We have had an amazing time dealing with Island Palms so far. From the moment we stepped foot in the office they treated us with kindness, professionalism & respect. We got a nice house the first day we went to the office. The facilities are well above average & what we would live in elsewhere. Our neighbors are awesome. The house is probably the nicest we'll live in while in the Army. Maintenance was responsive & efficient when we called the first week regarding a serious wiring issue. We are slightly annoyed not being able to plant in our backyard but the community garden is next door. Parking is sufficient. I appreciate the free community center & pool. Convenience to work is paramount. Holidays are fun & interactive in our community.

Wilson family here, living on bougainvillea. These houses are nice and big. Laminate wood floors, fenced yards, and beautiful surroundings :). We've lived here a year and yes, We've had some small issues but maintenance always got to us fairly quickly :). Due to foundational issues they are moving us, free of charge, into a different home nearby :). They have always been polite. I will update this review in a few years when we experience the move out process. Took away one star for making us pay electricity when it should be covered by BHA.

I'm actually waiting in the management office right now. I just found out that my bah payments haven't been going through and now I owe thousands of dollars. After several visits here to the management office I have never felt more personally screwed over. In addition to paying the back rent because it was never drawn out, I'm going to have to pay pro rating as well as a percentage of every payment on my installment. This entire business is a thug driven racket to squeeze every possible penny out of soldiers. It is truly disgusting to know that this place is sponsored by the military. I advise you to never have anything to do with any on post housing anywhere in Hawaii. No onto the housing itself.... ASIDE from the fact that this is the only "on post" housing that I have ever seen in my career that does not have 24 hour security. THERE WAS A MURDER, the next street over from my house last month. Anyone military or otherwise can come on/off post at anytime with no MPs to stop them. The houses suffer from what has been explained to me as "settling" what this means is that the house will shift during the day when it gets hot and you will develop cracks in random places throughout your house. The maintenance folks are pleasant enough but I feel for paying the entirety of my BAH I can at least have a house that isn't falling apart as fast a Mother Nature can make it happen. I hope this review steers you away from on post housing, it's a dirty, dishonest business that will rob you blind. There are dozens of better places to live on this island

Wanted to give them one star... But that wouldn't have been entirely fair. Look, if you're reading this, you're probably military and on your way to Hawaii. If so, maybe staying on post is for you and your family. There certainly are some perks to living in in post housing. There's some stability in living here. But if if you are a married soldier who has been with their spouse for a while and has kids and really want to enjoy Hawaii, take the time before you get here to shop around and do your research. IPC takes all of your BAH, and gives you generic, usually sub-standard housing in return. Unless you're in one of the newer homes, you won't have central heating, you will have an old 90's home that has had numerous military families in it before you that have trashed the place, which have only been shoddily repaired. Centipedes, cockroaches, and ants are a relatively common occurrence. And sure, you can call IPC maintenance and they'll schedule a bug bombing or a spray, but it'll be a couple of weeks before the actual day if you're lucky. And then you better take the whole day off, because they schedule it like this: "The morning time, or the afternoon time?" And you had better be there, or risk waiting another week or two. Sure, the people are friendly and try to embody the aloha spirit, like you would want in Hawaii. But it still is crap housing not worth your BAH, and they don't actually care about you. They just care about filling homes and making it to the next Aloha-Day for early release, which seems like every time you try to call. It's not worth it. Especially when you can look hard, prepare before hand, and actually make money on a decent apartment or rental home you can afford with BAH. It won't be easy, but I feel it would've been better for us than living here for sure. Issues I've had: dishwasher when we first came here had to be replaced because it was "renovated," by having the inside painted. One wash later and the paint peeled. A leaking freezer because the filter inside was broken and yellow ooze formed. Mold, which is only scheduled to be sprayed for prevention once a year. Mold in the window AC units that is still there, even after they sprayed. Thorny grass. A small "back yard" with shoddy landscaping that you have to cut yourself. (At least they replaced the fences.) Unreliable trash and recycling pick up. MWR events constantly cancelled. Oh, and one of the CYS day care centers in the middle of the homes had to be sprayed for bedbugs and termites. I imagine the houses have similar problems. And don't let the pictures fool you. They just painted all the exteriors and added new rocks around them, but it's the same crap houses. Hold out for the brand new homes, or go off post. Don't get pulled in by their "$300 of BAH back if you sign now" to take one of the crap houses.

I've heard horror stories when it comes to on-base housing and management. From the first time we walked in, I felt like we were being taken care of by a friend. Sherry was so nice and helpful with our requests. Obviously, there aren't a ton of options, and the employees can't go outside of the set guidelines, but we definitely felt like Sherry went above and beyond to make sure we were happy. The office has much better hours than I was expecting. Only complaint is that the phone isn't always answered.

And then retaliate charging for normal wear and tear of a house falling apart. We have pictures too. Shameful No damage was done on the property, as stated on the invoice this is normal wear and tear. Also this is a two unit property shared garage cans. With another tenant who also used the garbage cans, where we even helped our senior lower unit tenant dump her garbage the day we moved out, And when we moved in the cans were full and we had to request it to be removed. We have emails showing the cans were full and removed with rental company. Returning property as it was found, no damage done to the property. Normal wear and tear on the invoice and some are not even real. Duck tape so rodents don't go in the house.. wear and tear! And all health issues gone since moving out Security deposit can not be deducted for no damage and just wear and tear, as seen on invoice to the property. The towel bar was like 40 years old! Sean and Cathy can kick rocks with slippers on. Extremely unprofessional and unethical.

The website makes it sound straightforward and gives the impression that you can confidently move forward with purchasing another home. I mentioned this directly to Alesia Borja (MRP, SRES, PSA) before our Zoom meeting. As a listing partner with those credentials, I expected her to understand the program and explain how it works. Instead, the meeting turned into a long one-hour listing presentation, and the Guaranteed Sale Program was not discussed at all, even though that was the main reason I contacted them. Her follow-up response was that she would "connect me with the broker for clarity" and that the program is not designed for sellers who want a home sold in 30 days. That felt like my question was sidestepped rather than answered. Adding to the confusion, my husband listens to Adrienne Lally and Attilio Leonardi on their Saturday morning radio show, where they consistently say that "if they cannot sell your home, they will buy it." That messaging is very clear, yet the explanation I received suggested the reality may be much more limited. Because of that, the Guaranteed Sale Program felt more like a marketing hook to draw people in rather than something clearly explained upfront. Pros: Organized general listing presentation. Cons: The Guaranteed Sale Program, heavily promoted on their website and radio show, is not what it appears to be. Despite this being the main reason I contacted them, the program was not discussed at all during the meeting. Adrienne knew I already have a realtor, who would facilitate my purchase while Team Lally would sell my home, yet the program was still sidestepped. No follow-up has been received.

What stood out most about Laura was her empathy. She never pushed us to sell but truly listened and supported us through the process. Although we had exhausted all the options to make it work, I still had hope that somehow someway we could keep our beloved home. When we finally decided to sell she made a great personable presentation. Her presentation included clear charts, graphs, and market comparisons that made the process easy to understand and gave us full confidence in her strategy. Costs were upfront from the beginning. We were also in the process of purchasing another home on the mainland and had interviewed several realtors--and no one matched the caliber of Laura and her team. Their professionalism, communication, and genuine care set them apart. The communication was outstanding. We were notified every time someone viewed our home, and we received weekly email updates on how many times our listing had been viewed online, what homes sold in the area, . Laura personally called my husband or me every Monday with updates, and her team sent weekly seller reports with clear next steps. Everything was seamless, using DocuSign, Zoom, and other digital tools that made the entire process smooth and stress-free, even while we were on the mainland. We are so grateful to Laura and her team for guiding us step by step and making this sale such a positive experience. The problem with reviews of property management companies is that usually, the only people who…read moreinclude reviews are those who have had bad experiences with the company and you miss out on what could be many positive reviews. That being said, I signed a lease with T&A less than a month ago and have been working to build a relationship with the company (so no flaming gonna happen here). Here are some items you can expect to see on leases produced by T&A that are different than other property management companies: -No direct deposit service for monthly rent. -The address listed on this company page is not the address listed on the lease to which tenants mail their rent checks. That Address is a PO Box. -When asked if post-dated checks would be accepted to ensure rent is paid on time, the landlord responded in the negative. This means the method deemed acceptable by the property management company is to snail-mail a personal check every month to arrive on or before the 1st of the month. They do offer a 2 day grace period. In the event of a missed payment, the tenant will incurr -The lease may require you to obtain renter's insurance (not surprising), the lease may also require that you add the property management company and the owner of the property to be added to your insurance policy as a "additionally insured party." Again, not incredibly surprising, but it was a new factor I had not seen on previous leases. Overall, my experiences with the company have been positive. The managing agent for my particular property has conducted himself professionally and communicated promptly in all our correspondences. The deduction of 2 stars is mostly due to the lack of options to pay the rent. I feel as though in 2015 (soon to be 2016) a direct deposit option should be standard for a property management company.
