However, since mailing addresses are of course, not permanent, and we do have issues with the original one, we've sent them an email requesting checks to be mailed to another address. Later this escrow stated that they do not mail to an address that is different on the invoice. If that is the case, why dont you bring this up at the time we requested.. then we can just pick it up? What the hell is wrong with that?

Overall their customer service is terrible. We've recently had a few escrows with them, not by choice but because we are very active home buyers in the area. They are too loyal to their repeat customers and sometimes speak as if they are a principal in the transaction not a 3rd party like they're supposed to be. Anytime there's a major delay on the seller side, we as buyers need not complain but when there's a minor buyer delay they ridicule the buyer. I have a transaction with them right now that was brought to me by a wholesaler. After months of escrow being opened the seller changed their mind and is deciding not to sell because after receiving a demand she won't have the funds to live the remainder of her life. I requested a cancellation to get our EMD back and Sam with Hacienda sent me Cancellation instructions with a $500 fee charged to buyer? Why are they trying to charge us for a seller default? I have never had an escrow try charging this. Anytime there was a cancellation by buyer/seller the escrow did not get paid unless the deal closed. I called in and sure enough Sam was no longer with the company so I spoke with Evelyn who then forwarded me to the (owner) of Hacienda, Bryan, and he is still trying to charge us the $500. There's some serious issues with this company and is starts from top, down. I do not recommend them to anyone.
