This company is shady and I would caution against renting from or trusting my property with them. After meeting with Rich at a property, we asked about a moldy smell and learned of a plumbing leak. We requested more information about the leak and Rich agreed to a plan to move forward. A few days later, we received an automated "application denied" email with a false reason. When I tried to call to clear things up, no one would explain what happened or discuss the denial. I'm sure they will cover up the mold issue and rent the property to the next unsuspecting renter who doesn't ask questions. This was such a strange and robotic experience, and I would be very careful about trusting your personal information and application fees with this unscrupulous company/overseas call center. read more

We were tenants at 3515 w Greentree Cir #F in Anaheim, CA in which DMS Property Management (owned by Delight and Nicole Sittman) was managing the unit. In August of 2016 my husband received a call from Delight asking him to take down the lighting we had installed on the balcony for our Muslim first holiday of the year (Eid Al-Fitr). But, I called her and explained to her that Muslims celebrate only two holidays a year that follow the lunar calendar and that our next holiday (Eid Al-Adha) is in September and taking down the lights and put them up again within 2 weeks will be a big hassle for us. She insisted that those lights violate the regulations of the HOA and we need to take them down. I told her this is discrimination and it is not fair since all other neighbors enjoy their Christmas and no one ask them to take down their lights! She then started claiming that the problem isn't in the lights itself, but in the way we hang them and that we should not put any nails in the ceiling! I told her we haven't put a single nail in the ceiling and all nails existed were there a long time before we moved into this place (probably the previous owners put them on Christmas of 2015). Then, she said she will send me the regulations by email that clearly states that installing nails in the ceiling is prohibited which she never did! After our second holiday we took down the lights as we promised. Her daughter Nicole came in October of 2016 and took pictures of the condominium and apparently put it for sale without letting us know! When I asked her why she was taking pictures she said we usually take pictures as an update for units and send to homeowners! They both started showing the property to prospective buyers the last week of November and gave us a 30 days notice to vacate in 12/15! Delight never served us with the NSE letter and was totally dishonest about the sale and during the showing she always used to calm me down and tell me not to worry because the property is unlikely to sell since it's listed for a very high price which I learned later that it wasn't! She also told my husband and I that this 30 days notice is something she has to do as part of the sale, but she will take good care of us and won't kick us out unless we find a place to go to since we were very cooperative during the sale and we kept the property clean, well-maintained and presentable and paid rent always on time. As a mother of 4 months baby and 2 years old son this notice stressed me out so much because I had to go see 3-4 houses with the kids every single day at the time I had no one to help babysit and my husband can't leave his work. Also, 7 days of that time frame (Dec. 15th to Jan. 15th) were holidays and no one wanted to show me any rental on a holiday! She also offered to help me finding a place by putting us on the MLS automatic listing, and kept saying that she is helping me finding a rental because we're cooperative and she wants to help our family out, but she never mentioned that she gets a commission from the prospective landlord if we find a rental through her! In fact, she gave me the feeling she was going out of her way to help me find a place at the time she was only doing her job! When the closing escrow time approached, I begged her and the new owner to just give us a week of extension so we can find a place but she was so uncooperative and greedy! She kept threatening us that if we're not out by the 15th she is going to court with the new owner! We ended up moving to my sister's house because we couldn't find any good house to rent with the budget we had at that time. Delight also offered us $400 to help with moving and additional money to make up the cost of moving twice within a very short period of time, but she never kept her promise and only gave us the $400. Delight and Nicole absolutely took advantage of our kindness during the sale and our ignorance of our rights as tenants! I wanted to share my experience with this lady and her daughter to warn other tenants, sellers and buyers of their greed and dishonesty. read more

This company is anything but professional and definitely not trustworthy, in my opinion. We hired Patron (then DMS) property management to get tenants and manage our home after we moved out of state. Yes, they got tenants fast, HOWEVER, these tenants were subpar. After the lease agreement was signed and I found out their names, I did my own investigation and found that they had filed bankruptcy, had a petty theft charge, and the husband (who I was told was a contractor) had no contractor's license. Immediately I began to worry. During their one year lease, their rent checks bounced around 4 times. We always got our money, but it was very clear that they could not afford the rent. After living out of state and renting here, we decided that we liked our new location and wanted to sell our house in California and buy in our new location. When Delight learned that she would not be selling the house for us it seemed that she decided that she did not need to do her job. After the tenants moved out, she did not do a walkthrough. In fact, she expected my realtor to do it. My realtor was not being paid to be a property manager, nor had he ever seen the property before and did not have the pictures of it that the property management company had taken before the tenants moved in and in no way shape or form was it his job to do a walkthrough of the property after the tenants moved out. My realtor, unlike Delight, was awesome and sent me pictures via text asking if damages that he saw were there before. The tenants damaged our window frames and broke glass, tore up doors, tore a huge piece of drywall off in the garage, etc. Delight notified me of none of this and in fact would not have had any of it fixed had my realtor not told me about these things. I drove out to assess all the damages myself and Delight was given a list of things to fix. She is very difficult to deal with and likes to try to talk over you. She told me I should just take care of the damages myself and give the tenants the bill. Last time I checked, I live in another state and hired her to do those things for me.... or am I confused on what a property manager does?? Eventually she got some things taken care of, but not all. I was left dealing with getting the window repair and following up with the company she had do the repairs. They had to special order frames for the windows and had I not been calling every week, multiple times some weeks, who knows if they would have gotten fixed. In fact, Delight refused to pay for one of the windows even after she was shown in person the damage, given a list, and reminded via text and sent pictures via text. It took over 2 months to get the windows repaired and I had to pay $400 out of my pocket to get all the repairs done. She is unprofessional and I honestly do not know how much longer this company will be able to stay in business if this is how she treats all her clients. This home was in my family for 59 years and my grandparents watched it being built. We took such good care of this house and trusted this company to find tenants who would do the same. They did not. And they didn't even have the decency to make things right by getting the repairs done in a timely fashion without us having to hold their hand the whole time and make sure the work got done. Selling our family home was an emotional decision and Delight made the whole process so much more stressful. Her and her employees (family members) should honestly be ashamed at how they treat the homeowners that are making money for them. I dare anyone from the company to comment back to this review saying that any of it isn't true because I have texts, pictures, emails, etc and will not hesitate adding them to the review. Hopefully this review saves at least one homeowner from hiring this company. I only chose them based off of their good reviews here and I wish I would have known the truth. read more
