new place lol. read more

I have been living in a unit managed by Lani for almost 3 years now. In my experience, they have been nothing but pleasant to me. Everytime I have an issue, whether it big or small, they make it feel like it's a big issue and they are glad I called. This makes me feel really good because sometimes I know that I can be picky about things and it's very comforting to know they want me to be as satisfied as possible in your own home. Every issue or item needing maintenance was addressed right away. Also, their website is a very convenient alternative to having to drive to a physical location to pay rent. While dealing with Lani, I would have to say they have been very professional in the way they have handled things, from the reception desk to the management. Everytime I have visited the office, I get the feeling of a family environment and it shows when you see how everyone interacts with one another. I would definitely recommend them over many other management companies I have used in the past! read more
