Updating my review to after my move-out process has been completed. DO NOT RENT FROM THIS MGMT…read moreCOMPANY!!!!!! They provide extremely poor service towards the end of my lease and during/after the move-out process. Towards the end of my lease, they did not complete several repairs. I ended up having to leave multiple broken items in the unit, even though I submitted repair requests MONTHS before my move-out date. They mishandled my security deposit refund and kept OVER $2,000!!!! I emailed for months after moving out to dispute the refund amount and they kept pushing me off. They continued to say they would follow-up with me shortly. However, I ended up sending about 5-10 email follow ups only to keep hearing that they would 'handle it shortly'. It never got resolved which shows how full of sh** they are, how they provide empty promises and how little they care about people after they are no longer benefitting from them. G.P.M. and the unit owner wrongfully charged me for several repairs without proper back-up documentation. In the middle of my 12 month lease, I submitted all of the proper paperwork to add an assistance animal to my lease. I continued to ask when my lease would be updated to include the animals, they never EVER got around to doing it during the remaining 6 months of my lease. Doing this is a FAILURE to provide reasonable accommodation to people with disabilities under the Federal Fair Housing Act. (I've reported them and an investigation is underway)

Mike Flory and his team at Monticello Property Management are fantastic and I highly recommend…read morethem. They will definitely take care of you and treat you right. Mike is responsive, efficient, and honest. The level of service between Monticello and my previous property management company is night and day. I originally found Mike, through Yelp, after I decided to change the property management company for my rental house in Huntington Beach. The other company was not responsive and didn't adequately monitor the condition of my house. When my prior tenants moved out, the other property manager missed a lot of damage and issues during the final walkthrough. With short notice during the Christmas season, Mike coordinated numerous maintenance and repairs as well as the advertisement to quickly get my home leased. Mike and his team were able to coordinate the repairs for a few thousand dollars less than the other company's in-house contractor. After finding great tenants, I was impressed when Mike thoughtfully suggested an appropriate lease term so the lease would expire during the summer. He explained that it is easier to find future renters during the beginning of summer. It has been awesome working with Mike!

Very disappointed with this property management company. They have started using an AI chatbot…read moresystem to handle maintenance requests, and it is extremely frustrating when you are trying to report actual problems in your apartment. The system barely functions properly and makes communication feel impersonal and unnecessarily difficult. For example, I recently reported that our shower was not functioning properly, and the AI immediately categorized it as a "shower leak" and started asking generic automated questions instead of addressing the actual issue. It honestly feels like tenants are talking to a broken customer service bot instead of a real person who can help. On top of that, tenants are charged nearly $3 every month just to pay rent online through their portal. Even when using direct bank account and routing information, while rent continues to increase by 10% annually. For a company managing only a small 6-unit building, I expected better communication, better maintenance support, and more consideration for tenants. Unfortunately, my experience has been consistently disappointing.
