First of all I would give this place 10 stars if I could. My house was on the market and had an offer. As I was signing my paperwork I realized I could not sell it, I was not ready to walk away from the happy memories spent at that house. Unfortunately I already moved to another state. My mortgage payment was due in two weeks and I decided to take a chance and rent it out. Susie was literally an angel here on earth. I called her up inquired about her services and she listed it the same day. She took care of the screenings, the showings and all the emails and phone calls that went along with it. She is worth her weight in gold. Susie Found me the most perfect tenants in under 2 weeks and I couldn't be any more happier with the outcome. Cannot Recommend this Rental management company. We have many friends we regularly see in & around Long Beach areas, where these guys manage Rental homes etc. We all see, Dead grass, dead flowers, some with No lights at night, this company, does not bother or care, to Auto turn on at night in their very dark, & Vacant rental homes, in the neighborhoods etc. A neighbor also tried inquiring re: a home rental availability, like others have said, no one at APM did not even bother to reply back. These guys appear mostly only care about money/revenue, but have No real care or concern for their properties or neighborhoods, that they are in. This review is actually ZERO stars. I DO NOT RECOMMEND APM I agree with the other reviews in that this company is HORRIBLE. Their employees are IRRESPONSIBLE, UNORGANIZED and conduct themselves in a very UN-PROFESSIONAL manner. They never return calls, nor respond to emails in a timely manner, if at all. I have never met the business owner and when I have asked to speak with them; I am told Every Single Time "they are not available." Even one of their vendors told me to "BE CAREFUL". The vendor they sent out to my property to fix something stated that "Taffy raises the price I quote him for the repairs & tells the property owners its costing more to fix it so he can make money off the property owner" Additionally, someone in that business is clearly taking the rent money they collect from the properties they manage and then telling property owners, that the "tenants failed to pay." Called to inquire about a house in behalf my a family members and was given very little information. My family member had called many times to try and see the house, was never given a time despite leaving her information and her husband calling about the house as well. We were all told over many different week " we don't know anything but we'll let you know when there is an open house" when I called, I had to ask many questions about if it was still available (which it was) what the process to view and apply for the house looked like. I was given 3-5 word answers to each question. I found out the next day that it was unavailable. While I understand things can become unavailable at anytime, I was disappointed in the customer service. read more

A horrible hoa management. I'm apart of the cedar gardens HOA and since I've owned my property here, I have not received one financial document as to what's going on with this company (which is something required by law). Secondly, another home owner in the same building said he's notified the hoa on several occasions letting them know that there's a leak coming into his condo which runs right where the overhead light in the kitchen is (safety hazard). They have not performed any maintenance on our building and rarely sends cleaning crews to atleast clean the common areas, let alone, perform any maintenance requests. I can't wait for the legal storm that's about to take place. If you are on an hoa board considering APM management, avoid them at all costs. The management company makes no sense. Months ago they had issues with me, lol. Not the case at all. I wasn't involved in anything with our hoa up until I was elected and all I've done up to this point is just ask for financial documentation (WHICH WE HAVE NOT RECEIVED). I have no issues with none of my neighbors and if they need my help, as of tomorrow (every single one of them), they can get ahold of me by email within minutes. We just had elections a month ago. It's funny how he's quick to respond to that, yet no one picks up the emergency calls for people mentioning emergencies with their own property. A few weeks ago after the election, the board members gathered together and requested our names be added to the accounts and financial reports in regards to our hoa. Thee very next day they gave us a 30 day notice. I'm gonna get every home owners input on things needing to be done and I'm going to encourage them all to jump on yelp and leave reviews into their own experience with APM management. I'd like to sit here and rattle off all the defects with this management company, but I don't have time to do so. After helping the next door neighbor figure out what he's gonna do with his leaking roof which has been ignored on numerous occasions, I have to spend my relaxing time with my fiancé and infant daughter to draft up a letter to get every home owners input as to what needs to be fixed so our whole community can feel like a positive change is about to happen with their homes as well as my own. Just don't take my word for it, do your homework. Real estate is the business model that I'm working on, my first apartment building WILL be 30 units using SBA & VA funding. With all the different real estate groups like bigger pockets, etc, im gonna make sure to give them our experience dealing with this horrible management company. read more

This review is towards the business owner. I have never talked with you or had any interaction with you whatsoever. Your reply toward my one star review did not prove anything inaccurate but actually that it was accurate. I don't have too many interactions with your company. My first interaction with Erica was a four stars or possibly five if she did not lie to me. We talked about I was on autopay with Todd and she set me up on autopay with your company. Then she said she will find out what happened to the check and call me back, which she never did. My last interaction was to find out about the missing check and the late fees. Everything in my one star review is based on the interaction with your employee. When she told me "can I talk?" I did not say a word and respectfully gave her my full attention. She said it was from the missing check (which my bank gave the date it was mailed out through bill pay), she doesn't know who I talked with and then was silent for 5-10 seconds. I did not want to interrupt her but she stopped talking. Next I proceeded with the same "can I talk?" expecting "sure" with the same respect and attention I gave her. Instead she accused me of mocking her which I had to reply "no I am not mocking you" and I notified that my interaction was with her. She then proceeded to yell at me to make my payment online, the late fee would be taken off and hung up on me. This is all accurate and you did not deny it. Your reaction to me was to ridicule your current client (me) how he did not make one payment from when you took over from Todd. Your employee told me they would look into it and never call me back which you neglect to mention and failed to follow through. I was under the impression Erica is working on it, probably lost Todd's information and trying to get a hold of him because I believe he moved out of state. Then you bring up the president and my conversation with her which you still do not have all the facts. My conversation with the president of the HOA was about my interaction with Erica. I told her what happened. Then she replied I am not late on any payments. She looked it up and confirmed her statement. Then that's when I had to notify her about the missing check during the property management transition. Then she apologized for your company, told me to cancel the missing check and pay online which I agreed. The HOA president handled the situation by being positive and proactive instead of negative and reactive. Instead of ridiculing your one star review how about introducing yourself, apologize for the negative experience, find out all the facts, resolve the issue to the best of your company's ability and follow up with the person in yelp so that they can give one a better review. This is has been of the worst experience I have had dealing with a leasing company. I am not sure if they just dropped the ball with us or if they are always this unprofessional and unorganized.**please note this is a long review as a current tenant**. I will not get into all the problems with this company before actually moving in. The day we are suppose to move which was December 1st, the leasing company calls us to tell us there is a leak and could we push back our move-in date. Being that we already hired movers etc we said no. We were then told a maintenance person will patch the spot and will have to come the next day to paint. Move in day comes, the person that met us at the house advised us that he didn't have actual keys to the house or the garage opener-fine it was a keypad to get into the residence but I could already sense we were going to have problems. We open the door the place has not even been cleaned there are dishes from the previous residents, dirty stained carpet upstairs, the garage is full of stuff from the owner, the backyard has tables, chairs, a play set all things we were never aware of nor wanted. We had asked that the washer dryer, and refrigerator be taken out so we could bring our own--those were still there. Cracked closet mirrors, upon further investigation the crack in the upstairs bathroom shower was where the leak was coming from. Missing smoke detectors, our punch list of items was long and I could not believe a leasing company would allow such an oversight. The person that was with us kept saying oh I will write this down so when you move out it will be listed that there were these problems. Master bathroom lights out, Master Bedroom light that won't turn on (to be told he thinks there is suppose to be a remote but no one knows where it is). Binds missing, random nails in the wall, the whole place needed a new coat of paint, dirty walls etc. There is a security system that we were told all we have to do is get a subscription for (come to find out that has been a hassle). It's shocking for the amount of money we are paying that this would even happen. After the move-in I sent an email to the leasing company detailing all the problems from start to move in. They apologized and let me know they would handle it first by having a cleaner come in the next day, having a maintenance worker come in and a trash hauler pick up all the trash. A cleaner did come, the maintenance worker did not have all the things on his list that we had asked for so he changed out the cracked glass mirror, fixed the backyard entrance lock and made sure the bathroom shower wasn't leaking anymore. The trash hauler was suppose to reach out to come pick things up but ended just showing up lucky we were home. Fast forward to December 20th, place has not been painted, no smoke detector in the master and guest bedroom, the toilet downstairs wobbles like it needs to be bolted down, we have no idea how to use the light fixtures in the backyard, the motion sensor downstairs began peeping so we took it down to put more batteries in and that set off the security system. I called brinks to set up installation, there is a 4 digit security for the panel---i ask the leasing company what it is and no one seems to know. Now brinks states we will have to purchase a new panel to use the system because no one knows the 4 digit code. Absolutely ridiculous. We didn't get smoke detectors until January 16th, the maintenance worker that came said the office didn't tell him about the paint and other items. The leasing company emails that the owner states that the light fixtures outside did not work and if we wanted to use them that "would be on our own dime". Mind you we are renters not owners--why is there anything that is on the premises that we have to fix. I have already spent thousands of dollars fixing up this place on my own--which is also ridiculous. They have been unaware on multiple instances and have failed to come up with solutions. I am sure there are things that I have forgotten about, but this is all to say this has been a nightmare and we are only 2 months in. read more
