Very upset by the way HCM handled an abatement project at my home. Homeowners be ware of using this company for management. There were two separate leaks on the main flow that were taken care of a couple years ago but moisture damage was left behind. The team hired to perform abatement left the dryer and washer in the living room. When I asked Gabby Lopez to have them finish the job, I was asked to pay $160 to have them moved 10ft back in to the closet and hooked up. I paid this under protest and told her that the $5K HCM quoted my to replace a sheet of drywall was way too much and I'd do the work myself. When I showed up a couple weeks later after traveling hundreds of miles to manage a property that was supposed to be managed by HCM, what do I find? My $160 paid to HCM to finish their vendor's job looks like the pics below. Machines slid back but not hooked up and they left plastic and duct tape for my renter to deal with for a month. THEN Gabby Lopez has the nerve to ask me to credit my renter for the period HCM left her without laundry. AND she then blamed her mismanagement on me, the person cleaning up her mess. All I ever did was look out for my renter by spending thousands of dollars to make the unit like brand new again after HCM messed it all up. read more

Responding to HCM manager: I have never had any plants on the front steps as I live on the second floor. Of course this new managers do not know any of the residents, and say things about them in their response without verifying their claims. My neighbors on the first floor were planting new plants in bare dirt that the gardeners hired by HCM never took care of. They are inverting their own money buying beautiful plants trying to make the common area next to the mail box more inviting. They have now been forced to remove all greenery and new plants, and there is only concrete left to look at. In the meantime there are broken plastic planters on the fence that had been sitting there since 1999 when I moved in, and HCM does not even bother to clean the crumbling plastic pots and dead plants. The lawn in front of the building is all dry and looks terrible and poorly maintained. They also never clean the building common stairs or the laundry room. My husband had to clean the stairs himself that were full of dirt after years of never been cleaned by HCM. We do have photos taken as evidence to provide to HCM. Next time we will be sending a maintenance request for them to maintain and clean the stairs, as we are not responsible for maintaining the common areas. It is embarrassing to have guests walk to our apartment with the condition that HCM keeps the stairs. read more

Updated to include response from google and please report this company at the Better Business Bureau if your having troubles with HCM This company is an absolute nightmare to deal with. Their rental practices are shady, their communication is pathetic, and their professionalism is nonexistent. Renters beware -- HCM will nickel-and-dime you for everything they can. In my case, I was renting from someone I considered a friend, who later brought HCM in to manage the property. From that moment on, things went downhill fast. Now they're trying to charge me for damages and issues that were already present when I moved in. I provided photographic proof -- dated and documented -- but they blatantly ignored it. They can't prove the damage wasn't there, yet they continue to withhold my money. It's a disgusting way to treat tenants. They refuse to have a real conversation. Instead, they hide behind emails and texts, never answering the phone or being available when you call. It's cowardly and completely unprofessional. And here's the kicker: they charge you just to renew your lease. Yes, you read that right. A renewal fee -- even when rent increases. They also expect you, the renter, to do all the legwork -- take the pictures, document the condition, submit reports. Meanwhile, they sit back and rake in fees. I've never dealt with another company that pulls this nonsense. Maintenance requests? Mysterious ones kept popping up in the portal -- things I never submitted. And when it came to inspections, I saw ONE person in two and a half years, and he was in and out in less than five minutes. That's the extent of their so-called property management. I'm beyond fed up. I've documented everything, and I will be taking legal action. If you're considering renting a property managed by HCM -- run the other way. Take photos, take videos, record every conversation, and prepare for a battle if you ever expect to get your deposit back. This company is dishonest, disorganized, and disgraceful. I was fully willing to stay through the end of the lease, and I have text messages to prove it. I did take photos and submitted them through the required online form. If your employees failed to properly process that information, that's on your team--not mine. I still have all the photos, and the owner is not being truthful. I even checked in on the handyman during the work--his performance was sloppy at best. As for your so-called "good faith adjustments," check your math. You sent me a $36 refund, which doesn't even begin to cover the inflated and unreasonable charges. Those fees are absurd. To be clear and factual: * I provided two months of pay stubs and bank statements showing income exceeding 5x the monthly rent. * After reviewing those documents, your staff stated I did not qualify unless I could additionally provide proof of a separate liquid or retirement account with over $11,000 that "is not touched." * That requirement was not disclosed upfront, not provided in writing, and not tied to income verification. Saying "all documentation was standard" does not make it so. If this asset threshold is truly part of your documented criteria, it should be disclosed before applicants are asked to submit sensitive financial records -- not introduced after income has already been verified. Your decision to label feedback as "retaliation" rather than simply explaining the criteria is telling. Applicants are allowed to describe their experience. Dismissing criticism by questioning intent instead of addressing process reflects poorly on management, not the reviewer. If transparency and documented procedures are truly priorities, then clearly communicating qualification requirements in advance should not be an issue. Dianne dinh carlyle. Rude. Disrespectful. Unacceptable. Her license should be revoked. Never have I seen an agent so rude. If a client complains about your service, maybe offer a way to help, not be disrespectful. Out of all the times i called, i was only able to speak with her once. Out of the two voicemails, never got a callback back. I even sent an email requesting a call back, nothing. Then i complained, and that's when she said calling her 3 times in 2 minutes was being disruptive. It's your job, it's called customer service which clearly you don't know how it works. I mentioned that there may have been mold in the unit as well, which gave her an excuse to "refund" my holding fee and application fee, which i have recieved neither yet. Dianne said they take mold seriously and they will need to do an inspection. Guess what. The unit was back on the market the very next day. I have email proof that i was refunded due to a mold inspection which is clearly i lie, and you now have the listing back on the market. I had the unfortunate experience of dealing with Gabby, and I must say it's been quite frustrating and horrific. My move out date was in April and it's been about 3 months, and the situation is still unresolved. Communication was ok while I was a tenant and maintenance services were quick and easy to accomplish. Luckily most things were through a portal. I've been a great tenant for over two years; paying everything on time, reporting anything that needs service, and being a good neighbor. This review is for after the move out though After my move out, communication dwindled and it was hard to get a response in regards to my security deposit despite multiple follow-ups. When I finally did get a response back, it was to say, "I'm surprised, your SD should have been sent out last month." - which I still haven't received 2 months later after the supposed send date. On top of that, they had me contact the water management company to pay my water bill that was left over after move out (which I did but was waiting for proof of payment), and then charged me again for it by deducting it out of the security deposit along with a postage fee for sending me the check (which I didn't agree to). When asked why I was being charged for it, she said she "assumed" I didn't pay for it. We all know what that word signifies. Serious lack of communication, professionalism and accountability Glad that I'm almost done with dealing with them. They supposedly sent my check out yesterday without confirming if I had paid yet and if it was ok to charge me for postage or if I wanted to come pick it up. I tried being nice in the beginning but some people just walk all over you if you're too nice I would NOT recommend working with them if you are a renter. They could care less about you read more
