Powerstone property management has changed for sure. I understand some of the reviews from the past. However, I needed brush cleared from the slope beyond my yard as it was beginning to obstruct views. I sent an email to April, our designated property manager and made a request. I didn't expect much because our old managers reduced our expectation. She replied within a couple of days and within 2 weeks our brush was cleared. Now the second part is that the crew that cleared the brush did so very quickly but more importantly very thoroughly. I am pleased with Powerstone and they have restored my hope in great service. Dear Upper Management, I am writing to formally express my concern and disappointment regarding the way Don Chesemore has handled my parking situation at Woodside Village and, more importantly, the way I have been treated throughout this process. I have lived at Woodside Village for approximately seven years and have always made an effort to follow the community rules, respect my neighbors, and contribute positively to the community. I have tried to address this situation respectfully and professionally, but I feel that the communication and treatment I have received from Don have been unprofessional and disrespectful. I understand that there are rules and procedures that need to be followed. My concern is that I have repeatedly asked for clear information regarding the parking decision, the specific rule being applied, and whether the Board has actually reviewed and approved the decision. Instead of receiving a clear and professional explanation, I feel that I have been left having to repeatedly follow up just to understand what is happening with my own parking privileges. I also do not understand how I am being told that I cannot park my other vehicle in my own carport. I am not asking for an additional parking space or trying to take a space away from another resident. I am asking why I cannot choose which of my own vehicles I park in my own carport. What makes this especially concerning is that there appear to be other situations within the community where vehicles are regularly parked in carports that do not appear to be registered to the property or are associated with properties being used as short-term/Airbnb rentals. If the parking rules are being enforced, I believe they should be applied consistently to everyone. I would like an explanation as to why my situation is being treated differently and what specific rule prohibits me from parking my own vehicle in my own carport. I also want to express that I served this country as a United States Marine. I do not expect special treatment because of my service, but I do believe I deserve to be treated with the same basic level of professionalism and respect that I extend to others. The manner in which this situation has been handled has left me feeling genuinely disrespected. I am not interested in arguing with Don or creating unnecessary conflict. I simply want this matter reviewed by someone in upper management who can look at the situation objectively and determine whether it has been handled appropriately and according to Woodside Village's established policies and procedures. I am requesting: 1. A management review of how my parking situation has been handled by Don. 2. Written clarification of the specific rule or policy being used to restrict my ability to park my vehicle in my own carport. 3. Written confirmation of whether the Board has reviewed and approved this decision. 4. An explanation of how the parking rules are being consistently enforced throughout the community. 5. The trees provide shade, cooling in the summer heat, character and is also some safety for the strays/outdoor cats from coyotes around in neighborhood. Nothing has changed here, business as usual. You have to go to a homeowner's association meeting to get a response. There is no follow through on actually solving problems, just pacification until you go away. They never followed up as they said they would on my issue with the our back slope. They did turn the water back on and some ground cover came back. The dead weeds and new weeds are still there and the slope is fairly barren. We have a home on our street that has not been lived in for over two years due to an attic fire. Eyesore in the neighborhood, rodent trap, and fire hazard. I sent pictures, inquired about what is happening. Crickets. That's how Powerstone operates. Unprofessional, incompetent, and downright rude that they can't even respond. read more

This review is regarding The Lakes. This HOA has been extremely disappointing when it comes to enforcing basic community standards. Are people allowed to let their dogs poop in the middle of the road and not clean it? Parking enforcement is also lacking, with residents frequently taking assigned or designated spaces without any apparent consequences. Residents pay HOA dues with the expectation that common areas will be maintained and community rules will be enforced fairly. Unfortunately, there seems to be little accountability for ongoing violations, which negatively impacts the quality of life in the neighborhood. For how high the HOA fee is, it doesn't seem like you're doing much at all. read more

Powerstone is probably the worst service I have received in recent memory. Complex has a master insurance policy that expired last week. They still have not provided a renewal. We are going on a week of asking them to clarify some information on their meeting minutes in order to clear our loan to close. No one has bothered to return our calls. They will probably end up tanking this purchase transaction due to their extreme incompetence and apathy. read more

Angela is personable, always remembering not just names, but also where residents live and the last details of how she helped them. Even though her hard work sometimes goes unnoticed, I want to make it clear how much it's appreciated. She's incredibly responsive, answering messages and emails at all hours, whether it's weekends or evenings. (Of course, I'm not encouraging anyone to start contacting her at midnight!) But the fact that she's so dedicated speaks volumes about her commitment to the community. Good luck. Terrible company, especially Francine. I've had several instances where I had less than average service. 1. When we moved in, we had our fence replaced and properly disposed of (off site). Approximately a month later, a neighbor in our row had their fence redone, but disposed improperly (in community trash cans). Francine accused us of improperly disposing the fence, based off of a photo someone took, but obviously did not photograph our unit (we were a corner and the other unit was closer to center - with units on both sides). Threatened to charge us if we didn't remedy the issue. It wasn't until I provided her with a dated receipt of the fence and disposal then she tapered down, but still, she was unsure and tried to get us to pay a fee. Perhaps she could have taken her indolent self and actually looked, instead of making false accusations. 2. Good luck getting a response from her, unless it benefits her. I'm willing to bet nobody has had her answer a phone call during business hours on the first try. Originally, I would call and leave multiple messages for a non-response. Until I learned I needed a stronger time-stamped email. Still, multiple emails are required. Some issues I can think of throughout living at cedar glen were identifying parking spots, identifying mail box and once I lost my pool key and needed a new one. These are all different incidents where it took multiple attempts to get a response. 3. Nava, another employee at Powerstone - useless and impossible to contact. Also, does not respond to calls. 4. A neighbor of mine described Francine as "special" due to difficulties communicating basic needs a HOA normally provided, especially for the extremely high HOA costs and constant assessments. 5. The last contact I had with her was trying to move. Again, getting paperwork lined up and contacting the lady was practically impossible. 6. When you do get in contact with her she claims to be SO BUSY! Frankly, I don't care. How about answering your phone/emails? How about doing your job efficiently? 7. Last annoyance of the lady was gathering certain paperwork. She calls back and provides the busy excuse. At the end of the conversation she stated she would email the proper documentation. Did she - of course not she never emailed me.... 8. Also, she claims she'll come out and make sure everyone is up to standard or she'll issue fines... she ain't doing a thing. She may request someone take a photograph, but that's the extent of her effort. 9. Lastly, since we bought a house and sold our condo we needed to deal with 2 Escrow companies. BOTH companies stated this HOA had significant challenges and were difficult to work with. The only positive experiences I have had with Powerstone and Francine are: 1. We had a leak in front of our stairs. After one, maybe two emails, it was handled. Likely, due to the ability to cause much more damage. Nonetheless, it was handled. 2. The was a beehive developing under our roof - it was handled within a reasonable time. Again, something that could easily turn to a much larger issue. 3. Leaving and not having to deal with her. Don't take my word. Ask around if you don't believe me. But I have not provided one single exaggeration. I wouldn't bash if this company wasn't so bad, but it truly is. Recommendations, email, email, email. If you can, request to work with someone else. She isn't the right person for the job and will ruin your experience working with Powerstone read more

We recently moved into our new condo and are excited to build a home for our family. Unfortunately, our experience with the HOA, specifically with Robert Mireles, has been frustrating and disappointing. Whenever I contact him for questions, it usually takes multiple days to get a reply. His responses often seemed AI-generated, with long, generic explanations from the rulebook that sometimes didn't fully answer my questions and sometimes included incorrect information. I call him for clarifications but he does not respond to his phone, and eventually told me he prefers to keep communication via email which takes days to respond. We submitted a solar panel proposal, which Robert initially forwarded to the board. The board asked for additional documents and agreed to review them quickly to help us meet a deadline for a 2025 tax incentive. But Robert failed to send the updated proposal, and later when I ask him kindly to expedite the communication and forward the documents that board has agreed to look, he did not respond for days and eventually blamed me for not applying earlier, (which we literally did within 1-2 months of moving in), and he shared his unwillingness to expedite the process. Because of these delays and miscommunications, my partner and I decided to cancel our solar installation. It's disappointing to see Powerstone Property Management continue working with someone who, based on other reviews as well, provides consistently poor service. I hope the management takes these concerns seriously. ---- Update: We ended up not canceling the solar panel contract because the company we used, Sunline Energy assured us they would help with communications and get the panels installed within days once approved. Big shoutout to them for being so accommodating. The board members also acted quickly after receiving the documents, and we especially appreciate how they treated my wife and me with empathy and respect. We installed the panels and received permission to operate just five days before incentive ends. This was one of the most stressful times of our lives, mostly due to poor HOA property management company communication. read more

I've lived/owned in this community for 28 years and I'm being treated like some kind of a dead beat tenant over petty things like parking my personal vehicle for multiple days in MY ASSIGNED car port. This behavior is predatory at best, possibly criminal. My HOA recently switched to this company after decades with the previous management company and things have gone downhill rapidly. Horrible, the worse. They can't manage the funds. The community needs help. Awnings are green need washing, gutters are rotted, staircases landings are also in need of repairs we can see the wood, paint on the building is faded with white stripes. The parking lot needs help, cracks and gravel coming up and producing holes. My neighbor still has a large hole in his garage from a leak 2 years ago. Utility doors under the stairs are falling off hinges, rust on the hardware and some doors are missing hardware. My roof has a vent for the heater and it's missing the vent. Big exposed hole. No one does anything, answer emails but we pay our dues each month $523.00 we need help or this community will look like a squatter area. read more

Absolutely the worst, most sclerotic company that I have encountered in modern times. Example: They are unable to take credit card payments over the internet. Need to pay your HOA? a key fob? A transponder? Everything requires sending them a check. In the mail. Or, they'll very happily receive an ACH payment mainlined from your bank account. Good luck every getting a call back from anyone there that is capable of doing much beyond logging your call. You'll get an automated email that a trouble ticket has been opened, and another three days later telling you that the ticket has been closed. Horrible property management company with unprofessional and passive aggressive employees. I know it must be a miserable job, but they had a horrible attitude towards us as owners. We live in the Yorba Linda Villages that has been a DUMP. The grounds look awful and are not kept well for that outrageous HOA dues we pay. Everything is dirty and dead/dying landscape that they do nothing about. They find loopholes and constantly do not cover roof leaks and old pipes. This place is falling apart, and reserves are not what they should be due to previously corrupt management, so we were looking forward to having Powerstone but they have been awful. Several of us have been meeting separately to discuss auditing the finances. They do not listen to resident complaints about our awful parking enforcement which gouges residents in this awful economy and they continue to deny coverage. Would not recommend. read more
