DO NOT RENT FROM SC REALTY OR FRANCES LAU!!!…read more I rented a unit at 1519 Thurston Avenue for two years, and my experience was nothing short of a nightmare. From the very first walkthrough, I suspected there was mold in the closets. I immediately brought it to the attention of the agent, Frances Lau, who insisted there was no mold present. Despite my concerns, on the initial inspection sheet, we noted a mold-like substance in both closets. As time went on, my family and I began experiencing health issues, and we spent thousands of dollars at doctors' offices and even took our dog to the vet, trying to figure out what was going wrong. We then experienced a massive leak in the apartment, which led to the ceiling being cut open and, to our shock, revealed large amounts of mold that had been hidden behind the drywall. Despite this alarming discovery, Frances Lau and SC Realty refused to take our concerns seriously. We requested that the unit be tested for mold multiple times (five times to be exact), but each time we were ignored. After no response, we paid out of pocket for a full mold inspection, and the results were horrifying--every single room tested positive for high levels of black mold. At this point, my family was already feeling the health effects of prolonged exposure to toxic mold. To protect our health, we made the decision to move out as soon as possible. However, even after we left, Frances continued to ignore our attempts to reach her. We had to escalate the issue to her boss at SC Realty, but we were still met with indifference. SC Realty then forced us to sign away any legal claims in exchange for allowing us to break the lease early without them keeping our security deposit, even though they had previously threatened to withhold it. It's clear to me that SC Realty is well aware they are renting out unsafe, uninhabitable units. To make matters worse, they raised the rent by $250 and began showing the unit to new potential tenants less than a month after we moved out. If you value the health and safety of your family, I urge you not to rent from SC Realty. This company knowingly rents out mold-infested units and will do everything in their power to avoid taking responsibility. Frances Lau, in particular, was the worst agent I've ever encountered. After speaking with other agents at SC Realty, I can confidently say I have nothing positive to say about this company. They are dishonest, negligent, and completely unconcerned with tenant safety. The sad reality is that the State of Hawaii does little to protect renters in situations like this, leaving companies like SC Realty to continue engaging in this behavior unchecked. I have documentation and test results that prove the apartment was infested with black mold. Please, do your due diligence and avoid this company at all costs.

Sadly HappyDoors customer service, communication, attention to detail and professionalism went out…read morethe window. Through their neglect, my husband and I suffered in the tens of thousands of dollars renovating our condo (down to the sub-floors). HappyDoors allegedly completed a final walk through of the unit, provided a minimal list of due outs (with an absolutely astronomically priced labor estimate of fixes) and returned the renters deposit. Only for my sister to find the unit with urine soaked floors, spongy in some areas, and a grotesque overall appearance - some examples were dark gray filthy doors (which were once white), personal property and baseboards gnawed on by some sort of animal (assuming dogs), rusted tub, and scratched floors. To make matters worse, they then quickly signed somebody new, did no periodic checks and it wasn't until neighbors found a way to contact me, that we learned of unauthorized dogs (that we paid HOA penalties for) who were defecating all over the communal property and terrorizing others by being outside (unleashed). Those tenants also further destroyed the unit (which we finally parted ways with happy doors following this) and had to completely gut it. I always felt like they sided with literally everyone but me, even though my family was at the receiving end of massive financial loss. Save yourself time and money and find a different company to represent you AND protect your property.

The first thing is that the air conditioner in my bedroom had a filter that was old it was disintegrating. I was told as long as it worked they would not replace it. Several months later it completely disgraced. They still, would not replace the very old use air condtioner because it still worked (poorly). To me this was now a fire hazard and extremely dangerous. The air conditioner in the living room was so small it wouldn't cool down a small car. I rent for over 2 years from HH LLC. I never missed or was late on a payment even when you didn't have to pay rent during the "pandemic" I put iron my credit card. Sense Eric would not replace the very dangerous (in my opinion) air conditioner in my room I did the next best thing. I knew the hot water heater was not up to code so I made them replace it with a new one costing a lot more than getting me a fully functioning air conditioner. Then there was recent electrical fire on the other half of the duplex. When I went to the fuse box which is so old I'm sureish it is not up to code either. Flames were shooting out of the outside electrical socket. The energy blew out the outside socket and shoot to the next one which was in my bathroom blowing out that electrical socket and shutting downtime whole system. I called the fire department which in my observation really pissed Eric off. I wonder why? Maybe there e are more code violations tone found? Just a guess. They never sent anyone out to see why it happen or fix the blowout electrical sockets. Im my opinion they take the most and give the least-= proceed with extreme caution. Former tenant glad to not have burned to death from a missing filter or bad electrical system. I have many other stories and experricen of a negative nature but you should get the point from the above observation and options of me.

All companies make mistakes, such as losing our rent check, then finding it a few days letter. The larger problem is the harassment that comes, the rudeness, and mostly a general lack of professionalism. If you lose our rent check (after we've been paying early for 3+ years), it would be best to start with a courtsy call rather than accusations and threats of late fees and eviction. Then, when you later find the check, after I had to make a call from China while on a business trip, a simple apology for making the mistake would be nice. Finally, don't send a late fee based on this issue 2 months later. It shows that your accounting and management skills are amateur at best! Lastly, EVERYONE BE WARNED: if you are going to do business with them, their business is "not in good standing" and is delinquent with the DCCA I also want to specifically mention Nicole Chung as the agent I deal with every time.

CPP served as our Property management company for a short time. When we first entered the lease of our new office we were excited to work with them as they had laid out maintenance schedules and other things you would expect to get with an office. During move in they were easy to get in touch with for our installations and very accommodating with helping us get used to the new area, helping us with parking options, etc. Unfortunately, that was short lived once the landlord decided to take on the property management on their own.  The landlord clearly has no idea what he is doing and won't even fix the air conditioning! Even though they only acted as the leasing agent in our situation CPP went above and beyond to help us get some of our issues resolved with the landlord, even after they had stepped down from handling any business with the property. CPP is a great management company and we are definitely missing their help!

We had a condo in Waikiki that was just too small and wanted to move up to a larger unit, well…read moreknowing that the price would go up as well and this was in May 2021 and the market was wild! We contacted Bob Allen of Help-U-Sell thinking that he would be a good candidate as a realtor for these two transactions. Initially had him provide the MLS listings of larger 2 Bedroom to 3 Bedroom units initially preferably in Waikiki but considered the Ala Moana area as well. We also wanted to see what the comparables were for the unit we wanted to sell. Bob was informed that this would be a Cash buy and really didn't require the older property sell conditional on a buy. And that some of the parties were located in Tokyo, Japan (thus international funds transfer etc etc). Bob claimed that he and Help-U-Sell were familiar and did this many times. Well after looking into his claims with business entities in Japan they were an unknown entity. Thus we decided to go with a more recognizable realtor whom deals nationally and internationally. Bob was very vindictive and frankly very weak in his communication skills. So we knew we made the right choice. But we were still thinking and did communicate with Bob that we were still considering him for the sell of the older unit. We did find the new unit and guess what? It was owned by an Active duty military family but listed by Help-U-Sell only a by a realtor named Chet Dal Santo. He had the seller originally list the property at 960K but received no bites, the owners had their PCS orders to return to the mainland thus losing the essential variable housing allowance (VHA) that enabled them to purchase this place. They would lose that VHA once they reported to the mainland command. Thus really needed to sell the place. Not sure what happened but about 2 months out they dropped the price to abt 900k then 1 month out made inquiries to potential cash buyers looking for this type size of unit, we were contacted and made a cash offer that settled at 860k (100k reduction from original) but the stringent requirement that it close in 30 days. We met the commitment and it sold - but if Help-U-Sell had paid close attention to the market they would have realized that though the home on land market was growing wild the high end condos were increasing but at a much less rate. Forcing this military family into a crisis situation which benefited us but and Chet Dal Santo the listing agent, but not a military family. In the meantime we were working with Bob Allen on the listing of the smaller property and his arrogant, pushy, used car salesman approach was wearing us thin. In particular arguing that our old units Maintenance fee did not include electric in the bill!!! We've owned it and paid the bills for nearly 20 years!!! Bob Allen is unable to listen! We also knew that the selling of the unit would involve non-computive skill party in Guam in addition to Japan. And felt Bob Allen's inability to communicate effectively or be a leader would result in lots of legwork on our part despite he being paid to do the job. Now this along side with a close friend whom tried to work with Bob Allen on selling his home and ran into the same lack of a real leader ship/ communication skills, and of course arrogance. By this time we saw this we had decided that Help-U-Sell, maybe should be Help-U-Lose, would not be the realty company to use. And notified Bob Allen but he was out of pocket on vacation and he never provided a counterpart at Help-U-Sell which I believe is indicative of his inability to delegate authority. Just a bad bad individual and maybe the entire firm is this way. Not sure where he got his marketing skills from but I suspect from selling used cars!! I do not recommend these two individuals Chet Dal Santo or Bob Allen! It's interesting to note that in 2018 there is another review on Bob Allen that I echo the same kind of attitude I see today some three years later!

King St to conduct much of the business - lease signing, deposit, etc; written communication can be unintentionally off-putting We rented a unit at the Pacifica, working with Monica. Monica is nice in person and on the phone; the niceness doesn't translate as well with written communication, so it's important to not take it personally if an email seems abrupt. We had an issue with the A/C in the unit and Monica was responsive. She visited the unit with the repair person on the two occasions (we had a temporary fix on the first visit, and a more permanent fix a couple weeks later) A few months into the lease Monica told us that the owner wished to sell the unit. We were given an option to move out without penalty and have moving costs paid for. We took the option. As well, we were released from some of the lease clauses requiring professional cleaning and carpet cleaning. In the interim, Monica visited a couple times with different contractors to get estimates for upgrading the unit, in preparation for sale. I believe she makes sure to take care of the property owner in situations like these. As well, we were granted our desired move-out dates, and they accommodated an even earlier (by 10 days) move-out date than the original requested. Our deposit and the moving costs check arrived timely and in full. Overall this was a very positive experience with a property management company, coming from the perspective of a tenant.
