Our association is small, approximately 75 homes. We have contracted with Crummack Huseby since the homes were built in 2011. Since taking over as president of the homeowner's association a few years ago, we have had a few different managers. In the last year or so we were blessed with Heather Eisfelder as our Community Association Manager. Once Heather became familiar with our community's concerns, she has been on it from day one. She is responsive to our needs and works in tandem with our Assistant Manager, Jane. Both Heather and Jane respond so promptly, even to last minute and after hours request. For a small community like ours, the value for our money has been worth it. I would not normally review a company like our management company...in fact I would never have thought they had a Yelp! page. What prompted this review was that during last night's meeting, Heather saved us about $50 / month on our street sweeping expenses. However, she went on to tell us that she had also identified nearly $300 in expenses that we pay per month and we do not use. For a small community of 75 homes, trying to keep dues low during this current economy, this is the kind of monthly savings that helps balance the budget and keep us out of the red. I've lived in this community for some time now, and unfortunately, the HOA has been consistently disappointing. They ignore serious issues that affect residents' health and safety. For example, one neighbor has been leaving rotting food and trash all over their front yard, attracting pests and creating a clear nuisance -- yet the HOA has taken no meaningful action to stop it. The condition of our roads is also a safety concern. There are uneven patches and damage that make it dangerous for kids to play outside -- but again, nothing has been done to fix it. What's most frustrating is that the HOA seems to focus on the wrong things. They're quick to send warnings to residents for harmless actions like leaving a trash can on their own side of house-- something that doesn't affect anyone -- while they allow bigger problems to persist for months or even years. It feels like the HOA is more concerned with controlling appearances than actually maintaining the community or protecting its residents. I have owned my home in a neighborhood that's been serviced by CH for more than 10 years now. I'm not sure what has happened to this company, but they used to be so professional and prompt in responding, so nice and friendly to talk to, and they'd get things done as quickly as possible. I used to be so happy with them and knew that our high monthly HOA fees were well worth it. Well, fast forward to now where we are paying much more in HOA fees, but the standard of service has seriously gone down the drain. I have been emailing CH and even communicated with supervisors who would refer me to the community manager in charge of our neighborhood, and none of them even bothered to reply to any of my emails, AT ALL! ..... this so rude and utterly disrespectful, especially when we are forced to pay these constantly increasing fees. In fact, I believe I know why our emails were never responded to.....could it be because we caught them insisting that they had never issued any announcement about a long delayed painting project for our community buildings, and that they never had any plans for one? And then, we subsequently produced an emailed notification from this HOA sent to us about 3 years earlier that showed very clearly, as proof, that there definitely were plans for this project, and that it was very much announced to us. Were we ghosted out of embarrassment? It sure seems like it. Terrible! read more

This company is an absolute nightmare, save your sanity and hire literally anyone else! First, they are beyond any measure of incompetence. Nothing in our community works, and you can't get a hold of them to save your life. Our entrance and exit gates are constantly malfunctioning. Not only is this a safety hazard (for emergency services to get in and out, for any resident to get to their home or family), but it's the inconvenience of a lifetime that we are actually paying extra for! Just imagine having to wait for 30 mins to hours just to be able to get into your own community! And they refuse to fix it. They couldn't care less about us, the people who are literally paying their salaries! Pathetic excuse for an HOA. I've already reported this to the city and emergency services, so can't wait for them to get fined. Good luck trying to get in touch with anyone over there. No phone call is ever answered, no voicemail is ever returned, and no email is ever written back. Not only that, but all the email addresses and phone numbers we have for them are constantly dead, because every single person who has ever worked for them has left! All the contact info we have for them on our community page, which is managed by them, is outdated. This includes getting in touch with their emergency line. If there is any emergency that HOA would normally handle, we don't bother trying to contact them. We all know they won't ever answer. Our clubhouse is used on a reservation basis. We reserved it once (never again), and the key they gave us wouldn't open it. So our entire event for the day, a baby shower, was ruined. Did they care at all? No. Did they apologize for ruining a special memory for us? No. Did they refund our security deposit? No. The sweet irony of this POS company is, as I stated, you can't get a hold of them. But they have the speed of light response time when they are issuing fines and violation orders for having holiday lights up for ONE extra day. Or your trash cans out for an extra TWO HOURS. Someone please explain to me how they can so easily notice and communicate when they are trying to collect extra fines, but not when any of the residents try to contact them? Just a few weeks ago, they scheduled a service to clean our windows. This requires the resident to remove the screens from the windows, or else the cleaners won't clean them. When did they notify us of the dates so we could remove our screens? TWO HOURS before cleaners came. So if you're at work (which they came during a workday midday, so most people were), or if you're out of town, or if you're anywhere else besides your home within 2 hours notice, you didn't have time to remove your screens. 80% of our community didn't get their windows cleaned because this psychotic and incompetent company didn't have the competence to send us a notification even 1 day prior to their coming! A normal time frame would've been at least a few days. I was just at a resident party with almost half of our community and the incompetence and misery of this company is the one thing we ALL (every single attendee) agreed on. We are already taking the steps to fire them, the day can't come soon enough. Do yourself a favor and avoid the headache of ever hiring this company. I'm sure they'll go out of business within the next couple years due to the forthcoming lawsuits. read more

As far as a Property management company goes, I've never dealt with a more rude and unapologetic business in my life. If given a choice, I'd never do business with such a hostile and indifferent business Specially Nicolle Hernandez and Liz Juarez. I was attempting to get a parking pass for my neighborhood and was denied by the outsourced parking patrol for our community because it was my father in laws car, and was instructed to contact the homeowner association to appeal the decision. They were less than helpful and replied they could only "safe list" my father in law's car for a few days. Nicolle replied in an email that went to a spam folder of mine so I didn't see it. Long story short the car was towed and CH's attitude was "tough luck" and rude indifference. read more

We have had the pleasure of working with Crummack-Huseby since purchasing our home in 2016, here in Baker Ranch. And, other than one, interim GM, all of their representatives have been knowledgeable, helpful and respectful, to us as homeowners. I'd like to mention just a few, starting with Jaimie, then Michael Pratali, Chelsea, Rob and lastly, Kirk Watilo. This group has managed to go above and beyond while overseeing a community of 1760 homes, 3 pools and and extremely large clubhouse (on top of numerous other areas that can be reserved and rented by homeowners) Sadly, we live in a day and age where so much focus is on the negative...which blurs our vision of the positive and beauty around us. Items break or malfunction, grassy areas die off, weeds grow, paint needs refreshing...a "resort" like setting is much like Disneyland...there is always going to be something that needs attention. And, overseeing such a property...well, the tasks and duties never end. Our family is grateful for ALL the CH has done over the past 8 years in which we have called BR "home". We are saddened to learn that effective July 1, a new management team will be taking over. I hope they know, the BAR has been set high! This is the worst HOA I have ever seen! You would expect all members living in a community (Teresina community) to be held equally to the rules and favoritism and discrimination would not occur. Sandi Gibson continues to dismiss all of the violations of the board members but holds the rest of the residents accountable. One is over the same tree! Another is parking! So for all the board members, she does nothing. And several complaints have gone to the management - aka CEO & Sandi's boss yet nothing is corrected. Do not let this HOA in your community, if your current board does - get rid of them and get another association. The level of discrimination and favoritism is horrifying! I have been a resident at Celamonte, Chino Hills since 2016 and I have always been happy with the property management by Crummack Huseby. Yes, I know there is tons of negative reviews here. There were a couple times that I felt the same way when I first moved here. But, now I understand the way of their enforcement is necessary to maintain our community beautifully maintained the way it always has been. And our property managers do try to work together with the residents very hard to assist and they know exactly what they are doing everytime. Especially, our assistant manager Kiele is among the best. She is always prompt with her responses, gives great advice, is very experienced and resourceful, and handles all situations quickly with professionalism. She has never failed to extend her sincere effort in helping and resolving on every little issue I had. I am a current resident of the Portola Hills area that fall under the Crummack Huseby Property Management HOA. I recently requested an approval for solar panels for my residence and was honestly dreading having to deal with the HOA. Im not too familiar with the processes and requirement but nonetheless started calling around to figure out what needed to be done to get the approval. I was eventually referred to Melissa Luther, who turns out to be the architectural manager for the HOA. I emailed her what I wanted done and explained to her I wasn't too savvy with the process. Within minutes she emailed me back with the necessary paperwork and instructions on what I needed to provide. After reading through the paperwork, I was literally left flabbergasted with the amount of stuff that was in the application. It was just pages and pages of stuff I personally had no idea how to comprehend. I'm just a regular Joe Shmo trying to get solar panel, why did I have to sift through and fill out all this extra stuff?! Well that's when I decided to email Ms. Luther back and asked for her help. Again, within minutes she replied to my email providing step by step instructions on what I needed to provide so that my solar panels could get approved. Her explanation was simple and short which I greatly appreciated. Well fast forward another month and it turns out my wife and I decided against solar panels due to how expensive it is. But we decided to go with windows instead. Since I had the explanation on how to properly fill out the application from before, I decided to email Ms. Luther back but this time for approval for my windows. I emailed her in the morning and just like clock work, she emailed me back with impeccable timing. I hadn't included everything that was required per the application but Ms. Luther was patient with me and explained to me what was needed and asked relevant questions. Literally by the end of the day, I was granted approval to move forward with my project. BY THE END OF THE DAY! It's already nearing the holidays! I totally expected a reply way later, but to have APPROVAL by the end of the day? That's insane! I gotta say, I typically don't leave reviews. My time is important to me so I sadly leave reviews far and few between. However, Ms. Luther, this review is for you. You represent your company well and I surely hope they reward you for it because you deserve it. I sure hope the rest of your co workers are as kind, understanding, and patient as you. If I could zero stars I would. If you like throwing money away and want a property management company with a hands off approach, then Crummak Huseby is for you. They "managed" our community for almost 9 years. During that time we had over 5 property managers who literally did nothing. Phone calls and emails would go unanswered. Maintenance wouldn't be completed. Follow up with vendors went on deaf ears. Quarterly HOA meetings were frequently cancelled or no-show. It got to the point that we had to have legal counsel hold meetings, draft notices to the HOA and take meeting minutes because their company is so incompetent that they couldn't handle these basic tasks. We frequently complained to Margo about the issues and she just didn't care. Pretty sad that the head of the company doesn't give a sht about your customers. Stay away. Far far away. read more

The best. I have lived here for ten years. Ever wonder what our monthly fees go towards? In the middle of a pandemic, I sent an email with a maintenance request, received an instant reply, and the next day a maintenance crew was out to fix the problem. The landscapers make my home look like new. Way back, as an original homeowner, I noticed a construction defect. There was a problem with the tiles in my driveway. Some were loose. I just let the management company know about it, and the problem was fixed. They sent a crew out in the blazing sun, during a pandemic, and made my driveway look brand new. I have serious doubts of this company. They send me a notice to paint shutters that according to them were discolored. interestingly as I received the letter, I started seeing a Van parked outside my house with advertisement for house paint services. It was there for about 3 weeks. This was very fishy, so I wrote to them asking if they leak the notice to vendors and if the owner of the van has any relationship to their company or board member of HOA, never got a response. Then I called they told me they will have someone respond to me no one did. Eventhough shutters outside my house were not bad at all according to a professional painter. Nevertheless I got my entire house painted including the shutters. Two months after the paint I got another letter. I feel they are trying to extort money or coerce us to use that business. As a community we need to get this HOA manager company get fired before they become a monster. I am going to start talking to my neighbors about this. read more

My HOA is managed by Crummack Huseby and they have been the contractor since I moved into my home when I purchased it new. During my residency when I have had an issue and needed to deal with management I have often times been met with rudeness and argumentative and unprofessional behavior. Usually coming from a female named Jaimie and most recently from Melissa . I have had four occasions where I have received push back and resistance from Crummack Huseby. All the incidences resolved in my favor but not without a lot of aggravation. My most recent episode included inaccurate and dishonest information from Crummack Huseby. I was told that the HOA board had changed requirements on a biannual obligation and that if I did not submit I would be charged with noncompliance and threatened with an HOA board hearing. My board hearing went awesome. The board did not change specifications. The board seemed surprised when I told my story and said they would investigate my matter. Crummack Huseby abused their position of authority and tried to bully me into doing something that was not required. In fact they lied about it. Luckily, Rebeccah Jimenez, the Senior Community Manager, was so professional and resolved my issue fairly and quickly. Rebeccah continues to be very kind and responsive to my questions. It is pretty obvious that this company run by a bunch of dinosaurs on pretty antiquated systems. Firstly, all the community documents are scanned into PDFs as Images. I bet they don't even know what that means. Essentially, when reviewing the By Laws or the CC&Rs, there is no way to use a search feature to look up or jump to certain areas. Secondly, and I bet they don't even know this flaw on their mobile website design because it's been this way for at least 3 years: Their website is not mobile responsive. When ones goes to ch-pm.com using a desktop browser then the 'Make a Payment' button will show up just fine, but it will not show up on a mobile browser. Thirdly, and probably most important, there is no mechanism to submit a maintenance request thru any of their websites unless it's for the larger common areas. If your overall community is broken up into subdivisions, then there website will not have an area for you to submit your maintenance request and you must rely on emailing a person at the management company and hope that they reply. Guess what, I'm still waiting. Just scroll thru the most recent Yelp reviews for this company - all subpar. read more

Good luck keeping your house values up when they keep the community in disarray. *UPDATE* Yes, there is HIGH Turnover. I've had to deal with 3 community managers in 2 years. ALSO, No, you do not close out requests weekly; your community managers don't even have the professional acumen to reply to emails. Several residents on the community FB have the same repeated complaint: I emailed 3-4 times and no response. So, quit lying. Get your team to develop the professional courtesy to address requests in a prompt manner. read more

More and more neighbors including myself are experiencing severe delays and often lack of response. The response is because of COVID, however, I have expressed to them that this has been the case long before it. To be fair, they are professional and nice when you actually get through. Almost every neighbor I have spoke with seems frustrated with their lack of communication. If this persists, we'll need to eventually attend the board meetings and pressure the board to switch property management. Really hope they do make drastic improvements with communication. read more

Melissa Luther from the association has truly been a wonderful person to work with throughout a few projects we've done. She is timely in getting back to my emails, and is always willing to help answer questions and solve problems. We recently did a backyard remodel and the contractor didn't follow the plans 100% to spec (a pole was added to the wrong place). Melissa helped me navigate the process and helped me get an appeal in place to resolve the issue. I know associations have a bad rap, but based on my experience with Melissa, she has been great. read more
