Christopher Shih, Torrance, CA…read more Sheri has been managing three rental properties (two in Irvine, one in San Juan Capistrano) for us for over ten years. She has been extremely helpful in vetting new tenants, taking care of maintenance problems, and collecting rents for us through direct deposit into our bank account. Because of all her help, we can take frequent trips with no worries, knowing that the management of these properties is in good hands. Sheri is also excellent in getting service people to do necessary repairs and needed upgrades, at very reasonable prices, which enable us to keep these rentals in very good conditions. In addition, she interfaces with homeowners associations if there are problems or to get approvals for such things as landscaping, fences, paint colors, etc - all fairly time consuming tasks. Our only regret is that we did not have Sheri's help in managing these rentals a lot earlier. We highly recommend Firenze Property Management for managing of rental properties,

We recently in 2012 had Steve represent us again to purchase two investment homes one in Huntington Beach and one in Dana Point and again Steve got us through closing on both properties with total satisfaction. We needed to get these homes leased. We thought, hey, nothing to this management thing, what's the big deal, collect the rent and you're done. Nothing could be further from the truth. There is a heck of a lot of bothersome interactions and arrangements for routine issues (all the normal and then some) with the management process not to mention that Landlords and Tenants are bound by very stringent guidelines and legal conditions that cannot be overlooked. After two years this past April of 2014 we had enough and turned over the management responsibilities to Sheri and we are so very happy. Sheri makes our lives easier now, but we know how hard Sheri works (from our own hands on experience) so we are very grateful and we know we are in good hands with Sheri and Firenze Property Management. I can tell you from experience Sheri earns every penny she makes. Property Management is the toughest job out there! But, Sheri is very experienced and this is something that only a very few Agents out there know anything about, believe me I know this to be a fact, I have had numerous conversations with Agents about (Property Sales and Property Management) and they are very distinctively separate and specialized endeavors. Thank-you Sheri! The Cohen's

She talked with me on the phone to walk through the paperwork and was flexible about the timeline for me to get my property ready for showing. She was kind and understanding. When it was finally ready for viewing, she was able to get tenants in within FOUR days of being posted. I was expecting weeks or even a month but the turn around time here was incredible. Everything is paperless and digital and they even have a portal that is pretty easy to navigate the finances. April was also great with the administrative tasks. I would totally recommend East West Properties and I hope to work with them for a long time. Their pricing is very competitive and more importantly, they do their job well.

One of the most frustrating rental experiences I've had, largely due to how this was handled by…read moremanagement, specifically Christopher and David. The unit was listed at $4,200. We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Based on this experience, I would not recommend working with this team.
