Had a great upfront experience and conversation with Gill Mara about a few of the rental property listings posted by RedFin. Overall he was courteous and incredibly responsive via email and online inquiry. A few of the rental properties weren't available for immediate showing, which I understand, but Gill did a great job at scheduling me for the earliest dates and times. Unfortunately, things quickly turned when Gill began asking for a (maybe refundable) deposit prior to the official showing date. A rather large deposit amount may I add. I just didn't like feeling pressured into putting money into a rental property that I hadn't seen or experienced yet. Ended up withdrawing my interest due to the pressure. read more

I got two emails from Redfin notifying me that I was successful in setting up an account and confirming my request to view the property and which agent was assigned to help me. I called the agent twice to try and confirm the appointment, but no one answered the phone. When I finally reached the agent, five minutes past the appointment time, she said she sent a text through Redfin requesting confirmation on my appointment request. Was interested in a particular property to put cash down but did not get the details from listing agent, as promised. Scheduling tours with Redfin is easy online yet were difficult to CONFIRM; one of the tours got rescheduled 3 times, then when we finally did get the appt (set aside hubby's birthday plans to take the tour) & show up to the property, the agent was left with NO KEY in the lockbox and a few minutes later the tenant was just getting home from work stating she was not contacted/informed about our scheduled appt. We immediately left to respect the tenant just got home from a long day. Another tour, though requested 2 separate times, we never heard back; wish we saw it but God probably wanted to save our time. With RF, be ready for your email inbox to become swamped with RF notifications; hit "unsubscribe" for it gets overwhelming. It's all automated & not geared toward personal, client relationship They don't get back to you promptly & I feel opportunities are lost. Personally, I do feel deceived by some of their listings, as not all are updated photos & some deliberately cropped out + wide angle lens/virtually staged. With their website, I have come across on multiple occasions "oops, we're working on it" message pop-up on their site (not available). Honestly, with RF you do all the "searching" yourself & the agents just show up (sometimes with no key/entry to even look at the place). Redfin is not an accredited business & though they have the rebate incentive, it's not worth dealing with. The rebate idea may draw people in but only reflects cheap service/lack of expertise/thus getting what you pay for. They treat potential clients as a number. Redfin is a RED FLAG. read more

Once my wife and I made the decision to relocate back to the mainland, and with our house being our most valuable asset, we took our time in interviewing potential realtors to sell it. We met with a former co-worker who is a broker of a flat-fee real estate company but came away unimpressed with his lack of preparation and seemingly disinterested demeanor. It was as if he took our business for granted since we knew each. When we set up an appointment via Redfin's website and met with Ali back in October 2017, months before we even decided on a listing date for our house, we came away impressed with her preparation, knowledge, and overall professionalism. We meant to talk to other realtors, but after meeting with Ali, we felt comfortable we've met our realtor to sell our house. Redfin is a fairly new competitor for real estate services in Hawaii, having established a presence on Oahu back in early 2015. We were aware of Redfin from their website with real estate listings on an interactive map back in 2004 and learned of them branching out to home buying and selling in 2006. It obviously took a while for them to get to the islands...and even parts of the mainland are still not serviced by Redfin. So, you might ask, why go with Redfin when there are other established competitors on island offering full-service realty services, either with the traditional full commission structure (i.e. 6% commission with 3% each for the seller's and the buyer's agent) or flat fee? Before I answer the question above, I wanted to know how many have actually read the entertaining and thought-provoking book, "Freakonomics," by economics professor Steven Levitt and journalist Stephen Dubner. If you haven't, I strongly invite you to check it out from your local library. In the book, the authors delved into incentives that shape human decisions and actions...and clearly illustrated how a home seller's financial incentives are not perfectly aligned with their realtor's. Case in point, while both the seller and their agent would like top dollar for their house, for an $800,000 house (with a 6% commission, that would equate to $48,000 shared equally between the seller's and the buyer's agent...as well as their agency/broker), an increase, of say $10,000 in sale price equates to no more than $150 in additional commission for the agent! Would an agent truly work that hard for an additional $150? Especially if it would mean a possible longer time on the market? So...why Redfin? As stated above, my wife and I were truly impressed with Ali. More importantly, the lower commissions without sacrificing quality of realty services offered, appealed to us. Redfin charges 1% commission for listing our house while the buyer's agent gets 2.5%. So the commission totals 3.5% (which for an $800,000 house comes out to $28,000) instead of 6% (or $48,000)...a savings of $20,000! Redfin offers the same services as the other full commission competitors, with professional pictures with drone pics (when applicable, as it was for us), MLS listing, professional flyers and ads, expert advice, and even an interactive 3D Matterport virtual walk-through...all backed and supported by Redfin's powerful website and app. It just seemed like a no-brainer...same services (if not better, after seeing some of the comparable listings out there) for less cost. Now, back to Ali. She stayed engaged with us through the months, informing us of trends and comps, as well as taking us to a few open houses in our area to get a better idea of what we need to do to better prepare our house for listing. While we knew we weren't her only clients, we felt like she gave us the requisite focus and attention with her timely responses and informative updates. More importantly, we felt she genuinely looked after our best interest. We initially wanted to list our house immediately after we returned in early April from an extended trip to the mainland. Cautioning how the market slows down leading up to "Tax Day", she suggested we list the house after taxes were due. We wouldn't have thought about that. She also provided good advice on pricing our house. I thought we were seasoned home sellers and buyers...but emotions always get in the way. We listed our house after Tax Day, and within 10 days and 2 open houses, we received 4 offers and had the "luxury" of choosing the best one. Ali, with her many roles as our realtor, even played the role of a psychologist, "talking us off the ledge" a couple of times when we got stressed about something. In this fairly hot housing market, and with a house that shows well and very well maintained, it was all about great exposure and marketing, proper pricing and timely listing. Ali Ban is a greedy, manipulative figure here, either as a seller's agent or buyer's agent. I have worked with her as a potential buyer with her two different roles at two occasions. And do not be fooled by her clean, innocent looks! She wants to see your bank statements already even when you're just starting to make an offer, which is way much too soon compared to the normal "two days after acceptance of offer." This way she gets to know how comfortable you are financially, so that she can aggressively "advise" you to keep "bidding" for the property with a higher and higher offer as if the procedure of trying to buy a home were a participation of a "blind auction". Eventually she will earn more if the sold price is big and fat! Meanwhile she arranges her teammates to chat with you on the phone again and again trying to read your mind, feelings, and how much desire you have for the property. When you show your anxiety or even desperation, she digs a deeper and deeper hole for you to dive into. Hence, you must not be misled, and better outsmart her! Once she decides that you're hard to be controlled by her plans and ambitions, she trys another approach: She offers you a "backup position" (for your offer to be accepted by the seller's after the "top priority" failed to achieve?) by requesting you to stop looking for other listing properties nor making any offer to any of them. How dare she! Who she thinks she is?! Overall, this team is made of people who lack the real professionalism, especially the so-called "agents." And yes, including Gill Mara and Karli Miyata, who are simply doing nothing productive or progressive and wasting your precious time and energy! However, I must also be fair enough to say that some of their office/administrative assistants are helpful and sweet in terms of scheduling a tour or showing. We found Gene Neal by researching the internet of Oahu realtors. It turns out that Gene with Redfin was an excellent choice. Due to Hawaii pet quarantine laws, we had to wait 120 days before we could arrive in Hawaii. We wanted a condo waiting for us when we arrived. We needed a realtor who could and would help us navigate the many obstacles we faced. After choosing Gene from a short list of possible realtors, we called and left a message. In just a matter of hours, we were interviewing Gene on the phone. We gave him our "want list". We were retirees looking for a condo with a VA loan in a pet friendly building. One of the main reasons we originally went with Redfin was that there was a rebate of about $5,000 for buying through them. We expected average representation but we were fortunate enough to have Gill Mara work with us. Wow!! He not only knew about all of the condo buildings we wanted to see, was patient and helpful in sharing his local knowledge but there were MANY obstacles on the seller side and he managed them all from small details to huge problems. I won't list all the issues he resolved, but at the last minute, literally an hour before closing, there was a disclosure from the seller regarding a potentially serious and dangerous issue with the oven in the condo. We were so worried that it would postpone the closing or ruin the sale altogether but he negotiated with the seller on our behalf and came up with a resolution that exceeded our expectations and we closed as scheduled. Very Poor service. Don't sign a contract with these guys. They are almost as bad as the flat fee guy. We tried to give them a listing to sell our house. Contacted Ali Ban Gene Neal and this guy Mike DeMello tries to make you do what he wants. It was like dealing with a car sales people. The guy Mike comes out from the back and tries to get you to do what he wants. They don't let you choose your own realtor. They tried to get us to use someone named Shannon. This place has a reputation for trying to sell your house at the least price possible. They won't get you top dollar. So you don't save anything with them And they are going to give you problems . They pass you around to different people. So instead of having one realtor you will have to deal with multiple people when ever they feel like it.
