I have been working about 10 yrs witn Aim property management. They are professional and knowledgeable. As a landlord i truly appreciate the attention they give to the property. Some times tenants try to bring in a dog or cat that is prohibited by the contract. Denise is right on it and that is characteristic of Denise across all areas and types of problems. In terms of fairness Denise is fair with both tenants and landlords. I've worked with other property managers and Denise is by far the best for tenants and land lords. SLUMLORDS! Do not rent from them!! Horrible management! My apartment had a leak that was reported to them right away, long story short after many ignored phone calls and emails I'm having to vacate because my carpet has been wet for over 3 months and is growing mold. They told me to air it out with my own fan. They hire cheap repair people who never fix things properly. This morning 10/26/2024 I had the worst experience when calling to complain about not having any hot water. I was talked over, yelled at, and hugged up on by Francine. I expressed to her that I've had to warm up water in the microwave to bathe my baby. Francine cut me off from talking, yelling at me, showing no empathy and lack of care, and then hanging up the phone on me. Hanging up on tenants was wrong.Patience and understanding for the tenant concerns need to be taken with the utmost care. I started buying investment properties 6 years ago. I have been managing my properties myself because I did not want to pay a property management company when I new I could do a better job myself for less! The stories I heard why people could not pay their rent on time or at all was unbelievable! During COVID, I thought I was going to go broke! I could not get my tenants to pay and I had no legal recourse to get them out! One of my friends told me to reach out to this guy named Don at AIM Properties in Orange. I always thanked him for the information but I had convinced myself I still did not need a property management company. With my tenants continuing late paysor not paying at all, with every excuse under the Sun, I realized I needed to do something quick! I called every property management company in Orange County for my own research. Long story short, I finally reached out to Don Jr. AIM has turned my properties around! No more late night plumbing repair calls, no more silly complaints about the laundry facilities or what ever other reason my tenants could find to complain about. As of today all my units are rented and I am delighted to finally say I'm getting all my tenants money by the 7th to the 15th of each month! Amazing!! I can finally sleep at night!! Any one who might be reading this review, as my friend told me so many times and if you are having some of my old challenges, my advice to you is call Don Jr at AIM Properties! Alicia was very racist and rude to me on the phone while I inquired about a house in Anaheim. I speak perfect english with a slight accent and she kept saying " I don't understand you", and not answering my questions. I am in the medical field and I speak perfectly with people. I have never seen such bad manners and customer service. I was helping a friend inquire about a house. She was so mean to my friend also who called from another number. Always stay away from racist white supermacist who think they are better than everyone else and treat people bad. Please do not use this rental property company. They are pretty shady. This is what happened to me, I viewed a property after contacting this rental property management letting me know that the property was available on a Sunday. I went and looked at the property, everything was fine the neighbor was outside and mentioned that the property has been vacant for about a month. So the next day on Monday I reached out to AIM to ask them their hours so I can bring in an application for myself and my wife ($30 each). So I drive to orange county to bring in my application so they can run their stuff. I get there at about 4:30p and they close at 5pm. It was weird how they had their door locked and almost not expecting people to bring in applications, but anyway, I knock on the door and mention that I have an application for them for a property, and all is going smooth. The very next morning the post is taken down saying deleted by author and the property says rented on their website. I'm like well that was fast. So I call them and ask if they even had a chance to run my application since I know it takes a couple days for a background check and they obviously knew the day that I put in my app that the property was gone. The site was literally updated the next morning, like super early. I call them and ask for my deposit because it was clear to me that the property was taken either when or before I applied.. and then they reply with this BS...... check the pic and some one please make it make sense?? Furthermore I asked them to provide my wifes application since they said they ran mine and they still not have provided despite her emails requesting it. read more

Awful. Not easy to work with. They don't follow any of the required legalities when it comes to communication. I had repair people show up at my door, without warning to repair something going on with the building. No prior notice, nothing. Whenever we needed things repaired, they sent some guy who does horrible, incomplete work. He left holes in our walls and ceiling, destroyed closets and told me pretty much that the problems I would call in about were not a big deal. And because he did such horrible work, we didn't get. our deposit back when we moved out. Very unprofessional. They do the absolute minimum when it comes to taking care of tenants. read more

When things broke, it would take months to get the problem resolved or even addressed properly. At the end of the day, I had to pay and get things fixed on my own. BTW, if you rent from this company, get photos and document EVERYTHING in your MIMO inspection. Also, ask for a move in inspection so everyone is on the same page. I had a family member who is needing a home and has guaranteed income from housing as well as employment, and other sources. You are made to feel that you have a chance when you take the application but good luck trying to get a response from anyone after you provide your phone number or email. They even lose your application and claim that they don't know where it is. You have to constantly call for an update because they don't provide anything to you and when you finally get a hold of someone, they are rude to you. I understand there are several applicants but when you say you don't discriminate and that they will work with you and they will give you the time of day and then act like your a burden to them is poor customer service. I hope the real property owners are looking at these reviews before the use the company and or keep watch as you are loosing some good tenants to this company. I have seen the the other reviews posted and they seem to be repetitive with the same employees, so it is obvious the owner of this company does not care about its clients just the money. We had a couple issues come up at our apartment, and Francine went above and beyond to get them fixed. Dealing with repair people can be frustrating, but Francine was incredibly helpful and got repairs scheduled very promptly. Everyone at AIM has been helpful, but she always seems to look out for us and listens to any concerns we have as they've come up. Very happy with AIM. read more

They operate like it's the 1970s, electronic payments weren't a thing the majority of the time I worked with them and then they finally got a system that was barely even operable so still had to deliver checks in person. Count on emailing them 3 times before they reply, they do quick fixes on things that are way bigger issues, and aren't helpful at all. Extremely rude and unprofessional, truly sounds like they hate their job and anyone who needs anything from them. Don is nice, Francine not so much. DO NOT RENT from this company. Their staff is hostile, condescending and infuriatingly unhelpful. They are luddites (do you have a dictionary, Alicia ?) and do not seem to acknowledge the existence of computers. They do not make repairs (my daughter's window was jammed open and they said they'd send a repairman- nope). The house was an absolute dump- leaks, mold and the kitchen did not come with a refrigerator. If you do end up renting from them, make sure you photograph every inch of your new home and have them sign off on photos before you sign your lease. Also take more photos before you move out or they will invent reasons to keep your security deposit. Actually they'll probably keep your security deposit regardless. I think their main purpose is to rent dumps to college students so parents please beware!!! Their other source of income is the 50$ cash fee they require with every rental application. If you're looking at them as a renter, you probably don't have much choice, but be prepared for: - AIM to withhold about 20% of your security deposit no matter what. Just enough so you can't really fight them over it. - They will charge you for "cleaning", even if you leave your place spotless and actually in better condition than it was on move in with multiple upgrades and repairs they are too lazy to do themselves. - Charge you for carpet cleaning even though the carpets they use are probably the cheapest/worst quality avilable and were already in bad shape on move in. It probably cost as much to clean the carpets as it would to just replace it entirely (which they might even do while still charging you to "clean" them). - AIM to have zero regard or foresight if maintenance is being done on yours or adjacent units. They will not give you a heads up or make any accomodations. Their crews start early, stay late and make lots of noise. AIM is a property management company/landlord that does not care about you/your unit and will squeeze you for whatever they can and there's nothing you can do about it. read more

All the reviews about AIM are true. From the beginning of our lease, they were super rude to us and demanded us to bring rent/security deposit money the SAME day so they can hold a spot for us to get a house. Before this, they were about to rent to another tenant (who i guess backed out probably a good idea for them lol), and our $30 credit check money would just go into their pockets. We already saw red flags from the beginning but had to go along since school was starting in 2 weeks and we desperately needed a house. Alicia was rude from the beginning and always talked to us with a condescending tone. During the year, we had a few problems with the house including a clogged drain from the previous tenants about a week or two in which they had the nerve to charge us for as if we possibly had an old string in the sink that clogged it up within the time span of a week. Luckily the owner waived it. The house was poorly fixed from the last tenants. The vent fell off, paint chipped, windows covers practically double sided taped on, etc. It was manageable, but certainly annoying because we knew they were impossible to deal with. We broke our lease early due to COVID and they told us that as soon as they found new tenants, they could rerent the place and we would be refunded. That sounded promising to us, so we moved out and didn't get half our security deposit back. When the inspector came, he told us that he would move the trash back before trash day even though we already made plans to move it out. That resulted in a $200 hauling fee. We got charged $200 for paint problems when we had a google doc of pre existing damages that they never brought up. We literally left the house better than it was and paid for our own cleaners, but of course they charged us $200 for cleaning services to clean an already sparkling house. When I emailed them about the concerns, Don replied sarcastically with "So did your cleaners leave the trash?" How professional! Love that we were told that it would be taken care of, but of course they didn't mention the $200 fee. To top it all off, we were charged a $350 move out fee which we were NEVER TOLD ABOUT. Considering we're in a PANDEMIC and an economic depression, the LEAST they could've done was told us because the outcome would be very different. The landlords did not lose a single cent in this as we paid for the rent up until new tenants moved in. AIM is a shady, unprofessional, and rude management company and I really had hope that we would have a good experience with them despite all the reviews. Although we did what had to be done as we were desperate to find a house, I really would never recommend this management company or any of their properties to anyone. If you are in the position to say no, SAY NO. It will save you so much time, money, and stress lmao. The only nice interactions i've had were with Nancy. We toured a property in Riverside June 9th! Submitted an application and payed the $60 for the application. After touring the property, we called and spoke to a Francine who is supposedly the leasing agent for this house but I think she is just a glorified receptionist. We told her about the property and how it had major faults, was extremely girly and certain appliances were broken and looked like they needed to be replaced . She said to send them a detailed email with pictures which we did and they were to present it to the owner. Come Monday June 12th. We called her and she told me the owner had "passed" when I asked why she said nothing. I told her I noticed they had dropped the rental price from $2975 to $2600. She said yea, and stayed silent. When I asked when did the "owner" "pass" on our application she said FRIDAY and I asked her why she didn't call us to notify us! I know she is a LIAR! I know their client passed because he did not want to make any repairs or cleaning to the property! ( I will attach pictures) when my husband called her she screamed at him and was yelling I'm a rude tone saying " if you guys wouldn't have sent that damn email requesting things maybe you guys would have a place to live" zero respect, zero customer service just RUDE! This place is the worst. A woman named Francine especially. She's always SO rude. As a tenant I fear when something goes wrong because i have to call and deal with her Right now it's 93 degrees outside and my power is out and I'm on the second floor. I asked if she can send someone out right away and she said she can't guarantee anyone come out today. How can someone go that long without power? And I have two young children. I've rented so many places before and haven't had this much trouble dealing with someone this rude. And this was just today. One experience. I couldn't even begin to type about the others. Horrible management!!!! They don't fix anything that's broken. And take way too long to reply. I had a mice infestation and all they kept doing was putting sticky pads instead of closing any openings from the outside/under the house. They don't fix anything but don't think twice when raising the rent every 6 months!!! When I moved out I got a letter saying they kept $400 because of floor damages. When I asked them to tell me what damages (because I know 100% I didn't leave the floors damaged) I got no response!!! My 1st experience at this place. Spoke over the phone with Kurt over the weekend and he was very polite and provided information and directed me to go check out the place which I was interested in. I liked the place and the owner of the property also spoke highly of this company as they do a great job managing properties. Today I went to their office and met with Don and Alicia. Both were friendly professional and reasonable. I had a little hiccup on my application which might prevent me from getting this place but being a business owner, it's my pleasure to provide a proper feedback for deserving businesses. I really liked their service, the application process was simple and easy and they really go out of their way to help out or figure out a way to help out. If you ever find a rental and the home is managed through these people do not rent. We rented a certain house for 3+ years and they were the company the home owners put in charge of renting it. There was a massive dead tree in the front yard when we moved in. Something straight out of the Munsters front yard. We asked them multiple times if they would remove it because big branches were breaking off from being so old and dead and asked the gardeners to ask as well. Their reply was "they don't care about it and don't want to spend any money" Luckily the Santa Ana winds came and it fell over and they had to physically get it out. Upon moving in the "grass" was in bad shape. The front yard was mostly thick crab grass mixed with different type weeds and you couldn't walk on it with you're bare feet or you would get these thorns. And large splotches of bare dirt. Backyard was 90% dirt field with just weed type patches growing in spots. They physically came to the house every week and set the sprinkler timer to run everyday 2xs a day. This was during that drought that Gov brown said you could get tickets if you used a lot of water and to not water your grass. Plus the grass was crap and all it watered was weeds and dirt. They kept leaving notes on the door saying do not turn off sprinklers. Unless they want to pay our water bill to water dirt and weeds then go away. They had the nerve to keep money from deposit saying we let the "grass die" and will cost $xxx amount to replace. There was never grass in the first place we even had pictures... Ancient old rotten wood mailbox post fell over and couldn't be re-used. They were zero help and never sent anyone out to put a new one up. So I spent my own money on a whole new mailbox and spent my Sunday digging it up making a cement base and mounting it which wasn't my job. But you're welcome. The a/c stopped working during prime heat wave and they barley wanted to put any money in fixing it the company they had come out said. He said it needs lots of work and is a fire hazard. We went without a/c for 4 months and then they gave us a letter saying rent was going up another $200. I mean we were paying like 3200 a month already and the place needed a lot of work. Horrible people that can't care any less about the tenants. When we told them we were planning on moving out within the next couple months, they instantly got really rude and it was kinda shocking because it was like so flat out with no care in the world of the way they talked to us, and 3 days later they sent a letter with our move out date even though we were just giving them a warning that we were planning on the next few months due to possibly buying a home. read more

I rarely give reviews, only if I feel the outfit is deserving, good or bad. So here goes. My husband and I contacted Aim Properties as a cosigner, and the experience with Alicia was such a turnoff we instructed our daughter to withdraw her application. We had cosigned for my daughter since 2016 while she goes to college in Orange. This is the third rental we cosign for. This management company is definitely not tenant friendly, so tenants beware. We experienced the same impatience, condescending and rude attitude over the phone as other reviewers, and we are only consigners. So what else is wrong? Credit checks are run on applicants on their timetable, before the application package is complete. They haven't got the cosigner's application yet, have they? Since application falls through in this case, credit checks already run on the applicants are wasted. On whose dime might I ask? Did they care whose dime it was on? Second, Alicia insists that it is company policy to run credit check AND background check on cosigner. Background check? Excuse me? Cosigner doesn't live there, only guarantees rent. This cosigner considers it an invasion of privacy to run background check! In the five years that we have cosigned for the college student, this would be the first time we have been required as cosigners to a background check. Third, we almost turned in our application. I sent an inquiry yesterday on the web's contact page asking how to turn in application remotely, and received confirmation that message was sent; but, no reply. So much for responsiveness. So, no deal, and so glad we got away from having to cosign this lease agreement. read more

I have called them over 10 times I have emailed them and gone to their office personally asking them to fix a problem we have with the neighbors obstructing my garage when it clearly says no parking and they don't do shit!! Would give negative stars if possible. The best thing we've ever done is move to a new place that is not managed by AIM. Worst property management company ever, sketchy, dishonest and unfair dealings and incredibly rude and unprofessional employees. If I wrote about all our negative experiences with this company over the course of a 5 year tenancy under their management, I would be here for days. Here are a few: They dont do background checks on prospective tenants, at least not in my experience. If you are a normal, sane person just trying to mind your own business and find peace where you're living, be aware that your new neighbor could be a wacked out insane mental case like ours was-- how did her previous MULTIPLE evictions get ignored when AIM was "screening" prospective tenants? I know this info because she screamed it aloud (and every obscenity you could ever imagine), along with purposely pushing her refrigerator over (on the top story) upon eviction. This doesn't even touch the surface of her insanity. Yet she was chosen by AIM. Ok. We got asked to leave our apartment because the newest next-door tenant kept complaining about the sweet homeless outdoor cat that we befriended and how it kept coming around the property. Totally harmless, totally sweet, didnt spray--- only dirty and in bad physical condition. Very sad, but apparently it was "disgusting" to the new tenant. AIM gave us an ultimatum, requesting that we either have the cat picked up by animal control (would have absolutely been euthanized) or we would need to move out. In the meantime AIM was ok with the new tenant scattering an unknown white chemical powder all over the shared walkway/porch to deter the poor helpless animal. White powder got all over my shoes and pants every time I'd walk out the door, yet they were not concerned about this or try to stop it when I told them what was happening. Priorities mixed up? Definitely. We agreed to move on very short notice and followed the rental agreement requirement of professionally cleaning the carpets upon exit. Renting the carpet cleaner cost around $80 and a good few hours of time in the midst of moving, but we still did what was requested. We took great care of the property over the 5 years so security deposit was returned----- minus the cost of carpet cleaning. The carpets were very obviously freshly cleaned and spotless, I had receipts for the carpet cleaner rental that I offered to present, but AIM would still not budge on returning the full deposit. We played fair by doing what was expected according to the agreement but were the ones who got screwed in the end. This sums up AIM in a nutshell. Getting away from them was the best thing we've ever done. Think twice, three, four or 5 times before entering a lanlord-tenant relationship with them. In no way will it be worth it. read more

I have mixed feelings about AIM Properties. I've been in my apartment (through AIM) for a little over a year and I have to say, I am absolutely in love with my apartment. I got a killer deal on the apartment for the location. My neighbors have been in the building for years! The turn around for this small complex is something like once every 2-3 years, which is pretty amazing in the world of apartments. Now, does AIM Properties have its issues, sure- but so does every other company. Yes, they could be a little friendlier and certainly could improve response times, but overall i'm satisfied. I recently had to have my water heater replaced (mine lasted from the 1970's) and they had that bad boy replaced the same day. If you have any urgent problem (EX: no hot water) they'll do their best to get someone out there ASAP! If I had to do it over again, I would totally rent through AIM. Like I said, every company has its issues, if the worst thing I can say is they're a little curt and take some time to respond- they're A-OK in my book! Thanks AIM Properties! read more
