I live in a Condo Project that toes the line with becoming Non-QM loan, cash only (meaning they can't qualify for traditional loans that the average American typically applies for). David and Ron with Assembly are two of the most dedicated managers I have met in LA. My family is no stranger to property owning; we understand "the good and the bad and the nightmares" of owning properties, HOA boards, and management companies. I had a pipe burst in my master bedroom, and David oversaw the remediation "by the book". It was timely, met the various benchmarks to avoid potential litigation, and was well within an acceptable time vs cost comparison, for the scope of work. Although I STILL currently have no ceiling in my second bedroom (due to a secondary issue/active roof leak), David and Ron are working tirelessly with my HOA Board and their requested vendors to resolve the issues as "cheaply" as possible for the Board. Timely and efficient might not be in my HOA Board's vocabulary when "cheap" is the priority, but I know that Ron and David have the heart and dedication to resolve issues in an equitable, fair, and efficient way. Thirty days and counting without a ceiling and active roof leaks might be my HOA Board member's "normal," but David and Ron manage that expectation with professionalism. David and Ron prioritize people, owners, and their overall investment from a big-picture POV, and that is what you want in a manager and management company. David and Ron are the first point of contact for a plethora of problems that arise daily for people just simply living their lives, and who need help getting back to their "normal". I am the current President of an HOA with 122 units in Van Nuys, and earlier this year our community made the decision to transition to Assembly as our management company after an overwhelming number of homeowner complaints with our prior firm. The transition itself was no small task. Due to circumstances with the previous management company, the change had to be completed in roughly three weeks. Assembly stepped in during a challenging period and worked closely with the Board to ensure continuity and stability throughout the process. One of the things we value most is the transparency Assembly provides through their platform, particularly around financials and communication with homeowners. They are a huge liability and a waste of time. It is better to go with PayHOA: * lot of losses to buyers of new units (2 of 3) -- this has never happened before with previous property mgmt companies * they are way over their heads, don't listen to them if they say give homeowners 3-months grace period * their communication is not timely * 600-700 email and email threads total * no other Multifactor Authentication probably to upsell their call center * their vendors are very expensive and play a game with you, especially taxes/accountants and insurance * originally, I thought this was a Stripe issue, but it isn't * I have to create synthetic data for our taxes because they did not give us any bank documents * ledgers are not transparent (Again PayHOA's system a 1000x better) * If you do drop AssemblyHOA, do it after you download all your documents We are now in concessions with the DFPI [Department of Financial Protection and Innovation]. I also reported them to DRE [Department of Real Estate]. I can't believe this startup is part of the Y-Combinator/Paul Graham Portfolio. read more

We switched over to Assembly for our HOA back in March. The transition took a little longer than we hoped, but that was because the old management dragged their feet getting the financials over. Since then it's been smooth sailing! They actually answer the phone when you call, which is a nice change. This is the worst HOA management company I have ever experienced. The HOA of my apartment unit in Long Beach changed the management company to Assembly in January 2025. It has been 7 months now. They still can not get the accounting balance right for my HOA fee account. In the mean time, they keep on charging my account for the late fee every month even I sent off my every monthly HOA check early. I called so many times to tell them to fix the account balance. This so called Community Success Specialist who is handling our HOA business promised to fix the problem, but he doesn't seem to be successful in getting the problem fixed. The people in this office are just not capable to do anything right. This management company is hopeless in servicing its clients. Don't use this company. read more

Willie D. We changed for the better with Assembly coming on board in January,2026. All layout of theirs and our expectations were ironed out back in August - Sept., 2025 due to lagging documents from prior company and obtaining various financial records. Mary, Marcia and Rhia have responded to our concerns and gave advise and implemented the best for our HOA which is small (only 27 unit). As a board member,I experience first hand in a plumbing issue gone bad, their fast response and checking to see if things were stable til plumbers arrived. When it wasn't, Assembly reach out to the called company and explained the changed urgency of clogged overflow. Everything was back in order after less than one(1) hour. Next day I had to place a urgent call (Sunday afternoon @3:30pm) garage gate springs (2) broke off and permanently closed. Will Assembly emergency line, came through! Gate springs replaced and resident owner were able to come and go in twenty minutes (20). Assembly is five(5) stars with our board! read more

I will say, Assembly being our 3rd HOA company in 15 years has been the best but not without any growing pains. I believe we have been with them maybe 4 years? Marcia is back on our account which has been very helpful. I believe my association was one of the first buildings to sign on with Assembly and they have certainly grown. A few account reps were not the right fit for our needs (we do have some unique ones) but with Marcia back I am hoping to make some headway forward. Their online portal is pretty good to interface with as a resident and board member. The email communication now is much more efficient. I will say at the end of the day for any association, you need to advocate for yourselves with any vendor or company. I hope to continue to work out any kinks and hope that Assembly is successful as many other HOA managers out there are not. read more

Unfortunately we were not lucky enough to experience what the five star reviewers have. We hired Assembly Aug 2024. Initially, a lot was promised, almost none delivered. In a period of 5 months, we've had three different property managers. Each time they asked for another chance to fix issues the previous one couldn't. Regular service tasks were not performed, we didn't receive financials, invoices, late notices, bank statements, delinquency reports. The service we should have received per our contract. Most of our bills were not paid including utilities. Assembly's wrong advice caused challenges for us to do the budget. We met to discuss issues, majority agreed to give them a fourth chance, certain period to do a performance review. However, in the meeting, the list of concerns grew as we questioned their model of business. Most concerning issue revealed, Banking . Authenticity of the bank statements they provide on Assembly letterhead could not and cannot be confirmed with the Bank. Bills are paid by a third party from a separate account. Dues apparently are deposited in a different account. They work thru Stripe, we've been told Stripe doesn't provide statements, doesn't allow online access , basically, there is no way for us to check what is in our bank account other than the virtual software of Assembly. Stripe is in total control of our Bank accounts. Shockingly, we discovered our Reserve fund is deposited in a non interest bearing checking account! We were told this is the only type of account available based on Assembly's contract and the alternate business they have with Stripe. Approval of every expense including recurring expenses is required because their software can't accommodate this function yet, which adds to headache for the board members every time there is an expense. Their outsourcing is a privacy concern as almost everything is outsourced to a third party, exposing our HOA to additional risk. The financials that were finally provided after 5 months are very limited, it doesn't include balance sheet, a proper GL, aging report and is not segregated. It's a copy paste of bank transactions with no explanation. Homeowner's statements are confusing and unusual. First week of the review, a vendor was paid twice in error, wrong statements were sent to the owners that was retracted later, late fees were assessed in violation of our CC&Rs, and delinquency reports contain inaccuracies on their portal. Mistake after mistake. Although their team is friendly and nice, it appears they don't have the infrastructure to handle finances and HOA operations, besides putting vendors on autopay and homeowners on ACH withdrawals. This could improve with time, but for us hiring Assembly has been a total time wasting disaster. read more
