There were a few times that extensive repairs were required on the property and every step of the way I felt that things were being taken care of swiftly and thoroughly. When it came time to sell and the property was handed back over, it was left in pristine condition. We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Based on this experience, I would not recommend working with this team.

I have never encountered such unaccountable staff members, including their manager Debbie, billing department staff、Katie, Rachel, and many others. They rarely return phone calls, and when they finally do, their attitudes are terrible. I send emails to ask simple questions, yet replies are extremely scarce. Since taking over as president of the homeowner's association a few years ago, we have had a few different managers. In the last year or so we were blessed with Heather Eisfelder as our Community Association Manager. Once Heather became familiar with our community's concerns, she has been on it from day one. She is responsive to our needs and works in tandem with our Assistant Manager, Jane. Both Heather and Jane respond so promptly, even to last minute and after hours request. For a small community like ours, the value for our money has been worth it. I would not normally review a company like our management company...in fact I would never have thought they had a Yelp! page. What prompted this review was that during last night's meeting, Heather saved us about $50 / month on our street sweeping expenses. However, she went on to tell us that she had also identified nearly $300 in expenses that we pay per month and we do not use. For a small community of 75 homes, trying to keep dues low during this current economy, this is the kind of monthly savings that helps balance the budget and keep us out of the red. Heather also gave us other ideas on how to easily modify a rule to meet our communities updated needs. Thank you Heather and Jane! Your efforts don't go unnoticed.

    Disappointing experience due to a lack of professionalism, communication, and transparency…read more Our primary contacts throughout the leasing process were Daniel Morgan and Raquel. After we initially declined the lease because the rent was outside our budget, the homeowner personally reached out and invited me back to the property to meet his family and neighbors, answer questions about the home and neighborhood, and discuss the rental terms. Following that meeting, we reached an agreement on a revised rental price, and Daniel and Raquel sent us an updated lease reflecting those terms. We took the time to carefully review the lease and ask questions before signing, as anyone should when entering into a legal agreement. During that process, we felt pressured to sign the lease quickly, despite simply trying to understand the terms of the agreement. We ultimately signed the updated lease and promptly submitted the requested security deposit in good faith. Based on our understanding that we were moving forward with this property, we declined other rental opportunities, which were no longer available when we unexpectedly had to resume our search. What followed was, in our view, the most concerning part of the entire experience. After signing the lease and submitting our security deposit, we received no communication whatsoever from the leasing company regarding next steps, confirmation that our documents had been received, or when we could expect a countersigned lease. We found this unusual and reached out ourselves the following day. Only because we initiated that conversation were we informed that the property had continued to be shown after we had already signed the lease and submitted our deposit. During that conversation, we were told that another applicant had offered the original asking rent and that the owner had decided to move forward with that applicant instead--just 10 days before our scheduled move-in date. While our security deposit was ultimately returned, the handling of this transaction fell well below the level of professionalism, communication, and transparency we expected. We invested significant time and effort into this process, including meeting with the homeowner and his family, negotiating revised lease terms, carefully reviewing the lease, signing the agreement, submitting a substantial security deposit, and making housing decisions in reliance on the understanding that we were moving forward. Our real estate agent, who has more than 20 years of industry experience, told us she had never encountered a situation like this. Regardless of the legal status of the lease before it was fully executed, prospective tenants deserve timely, transparent communication--especially after signing a lease and submitting a security deposit. In our case, we received no proactive communication and only learned that the property was no longer available because we contacted the leasing company ourselves. Based on our experience, we cannot recommend this company. We encourage prospective tenants to obtain written confirmation regarding when a property will be removed from the market and when their tenancy is considered secure before signing documents, submitting funds, or declining other housing opportunities.
