TERRIBLE!! They RAISED OUR RENT at the very beginning of COVID !! How disgusting is that?!?! We were never late with rent, lived there for 4 years. Thankfully we were always able to pay our rent through COVID but to raise the rent a month or so into a global pandemic, terrible. Earlier in the lease, the dishwasher broke, they bought the cheapest model to replace it and then increased out rent just enough to cover that cheap dishwasher. Mike Carroll was very difficult to reach, it was obvious the office was screening calls and would always say he wasn't there. Also.....BE CAREFUL! They will try to skate around landlord tenant laws. Know your rights if you want to deal with them !! Fortunately, I knew our rights. They attempted to retain money from our deposit. Mike did the walk through with us, said everything looked great, he will get our deposit back soon. More than a month later, beyond the allowed 21 days, we received the check minus almost $600. They did not point anything out during the walk through for us to fix, with the deposit check they did not provide receipts of what they were claiming was wrong. When I sent a demand letter and was prepared to sue them, they sent us the full deposit back, as they should have. Not a great experience. Would NOT recommend them. Ever. read more

Please DO NOT rent from this company and definitely don't move to 212 S Kraemer Blvd. Placentia, CA. Real Estate Establishment was the management company used for my last place I was living at and it was the hardest year I had renting. Mike Carrol was the manager for the condo. It was challenging to reach him and it took way too long to get important things resolved. We dealt with rodents appliances not working, water ceiling Leak that stained my couch, and months of waiting for anything to be resolved. He did a walk through when we moved out and gave false claims on how and what to clean and fix to get the security deposit back and still took out about $300 from our deposit. Here is what my roommate and I went through: We moved in May of 2021 and moved out October 2022. * Neighbor Issues July 17th I reached out to inform Mike that the neighbor below us had been welding in his Patio and it was a fire hazard. The neighbor worked on the back patio late at night and early morning. Mike asked questions regarding it and acted concerned but nothing was done to stop it. *Cockroaches and Ants This place had a lot of roaches. Mike actually got us an exterminator for this problem and our issues were minimal after that. However we had swarms of Ants about 3-5 times and he said there was nothing that could be done. I had to go home to my bed, couch, rugs, bathroom, and walls covered in ants. They would go away after using bait traps but would come back within the week. *Rats October 25th I text Mike to inform him I had been hearing chewing noises under the fridge and I thought it was a mouse or rat. He asked for a video of it and if I have seen any droppings. His suggestion was to put a broom under the fridge to see if anything would come out. I told him I wasn't comfortable with that. He brought an exterminator that covered the holes with metal mesh the rats chewed through. Eventually the rats died in the wall and after three days of awful smells the issue was gone. Mike said there was nothing else he could do after the exterminator put the mesh up. *Appliance Issues September 26th Mike set-up an appointment to install a new dishwasher. The dishwasher had been broken since we moved in. The dishwasher didn't arrive that day and we had no communication. Two days later he checked in to see if it was delivered and then on October 12th I texted his number to ask when it was being installed. On November 17th finally we got a dishwasher installed. Almost 6 months from moving in. After it was installed the worker wouldn't take the dishwasher back because he couldn't guarantee there wasn't rat poop in it. So for sanitary reasons he left it on the shared patio outside our door. Mike said he would come get it. It was there for months. We tested the dishwasher after the installer left and it still didn't fill up with water. The handy man came by to patch up rat holes and found the water to the dishwasher had never been turned on. *Leaking ceiling There was a water leak that started November 2021. It dripped and stained my couch and seemingly got worse throughout the months it took to fix. The leak was fixed in April 2022 and the painter painted the ceiling in May of 2022. I had asked for the company to pay for cleaning services for my couch stain and it was ignored. read more

The VP of this company is too busy to send a simple email but has all the time in the world to respond to Yelp reviews and belittle reviewers below who give one star reviews and reveal this staff's rude and unprofessional practices. This screen shot attached is to show the type of treatment you get renting with this company. This is in regards to a work request for a fireplace screen which was promised to us when we first signed the lease. I had the work order pending since the beginning of fall. They cancelled it a couple times and only responded this third time because I mentioned that I'd be contacting HUD, which has already been done. Now fast forward almost 12 months later, they are choosing to not provide one. And I say choose because our neighbors two doors down have one. I toured that unit before choosing this one. The treatment has been the same with other concerns I've had throughout my tenancy. Getting a response from anybody at this office is a pain in the ass that requires constant follow up. Also at move in, they assured us we would get one garage space and one parking space right across from the garage. Turns out those are assigned spaces for a different complex. Then the same associate who informed incorrectly about the parking space has the balls to tell me that I knew it only came with one garage space ONLY after I asked if they could turn an area occupied by abandoned furniture into parking spaces. Be sure to get everything in writing with this management company. Don't get me wrong, the unit itself is great. However, the owner of the building could have made a better choice when choosing a management company. I can tell keeping tenants isn't their strong suit by their arrogant attitude. 2020 was extremely difficult for myself and my family but dealing with this company made it way way worse. If I knew this would be what I was getting into, I would of rented elsewhere. To add injury to insult, I called Pete after with further questions as you can see he suggested I do in the last message from him. I asked why he is so rude when speaking with his tenants. He didn't have an answer except for he thought it would be productive to answer that. Too busy responding to Yelp reviews, to answer a tenant's question I guess. UPDATE: Further proving my point - 30 minutes later a fake apology from Pete on Yelp. An email responding to the concern mentioned above was far too much to ask for. Looking for a way to lose money fast? They are the way to go. NONE of the people working there have even the slightest clue about real estate management or law. Had to take them to court and obviously won. I think even the judge was baffled about their idiocy. If you hire them you are guaranteed to have unhappy renters and if those renters are only somewhat smart, it will cost you money. The "VP" there (Pete Kashinsky) accomplished the achievement of a bachelors in Spanish - just wow. He should be mowing the yard, not deal with money. Could've taken them to court again when they tried to force me to get all the locks changed after THEY lost the key to the house. Absolutely laughable. Did I forgot to mention the city inspector showed up and told me that half of the house has NO PERMITS!? Good thing REE claimed "that's not a problem" ... In case I will be accused of lying, I am happy to provide the court-ruling and a video of their employee threatening me as well as a transcript from the trial that shows perjury. Stay FAR FAR FAR away from those clowns. So many other management-companies that can actually manage. read more

It's literally pulling teeth to get him to service anything- as if he lives there. My garage door was rotting and he told me that it would have to come out from my own pocket...!?!???? What? That soulless creature, Pete, only cares about the bottom line. He does and will raise your rent to the maximum each and ever year possible and there's no room for negotiation. If you need things repaired, prepare for an argument and for him to try to get you to pay. He loves to threaten you for illegal made up things so make sure you know the law before entering into an agreement with this company. If you're a Chapman student trying to rent a house, they will take advantage of you at every opportunity. Your property manager of the house will never return your calls or attempt to fix anything that's wrong with the house. We had a cockroach problem my entire year of the lease, and it took them 2 months to do something about it. Even then, we still had them 2 days later. The house I rented wasn't a nice place by any means, but they will still remove a large chunk of your security deposit and claim that you ruined the cabinets/floors/appliances when they promised you they were gonna fix them before you moved in. If you get Mike Carroll as your property manager, run for the hills. read more

If you wish to sign a 30 page lease contract with a clause buried under section 3 of the Security Deposit agreement that you are responsible for the prorated cost of complete interior painting if vacated prior to 3 years; sign a lease with this company. This amounted to being charged $1233.00 after vacating the home after one year. We had to take them to small claims court to recoup just a portion of the security deposit they deducted due to the paint charge, carpet cleaning charge, and interior cleaning charge and the home was vacated in very similar to move-in condition less normal wear and tear. At that time Peter K. stated under oath that the paint was "touched up" vs a complete interior job that we were charged for. Even after losing in small claims, they challenged the judgment that prolonged the payout. The lease was terminated in August 2018 and finally received our settlement check March 2020. read more

I just recently started renting an apartment with Real Estate Establishment and I have to say I'm very happy that this company is my property management. From the very beginning of pursuing this apartment, when I had questions and wanted to view the property, Mike was attentive and responded to my calls. I got through to his office right away and he agreed to meet me the next day for a walk through. After confirming that we loved the place (we knew we would!), my roommates and I applied and I stayed in touch with Mike. During this time he kept me up to date with what was going on and was responsive to my emails. My wife and I selected Real Estate Establishment after discharging another property management firm. We desired a property management company with competent staff, good communication, a skilled and relaible maintenance staff, and the experience to ensure our two units are occupied. After reviewing a number of well regarded firms we interviewed and selected Real Estate Establishment. An additional bemefit is they are nearby, just east of the Orange Circle on Chapman. One of our units had been occupied for 20 years and needed a refresh, and a new tenant. Pete Kashinsky and Patty Haro, both with REE, oversaw the rehabilitation of the unit, which included new paint, carpet, lighting, cleaning, and sanding and resurfacing of wood flooring. They also obtained a competitive bid from a contractor to replace the heater and air conditioner among an array of other tasks. Pete and Patty were scrupulous with their work which yielded a refreshed condo, and a new tenant. I suspect REE has the same tools and knowledge as other firms doing the same work. What distinguishes REE is their competent service, and years of experience. In a word they care. I recommend REE. Their fees are good, they are accessible, easy to work with, have years of experience, and offer good suggestions to keep your property in good shape without testing one's budget.
