This is my first review I have done for anyone on my own, I'm writing this review because I feel…read morelike they honestly really deserve it. So I was moving back to Hawaii and had made plans to move into somewhere else with another realtor. This realtor from Hawaiian Properties LTD ended up being very bad, dragging her feet until the last possible moment before my family and I were about to be on island (we applied to move into a rental property 3 weeks prior before reaching Hawaii) and we came to the island with out a place to live because of this. I am a DOD Contractor and knowing how the waiting list works I figured that Island Palm Communities would not have anything available for me and my family a few months down the line, I had almost not walked in and bothered to ask if anything was ready to move in right away. But I did because me and my family were desperate to move into some were immediately. To my surprise there were a few properties available for me and my family, I asked if I could move in on that day or tomorrow (it being a Friday) and was very impressed that they told me yes. After calling at least 30 different properties from online listings this was very refreshing to me since most people did not answer their calls or told me the properties was not available anymore, or they had to wait for one reason or another etc. After sending my info online, exchanging some texts and sending the application for the move-in they were able to get us in on the same day that I walked through the door. I really have to give a shout out to Nicolette McCoy because of her quick responses and willingness to stay after her normal work hours me and my family were not left on the streets over the weekend and I will always be grateful to her, absolutely Awesome realtor. As far the actual housing, we couldn't ask for more 2 bed 1.5 bath all wood new appliances (stickers still on) re-done galley kitchen and central AC all new this is 10x better then most places that ask for the same price have (at least in my own personal opinion). I don't know of any other property management with available free loner furniture and washer/dryer it is a great thing to have while you wait for you house goods to be delivered. The Community Centers are always really involved and keep residents up-to-date with everything going on. I know that there are complaints about the maintenance and how long it takes them, quality of work, what they will actually do for you etc. Living with Island Palm Communities about a year ago (for 2 years while in the military) I never experienced anything bad from them, and it would be unfair of me to critic the maintenance now since we just moved in about about a week ago. But I know there are some real complaints about it from what I have heard (but then again everything they do is free of charge). Over all really really great community great people to work with, who are always on-top of it. From my previous experience with them a year ago and the most recent move in I had with them a week ago, I really feel like you get what you pay for and more with what you pay with the lease. My family and I will always be grateful to Island Palm Communities! Again a shout out to Nicolette McCoy, was an absolute pleasure to work with her. (Disclaimer I did not spell check and I am bad at writing, please excuse my horrible writing skills, I had a D in English all through High School.)

But after taking with Sean and Raullen, I was able to take the first steps and felt like I was finally heading in the right direction. Their team was in contact with me basically everyday from the initial calls to viewing, step by step they explained everything, and anytime I had questions or needed recommendations they were always there to answer. They work with the purpose of supporting you, and communicate so well between each other and the other key people it takes to close on home, that within a month or 2 I was signing and handed my keys!! It's been about a year since then, and I'm so thankful to them for being there and basically holding my hand through the whole process. I'll be sure to contact them again when the time comes! Thank you Sean and Raullen!!

And then retaliate charging for normal wear and tear of a house falling apart. We have pictures too. Shameful No damage was done on the property, as stated on the invoice this is normal wear and tear. Also this is a two unit property shared garage cans. With another tenant who also used the garbage cans, where we even helped our senior lower unit tenant dump her garbage the day we moved out, And when we moved in the cans were full and we had to request it to be removed. We have emails showing the cans were full and removed with rental company. Returning property as it was found, no damage done to the property. Normal wear and tear on the invoice and some are not even real. Duck tape so rodents don't go in the house.. wear and tear! And all health issues gone since moving out Security deposit can not be deducted for no damage and just wear and tear, as seen on invoice to the property. The towel bar was like 40 years old! Sean and Cathy can kick rocks with slippers on. Extremely unprofessional and unethical.

My husband and I have been trying to find a rental that will accept our multiple pets for awhile…read morenow and have experienced that majority of the agents with other companies do not reply to any of our calls, emails, and/or texts. They don't even acknowledge that we reached out or applied. When a rental became available with Royal Realty, I immediately called the agent listed for the rental expecting no answer. However, he answered the phone immediately and was very pleasant and helpful! I was shocked! I told him, "Wow, thank you for even answering your phone! Most agents completely ignore my emails and calls." Rodney has consistently communicated with me throughout the viewing and application process. He has been the ONLY agent that has done so throughout our three months of hunting for a rental for our family. Just about when I was going to give up on finding a rental, we met Rodney today in person to view the rental and he was so kind and thorough. He explained every part of the home and even took us around the property to show us where the shared units were located, ones that we were not applying for, but that we would be sharing the space with. He took the time to get to know us as people and made us feel seen and welcomed. Most agents we've seen in person unlock the door and just tell us, "Okay you can go look inside" and never really talk to us or show us around. He was very transparent about the application process and the owners needing time to decide if they would be willing to accept our multiple pets. I told Rodney regardless of the outcome, I truly appreciated his timely and consistent communication with us and meeting him today. We are hopeful that the owners will accept our family and multiple pets, but even if not, our experience with Rodney makes us want to find a rental with this company since we know they will take care of us and our needs. Mahalo nui, Rodney!

Renter Beware: Avoid This Property Management Company…read more I rented through this agency for over 4 years, always paid on time, and left the apartment in better condition than when I moved in. Despite this, they withheld most my security deposit and tried to charge me for furniture that was never even provided in the unit. This wasn't an isolated incident of poor service -- I had requested replacement curtains after mine fell apart, and it took the agency over a year to follow through. Communication was consistently unresponsive and unprofessional throughout my tenancy. What makes this worse is that I now own a rental property myself. Having seen how this company treats tenants, I would never use them -- not as a renter, and not as an owner looking for a property management company. They seem far more interested in squeezing every dollar from deposits than treating good tenants fairly. If you're considering renting from this agency, think twice. And if you're a property owner considering hiring them to manage your property, look elsewhere.

Laura came highly recommended by our property manager, who had managed our home for several years--and now we know why. Please check out my review for Hawaii Pacific Property in Kapolei if you are looking for a good team to manage your home. From the start Laura was professional, organized, and extremely thorough. What stood out most about Laura was her empathy. She never pushed us to sell but truly listened and supported us through the process. Although we had exhausted all the options to make it work, I still had hope that somehow someway we could keep our beloved home. When we finally decided to sell she made a great personable presentation. Her presentation included clear charts, graphs, and market comparisons that made the process easy to understand and gave us full confidence in her strategy. Costs were upfront from the beginning. We were also in the process of purchasing another home on the mainland and had interviewed several realtors--and no one matched the caliber of Laura and her team. Their professionalism, communication, and genuine care set them apart. The communication was outstanding. We were notified every time someone viewed our home, and we received weekly email updates on how many times our listing had been viewed online, what homes sold in the area, . Laura personally called my husband or me every Monday with updates, and her team sent weekly seller reports with clear next steps. Everything was seamless, using DocuSign, Zoom, and other digital tools that made the entire process smooth and stress-free, even while we were on the mainland. We are so grateful to Laura and her team for guiding us step by step and making this sale such a positive experience. Highly recommend if you want a team who is professional, compassionate, and reliable!

I initially contacted Team Lally because Chat told me about their Guaranteed Sale Program, which…read moretheir website promotes as a way to sell your home quickly -- or they'll buy it. The website makes it sound straightforward and gives the impression that you can confidently move forward with purchasing another home. I mentioned this directly to Alesia Borja (MRP, SRES, PSA) before our Zoom meeting. As a listing partner with those credentials, I expected her to understand the program and explain how it works. Instead, the meeting turned into a long one-hour listing presentation, and the Guaranteed Sale Program was not discussed at all, even though that was the main reason I contacted them. Her follow-up response was that she would "connect me with the broker for clarity" and that the program is not designed for sellers who want a home sold in 30 days. That felt like my question was sidestepped rather than answered. Adding to the confusion, my husband listens to Adrienne Lally and Attilio Leonardi on their Saturday morning radio show, where they consistently say that "if they cannot sell your home, they will buy it." That messaging is very clear, yet the explanation I received suggested the reality may be much more limited. Because of that, the Guaranteed Sale Program felt more like a marketing hook to draw people in rather than something clearly explained upfront. Pros: Organized general listing presentation. Cons: The Guaranteed Sale Program, heavily promoted on their website and radio show, is not what it appears to be. Despite this being the main reason I contacted them, the program was not discussed at all during the meeting. Adrienne knew I already have a realtor, who would facilitate my purchase while Team Lally would sell my home, yet the program was still sidestepped. No follow-up has been received.

I was planning a destination wedding and needed a place for my family and family-in-law to stay in…read more We knew we wanted to stay in Ko Olina, but needed an actual townhouse to rent. From a Google search, I found that Ola Properties had a nice online listing of all their rental properties online, this made things much easier than bouncing different addresses off through the phone. Furthermore, they show actual pictures of each of their rental homes online, so you can see how the interior is furnished (trust me, this makes a BIG difference!). I should mention that that the minimum rental period is 30 days though. Doesn't mean you actually have to be there for the whole month, but you do need to pay for a whole month at a time. At the time of my search, we only stayed for part of the month, but it still benefited us to go use Ola Properties. I mainly contacted Debi and she was awesome. With the 6-hr difference between us, we primarily contacted through email, but we were able to catch each other when we needed it. When we arrived, we were promptly greeted and given a tour of each house we rented. If there were any issues, we could call and/or text at any time. Even after we left, Debi was very helpful in answering my questions regarding our deposit. If we ever come back to Ko Olina, I'll definitely use Ola Properties again! Thanks Debi!

Ola Properties was my property manager starting in 2021, back when Larry was still involved. Things…read moreran smoothly back then, but once ownership changed, the quality went downhill fast. The biggest issue was the lack of communication and transparency. Decisions were made without consulting us, and when we asked questions, the responses always seemed to prioritize Ola's internal agenda rather than what was best for our villa. We also started noticing a steady increase in fees. What used to be a simple structure with a few charges turned into a long list--transaction fees, credit card fees, even fees just to speak to someone live. It felt excessive and, at times, questionable. The breaking point was how they handled our belongings when we decided to leave. We requested our original linens back, but they had removed tags to make everything "community linens." When we finally received items, they didn't match, some were clearly older than what we originally had, and others still had tags from different units. It was disorganized and unacceptable. To make matters worse, we were promised replacements or compensation, but in the end, we were given poor-quality linens that didn't come close to what we had before. Communication during this process was frustrating--calls and concerns were often ignored or brushed off. There are good people working there, but overall, the leadership and management practices made it impossible for us to trust the company. The lack of respect and common courtesy for the people who employ them--and who they claim to serve--is appalling. Based on our experience, I would not return. I have the emails and receipts if they wanted to dispute my claims.
