I've had no previous experience with other property management companies. For the most part, I am satisfied with what OC Property Management has provided for us. I particularly appreciate that when there is something it breaks or an issue with the property they are very timely in letting me know and getting a service provider out quickly. That keeps my tenant satisfied and us retaining good tenants longer. I have had feedback from my tenant, however, that some of the staff have come across as negative to them. That has not been my personal experience however I would like to think that anytime they are contacted there is positive attitude. Their billing and paperwork has always been timely and clear. One final note, their walk-through with a previous tenant was not thorough enough to catch everything (the automatic sprinklers were destroyed by the tenant) they did an adequate job overall. read more

We have been using OCPro since about 2011 and have found Mitch and the staff to be very responsive. When there was a rare vacancy OCPro found good new tenants before the old tenant vacated then prepared the house as necessary. Personally I like to keep everything in top condition. My only somewhat complaint is that the accounting staff should learn to use all the reporting features of their software, nothing harmful but I am familiar with the same software and reports from another rental manager. read more

THE WORST. Their incompetence and delays caused my group (Chapman students) to lose a lease. Jessica indicated on May 13 that an owner would like to enter into a lease with my party, after sitting on the application for 3 weeks, making excuses that it was my party's fault, and needing 4 phone calls and continuous pestering to actually get some help. They also ran my credit without calling me back, which is what I'd requested. On May 17, when I confirmed we were ready to sign the lease (only delayed by them not answering our few questions), I got a response that the office was not open on the weekend. On Monday morning, May 20, when I again inquired about when we would get the lease, I was told that other applicants were now being considered. We've just heard confirmation that the lease was given to another party. My group of 4 students is devastated that this lease was pulled out from under them. I normally don't go into full pestering mode, but it was necessary to get Jessica to do absolutely anything. I had to call her on not doing her job no less than 4 times. In addition, their company web site and Zillow both indicated that dogs were allowed. My daughter applied with a small dog, and then after we were approved, I asked about the deposit for the dog. Jessica acted surprised and denied that it was in the application and said dogs were not allowed. She never acknowledged that she completely screwed this up, and it turned into a big issue even though my group backed off on having a dog since they didn't want to lose the house. Clear discrimination against our group. Only now do I see so many other similar reviews. We should have checked! The company has another property that fits our group's needs, but we ran far and fast once we saw who the property manager is. So many details missed, just not interested in doing a good job, only wanted us to sign on the dotted line without taking any time to provide answers to our very reasonable questions. If I could give negative stars I would. This company happened to be representing a house that me and my three other roommates had at the top of our list. We toured and applied immediately and hoped. After 3 weeks of very little communication and no response to our questions, after telling us we needed another guaruntor and then blaming us for the "confusion" surrounding guaruntors, after running our guaruntor's credit without advising her, our applications went through and were approved-- thanks solely to repeated, daily calls. Rest assured that they will never reach out on their own. And when they told us our application went through, we immediately stopped looking at other options. Despite the difficulty getting into contact with Jessica Castellon and Jen Souter, despite them lying on their listing about pet allowance, despite them clearly not having even looked at my application where I very explicitly laid out that I had a pet, her name, age, and size, despite constant attitude and unwillingness to work with us through the very valid questions we had prior to signing the lease (rent split, utilities, maintenance, etc.) it remained true that we wanted this house. So we kept trying. We never recieved any response at all unless we actively called on a daily basis, sometimes multiple attempts a day. But we still wanted the house. Finally, on Friday, May 17th, with our questions still not fully answered, we let them know we were ready to sign. Bare in mind, we'd already been approved. We did not hear back until the next Monday-- when they told us that new applications had come in over the weekend and we would not recieve the lease. They then spent a week and 2 days processing these new applications, after ours had already been approved. After that week and two days with no communication or response to our questions, Jessica Castellon let us know that they were moving forward with the other applicants, only after we asked, of course. That they'd essentially rescinded their approval after dangling the lease in front of our faces. This company has absolutely no personability and is only interested in making you sign the lease with little to no questioning or communication. If you are looking for management that will cater to you as an individual, if you are looking for management that will communicate consistently and effectively, and if you are looking for management that is not entirely incompetent, I implore you to look elsewhere. No house is worth working with these people, despite how hard we tried. We are incredibly devastated and disappointed in the work that was done by OC Pro Property Management. read more

Home we leased under OC property management had ongoing plumbing problems starting the first year we were in the house. Each time the plumber or their maintenance man came out to clear the drain they stated there was an underlying problem and the smell coming from the kitchen sink was years of built up, likely animal waste products AKA grease in the drainage lines. At that time we had not lived in the house for very long. The property management denied the Hydro jet early in our lease, at the request of the plumber and myself to their maintenance man. They did not provide any preventative maintenance during our entire lease. Always waited until the sink started backing up before doing anything. Few months ago water started coming out from under the foundation so they finally sent somebody to Hydro jet the 10's of years of grease (The plumbers words) After we moved out of the home they kept $575 for the hydro jetting. I called to dispute this charge and was blown off. We had other problems over the years one being their gardener (they paid under the lease agreement) flooding the house shortly after we moved in ruining thousands of dollars of our furniture due to leaving on a hose in the flower bed. They sent a non-professional to address the flooded carpet and water soaked walls. This person only lifted the carpet and put in fans displacing us from two bedrooms for weeks. This person put the carpet back down, never kicked it in or got it back on the tack strips. The smell was a constant during our entire lease. When the 26 year old microwave went out (date of manufacture was on the microwave) they called wanting to know what "we or our boys did to this microwave" that caused it to go out. Definitely an object for the Smithsonian Institute... The owner came over and set a microwave on the front porch and I had to end up installing it into the cabinet when their maintenance man never made the appearance to do the job. I did a very nice job of installation for the owner. As we were moving out the HVAC system went out, again, each time the tech said it needed full replacement. They were told to do the minimum. Feel bad for the next tenant that will experience the same problems during the coming summer hot months. Glad we kept full records of these events. The $575 it's not worth the time of going to court, however I feel the need to tell our story so others can make an informed decisions of they do business with. Allegedly the homeowner of the property is a rich, pompous ass that does not want to put the money into this property. I did witness a few conversations one being the Italian cypresses that were in the backyard, riddled with a disease, rats and starting to fall on to the house needed to be removed. The large beautiful flower bed where they stood rapidly overloaded with weeds and other nasty growth that remained an eyesore for many years as they did nothing after. What really has me believing he is an alleged pompous ass was we had secured another home, we started moving out around a month ahead of our final lease, date and our phones started blowing up with text messages and calls from the OC property management in a panic that we were skipping out on our last months-payment. We have impeccable credit, never missed a payment and left that house cleaner and in better condition than when we moved in. What a bunch of scumbags. read more

This property management company is actually so unprofessional. They're terrible at responding back to requests and applications for properties, as well as being extremely unwelcoming. The level of nitpicking this staff does: Olympic level!! They should get a gold medal. For example: let's say a property requires at least 3x its rent in income. That's fine, that's quite normal and understandable. I showed that I make that and THEN SOME + a sizeable amount of money in my bank account. They respond back saying it's still not enough income. That's actually crazy when you think about it. They will not respond back to you about you application for days and weeks either. The only way to get a response out of them is to call them everyday and who has the time for that. One time actually, the entire time I was talking to one of the male employees, he was on his phone scrolling through social media. That's the guy telling ME I don't have enough money. Yeah okay. We have been renting a townhouse through them for the last 2 years and every time we have any maintenance needs or other issues, they are on it! They have a wonderful app where you can pay rent and put in maintenance requests. Probably the worst realtor in the country, these thieves were managing a property of mine while they let a delinquent tenant live in my investment property for 6 months not paying a cent! Maybe if "Mitch" was as responsive to his customers (possible tenants) as he is to a bad review they'd get better reviews. We offered what we thought was fair for the house. If you (and the homeowners) weren't ready to take our offer you should not have taken our money to run our background, and you definitely shouldn't have strung as along for a month and put us in a tough situation with us not having a place to move into given our timeline (which we communicated prior).
