I've lived in a Tim Carr property for almost seven years, and I honestly can't say enough about how responsive their maintenance team has been. Anytime I've needed help, I simply submit a request through their system, and someone gets back to me incredibly quickly. Most of the time it's within hours, and I've rarely had to wait more than 24 hours for an issue to be resolved. That level of responsiveness makes such a difference when you're juggling work, parenting, and everything else life throws at you. I especially want to recognize Nick, who has been helping me a lot lately. He's always quick to respond, professional, kind, and genuinely helpful. It's such a relief knowing that when something comes up, I don't have to stress about figuring it out on my own. People are usually quick to leave reviews when they have a bad experience, but not often when a company consistently does a good job. Tim Carr deserves the recognition. Their service has given me a real sense of security over the years, and that's something I truly appreciate. read more

Very disappointed. Would not recommend. I follow the Tim Carr Group's properties closely, as I've been favorably impressed by several of them. But response from the administrative team is in need of firming-up. I inquired about a listing 52 minutes after it posted--getting in early as we all know you must in the competitive Newport / Costa Mesa rental market. I received standard portal responses allowing me to schedule a viewing time. I did so. After viewing the property, I received copious texts and emails asking me if I'd like to begin the application process. I emailed my contact, who I won't name here, with traditional questions about the unit before beginning application. His answers were vague. Many of them ended with "not to my knowledge." It was clear to me that he is very junior, lacking experience, and was unwilling to look more deeply / check with his superiors with regard to the history of the property. He gave stock answers from the comfort of his chair. I wanted to know when the last mold inspection was, and how long the previous tenant lived in the unit before vacating it. Standard questions. Not violating any privacy laws, as I know these laws very well. It is in fact unlawful for a potential landlord not to disclose certain information when asked. My contact wouldn't answer these and proceeded to ghost me. My time was utterly wasted. The staff is clearly not ready for prime time. Responses are clunky, lacking professionalism or any sense of urgency. With a little training, I'm sure they could improve. Invest in the training of your team. Without that, your company will lose solid potential tenants with such disregard shown for them. File this one under Missed Opportunity for the Tim Carr Group. Be better. read more

Apartment was great besides the fact that it didn't come with a fridge - they took 2/3 of our security deposit for the most minimal scuffs on the walls, nothing more than wear and tear. Just because they could under California law. We could penalized for not cleaning the window screens?? Which is completely non-trivial as far as an apartment move out cleaning goes. When I tried to contact them to fight this, they ignored my email for months on end. Never ended up getting any money back, cute place and the lease itself was fine but they screw you over with security deposit. read more

Sheryll Carter at Tim Carr Group has been a 5 star experience from start to finish! I have lived at 528 Irvine Ave since October 2019 and it has been a very pleasant with zero complaints. The property is always well kept and quick to respond with any maintenance request. Even as I have given my notice to move out, Sheryll wrote me a great letter of recommendation to my new property manager to ensure my application was accepted! Be careful about giving this company your non refundable rental application fee and using their Software vendor App Folio. Seems like their some shady'ness in this setup. Especially when the report that is generated is wrong and out of date. At a minimum the application fee should be waived or refunded if you are mot approved. This coat should be assumed by the owner as cost of doing business. 6/14 - Update on reply from Business. Since the obvious snark is present in the syntax. let's do a rehash.. - walked the site on a Thursday. Note - your property manager jacked our appointment times around with our agent last minute on the same, day 4 hours before our agreed to time. We had agreed to 5, Your employee jammed our plans to be there at 4. - the property manager who did the walk told us applications would be submitted the following week. Obviously this was a falsehood. - application + fee submitted on the Saturday directly after the walk on Thursday. - Monday AM around 9:00 called to update application due to mis information only to learn a lease had been signed and accepted for another party. Reasonable explanation? You had already approved a lease upon taking my money. Bottom line... App Folio is a software vendor I don't care what fees they pass through or what they charge as part of their SaaS. The business, in this case Tim Carr, is responsible for its practices. It's not about the fee it's unprofessional to at a minimum fail to disclose you had accepted and submitted a lease to the owners prior to accepting mine. I have been an Eastside resident managed by the Tim Carr Group for about five years now and I really enjoy working with them. Monique and Team are always very responsive and supportive of any questions I might have concerning our residence. I recently have been looking at their other properties to upgrade in space and Monique is always considerate of my busy schedule! We have been renting our home from Tim Carr Group for about 4 years now, and the experience has been second to none. They are by far the best rental company I've ever worked with. To begin, the house is beautiful and no expenses were spared with the details when it was renovated. Wood floors throughout, Euro drawer slides in the kitchen, bathrooms and closets, and high end bath fixtures just to name a few. When we moved in, a good friend of mine who has been a realtor in the area for 25 years told me that our home was the nicest finished home he'd ever seen in the area for a rental. Besides the quality of the home, Tim Carr Group has been amazing to rent from. They took initiative to re-landscape our front yard, they have been quick to respond to any repair requests (our water heater went out, we called on Tuesday and it was replaced by Wednesday afternoon). Every request we've ever had to put in (and there haven't been many) were responded to in a timely and professional manner, exceeding any property management company I've ever rented from. Sheryll has been so great to work with and is always available and receptive when we reach out. The entire team is amazing! We absolutely love our home and love renting from Tim Carr. A complete waste of my time and money. I filled out an application payed the application fee. Had a viewing this morning. Was canceled on 20 minutes before the appointment. I was moved to 3 o'clock and then called 15 minutes before the meeting that the unit has been rented out. I feel like this is a complete scam. If you already have potential tenants why would you continue taking people's money and running credit checks? Furthermore, one of the units that were posted on an apartment app was also posted on craigslist for a cheaper price. Shady!!! read more

Apparently they stop answering the phone when they lease properties instead of telling you it's off the market. An agent we were working with on a lease named Monique submitted half of our financials, so we did not qualify based on half of the income we actually had. The TC application process was such a beast too, it was really annoying that after the 3 hours it took to finish the application that the agent cost us the property. read more

We've had the unfortunate experience of two years with this unresponsive landlord. I challenge you go call them right now... I'd bet the farm no one picks-up. Get used to that if you move into one of their units. Maintenance requests go unanswered for days/weeks. No one calls you or emails you back about anything. Water shut-off to the entire property? No one cares. Your heater stops working? No one cares. Your washer is leaking onto the floor? No one cares. They do however have maintenance done to the grounds, and not inform you. Wake up to a person on your roof for a roof inspection (no notice). Or have tree trimmers outside your window, on holiday weekend, and have every tenant forced to park in the street while they work (no notice). We also worked with them on a reasonable accommodation for a handicap... that took months for them to finally approve. And the ethics and legality of their efforts are highly questionable. Very disappointed in my experience with Tim Carr. I have an 800 credit score, I'm a homeowner/landlord myself, great income, stable job, non-smoker, clean, respectful, no pets, no kids.....what more do you want? I gave into all their demands after the agent said I could negotiate the rental price. I put in my app....went back a forth with the agent and finally agreed to move in within a week. Then nothing. No word. I was doing all of the work calling, emailing, calling, was promised a call back on multiple occasions only to get a one line email "The owner has decided to accept more applications". I tried and tried to get ahold of her for a reasonable explanation, but nothing. Really? Why? I even asked her to keep an eye out for a place for me if this doesn't work out. "Ummm,sure" she replied. Also, what reality company only works only 8-5 and takes holiday weekends off? The rude lady who answered the phone seemed to be covering up for the agent and said to me, " I don't know what you expect, we're doing our due diligence"....haha....you asked me to move into the unit in 8 days....but now you take the holiday weekend off and tell me you'll get back to me and now accepting more applicants? Sounds fishy! Maybe the other review was right and they are fishing for application fees of $40. Shady deals. Tana, I'm sorry, but I asked questions any tenant would want to know....questions I, as a landlord, have answered mused. I only asked IF they would consider a ceiling fan in the bedroom and fix broken shelving in the garage. I honestly think you didn't get a 360 view of the situation. My roommate and I, both women in our late 20's, live in a bungalow style home in costa mesa with an attached garage where we do our daily laundry and would like to store things that don't fit in our home like excess toiletries, gifting supplies, and work information. We are in and out of this room every day and it is an extension of where we live - as it should be, we pay for this square footage. However, we have been experiencing rat issues in our garage since July 11. We first found our belongings chewed through in what we assume was packing for the rats to build a nest somewhere nearby - toiletries, work papers, boot boxes - all chewed through and had to be disposed of. We had to clean the rat droppings that seemed to be all over. We alerted Sheryll of this and Joe, the Terminix "professional", came over to set some traps. Our first catch (picture attached) was a rat next to our washing machine which my roommate almost stepped on sept 3rd. That rat was disposed by me (picture shown) since nobody answered our emails/calls promptly. As you may know, rats are filthy and carry many diseases. On October 10th I saw a rat scale the wall inside as I was doing my laundry --- then I saw it come out through a hole in the back door. At this time, my understanding was that Sheryll and Joe had been out several times and done a proper inspection ---had they not seen this holes chewed through the metal on both sides of the door? I had to call this out before it was fixed. This was not fixed with new metal sheeting, rather rubber which rats can chew through. On October 31st, we caught another rat which was still alive and defecated all over our floor in front of our dryer which again we almost stepped on. Not only this but the rat was still alive and could have bitten me. Again, I myself had to kill completely and dispose of this rat because I didnt not get a prompt response. In fact, I had to call Sheryll at 11:00 AM the next day after I had not heard from her regarding my finding and the disposal, all laid out in the email I sent around 7:00 PM the night before. At this time, Sheryll said her and Joe would be out again. My roommate was there at this time and she pointed out many holes in the garage, door and walls that could be the "entrance" for the rats. All of which Joe agreed to saying "yes a rat could get through there". After having to dispose of my second rat and not getting a sense of urgency or the support I needed from Sheryll or Joe, I asked to speak to Tana, the Director of TCG. Tana did not call me until a week after asking to speak with her until I followed up with a pretty extensive plan of action which included calling the Costa Mesa code enforcement, the Orange County Fair Housing Department, and vector control by the end of the week. After speaking with Tana about the problem, my expectations, and rights as a tenant, I thought maybe we would get the help we needed. Boy was I wrong. Tana offered to set more traps or we can move out. This is a lose lose situation for us as we do not have the funds to move nor do we want to move. So Tana has now told us that we can either deal with the rats or leave? Does that sound like a company that cares about their tenants? I don't think so. I have exhausted my resources and though I never wanted to do this, I feel obligated to write this review on Yelp. I gave TCG ample opportunities to satisfy my requests or at least act like they are willing to help. So from this Yelp review, I am warning people that dealing with TCG is like owning your own house or apartment. They will provide the beautiful home but if you want something done, you cannot count on these people to uphold their end of the lease. You will have to do things on your own and invest in your own money to get things done properly and timely. Do not expect timely follow up, do not expect help, and do not expect things to be easy. They do not care about you, your safety, your health. Don't throw your money away to people are not willing to even humor you in your requests. Rather, if you can, just buy your own house or rent from an independent renter or a company who actually cares about the wellbeing of their tenants. FYI, after contacting our 5 other neighbors, I have come to realize this is not a new issue. One neighbor within the complex caught 6 rats in her attic in one week! Again, TCG offered more traps and nothing else. This is unacceptable. Protect yourself, your children, and your personal property. read more
