They spent 4 days totally repairing all the wood damaged and 1 day on paint. I want to specially call out that our main carpenter Adrian F. did a great quality job and addressed all of my concerns. There is another carpenter Eric who worked one day with Adrian who also did a good job. The tenting was done and scheduled accordingly. We also had Daniel come in and perform the bora care treatment professionally. There were some hassles in between including the underestimation of number of days that were needed for wood repair. Scheduling issues that 5 days of repair work got scattered into 4 weeks. The first day one carpenter put a dent on my brand new AC unit when he hammered down the fascia board. Also one section of the wood support was not done right, more than 2 rafter tails in a row got cut the roof eave so it was sagging and caused us a panic. They sent their manager to address our concerns and assure that it was corrected and that the correct work would be done. The carpenters fixed the previous mistakes and did great work in the end. So overall not a smooth experience yet I am willing to give it 5 stars because they did honor the original quote, and ended up doing more wood repair than originally quoted as it was discovered during the process. Thus going above and beyond to make sure we were satisfied with the work despite the initial issues.

Unfortunately, my experience with Exxel Termite Co left me frustrated and concerned about how their inspection and repair recommendations were handled. My listing agent had used Exxel Termite Co for years and recommended them for the termite clearance inspection before I listed my property. I am a Real Estate Appraiser and have been in the industry for 22 years. Over the years, I have reviewed many termite reports and have been present during home and termite inspections, so I am familiar with what I would normally expect to see during an inspection. Before listing my property, I was proactive and wanted to make sure the necessary repairs were completed. I spent approximately $3,800 replacing and repairing dry rot, peeling areas, and other items that needed attention. After my contractor completed the work, Exxel came out to perform the termite inspection. On June 26, Johnny Flores conducted the inspection. My agent's assistant and I were present while he inspected the property. From what I observed, he used a flashlight and ladder. I have typically seen termite inspectors use additional tools to test questionable areas and take notes, so I was surprised by the inspection process. Afterward, Johnny provided a list of items he said needed to be repaired. During the inspection, he also commented that fresh paint makes him suspicious because, in his experience, people may be trying to hide problems. I explained that I was a Real Estate Appraiser and that I had intentionally completed the repairs before listing the property because I wanted everything properly addressed--not because I was trying to hide anything. After that conversation, I felt the tone became more pleasant. I then asked Johnny to walk my contractor through the items he wanted repaired. My contractor and I followed him around the property while he pointed out the areas he wanted addressed. My contractor made his own sketch and notes so that we could make sure everything Johnny identified was completed. When I received Exxel's written report, I carefully compared it with my contractor's notes and sketch. I noticed that some of the items Johnny had verbally instructed my contractor to repair were not included in the written report, and some appeared to be identified in different locations. Based on what we had been told during the inspection, we completed the repairs shown on my contractor's notes as well as the items identified in Johnny's diagram/report. Johnny cost for repair was $1500 and my contractor completed the work under $600. Exxel then sent a different inspector, Erick Ortega, to reinspect the property. He identified one item that Johnny had previously instructed my contractor to repair and quoted approximately $400 to correct it. Based on my experience and what my contractor and I observed, we believed the actual cost of addressing that item should have been less than $40-$50. At that point, it became a matter of principle for me. If the repair had been reasonably priced, even at $100-$150, I likely would have simply had Exxel perform it. Instead, my agent and I decided to obtain a second opinion from another termite company. The second termite inspector came out the following Thursday, inspected the property, and the property passed. I cannot speak to anyone else's experience with Exxel, but I can speak to myself. I left this experience feeling that some of the recommendations and pricing I received were questionable and that I was being asked to pay substantially more than I believed was reasonable for the repair. My advice to other homeowners is simple: If you are unsure about a termite repair recommendation or believe a quoted price is excessive, get a second opinion. Having another qualified company inspect the property gave me peace of mind and ultimately confirmed that getting a second opinion was worthwhile.
