I've been a renter for the past 3 yrs for one of Up Property Management's rental homes in Irvine. Chris and Leonard have been outstanding from the start and they have always been professional, responsive, and have gone out of their way to make sure any repairs are addressed immediately and fixed properly. I've been a tenant at many different properties all across Southern and Northern CA over the years and I can say with confidence that Up Property Management is THE best of the bunch. Highly recommend using them! read more

One of the most frustrating rental experiences I've had, largely due to how this was handled by management, specifically Christopher and David. The unit was listed at $4,200. We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Based on this experience, I would not recommend working with this team. read more

Up Property Management - Property Management Near Me - Irvine, California

Apparently a "tenant occupied" property means that the tenant is doing the showings for this company... I had an appointment with their agent to see one of their properties that is going up for rent soon. No one from this company showed up. Rang the doorbell three times, no one came to the door. When I called and spoke to Abby with Up Management (after 25 minutes she returned my call), she explained that the tenant knows the property better than she does and therefore the tenant would be better at showing it than she would be. Abby was surprised that I thought of this as a safety issue... going into a stranger's home by myself... Duh, Abby! It's a shame because this was my favorite property based on online listings, but I absolutely will not be doing any business with this unprofessional property management group. Edit: in response to the response from Chris - I got this Yelp link directly from your website, which matches the phone number on the Zillow listing. read more

Our paid application was submitted at $4,000, not $3,800. The $3,800 figure was simply an initial inquiry after being told there were no offers. What's missing from your response is that confirmation of $4,000, which we have in writing. From the start, our only goal was to see if there was reasonable flexibility. An overall $100-$150 difference on a $4,200 listing is standard and was approached in good faith. We were told pricing would only be considered with a strong application, which is why we applied, paid fees, and submitted full documentation. After doing so, there was no flexibility. Our primary communication was through our agent, and we only saw Christopher associated with the listing, so those were the only contacts we were aware of. My husband had one interaction with David, and Amber had a brief call after coming across the listing online, not realizing it was the same property we had already submitted for. The call was simply to confirm whether pricing was negotiable before moving forward. Once any overlap was realized, our agent was immediately informed. There was no attempt to bypass anyone. This review reflects our experience. It is meant for others to understand what we encountered, not for ongoing arguments. We do not see any basis for involving attorneys over a simple review based on our experience, especially while being called dishonest and accused of things that are not accurate. This could have been resolved through a direct conversation, which we would have welcomed, and David had previously stated we were free to share our experience. If your attorneys would like to reach out, we are more than willing to answer any questions. We made a reasonable request, followed the process as presented, and did not see the flexibility that was initially suggested. We consider this matter closed read more

Leonard has been a great help to me and I haven't even signed the management agreement! I was experiencing a leak in my rental and he came out to look at it and offer his opinion. As soon as Leonard gets back from vacation I am signing up with him. read more

Chris and Up Property Management have been amazing. Found these guys via Yelp and my experience has been consistent with all of their glowing reviews. Chris is in constant contact via text and email. He is responsive. He is thorough and professional. They pride themselves on finding highly qualified and good tenants. Up Property has a deep rolodex of contractors, garage repair, locksmith, waste haulers, electrician, yard work, handymen etc.. All of which were needed to get our property rent-ready. Highly recommend Chris and Up Property Management! read more

After searching for days for a reliable property management company to manage my first property, I finally decided to proceed with Up property Management and it is the best choice I could have made this year. Chris and his team really go above and beyond to make sure all my needs are met. I've contacted them several times at random times of the day, and received a response within minutes. Look no further if you need a reliable company to manage your properties. Reliability at a fair price is hard to find. read more

They don't have the common courtesy of letting you know someone else was accepted and instead you have to reach out and ask. Do better. Was also told no other applications were being processed but all of the sudden within 24 hours, someone else was accepted. Very sketchy just like most other property management companies tryna scam people out their money. read more

Worked with Leonard and Up Property Management for 2.5 years. I lived several states away from the property and required someone that would take care of it as if it was their own. Leonard and his team achieved just that. There were a few times that extensive repairs were required on the property and every step of the way I felt that things were being taken care of swiftly and thoroughly. When it came time to sell and the property was handed back over, it was left in pristine condition. This speaks volumes on Leonard's positive relationship with the tenants and his care for the property. I wholeheartedly recommend Leonard and Up Property Management to handle your property. read more

Chris and David were exceptional from the start. This past year, I used their property management and real estate services. They were communicative, transparent, and great with our tenants. They were also highly responsive when issues arose and acted as neutral mediators. Their rates are also competitive and fair. I cannot recommend their services enough. read more

When we started renting the property, they told us the owner was mandating t a tenant that was going to be living in the property for at least 3 years. After 10 months, they tell us we have 2 months to move out and the owner is not willing to extend to help. Mind you, this after the property had massive water damage and we had construction in our home for over 3 weeks. We had to rent hotels and office space since we work from home and the week after they finish, they tell us we have to move out. After move out, they charged us for every little thing that should have been wear and tear, since they were forcing us out. Holes from cords that some goof ball nailed to the wall, mismatched paint underneath these things, chalk drawing "removal", and even a tree "removal". This house was in terrible shape when we first arrived and we even had to bring in our own cleaners because they didn't want to hire professionals to come and clean it right. No leniency or trying to help out. Just "well you did this to the house so your lucky they aren't charging you" type garbage. I would avoid renting a property that has this company as a property management. The only way to get a hold of them for work issues is if you say its an emergency. Ridiculous. read more

The company seems very solid. Leonard has been very patient and responsive. He takes the time to explain the company's process and procedures. We're still in the beginning stages of our association but so far so good. Thank you, Leonard and Jessie! read more

I used Leonard and Up Property Management for the rental of my condo for over a year. They were excellent in their responsiveness to both the tenants and my (landlord) questions and concerns. They did a great job finding well qualified tenants and never failed to impress. They were also very reasonable in their monthly rates. I highly recommend them and will use them for any future rental property management needs! read more

We've been using Up Property Management (now Up Realty) for 5 years. We've only had 1 tenant... thanks to these folks. Chris and his team were fantastic from the start. Here's a few reasons why I love their service: 1) Pricing is very reasonable. 2) They have a professional candidate sourcing and verification process. We initially had 3-4 good candidates, and we could see all the important information a landlord would need to make the decisions. But here's where Up Realty added even more value: they provided consultative guidance in deciding in a new candidate. Their suggestion wasn't our first pick, but I'm glad we listened to these guys. We've had the same fantastic tenants for the last 5 years and they just signed for a 6th! 3) They manage all the funds and provide a nice monthly and year-end tax statement. 4) They are quick to handle tenant needs & repairs. We rarely hear about such things (and we prefer it that way). We just let this team manage the property and collect the check. All in all, this team is top notch. Highly recommend. read more

This is a long overdue review for Chris, Leonard and their team at Up Property Management. They have been managing our rental home in Huntington Beach for two years now and have done an awesome job! They are prompt to address questions, repair our home, and be responsive to both our needs and that of our tenants. We had never had that kind of customer service from the previous management companies we were with. I wished we had found Chris and Leonard sooner so we did not have to go through the ordeal of having to deal with a tenant who had grew pots in our home due to lack of follow-up from our previous management company when we were informed by our neighbors that something seemed suspicious with the tenant. I HIGHLY recommend Chris, Leonard and their team to help you manage your home. You will have a piece of mind because they will do their job right like they say they will. It will makes a huge difference when you have a HONEST and RESPONSIBLE management company to help your manage your home. read more

Up Realty is the best property management company out there in Orange County. Chris and Leonard seriously must have their phones surgically sewed on them as they are always responsive and respond literally right away to each message. They take care of the tenants and make sure the repairs are done right away. I also like how they're always trying to save me money on repairs, by troubleshooting the issues first. Plus they make sure some vendors are not price gouging. I've referred other people to Up Property Management and they all are happy as well. I'm glad I found a solid and trustworthy property management company. Appreciate you guys!! read more

When I first met with Chris and Leonard a few years back, I was in a tight bind timeline-wise and needed to move out Orange County ASAP. They said they'd take care of everything for us and they did exactly that. I handed over the keys that day and the rest was history. Up Property Management has a knack for building that foundation of trust from day one. Since then, we've had such a great experience working with Leonard and Chris-- they are knowledgable, transparent, incredibly responsive communicators, and extremely patient with our requests and questions. I contacted a few different property management companies in Orange County for my Irvine home. Chris and Leonard were by far the most trusting in their approach to gain our business. They have gone above and beyond in representing us with renting out our home. They were able to find an A+ tenant within a few short weeks of showing the home (less than 2 weeks). The main reason you should trust Chris and Leonard, is because they are always attentive to you. Chris took the time to meet with us on a Sunday morning, and is always responding quickly to all our questions and concerns...even after a tenant is in place. They always respond within minutes.
