I have been with PMI Patron for almost a year. They genuinely care about the tenant and do whatever they can to make the transition of moving in, repairing maintenance issues and responding to inquiries easy and friendly. James is in the office and is always quick to reply. Ron and Rob and extremely kind and professional from the very first time you speak with them. I would recommend them to anyone. Missy read more

So far, super annoying application process. Not sure I even want to rent with their property anymore. . Pet screening fee before even screening me? Leaves a bad taste. $60 spent on nothing and Im sure it happens all the time. Moving on. read more

This company is shady and I would caution against renting from or trusting my property with them. After meeting with Rich at a property, we asked about a moldy smell and learned of a plumbing leak. We requested more information about the leak and Rich agreed to a plan to move forward. A few days later, we received an automated "application denied" email with a false reason. When I tried to call to clear things up, no one would explain what happened or discuss the denial. I'm sure they will cover up the mold issue and rent the property to the next unsuspecting renter who doesn't ask questions. This was such a strange and robotic experience, and I would be very careful about trusting your personal information and application fees with this unscrupulous company/overseas call center. read more

When I took a career position elsewhere, I decided not to sell, but rent my townhome out. I wasted a week or so interviewing companies and agents each day until I came upon the competent personality of Delight Sittman. Her care, consideration, evident competence, and personable charm won my business. She revealed it was a family affair, and as long as they were all trained by her, I felt comfortable. There were hiccups in the move, but Delight and Nicole (her daughter) worked it out for me, got the place on the market, and I only missed a month's income between my move and a new tenant. Delight kept in contact and let me know every step of the process (since I tend to want to know everything...!). Fast forward 5 years and two tenants later, I have been a satisfied landlord. Delight lets me know of any property matters (like fixing the plumbing) and Rob keeps me abreast of it all through the paperwork. I've referred my property managers to a few of my friends, and they've been disappointed to find that PMI only manages properties in the Long Beach/Seal Beach area, but you have to have a business strategy. Makes me want to buy the rest of my properties in Long Beach... read more

UPDATE 04.26.2021 Four years later and I remain VERY SATISFIED and SO HAPPY with PMI! They brought me a wonderful tenant four years ago and the family is still with us. This really paid off during COVID when I was so grateful to have a rent check every month from a family with good jobs and were also people of integrity. With my first property manager, tenants were in and out like a revolving door. I love all the virtual processes PMI has implemented since I met them in 2017. I just got off my annual Zoom meeting with Rob and it was so thorough and easy. Oh, and don't let their 'family feel' fool you. While definitely family owned and operated and treat us like family, they are also top-notch professionals in every way. If you're not using them you're working too hard! read more

I have been a renter for almost 14 years (unfortunately) and I've never been so satisfied with a property management company. Our contact, Tracie, is so sweet and responsive and just overall pleasant to work with. The application and lease signing process was super easy, and since we've lived in our new home we've had multiple maintenance requests that have been handled timely, efficiently, and without that nagging "I shouldn't complain" feeling. Thank you, Tracie! read more

I have been a tenant of PMI Patron at a property since 04/01/2022. They have always been communicative and informative. They made the application process super easy, and once I was moved into the home- They made sure all the requests I had were taken care of in a timely manner. They have always been great! Their system to pay rent, place property melds is super user friendly! I always refer friends to their website to check out rentals that are currently available! Update- Patron and Robert and staff are wonderful and very together with their online experience. Everything was almost always automated and streamlined. I really appreciate the service provided by Patron Property Management. Rob and Delight will find well-screened tenants that will treat the property as if it's their own. They take care of all the details so I don't have to worry about anything. It's so convenient for me to receive my rental payments electronically along with my monthly statements.I receive my year-end statement in a timely manner and I'm ready for my tax return. I also appreciate that they have contractors and repair people who can do a good job and charge fair rates. The monthly statement shows the charges and the receipts. I find it to be worth the investment to have them take care of my property. I would recommend them to any property owner looking for a worry-free situation. Good job Patron! read more

A wonderful professional group to work with. I'd recommend this team to landlords and renters. A special thanks to Robert!

Our grandma passed away recently and our family inherited the home she lived in for over 50 years. We wanted to keep it instead of selling it, but we didn't feel like handling the process of finding a tenant and everything else. Plus everything with Covid 19 and the new laws made us nervous. We started doing some research online and we found Patron Property Management. They contacted us immediately after we visited their website. Rob met with us at my grandmas home to go over what needed to be done to the house in order to get it ready to rent. We signed a contract and they took care of the rest. Tracie did a great job finding a tenant for us. We have been receiving our monthly check with no issues, even during Covid. This company is small and offers great service. I trust them to handle any situation quickly and effectively. Another great thing is they have a month to month contract so I am not locked in long term. They also have a money back guarantee if we weren't satisfied with the service. read more

I just didn't think this was good service. I get having to fill a spot, but we just wanted to give our notice at the home we were in. They asked if we were willing, I just gave our position. Me -Yes we are Them - okay I just want to confirm a few details so that we can qualify you. Do you have a dog over 25 lbs and are you willing to start a lease on July 1st if you get approved? Me - Our dog is 13lbs. July 1st is too soon. We have to give notice in our current home. We were looking to move July 22nd Them - Okay, I just wanted to give you a heads up that we're obligated to fill in the house by July 1st since it's already move in ready. July 22nd would be too late for us as well, unfortunately. *Waiting for wife to get home. 15 mins later.. Them - URGENT! After searching for a suitable property management company, I reached out to DMS in late August and was sold. Rob was personable, professional, and knowledgeable making me feel very comfortable moving forward with DMS. With less than 10 days before the start of September, Rob and DMS were able to find a suitable tenant for a reasonable rental price. We were tenants at 3515 w Greentree Cir #F in Anaheim, CA in which DMS Property Management (owned by Delight and Nicole Sittman) was managing the unit. In August of 2016 my husband received a call from Delight asking him to take down the lighting we had installed on the balcony for our Muslim first holiday of the year (Eid Al-Fitr). But, I called her and explained to her that Muslims celebrate only two holidays a year that follow the lunar calendar and that our next holiday (Eid Al-Adha) is in September and taking down the lights and put them up again within 2 weeks will be a big hassle for us. She insisted that those lights violate the regulations of the HOA and we need to take them down. I told her this is discrimination and it is not fair since all other neighbors enjoy their Christmas and no one ask them to take down their lights! She then started claiming that the problem isn't in the lights itself, but in the way we hang them and that we should not put any nails in the ceiling! I told her we haven't put a single nail in the ceiling and all nails existed were there a long time before we moved into this place (probably the previous owners put them on Christmas of 2015). Then, she said she will send me the regulations by email that clearly states that installing nails in the ceiling is prohibited which she never did! After our second holiday we took down the lights as we promised. Her daughter Nicole came in October of 2016 and took pictures of the condominium and apparently put it for sale without letting us know! When I asked her why she was taking pictures she said we usually take pictures as an update for units and send to homeowners! They both started showing the property to prospective buyers the last week of November and gave us a 30 days notice to vacate in 12/15! Delight never served us with the NSE letter and was totally dishonest about the sale and during the showing she always used to calm me down and tell me not to worry because the property is unlikely to sell since it's listed for a very high price which I learned later that it wasn't! She also told my husband and I that this 30 days notice is something she has to do as part of the sale, but she will take good care of us and won't kick us out unless we find a place to go to since we were very cooperative during the sale and we kept the property clean, well-maintained and presentable and paid rent always on time. As a mother of 4 months baby and 2 years old son this notice stressed me out so much because I had to go see 3-4 houses with the kids every single day at the time I had no one to help babysit and my husband can't leave his work. Also, 7 days of that time frame (Dec. 15th to Jan. 15th) were holidays and no one wanted to show me any rental on a holiday! She also offered to help me finding a place by putting us on the MLS automatic listing, and kept saying that she is helping me finding a rental because we're cooperative and she wants to help our family out, but she never mentioned that she gets a commission from the prospective landlord if we find a rental through her! In fact, she gave me the feeling she was going out of her way to help me find a place at the time she was only doing her job! When the closing escrow time approached, I begged her and the new owner to just give us a week of extension so we can find a place but she was so uncooperative and greedy! She kept threatening us that if we're not out by the 15th she is going to court with the new owner! We ended up moving to my sister's house because we couldn't find any good house to rent with the budget we had at that time. Delight also offered us $400 to help with moving and additional money to make up the cost of moving twice within a very short period of time, but she never kept her promise and only gave us the $400. Delight and Nicole absolutely took advantage of our kindness during the sale and our ignorance of our rights as tenants! I wanted to share my experience with this lady and her daughter to warn other tenants, sellers and buyers of their greed and dishonesty. read more

DMS provided me with a unique experience. They are very professional, family oriented, and client caring. I must have gone through three companies in order to pick the perfect property management company, and I was one over by how well they presented themselves. Not only that but it's been months now, and they've made good on every promise. Not only can I say I have the pleasure of doing business with them, but they remain connected should I need anything. Me and my family has such a great experience with DMS property management. The previous owners of a property they managed were moving and didn't have a need of their piano. This company is anything but professional and definitely not trustworthy, in my opinion. We hired Patron (then DMS) property management to get tenants and manage our home after we moved out of state. Yes, they got tenants fast, HOWEVER, these tenants were subpar. After the lease agreement was signed and I found out their names, I did my own investigation and found that they had filed bankruptcy, had a petty theft charge, and the husband (who I was told was a contractor) had no contractor's license. Immediately I began to worry. During their one year lease, their rent checks bounced around 4 times. We always got our money, but it was very clear that they could not afford the rent. After living out of state and renting here, we decided that we liked our new location and wanted to sell our house in California and buy in our new location. When Delight learned that she would not be selling the house for us it seemed that she decided that she did not need to do her job. After the tenants moved out, she did not do a walkthrough. In fact, she expected my realtor to do it. My realtor was not being paid to be a property manager, nor had he ever seen the property before and did not have the pictures of it that the property management company had taken before the tenants moved in and in no way shape or form was it his job to do a walkthrough of the property after the tenants moved out. My realtor, unlike Delight, was awesome and sent me pictures via text asking if damages that he saw were there before. The tenants damaged our window frames and broke glass, tore up doors, tore a huge piece of drywall off in the garage, etc. Delight notified me of none of this and in fact would not have had any of it fixed had my realtor not told me about these things. I drove out to assess all the damages myself and Delight was given a list of things to fix. She is very difficult to deal with and likes to try to talk over you. She told me I should just take care of the damages myself and give the tenants the bill. Last time I checked, I live in another state and hired her to do those things for me.... or am I confused on what a property manager does?? Eventually she got some things taken care of, but not all. I was left dealing with getting the window repair and following up with the company she had do the repairs. They had to special order frames for the windows and had I not been calling every week, multiple times some weeks, who knows if they would have gotten fixed. In fact, Delight refused to pay for one of the windows even after she was shown in person the damage, given a list, and reminded via text and sent pictures via text. It took over 2 months to get the windows repaired and I had to pay $400 out of my pocket to get all the repairs done. She is unprofessional and I honestly do not know how much longer this company will be able to stay in business if this is how she treats all her clients. This home was in my family for 59 years and my grandparents watched it being built. We took such good care of this house and trusted this company to find tenants who would do the same. They did not. And they didn't even have the decency to make things right by getting the repairs done in a timely fashion without us having to hold their hand the whole time and make sure the work got done. Selling our family home was an emotional decision and Delight made the whole process so much more stressful. Her and her employees (family members) should honestly be ashamed at how they treat the homeowners that are making money for them. I dare anyone from the company to comment back to this review saying that any of it isn't true because I have texts, pictures, emails, etc and will not hesitate adding them to the review. Hopefully this review saves at least one homeowner from hiring this company. I only chose them based off of their good reviews here and I wish I would have known the truth. read more
