But after taking with Sean and Raullen, I was able to take the first steps and felt like I was finally heading in the right direction. Their team was in contact with me basically everyday from the initial calls to viewing, step by step they explained everything, and anytime I had questions or needed recommendations they were always there to answer. They work with the purpose of supporting you, and communicate so well between each other and the other key people it takes to close on home, that within a month or 2 I was signing and handed my keys!! Shameful No damage was done on the property, as stated on the invoice this is normal wear and tear. Also this is a two unit property shared garage cans. With another tenant who also used the garbage cans, where we even helped our senior lower unit tenant dump her garbage the day we moved out, And when we moved in the cans were full and we had to request it to be removed. We have emails showing the cans were full and removed with rental company. Returning property as it was found, no damage done to the property. Normal wear and tear on the invoice and some are not even real. Duck tape so rodents don't go in the house.. wear and tear! And all health issues gone since moving out Security deposit can not be deducted for no damage and just wear and tear, as seen on invoice to the property. The towel bar was like 40 years old! However, he answered the phone immediately and was very pleasant and helpful! I was shocked! I told him, "Wow, thank you for even answering your phone! Most agents completely ignore my emails and calls." Rodney has consistently communicated with me throughout the viewing and application process. He has been the ONLY agent that has done so throughout our three months of hunting for a rental for our family. Just about when I was going to give up on finding a rental, we met Rodney today in person to view the rental and he was so kind and thorough. He explained every part of the home and even took us around the property to show us where the shared units were located, ones that we were not applying for, but that we would be sharing the space with. He took the time to get to know us as people and made us feel seen and welcomed. Most agents we've seen in person unlock the door and just tell us, "Okay you can go look inside" and never really talk to us or show us around. He was very transparent about the application process and the owners needing time to decide if they would be willing to accept our multiple pets. I told Rodney regardless of the outcome, I truly appreciated his timely and consistent communication with us and meeting him today. We are hopeful that the owners will accept our family and multiple pets, but even if not, our experience with Rodney makes us want to find a rental with this company since we know they will take care of us and our needs. Renter Beware: Avoid This Property Management Company…read more I rented through this agency for over 4 years, always paid on time, and left the apartment in better condition than when I moved in. Despite this, they withheld most my security deposit and tried to charge me for furniture that was never even provided in the unit. This wasn't an isolated incident of poor service -- I had requested replacement curtains after mine fell apart, and it took the agency over a year to follow through. Communication was consistently unresponsive and unprofessional throughout my tenancy. What makes this worse is that I now own a rental property myself. Having seen how this company treats tenants, I would never use them -- not as a renter, and not as an owner looking for a property management company. They seem far more interested in squeezing every dollar from deposits than treating good tenants fairly. If you're considering renting from this agency, think twice. And if you're a property owner considering hiring them to manage your property, look elsewhere.

But no where on the form did it say we paid anything for a holding and next to where the amount we would of paid if it was a holding fee was blank. I requested our deposit back Saturday no response until Monday afternoon the day we were supposed to move in if we would have gone through with it. She asked when I wanted to come into pick it up I told her next morning again no response. So this morning I text her letting her know what time ill be on the way she texts back saying she needs to speak with the owner of the unit then texts back 2 hours later saying that due to some holding fee I forfeited my deposit and sends me a picture of that same form but altered to show next to the holding fee paid and she added in $2000 which isnt on the original document. She legit tried to scam me out of my $2000 if I didn't have my original document she would of just kept my whole deposit. With the limited conversation there was never any talk about a holding fee or anything of the sort all we talked about was a security deposit. So I was moving back to Hawaii and had made plans to move into somewhere else with another realtor. This realtor from Hawaiian Properties LTD ended up being very bad, dragging her feet until the last possible moment before my family and I were about to be on island (we applied to move into a rental property 3 weeks prior before reaching Hawaii) and we came to the island with out a place to live because of this. I am a DOD Contractor and knowing how the waiting list works I figured that Island Palm Communities would not have anything available for me and my family a few months down the line, I had almost not walked in and bothered to ask if anything was ready to move in right away. But I did because me and my family were desperate to move into some were immediately. To my surprise there were a few properties available for me and my family, I asked if I could move in on that day or tomorrow (it being a Friday) and was very impressed that they told me yes. After calling at least 30 different properties from online listings this was very refreshing to me since most people did not answer their calls or told me the properties was not available anymore, or they had to wait for one reason or another etc. After sending my info online, exchanging some texts and sending the application for the move-in they were able to get us in on the same day that I walked through the door. I really have to give a shout out to Nicolette McCoy because of her quick responses and willingness to stay after her normal work hours me and my family were not left on the streets over the weekend and I will always be grateful to her, absolutely Awesome realtor. As far the actual housing, we couldn't ask for more 2 bed 1.5 bath all wood new appliances (stickers still on) re-done galley kitchen and central AC all new this is 10x better then most places that ask for the same price have (at least in my own personal opinion). I don't know of any other property management with available free loner furniture and washer/dryer it is a great thing to have while you wait for you house goods to be delivered. The Community Centers are always really involved and keep residents up-to-date with everything going on. I know that there are complaints about the maintenance and how long it takes them, quality of work, what they will actually do for you etc. Living with Island Palm Communities about a year ago (for 2 years while in the military) I never experienced anything bad from them, and it would be unfair of me to critic the maintenance now since we just moved in about about a week ago. But I know there are some real complaints about it from what I have heard (but then again everything they do is free of charge). Over all really really great community great people to work with, who are always on-top of it. From my previous experience with them a year ago and the most recent move in I had with them a week ago, I really feel like you get what you pay for and more with what you pay with the lease. My family and I will always be grateful to Island Palm Communities! Again a shout out to Nicolette McCoy, was an absolute pleasure to work with her.
