If zero stars was an option - I would select it. Communication - terrible. Customer service - terrible. I lived in the same property for almost three years and Mary got my name wrong in every email and phone call interaction we had. She also felt it was appropriate to yell at me and call me, and I do quote directly, 'an angry dramatic young girl whose calls the office dreads to see'. Mind you- the backyard was FLOODING which was the reason for multiple calm calls. Also, I am 30. I have never been more disrespected by people who gladly accepted my check each month. Issues with the home kept showing up and every call to AJ was wasted. He would even bad mouth his own workers to me when in reality, the only person who showed me kindness and respect was their maintenance worker. Not impressed with them as a property management company. I have reached out to Jeremy on several occasions regarding rentals and he selectively gets back to me. I submitted an application for a unit and my situation with dogs and kids wasn't an issue over the phone. Amazingly after my application was sent the desired unit was deemed "too small" for me and he tried to up sell me on other more expensive proper Update: Jeremy promptly contacted me shortly after I post led this review and has Gina. Above and beyond to help me secure a rental. I am very pleased with the flexibility and service provided. He also explained to me the shortage of staff in the office and the mountain of work. I usually only review when something is abysmally awful. Not the case this time around. I'm writing this specifically because of the positive experience I had working with Jeremy Wayland. I can't speak of other reviewers experiences, all I can tell you is that for every issue I had he took care of it and made things right. He even allowed for extra time to make my rent payment when I was out of work temporarily from the government shutdown. Maybe I should've stayed in Orange haha. The only detriment is that he seems to have a lot of responsibilities so he might take a bit to get back to you every so often, but wasn't an issue for me. And being a rental owner myself I know what types of tenants he's probably dealing with most days sooo...there's that. I would do business with them again in a heartbeat. I've rented a lot of different places in southern California and this is by far my best experience. read more

I called Albert multiple times yesterday. I finally managed to get through to him in hopes to check out his listing (11980 Redhill Ave, Tustin CA). Albert took down my information and said he would call me right back to set up a showing. He never called. I called him back 3 times with a receptionist stating each time hours apart he was in a "meeting" or on a phone call. This is a disservice to the seller. We love the property and would love to check it out but It appears Albert has other plans with this property... additionally he is co listing this property with a Jacqui Graves. Her number rings then goes to voice mail which is sadly full at this time. My wife has been trying to call as well with no luck. You would think with a 1.6 million dollar listing you would be dealing with professionals. Shady business. read more

Looking for a property manager in your area? I'll tell you why you should NEVER RENT FROM JEREMY WAYLAND (coming from a tenant of 3 years). 1. Jeremy might ask: "can you wait until tomorrow?" when the water pipe bursts and water is spewing out of the ceiling. No, Jeremy, it sure can't. 2. Jeremy might lie about picking up a new stove a month and a half after requesting one and living off takeout, then do the old switcheroo and give you a used dirty one from another property. Awesome. 3. Jeremy's favorite line: "that's not covered in the lease." Now apply that to every broken, leaking, dangerous fixture in the house (e.g. laundry machine, stove, fridge, mosquito infested jacuzzi in the backyard). 4. Jeremy's second favorite line: "you signed for it in the lease." Now apply that to bogus professional cleaning fee that we clearly weren't given the courtesy of upon move in (e.g. expired food and decrepit furniture from previous tenants left behind). 5. Jeremy hates responding to emergencies, as evidenced by the days, weeks, even months it takes to get back to us. 6. Above all, Jeremy loves to take advantage of college students. Unless you're a "grown up," don't expect decent treatment. I know you may see some dissenting opinions about Jeremy Wayland and his alleged sainthood on this page. All I have to say about that is that I'm glad his mom and grandmother are so tech savvy. read more

If you want an agent who will do what he says he'll do, keep looking. If you want an agent who will listen to what you are saying to him, keep looking. If you want an agent who will go through the paces with a minimum of effort, you're in luck. We had Al Ricci sell our house. It sold, but Al didn't seem to be very present along the way. He often told us he'd make arrangements with this person or that to take care of some repair or other. And when we followed through, we'd find he had never made the call, so we had to do it ourselves. When I had a question or needed to clarify something, he'd start talking over me and would be visibly irritated when I pressed him for an answer or to just listen to what I was asking. When he scheduled open houses, he'd send someone else from his office without telling us. He could have given some notice that a stranger was going to show up at the door and claim to be our agent, but he didn't. What the hell. He may be a talented estate agent, but he's a terrible communicator. I'm glad it's over. read more

I honestly never thought I'd leave a five star review for a realty company, but Jeremy Wayland is a saint. We lived in a rental home in Orange for three years, and we never had a problem. Needed repairs were dealt with quickly, rent was never jacked up, and questions and concerns were always met with prompt answers. When we moved out, Jeremy came to do the final inspection. He was super casual, and really understanding of the wear and tear that we'd left. I figured he may have been full of it - as a lot of landlords can be - but we actually got almost all of our deposit back, minus a couple of legitimate repairs that really were needed. My only complaint ever was the very first guy we worked with. His name was Reuben Soto, and he was the rudest, nastiest, most horrible man I have ever had to speak with in my life. He treated my husband and I like garbage and we almost didn't move into the rental because of him. Luckily, it looks like he no longer works with Ricci Realty, and I'm glad we stuck it out, because Jeremy made up for all of the crap the other guy put us through! read more

Not just that, but he was even my property manager before getting us into our new place and was always there for me when I needed even the simplest of things. I work in the City of Orange for a company that deals with many Real Estate and Property Management offices/agents. While there are many good agents/agencies, Ricci Realty stands out above the rest here in Orange and within Orange County. First, you can tell that RR has a huge presence in the Community due to the number of homes you see around town with "For Sale" and "For Rent" signs by Ricci Realty. They have to be good at what they are doing if owners and buyers keep coming back to them. Besides the signs, they have a huge presence in the Community all year long. You will see them (Al and all of the staff) around town, supporting local events, like the Street Fair, 3rd of July and Treats in the Streets. You may even see the Ricci Realty trolley giving tours of the Historic Orange Plaza district on Friday nights. The agents in the office are friendly and personable on the phone and when you meet them. They all are incredibly knowledgeable and seem to enjoy what they do. It feels a lot like a big family. That is probably one of the nicest things about RR; they genuinely care about what they are doing and constantly go out of their way for their customers. One agent who stands out is Jeremy Wayland. He has worked with RR for a long time and it is clear why he is such an asset to the team. On almost every occasion I have had to meet with him over the last 10 years, he has been interrupted by his phone. A tenant or potential tenant, calling, texting or emailing about one of the many rentals he manages. Sometimes it is general questions, sometimes problems, occasionally it's neighbor complaints. Sometimes the renters don't have utilities like water or electricity and don't know what to do to have them turned on. Other times it is renters requesting a personal rent payment pickup from him. Whatever is going on you can count on him to address your concern as quickly and efficiently as is humanly possible. Sometimes it seems even faster than that. He is the Superman of property managers and if I were an owner or tenant, I would be thrilled for him to be on my team. Most people work and are satisfied by doing an OK job, but Jeremy consistently goes above and beyond in his "job" to make sure he is always providing the best service possible. As sellers we did not fare as well, and I'm surprised that other reviewers did not mention a habit of Al's that I know of in at least two instances. He made a deal with the prospective buyer to represent him at the same time. He never said a word to us. I got a new job that took me out of state before I could get my house ready to sell. A friend told me about Al Ricci, and he just got it done, all of it. I even had a contractor punctured a water line flooding and ruining my new floor, he got the contractor to take responsibility and fix everything. all of this while i am 2000 miles away. My wife and I have been in the real estate business for the past 10 years as agents. We purchased our condo in Orange about 10 years ago and stopped by Al's office, met him and he showed us several condo's that were available in our price range. At that time the market was booming and there were multiple offers on everything which drove prices up unfortunately for us. But we wanted to purchase so he guided us along and lo and behold, we came out on top with the offer that best satisfied the seller. As a matter of fact, he prepared a contract for us right on the spot which took less than an hour of our time to sign and submit to the seller. If we had wasted any time another buyer would have gotten the property. My wife and I relocated soon thereafter and Al Ricci took over the management for our property while we moved about 300 miles from Orange. Needless to say, we were totally at his mercy as far as the maintenance of our condo was concerned. He was more than fair with our % for his management fee and he took care of every aspect pertaining to problems that came up as they tend to do in any property. We had several people rent the property and he always found a good tenant who qualified to pay their rent on time. When it came time for the renters to move on he found another tenant to move in on a timely manner so we never lost much in the way of rent except when necessary repairs like paint or new carpet needed to be installed. The fair market value of our condo along with every one else's property values declined over a period of several years so we couldn't sell so we continued to rent until the market values rose again. We had been in touch with Al to determine when the time was right for us to sell and a couple of months ago he told us our tenants were moving out. We discussed the market values in the area and decided to place our condo up for sale. Al went into our condo and determined that it was in our best interest to paint, carpet and repair a few things that needed to be done in order to bring the property into the condition that would best help us sell for the best price. He also recommended to have all the appliances replaced because that would also bring the desirability factor to a point where it would attract our buyers. We agreed. Al told us he could get us appliances at cost from Lowe's and he had his contractor's put in the appliances at a very reasonable cost. Al is a professional in every aspect of his business. He placed our home on the market for 10K more than we had originally asked him to put in the MLS. Of course it was worth more than we had wanted due to the fact that Al went the extra mile to make sure our condo showed the best it could have. He cut no corners. Al asked us to pay no out of pocket monies to do all the repairs. He covered all the expenses himself and escrow reimbursed him his expenses after the property closed. Would I recommend Al as a buyer or as a seller? You bet I would-100%. As a real estate agent along with my wife, perhaps Al Ricci is the best broker/agent any one can ask for. Al Ricci and Jeremy Wayland are the best! Whenever we need them it's always at the worst possible time. Case in point, our A/C stopped working late Sunday night. In the horrible heat, our house was quickly up to 90 degrees! We left an after-hours message and heard from Jeremy first thing Monday morning. After explaining that I have a health condition which makes excessive heat an issue, Jeremy said he would do what he could. The A/C repair man was out before 2:00!
