Mia is a very helpful showing agent. She assisted in getting me into 70 Coventry Lane in Aliso Viejo to tour a property in May of 2026. She was prompt, professional, and very knowledgeable about the property. I would definitely work with this agent again. read more

So much bad about this company.OC. Violations in fair housing. Forced to keep a lease where i wasnt safe from stairs with a worsening disability, and a roommate who assaulted me. Fought to get released, and we ALL asked for early release, and or replacement, they made that impossible, too. Told us all we could, then retracted. We were basically EVICTED 24 hrs after I told them of my disability. But STILL HELD TO THE LEASE LENGTH. SO SCREWED UP. I wasnt safe in either case now. Utopua did NOTHING. Finally, W DRs and lawyers and even sheriffs involvedthey let me out. Then GOUGED US on cleaning basic stuff, but over 900$! Carpet and condo. On capets that were due for replacing, but had JUST been shampooed 10 months prior. NOT dirty at all! THEN ILLEGAL KEPT MY DEPOSIT. Supposedly for RENT the other tenants owed after I left!? SO WRONG. Plus little effort was made to rerent, til lease was done, not good for owner OR us, also illegal. STILL DEBATING ABOUT a lawsuit. They caused so much stress, and took money that was rightfully MINE. read more

I would definitely recommend this company. I spoke with Sloan and she was very helpful and professional.

I had a great experience with Sloan Smith that works for Utopia. She was very helpful and made the process easy.

this experience was unacceptable. I made a rent payment through Utopia's portal, and due to an input error, it was processed via credit card -- which triggered a $65 "non-refundable" fee. I caught the mistake immediately, well before the rent due date, and contacted Utopia to cancel the charge while it was still pending. Despite acting quickly and in good faith, Utopia refused to reverse or credit the fee, even though their own staff originally said a full refund could be issued. They later backtracked and offered to refund only the rent portion l?? not the very fee I was disputing. They claimed they had no control because it was "AppFolio's policy," yet also refused to apply a rent credit, which they absolutely have the authority to do. The lack of accountability between Utopia and AppFolio is deeply concerning. This is not how you treat tenants. Hiding behind fine print and policies while leaving someone with an unnecessary $65 charge is just bad Transparency and fairness are clearly not Utopia's priority. read more

Mia was amazing! The process of finding a new place is always extremely hard and for someone like my self (indecisive) she made sure all my wants and needs were not only met but also whittled down all my options so what fits me best was in front of my face! To be honest, I was apprehensive when I was faced with a new property manager for my Anaheim Hills Townhome. I can honestly say that for the past two years, with the exception of one maintenance matter, they have been very responsive and helpful. The online portal makes communicating with them very easy, and the individuals I've spoken with have been pleasant, helpful and have followed through each time. Unfortunately, I have to end my lease a bit early, and I have high expectations for a smooth transition. So far I've been very pleased with their selling real estate agent, Melinda Del Conte. She's delightful, professional, poised and highly qualified. If you're having apprehension, call them. Speak with them. They have always shown an interest in doing their job without hesitation. I have a new perspective on very large property management companies. read more

Absolutely Awful - Steer Clear Hands down the worst leasing company I've ever dealt with. Completely useless when issues came up -- unless it was about trying to squeeze more money out of us for things we didn't owe. I felt extremely disrespected the entire year we leased with them due to their communication, and lack of assistance with various issues. This company is disorganized, makes it clear they care about money more than you, and are flat-out disrespectful. Avoid them. *the one thing I enjoyed here is that the maintenance guy is amazing and very kind read more

Utopia is the worst management company. It's nearly impossible to reach anyone other than the receptionist, who just transfers you to voicemails that never get returned. We live in a three-bedroom home in Yorba Linda, and mid-December, they decided to fix a black mold issue in the back two rooms. It's now January, and the repairs are still unfinished. We're stuck with one bedroom, a bed in the living room, clothes in the dining room, and everything else outside. They initially said the process would take three days for demolition and three more days to finish up. It's been over 17 days, and we still have no estimated completion date. Yet, They ruin Christmas for us because we had nowhere to put a Christmas tree any decorations in the house but we're being charged full rent. Stay away from this property management read more

Utopia Management - The Epitome of Unprofessionalism I would never recommend Utopia Management to anyone, nor do I ever wish to deal with them again. My experience with this company was beyond unacceptable. Their rude behavior, negligence, and complete lack of professionalism made living at their property an absolute nightmare. Here are the facts: Unlawful Security Deposit Deductions They wrongfully withheld $500 from my security deposit for minor, wear-and-tear camera holes, which are explicitly protected under California Civil Code Section 1950.5. This behavior is unethical and feels like a scam. Negligence Regarding Washer and Dryer The washer and dryer in the unit were broken from day one (November 1, 2024), and despite constant complaints, they remained unusable for 61 days. Their so-called repair attempts were laughable: one technician spent under 10 minutes pretending to "fix" the issue, while another outright stated the machines were beyond repair. Despite knowing this, Utopia Management refused to replace them. I was forced to spend $432 at laundromats and on dry cleaning while they ignored my concerns. Disregard for Tenant Safety After multiple packages were stolen, I requested to install a security camera for safety but was denied. They also refused to provide a proper master key lock for the unit, forcing me to hire a locksmith and pay $150 out of pocket to secure my home. Dishonest Practices Utopia Management agreed to rent the property to me for $3,500/month, but they later advertised it on MLS for $4,000 after I had already signed the lease. This is misleading and unethical, and it reflects their lack of integrity. Abysmal Customer Service The staff, including Samantha Middleton and Kaylie Currier, were consistently rude, unhelpful, and dismissive. They ignored phone calls and emails, and instead of addressing concerns, they treated me as if I were the problem. Their behavior was unprofessional and completely unacceptable. Final Thoughts Dealing with Utopia Management was one of the worst experiences of my life. Their blatant disrespect for tenants, unlawful practices, and complete lack of accountability make them unfit to manage any property. I hope this review serves as a warning to others: avoid Utopia Management at all costs not always Samantha cause I know that's who's responding you're unprofessional, And I'm gonna File a Complaint with the State Real Estate Commission. read more

And the contract the want you to sign it's completely different from other apartments they just make you stupid to move out and when you move out they not let you to move back because they know no one wanna move in this place please please dont trust this management. read more

Terrible property management company. Impossible to reach by phone and unresponsive to emails. Takes ages to get any maintenance done and they ignore blatant safety issues. Things that should have been handled within the first week of moving in take months. After charging application fees for each resident and a $400 move-in fee, I would expect them to show a little bit of care. Instead, they are rude in communication, lazy on providing any kind of updates, and avoid answering direct questions. I'm curious to know if owners who use Utopia know the liability that they are being opened up to by the incompetence of these people. Please don't listen to the hundreds of fake positive reviews on google. This is not a good business and these are not good people. PS They pay for fake positive reviews on google read more
