    this experience was unacceptable. I made a rent payment through Utopia's portal, and due to an input error, it was processed via credit card -- which triggered a $65 "non-refundable" fee. I caught the mistake immediately, well before the rent due date, and contacted Utopia to cancel the charge while it was still pending. Despite acting quickly and in good faith, Utopia refused to reverse or credit the fee, even though their own staff originally said a full refund could be issued. They later backtracked and offered to refund only the rent portion l?? not the very fee I was disputing. They claimed they had no control because it was "AppFolio's policy," yet also refused to apply a rent credit, which they absolutely have the authority to do. The lack of accountability between Utopia and AppFolio is deeply concerning. This is not how you treat tenants. Hiding behind fine print and policies while leaving someone with an unnecessary $65 charge is just bad Transparency and fairness are clearly not Utopia's priority.

LPM was the only management company that offered to meet in person as the rest that I had called wanted to give me "estimates" over the phone without having ever seen my home. Steve was very personable and was someone I felt comfortable chatting with. Afterward, I've been very fortunate to work directly with Wayne who has been fantastic. He is a professional and very knowledgeable and you can tell he has many years experience in this industry. He promptly answers my email concerns / questions. He has been on top of my tenants requests and reaches out to me when only absolutely necessary. Otherwise the entire process has been hands off which is exactly what I wanted. Now that the 1st year is almost done, he's been proactive on the renewal process and provided his professional recommendation on next steps. Also I have to add that Wayne made the tax season easy for me and provided all the necessary documents promptly. I highly recommend Legacy Property Management to manage your home rental. I definitely stand by my 5 star rating.

    One of the most frustrating rental experiences I've had, largely due to how this was handled by…read moremanagement, specifically Christopher and David. The unit was listed at $4,200. We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Based on this experience, I would not recommend working with this team.

To be clear and factual: * I provided two months of pay stubs and bank statements showing income exceeding 5x the monthly rent. * After reviewing those documents, your staff stated I did not qualify unless I could additionally provide proof of a separate liquid or retirement account with over $11,000 that "is not touched." * That requirement was not disclosed upfront, not provided in writing, and not tied to income verification. Saying "all documentation was standard" does not make it so. If this asset threshold is truly part of your documented criteria, it should be disclosed before applicants are asked to submit sensitive financial records -- not introduced after income has already been verified. Your decision to label feedback as "retaliation" rather than simply explaining the criteria is telling. Applicants are allowed to describe their experience. Dismissing criticism by questioning intent instead of addressing process reflects poorly on management, not the reviewer. If transparency and documented procedures are truly priorities, then clearly communicating qualification requirements in advance should not be an issue. The facts stand, regardless of how inconvenient they may be.
