Where do I begin? If only I could rate negative stars. Why pay HOA fees when they leave you out to dry when you actually need them? Absolute horrible experience with this HOA. Extremely unresponsive. When you call them for help with your property, it's routed to a call center who creates a ticket, and this HOA's team closes it within hours. It's marked as complete yet there is NO solution, NO communication and NO plan in place. After talking to neighbors, we now know our property issues are multi-property issues. It's affecting our entire community. Neighbors and I tried to join the monthly board meeting. Zoom meeting links and meeting times are posted on our TownSquare app. My neighbors noted that in the past, they've tried to join general board meetings and they were never admitted into the Zoom meeting. She won't respond to emails and forgets or just doesn't mention my issue to the board so it goes unresolved, for 10 months now!!! I only know that because when I asked my HOA president about this he was unaware of my issue. When her superior is looped in she just deflects it back back down. We had left PCM a few years back due to their turnover after Dan left. The other company was a nightmare. We just came back last year and were blessed to get Casey Almero. He is intelligent, very friendly. He makes everything so quick and effortless on our part. He is always prepared, professional and proactive. He goes above and beyond. He is always 3 steps ahead. He leads, does not wait to be told what to do. Always thinking ahead of how to make things better. I am SO glad we came back. So nice to find someone who gets how simple things can be. This is a issue that has to addressed around the company itself. I have asked whoever is working with me for a repair outside the property, all they did was send someone over to take a look and never came back to repair it. Okay, I take that, but I post comments and I am just left on seen without any replies ?? I am asking for a time length I need to wait because this is an urgent issue that needs to fixed. There is a leakage of water due to a pipe/valve and it has to be repaired. Therefore we are out of water for 3 DAYS in a row. Can I at least get an answer? Do your job. This is the worst association that our community has ever dealt with. I've lived here since 1998 and never have I experienced the lack of communication and the lack of professionalism with any other property management. I've already filed a complaint with the Better Business Bureau they had their landscaping crew on my roof cleaning Pineneedles and doing tree trimming which damaged my satellite dish. She responded quickly to emails and phone calls, but unfortunately she left the company. Now our association is being handled by Zuly. She is the least professional person I've ever encountered. She never returns phone calls and emails either get ignored or answered after days. The hedges that lined the entrance to my house were overgrown due to lack of landscaping. It look literally a month, several phone messages, emails, and lies to finally get someone to trim my hedges. She lied to me on the phone during the only phone conversation we had about putting in a work order. The work order was never put in until a few weeks later. The problem was not just cosmetic; we literally had to walk through the overgrown branches. This was the condition before I requested service. read more

This is one wretched, unprofessional and incompetent business. First, they mailed out erroneous delinquency letters to multiple homeowners in our HOA. When contacted about it, NO ONE had any answers. They never sent correction letters as promised, did not return telephone calls and barely answered the phone when called. When they did answer, all they EVER did was transfer you to someone's voicemail who in turn, never responded. The staff here are rude and clueless, capable only of transferring calls to mailboxes no one checks. Thankfully, our HOA is terminating Associa's contract after just one year. DO NOT hire these people. They are less than useless. I have belonged to several HOA's over the last 25 years and ASSOCIA PCM is absolutely the worst. How they stay in business is quite the mystery since their level of incompetence is stunning. A one star rating is excessive praise. Good riddance. Update 2-26-21: Now they want to talk? Make that a black hole of a star, since I cannot give anything less. My Association has been with PCM since 1/18/21. I am a Board member and there is a pattern of excluding Board members from communication and notifications from our Manager. When I reminded them repeatedly that they needed to inform all Board members equally and that the President was making decisions that were not representative of a Board vote, they called OUR attorney on me and have stated that they will only communicate with the President. We have a multi-thousand dollar legal bill because the president and PCM don't want to adhere to the Davis Stirling Act and inform all equally . The president does not share her communications and actions with the entire Board. PCM is aware of this and does nothing to rectify it. I took the time to become a CMCA and a CAI certified Board Leader to understand what the duties and requirements are for an HOA Board Member and what a Manager should and should not do. Our current manager stated in an email that these credentials were b$llsh&t. We were surprised with a $2.95 fee if we want to pay by e-check. That was never disclosed and when ai questioned them on it, they said "it's a 3rd party charge" and therefore not required to be disclosed. I would have negotiated something different had I known. Our salesperson said that PCM prided itself on training and that they had 11 of 700 PCAMs worldwide. I don't think any of those PCAMs actually manage associations, but there are really over 2500 so 11 is not a large amount. There is negligible Board Training and customer service is dismal. They missed legal notification deadlines and cannot get the autopay people properly set up after 3 months. We haven't received the March Financial Statement and we are not getting bids in a timely manner. I now understand the poor reviews and am exceedingly frustrated with this company. read more

I have owned several homes that have been run by HOA's. I've even been on the HOA board. I have never in my life seen a property management company run so poorly. People are buying million dollar homes and expect for the property management to do the job, which is walk through the property, respond to questions from residents, and to not discriminate. In the two years I've owned my home, I've placed numerous calls/emails to Claudia Sitta, never once with a response. Most of the neighborhood is just making structural repairs without the consent of the HOA. So many people have illegally high fences, repairs that were never approved, and then the families that try to go through the process can't get a response. I have never seen such absolute discrimination in a property management company. Some families get letters, some renters never have to adjust anything. It's a shame that people buy in this community thinking that the property will be run well. It's falling down, the neighborhood park is destroyed by people from other communities. I've tried calling the main company and of course emailing the main company for some assistance with the extremely poor customer service, nothing gets done. If you want a property management company that will send your new owners running for the hills then, definitely get this one!! It's nearly July and people have Christmas lights up. The only reason anyone tolerates an HOA is to avoid looking at eyesores. I've read all the reviews on this company and clearly this company has a larger issue that's worthy a class action lawsuit. Seven managers in 3 and a half years; all very bad and non repsonsive to emails or calls.Financials wrong, never done right,.Could not manage process of hiring for Reserve report, Audit or insurance work. If zero stars was a thing, I'd definitely be assigning that to PCM. I've put numerous emails in to their property management team, and never get any responses. There is an open hole with exposed, splintered wood on the shared landing at the top of the stairs on my building, and although I emailed their rep J.M. several weeks ago, nothing has been done to make it safe. I've nearly fallen down on the hazard several times. This company is negligent and unresponsive. If there's a problem with individual property, they are even less helpful. Our roof leaks via the skylight, and not only did they claim it's not their problem, they approved and subsequently cancelled a work order. I know a good friend who once worked for this company many years ago when it was a great place to work. Later it was taken over by Associa, from I think Texas, and everything went down the sewer. I love my home in Irvine, but having to deal with PCM is impossible. I call to let them know when things aren't working or gardening service isn't doing all the maintenance. And yet they send me violation letters complaining about things yet they include no pictures, and state no violation code section broken so how do you proceed with so little information. Unfortunately a lot of times people get stuck on the minutia and miss the bigger picture when it comes to these management companies and the Bible of vague rules they write. I recently received a letter to remove my gnomes from my pony wall, no explanation or recommendations or violation code I am breaking. My complaints are directly inline with other complaints I read about concerning PCM. Clueless. Non-responsive. Constant turnover of personnel addressing my concerns. Once again I'm faced with an unresponsive association. A large bush fell in front of the common walkway to our home. It's been weeks with no updates after I was told it would be taken care of. I've requested updates from Associa multiple times without any response. This is par for the course unfortunately. My neighbors and I are about to start uploading pictures of how bad this looks. The best/worst part is that people come here each week to trim the bushes but ignore the fact that there is a massive bush on its side. It seems like the management is either completely overwhelmed with issues or out playing golf everyday... I live in the Windflower Community in Aliso Viejo, CA. PCM or now Associa has ran our community since we've lived here. A week after we move in, 2 years ago, the roofing people dropped a tile on our window cracking it. They left a note and have still yet to fix it no matter how often we call them. Our ceilings are leaking, the grass outside gave our 16 year old dog a rash because they began spraying high chemicals and insecticide on dog frequent areas. My car has been towed numerous times due to the fact that PCM has REFUSED TO EVEN CONTACT ME BACK. Almost $3000 worth of tows and some on accident! You have chosen the most corrupt tow company (OC Towing, I left them a review too!) to tow cars, I had to sue because they dragged my BMW out by the AXEL. I have asked for a new pool key multiple times and have yet to even get a call or email back, IN TWO YEARS. I have been called a stupid bitch for voicing my concerns, (note their calls are NOT RECORDED because they don't give a damn about their customer service rating). If I had the ability to leave this hell hole, I would do it in a heart beat. PCM is the WORST management company I have ever dealt with. They couldn't care less about the people and their lives. To get a better feel, I am a quiet and busy neighbor in my 20's living with my 60 mother and her friend. We work out asses off to be able to afford living in a nice community, a supposed safe and careful community. SHOW US SOME RESPECT AND DO YOUR DAMN JOB. Professional Community Management - Two years today. - Property Management Near Me - Lake Forest, California

My garage has been damaged and unable to close or lock since March of this year, necessitating a replacement. Not only is this an eyesore for my neighbors and I, but there is also a real risk of theft of my belongings (including thousands of dollars' worth of bicycles, camping equipment and cherished invaluable heirlooms). I am sure you are aware of the frequency of thefts occurring in the Woodbridge area, and it is obvious that my open garage is an easy target. When I first became aware of the issue, I immediately notified my landlord. We had a garage repair company out to see what could be done, and we were told it would require replacement. My landlord promptly reported this to your board in mid-April. A contractor, Entry Systems, was sent out by the board to evaluate the garage, and also agreed that it required replacement. I am told by my landlord that in order to replace the door, approval must be obtained from your company. My family and I have had nothing but problems and inconveniences while waiting for your approval to replace the door. One morning I left my house to go to work and I was unable to open my garage at all, which prevented me from getting my car out. I am a registered nurse and, needless to say, during this pandemic it is crucial for me to be able to consistently travel to work to be able to care for my patients. On that morning, I was forced to wake up my family at 5:00 am to take me to work. My wife (who is also an RN working directly with COVID-19 patients and exhausted from work herself) and our two young children were required to take me to work each morning so they could be left with our other car for the day. Due to the garage door being stuck in the closed position, I called PCM--this is the only day I have had any sort of response out of them. They begrudgingly sent someone out to force it open and I have since had to live with my garage door left open (it must be manually pushed, and only closes halfway). The assistant manager at the time apologized and acknowledged how unacceptable this was, and I was left with his assurance that he would remind his boss to resolve the issue promptly. Several months have now past and my garage is still broken and unsecured. You may be wondering why a tenant is dealing with this instead of the property owner. This is only because my landlord--in tears--informed me that she has been attempting to communicate with both PCM and WVA, but has been brushed off and even ignored every time whilst attempting to be the trustworthy and ethical person she is. She is elderly and retired, using English as her second language, and she has had immense difficulty navigating your broken system. I have stepped forward and offered to handle the situation for her due to the stress this has been causing her. I am an excellent tenant, never being late or missing a rent payment in my three years of residency here, and I deserve to have a reliable and secure garage door to secure my belongings. The handling of this issue is unacceptable. My landlord only requires a simple approval to be obtained from you, and the fact that your company has repeatedly ignored that request is ridiculous and neglectful. I expect the door to be replaced and left entirely in working order by Friday, July 24, 2020 or we will be exploring legal options to resolve this matter. Do the right thing. read more

I wish it has negative 10 Stars in Yelp. The management of Associa PCM has several remarkable issues: 1. Their community manager (at least for our community manager) has poor knowledge about the reserve data analysis report, budget report and audit reports. These three reports are highly related to the fund management in a community and should be matched to each other. However, they made the remarkable mistakes on these reports and over-charged our monthly HOA fee. Then, they tried to just keep blaming on the third parties they used. It is really not responsible at all for a community manager from Assoica PCM. Especially, the budget was drafted by them! If your community also hires Associa PCM and has great concerns on your HOA fees, it has better for your community to hire professional people to check all reports carefully and check if all these reports are matched to each other. 2. The response from our community manager to our concerns and questions is pretty slow and not knowledgeable. Sometime, we even did not know what she was talking about. 3. They do not allow the Board members or committees to discuss with us about the project even we have great concerns on those project. Even, after the meeting, they refuse to confirm what they have approved during the meeting. We attended the whole meeting (general and executive sessions). We did not know what they had approved during the meeting. After 20 days after the meeting, the meeting minutes are still not uploaded. The efficient of Assoica PCM is pretty bad and the management of Associa PCM is not transparent for all residents. read more

My review is for Novel Park Community Manager Deb Gillette. In March, my husband and I moved into a new construction condo in Irvine, and have been disappointed with the appearance/maintenance of the landscape of the common areas. I made some inquiries and discovered the HOA only just took over control (from the builders) of those landscape areas, so they had not previously had an opportunity to make any improvements. Very shortly after I began to express my complaints, I received a call from Deb, who seemed genuinely concerned and eager to get involved. Since that first communication, Deb has been out to visit the property and noted the various problems. Some were addressed immediately and regarding the others, Deb has kept me apprised by email of the HOA's definite plans to implement the necessary changes. For example, HOA has hired a pest control company to spray for ants, which have been plaguing many of the residents for months! I am very pleased to have met Deb and I'm happy to have a contact I can rely on to get issues resolved in the future. Thanks, Deb! read more

Terribly disappointed in this "professional" community management company. We had a slab leak in our home due to poor piping in our community. It erupted under our house on Jan 6th 2020 causing water seeping up from our floors. NIGHTMARE!!! Because of this slab leak we have had to get our floors riped up and have water restoration company come and have loud fans blowing for over two weeks. Our home is filled with dust and plastic tarps covering our furniture, all of our belongings in boxes. We didn't have running water or able to flush toilets for weeks. No wash or dryer hooked up so we've been doing our laundry in our neighbors home. It's been horrible. Adam Boulter has been our point of contact and although I'm sure he is a kind person he has done a horrible job of keeping us in the loop, responding, taking action to help us etc. VERY PISSED if you can't tell! read more

Katarina Fajardo needs to find another job. She is an administrative assistant who feels she can talk to residents however she wants. Using exclamation marks and being snarky with residents that are frustrated with the lack of response from the management company shows that this company's issue is with the people they hire. Your job as a lower level assistant is to assist your manager, not make things more complicated for him/her. Learn to have professionalism versus being immature and wanting to get the last word. 08/01/2012 In response to the message from Stephanie. I e-mailed and left a message with my number. I received a call from Don Bisbro (Apologies for possible spelling) CEO of PCM at 10am. He seemed to be under the impression that the forms they provide meet guidelines but of course I reminded him, they do not. Quite simply the $80 standard form should meet current Fannie Mae guidelines and everyone should not be forced to pay their $405 custom order fee. He said he would have Debbie Roberts, the account controller, give me a call. So far, no call... But really. Don should just deal with the problem. Get the $80 form changed to meet Fannie Mae guidelines. The solution is simple. I should not have to further explain this to Debbie. After all I am paying PCM through my association fees, it kind of feels like I work for them and are working on updating their processes. To be continued.... read more

Run!!! Run as far away as you can from this management company! My community hired PCM over two years ago to manager our new community. Although this company looks good on paper, they did not have the best interest of our community in mind. The first rep from the company could not manage the HOA meetings, so after over a year, PCM sent another rep who in her attempt to try to keep the meeting structured, was rude to our board members and to homeowners. PCM also made three mistakes with the election ballots resulting in lots of confusion in the community with voting in a new board. I think the PCM representatives who attending our meetings understood how our homeowners felt about them since at some meetings we'd get the occasional "fire PCM" from the crowd.
