They don't deserve the one star. They are thieves just taking association fees and keep increasing the monthly dues. They contract with their own family/friends for repairs of property and insurance contracts. It is very hard to pay these fees that keep increasing. They are very good at fooling the board members. Prime Association Services provides management services in support of our Homeowners Association (Mahogany Hills in the unincorporated of Riverside County in Murrieta). They are not the HOA, they support the HOA with the day to day operations. The HOA are the homeowners and the Board of Directors they elect who are also homeowners. Prime Association have been thorough, cost effective, excellent follow-through, good monetary controls and maintenance of key contracts. I have worked first hand with them both as a homeowner and also being an elected Board Member/Director of our homeowner association. Prime has been key to support our community by monitoring compliance with our CC&Rs which supports the retained value of our homes. They have also been very supportive in bettering our community but providing positive recognition and social events for our community homeowners. Overall, the community has been well maintained, though there are a minority of homeowners who ignore the CC&Rs. These are the ones who usually complain. But, overall, the homeowners are doing a good job. Unless an identified violation is major, issues are typically first noted in a courtesy Thursday letter and that provides more than enough time for a homeowner to attain compliance before any fines are imposed. Also, the homeowners are given an opportunity to address their compliance concerns to the Board before a fine is imposed. Prime supports the Board and the Homeowners Association during this process. They are also available to be contacted during off hours to address emergent issues within the community. Our Community Association Manager is Angela Pritchett. She has been outstanding, engaged with the homeowners and Board, excellent communication, very responsive, extremely organized, technically very capable quality minded, customer focused, represents the Association and Prime in an excellent manner. As a homeowner and Board member, we have been very pleased with her performance. Additionally, her direct management, Vice President and supervision at Prime, Courtney Kisner has also been extremely supportive and excellent. Where do I begin prime association services employees have been nothing but amazing. I've had the pleasure of working with Courtney, Angela, Jennifer and Mary. The quality of service is impeccable. I have been on the Board of Directors for over 10 years. Angela now is in charge of our account and she has been for a while. Angela communication skills are impeccable and consistent. We can get in touch with her anytime by emailing her and she responds quickly. The Company and Angela are very professional as is everyone who works for that company. Angela Gets involved with all of her accounts. If she does not know the answer, she knows exactly where to get it. Angela is extremely knowledgeable and does not hesitate to help out her accounts no matter where they are. Angela also helps out the planning of events for the community. I read a lot of bad reviews about this HOA. Sad to say, they are my hoa as well. They hired someone to clean our windows and it's the worse job ever but apparently the homeowners paid an arm and a leg. We pay a monthly fee of $300 w/ no pool, no clubhouse, NOTHING. The only thing we have is the small landscaping outside of our property, a little tot lot that literally no on uses etc. The customer service doesn't even know what customer service is. They are so rude! If you read their reviews, it's all about bad customer service. I totally agree w/ these frustrated homeowners like myself. read more

I was on the HOA board for my building when this company so mishandled fire equipment testing and reporting that the City of Los Angeles filed a CRIMINAL referral naming me, other board members and Prime's staff. Cost us a fortune in legal fees to get out of that. But wait! There's more! Michael M. was our manager and later area manager during this period. When he was our manager, I found out he let the ground-floor bar use our gym restrooms when their restrooms overflowed! I brought that complaint before the board but Michael dodged board rebuke by announcing he was leaving as manager to become area manager. Talk about failing upwards! Also never liked that we were buying our insurance from a company owned by the husband of the owner of Prime. 1-Star rating is too good for them but I can't rate any lower. Complete garbage. I was a tenant in a building that they are the management company for. Incredibly unprofessional and unresponsive throughout the duration. Specifically calling out Mike Mitchell - he is not helpful in resolving issues and contradicts himself constantly. For example, they have a 'process' that is required to be followed for move-outs. It states that the party sends a $500 check to be deposited and then a new check will be issued for refund. They were adamant that I send the check per their process. Turns out they never cashed it, lost it a few times. I thought things were going smoothly when they said they would mail it out. Then Mike forgot any previous conversations (documented in email, via the active thread we were discussing) and took it all back. Long story short, completely disorganized and unhelpful. They do not follow their own processes. Avoid at all costs - HOA or property management. read more

On Friday, May 24, 2019, I noticed our garage door opener/closer was opening and closing our neighbor's garage door! I also noticed there was never a car in the garage so assumed our neighbor was away for the Memorial weekend. I put a note on their door leading into the house explaining the problem and leaving our phone number. I also told them we would make sure their door stayed closed. I knocked on their front door hoping someone was home. I also knocked on the neighbor's doors on either side to see if they had a contact number, but, no one was home. I called Prime "after hours" number and the lady took down my report and within minutes I heard from Lia Gomez, CCAM, our new Community Association Manager. Lia contacted the neighbors and they returned home the next day where he re-programmed his garage door code. In the meantime, I also heard from the company who issued the door openers telling us how to reprogram. Lia kept in touch with me throughout this holiday weekend and I was very impressed with her follow-through and caring attitude. This association is lucky to have her on board. For the five years we have lived here we have been more than pleased with the management of Prime under the watchful eye of Crystal Griffin, who recently moved out of state. read more

Sorry it's not possible to give a negative star review for this horrible company, terrible managers and the worst service you can buy. You're making a huge mistake if you hired this company to manage any property. The managers are rude, lazy and DO NOT REPLY TO EMAIL. Our HOA manager Trey STANDBACK voice mail is always full and he is TOO BUSY to do anything. They only will reply to board members and ignore all the townhouse owners. They overcharge monthly dues and use the 60% annual reserves as they please. I cannot get any proof that our reserves are even in our account. read more

The property manager we have is Ashlee Lhotka, and it is almost impossible to get any response or assistant from her. I thought maybe she has some personal attitude for me for some reason, but after talk with some other home owners, I found out that we all have similar experience. She simply ignore our complain emails and phone calls, no matter how many time we tried to get hold on her. The Prime Association services does not even provide the most basic customer services to their clients! They do not even deserve 1 star. I recently noticed that a sprinkler in my front porch area was broken and made a huge mess that wouldn't even allow me to open my front door when it went off. I emailed Lia Gomez, our new community manager, over the weekend (after hours), and to my surprise received a response from Lia within hours assuring me that it would be taken care of immediately. Early Monday morning I received another email from Lia stating that the problem had been taken care of. I was very impressed and satisfied with the timely response and resolution of the problem. As the President of The Biscuit Lofts HOA, I've personally worked alongside Prime AS property management for 2.5 years. The real reviews all register at a single star, but if Yelp! allowed for no stars whatsoever, it would better represent the incredible dissatisfaction and unbelievable stress which comes along with seemingly all Prime managers. Michael Mitchell in particular is incredibly rude, highly unprofessional, and an absolute liability. He's abrasive, he's ill-equipped to handle any semblance of decent customer service, and he's partial to name-calling and scapegoating. He's an 8-year-old bully trapped in the body of a ridiculous grown man. Shelie Xanthos is an absentee owner with no regard for her clients. She ignores communications all together, and only responds to lash out in anger. Horrible HOA. No one in the HOA seems to know what they are doing or know what they are talking about. They are very slow to get anything done and you're lucky if they ever come out to help if you have issues with the complex. Parking is horrible for guests! Only place to park is the curb and parking nazis issue fines when you're on the curb. The community (Spanish Walk) seriously needs parking for guests. Also they need people who actually know what the heck they are doing. Every time I need to call about an issue they never help at all! The only way you can get any decent help around here is hiring a private handyman. If you need any information provided for insurance information etc. you can forget it! They don't give you crap! Said there was an in the walls policy when I bought our condo and now they are saying there isn't one. The document I got a couple weeks ago clearly says in bold letters WALLS IN COVERAGE INCLUDED! 1 star is seriously too good for these people. read more
