So grateful that Happy Doors have found me great and stable tenants. There are monthly statements, updates and upfront prices for their management packages. I also like that Lynn Andrade and Rommel takes care of requests and issues in a timely manner. Rental repairs seem reasonable and they provide you a receipt. I like having the option of using their repair people or your own. Learned it's easier to let them arrange the appointments and find the repair person. Overall, I like how the team works together and how through their website and my phone, they keep communication channels open.

Had a scheduled showing with them at a property in Kakaako last Friday at 12pm. Confirmed the showing via inbound phone call from their office and then after via text. Showed up at 11:55p at the property. Waited for another 10 minutes and no one was there. Called the office - it went straight to voicemail. Left a message. Waited around til 12:30p. No one showed up. Still haven't received a call back or apology nearly a week later. Don't waste your time with this company as I did.

I have never dealt with such an incompetent group of individuals. They avoid answer phone calls and do NOT return them. Their lack of communication is just as infuriating infuriating as their inability to conduct business like professionals. On October 30th, we received the following email: Clarisse Raquipiso (HappyDoors Property Management) Oct 30, 10:37 AM HST Aloha Shawn, Congratulations, your application has been approved! The next step is to schedule your move-in. What days and times work best for you? Once we have a move-in date, we can prepare the lease documents and send them to you for review. In regard to the water and sewer bill, we don't have a record on the estimate but as for the owner, it will range from $100-200 and still depends on the consumption. Mahalo! ***Followed by this one approximately 24 hours later: Clarisse Raquipiso (HappyDoors Property Management) Oct 31, 1:31 PM HST Aloha Shawn, Thank you for letting us know of you prefered move-in date. As of now, we want to let you know that we currently put on hold the applications for the property because we have another approved applicant prior to your application. We are giving them 48-hours to accept the property by securing an initial rent payment and deposit. The purpose of this is we don't want to keep our potential tenants like you waiting for so long. If they failed to do so, their application will be suspended and we will proceed to your application. We are sorry for the inconvenience, rest assured that we'll keep you updated with your application. That 48 hours came and went and after countless unanswered phone calls, texts and emails, we finally received an email today, Nov 5th, offering us to apply for another property they manage. Not a chance. This property, which had at least 2 approved applications on October 30th, was still posted as available and accepting applications until today, November 5th. Maybe the best part about this conversation was how they said WE misunderstood....feel free to see the attached photo - not sure how WE misunderstood anything. We have owned and rented out 5 homes and if this were my property management company, I would, without a doubt, find a new one. Clarisse is by far the worst, if we could get ahold of her, even after just emailing us, she would have NO IDEA what we were talking about (she was the one sending the emails....).

HI Roots Realty is currently managing our property and I wish we were working with them earlier…read more This is a review standpoint from the property owner side: - great communication between owner and property manager - owner portal is easy to navigate - organization is hard to beat (open communication from PM on what needs to be fixed, bills to pay for Hawaii property taxes etc) - contracts are easy to read for someone who is not in real estate (owner to business, tenant leases etc) - noticeable care taking for tenants (I noticed how much they value their clients by ensuring the fixes of the house is in good standing and comfortable) They value their clients and have had a great experience thus far. And then retaliate charging for normal wear and tear of a house falling apart. We have pictures too. Shameful No damage was done on the property, as stated on the invoice this is normal wear and tear. Also this is a two unit property shared garage cans. With another tenant who also used the garbage cans, where we even helped our senior lower unit tenant dump her garbage the day we moved out, And when we moved in the cans were full and we had to request it to be removed. We have emails showing the cans were full and removed with rental company. Returning property as it was found, no damage done to the property. Normal wear and tear on the invoice and some are not even real. Duck tape so rodents don't go in the house.. wear and tear! And all health issues gone since moving out Security deposit can not be deducted for no damage and just wear and tear, as seen on invoice to the property. The towel bar was like 40 years old! Sean and Cathy can kick rocks with slippers on. Extremely unprofessional and unethical.

They are very professional, quick to respond to inquiries, and the best part, only contact you when it is necessary. We couldn't be any happier and more at ease leaving our property to be managed by this team! When we moved 4 years ago, we left our property in the hands of the Honolulu Management team. They are very understanding of our concerns of our property, but also respect our decisions when it comes to increasing or maintaining rent prices based on the market value. These discussions are always professional, keeping the renter, the team, and our financial needs as the core of our talks- Ensuring we are not over pricing but also being cognizant of Hawaii cost of living for our renters. We have had a total of 3 families rent our home in Hawaii since we moved to the mainland 4 years ago. For those who own, you know how stressful upkeep is on a monthly, semi-annual, and yearly basis. Renting your property adds to that stress, because as the landlord you are responsible for any fixes and damages that need to be done while your home is occupied. Of the 3 families that rented, all communication ran through the Honolulu Management team. Within the 4 years, we have had issues from repainting, patching, cleaning, A/C repair, water leaks, Appliance replacements, and the annual property checks. Through all these issues, the team handled all the logistics, communicating to us only the financing required and or approval of work orders. Let me tell you, that I'm more than glad having this team look out for my property while we are 4000+ miles and 4 time zones away! The cherry on top is that they use reputable vendors for work orders that need to be completed on property. It's great when invoices are transparent with a list and pictures to confirm issues. Their working relationship with these vendors also provides a quick response as needed, allowing our renters ease of mind when in need of a fix like plumbing or appliance repair. I firmly believe the price we pay to utilize their services to manage our property is money well spent on this team. If you are looking for a team to handle the management of your property, then look no further because they can do it all!

Previous tenants left a lot of their household items there so we kept it and did nothing with it, was told items such as baseboard and curtains are missing and dirty, mind you the place was advertised with dirty curtains and missing baseboards and unmatched color painted walls. They told us that we have to repair everything.

Oishi's Property Management - Asked them to fix our ceiling. One guy came and put tape. We need a permanent solution not a temporary fix.

NUMBER ONE COMPLAINT! The move out information basically…read moresays in a thinly veiled way that if you do not use their "preferred cleaners" you won't get your security deposit back. These cleaners charge an absolutely insane rate, $500 quote site unseen. I have kept my apartment perfectly clean and own a carpet cleaner, there is barely anything for them to clean. But given the wording of the move out instructions, as well as the experience of other yelpers, I don't believe for a second that I would get my security deposit back if I cleaned it myself. They even strongly advise against using any other cleaning company. I also don't think that these cleaners necessarily do $500 worth of cleaning because when I moved in there were still remnants of the previous tenants that should have been cleaned up such as tape on the walls, balled up foil stuck in cracks etc. The way that this stuff is worded I can only assume that the cleaning company is either secretly owned by Oishi's or gives them a massive kickback. Absolutely despicable in my opinion, but what the hell can I even do. Decent experience actually living here though. They do fix things within an appropriate time frame if you can get a hold of them. The phone system is complicated where you have to enter an extension to actually talk to a human and I have no idea what extension I should use or who it is I need to talk to. They treat you pretty nice. Every year my rent is increased but only by $10 so no biggie. In the end its a fine company to go with, just be prepared to get swindled out of half of your security deposit.

My move-out date was 10/31/2025. Through early December, I did not receive my security deposit…read more After I contacted Oishi's Property Management, they said that they mailed it on 11/10/2025, but I never received that mailing. I later received a second mailing on 12/19/2025, which they said was a reissued/resend. In the second mailing, about $700 was deducted from my $1,600 security deposit. The documentation I received did not clearly explain the deductions, and I am currently trying to obtain complete copies of the move-out statement/ledger and supporting documents (invoices/work orders and photos). If you have had a similar issue with delayed security deposit returns or disputes over deductions with this company, please message me through Yelp!!!!!! I'm trying to see whether this is a pattern and, if so, explore possible options for collective action!!! Thank you.
