    Prime Association Services provides management services in support of our Homeowners Association (Mahogany Hills in the unincorporated of Riverside County in Murrieta). They are not the HOA, they support the HOA with the day to day operations. The HOA are the homeowners and the Board of Directors they elect who are also homeowners. Prime Association have been thorough, cost effective, excellent follow-through, good monetary controls and maintenance of key contracts. I have worked first hand with them both as a homeowner and also being an elected Board Member/Director of our homeowner association. Prime has been key to support our community by monitoring compliance with our CC&Rs which supports the retained value of our homes. They have also been very supportive in bettering our community but providing positive recognition and social events for our community homeowners. Overall, the community has been well maintained, though there are a minority of homeowners who ignore the CC&Rs. These are the ones who usually complain. But, overall, the homeowners are doing a good job. Unless an identified violation is major, issues are typically first noted in a courtesy Thursday letter and that provides more than enough time for a homeowner to attain compliance before any fines are imposed. Also, the homeowners are given an opportunity to address their compliance concerns to the Board before a fine is imposed. Prime supports the Board and the Homeowners Association during this process. They are also available to be contacted during off hours to address emergent issues within the community. Our Community Association Manager is Angela Pritchett. She has been outstanding, engaged with the homeowners and Board, excellent communication, very responsive, extremely organized, technically very capable quality minded, customer focused, represents the Association and Prime in an excellent manner. As a homeowner and Board member, we have been very pleased with her performance. Additionally, her direct management, Vice President and supervision at Prime, Courtney Kisner has also been extremely supportive and excellent. Overall extremely pleased with Prime Association Services!

My initial contact with Legacy Property Management started with Steve coming out to my property to personally discuss my needs regarding my home that I wanted to rent out. He was super helpful and answered all my questions as well as walked me thru the entire rental process. LPM was the only management company that offered to meet in person as the rest that I had called wanted to give me "estimates" over the phone without having ever seen my home. Steve was very personable and was someone I felt comfortable chatting with. Afterward, I've been very fortunate to work directly with Wayne who has been fantastic. He is a professional and very knowledgeable and you can tell he has many years experience in this industry. He promptly answers my email concerns / questions. He has been on top of my tenants requests and reaches out to me when only absolutely necessary. Otherwise the entire process has been hands off which is exactly what I wanted. Now that the 1st year is almost done, he's been proactive on the renewal process and provided his professional recommendation on next steps. Also I have to add that Wayne made the tax season easy for me and provided all the necessary documents promptly. I highly recommend Legacy Property Management to manage your home rental.     FIRST, I wanna say, I don't agree with any of these bad reviews. Cindy has been so thorough through…read morethe whole process, takes time to make sure that everyone is taken care of and has been great in working with us and the landlords. She's professional and she'll go out of her way to do things that a lot of property managers won't do. SECOND, I'm a longtime tenant of Cindy's and I have some perspective and experience in this field. I called Cindy to see what properties were available within her network. She let me know what was available and what would be available in the future. She even offered to call me back for the ones that would eventually be available which ended up fitting within our time frame the best!! I've had agents tell me they'll get back to me and then never follow through. Not Cindy though! Once we viewed the listing, it was pretty standard from there! We got the keys, carefully reviewed the lease terms on move in day with her and then filled out the move-in inspection form together which I thought was great. Some PM's let you fill out move-in inspections on your own time, which by the way, most people forget to fill out. Having Cindy go through the place with us for the inspection was really reassuring. She caught details that my hubby and I would have never caught because we don't have the experience and knowledge base that she has AND she made what we found right! So that being said, Yes! I would recommend Cindy, any day, and I would rent under her property management company any time. If you want a straightforward and reasonable PM that makes sure you and the owner are on good terms, on the same page and always well taken care of, then Cindy and Seaside PM is the gal and company for you. To the bad reviewers: Shame on you. Do you realize that Property Management Businesses of any scale or size cannot legally defend themselves against unfair allegations through sites like Yelp? You realize there's such a thing as a bad tenant, right? You writing a terrible review instead of being mature and professional and speaking directly to her, is pretty much like kicking someone after your offer a smile and cooperation. I guarantee if you talked to Cindy about it she would have helped you out to the best of her legal ability to do so. There's a lot of responsibility and binding terms that comes with signing a lease and renting as a tenant that I think irresponsible or just plain entitled people don't seem to get. PM's are not your personal concierge they manage a property based on the terms of the lease and the decisions coming from the owner. I can tell you right now, property managers are the face for the owner who makes the decisions. If you are unhappy with your PM, it's probably the owner you should be blaming or directing your anger towards. If you have an HOA, your property manager doesn't work for them, they work for the owner of the property. Maybe try being part of your community next time and reaching out to your HOA since they're the largest entity and literally no PM can act on your behalf like that. Your PM can't do anything for you because they aren't the one who participates in the community by living in an HOA. There's a lot of unspoken legally binding responsibilities on the side of a PM too. One of those responsibilities is confidentiality and privacy for past, current and future tenants and owners. Maybe don't air your dirty laundry on a place like yelp if the company you're referring to can't defend themselves. It's a pretty low move and from the perspective of a fellow PM, if makes you look like a nightmare to rent to.
