My husband & I were purchasing a property in Santa Ana and Alliance Mutual was the escrow the seller chose. Our experience was mediocre from the start. The staff at the front desk was not very friendly when I came in to drop off the deposit check and throughout the process it was difficult to reach someone. The worst part is they charged us $500 for preparing loan docs that were never signed. We were forced to use another lender and new docs but when we asked them to discount the $500 fee, Laura the escrow officer said "she doesn't discount fees". We still had to pay double fees for doc preparation in spite of not signing the original docs. I'm in the industry myself & use large escrows like fidelity & facto, they would never gouge clients like this. It is absurd to charge someone $500 for maybe an hours work that was never fulfilled. Alliance Escrow should be ashamed of themselves! read more

This company charges a lot of junk fees.......on top of their escrow fee. They will charge for achieving your file (on the computer), printing your loan doc (this is on top of a loan tie in fee which is supposed to do just that), association processing fee, emailing fee (are you kidding me) and insurance endorsement fee. That is so ridiculous.........the point of an escrow fee is to do all of the above. If I have to pay for all these extra fees (which run about 300-$500 more), why the heck is the escrow fee for (just to look good on paper)? Would never use them again........there is plenty of escrow company out there that provide good service and reasonable cost. Find yourself a good one and interview them about their cost before using one. read more

I found this company to be very unprofessional. It's distressing to purchase a condo and receive incorrect information about the homeowners' associations. It's even more distressing to not receive said information in a timely manner. Not only was the homeowners' association incorrect, some of it was missing. I received the Grant Deed very late, as Alliance Mutual Escrow filled out the paper work incorrectly, giving the wrong mailing address. Avoid this company! read more
