I was a resident of Scott's for 6 years, if I didn't move to a different town I still would be. In the 6 years I almost never had any issues, but when I did Scott responded immediately or the contractor needing to do the work would contact me directly the same day to do the work. Never questioned, and always taken care of. Rent is very reasonable compared to other properties. All the upkeep/gardening/maintenance is done during off hours and I almost never notice. Moving in and out were both a breeze. Not only did Scott return my full security deposit, but he also refunded the rent I overpaid for the last month. Super honest, most landlords do not do that. Overall excellent experience, I would absolutely rent from Scott again. read more

Scott Gerard took over my unit when our complex sold. He helped me get updates to the unit that I had been asking for from the previous landlord, like new flooring and a screen door. He was always quick to respond to email concerns regarding any issues that needed fixing and helped make sure I got my full deposit back but which was super helpful since I lived there for 5 years and moved across the country. The move-in process with Gerard Properties was the easiest situation I will probably ever have in my life. I contacted Scott Gerard about a unit he had listed for rent and I had the keys in my hand the next day. Quick credit check, completely honest and upfront about my new neighbors and the overall vibe of the small community. Whenever I needed something fixed Scott and his go-to contractors always made sure it was dealt with immediately. Let me get to the best part... When I gave Scott my 30 days notice that I was moving out, I had told him that a few of the things in my apartment needed repair/replacement and that he could keep my security deposit (my deposit was around $900 and the carpet was pretty messed up). 3 weeks after I had moved out I received a check for about 1/3 of my deposit. This was totally unexpected and I never thought I'd see a dime in return. With that being said, you won't regret renting out a property from Gerard Properties. My family and I rented a beautiful house from Gerard Properties. Scott made the process very easy and fast. Which was important as we were having issues finding the right house in a short time frame. We were able to get a two year lease which we wanted and needed. After we moved in there was a heat wave and the air conditioner went out! I called and emailed Scott. He had someone there that day and had it fixed. If something needed to be done it was done right and fast. We actually extended passed our lease due to COVID and Scott made that happen month to month. I did not expect that but we appreciated how he negotiated and advocated for us. My family rented a home managed by Gerard Properties for about 8 years. The application process was quick and easy, and he was able to split our deposit into 2 payments (which made a huge difference since we moved in around the Holidays!). He also dated our lease for an extra month so that if we did end up leaving after the first year it wouldn't be right at the Holidays again. Obviously that ended up not being necessary since we stayed so much longer, but it showed that he was thinking of us as a family not just a business deal. To reach him is with a simple email and he will get back to you with a prompt reply by either email or a phone call! He has a remedy for any problem you may need to report. There's never been questions ask or doubt when I call needing something fixed. My wife and I rented a property through Gerard Properties and in the many years of renting we have experienced, this was the single best one for the both of us. Scott is a super chill guy and made the application process so easy. Before we knew it, we were approved and moving in. The few requests we had to have something worked on were always taken care of immediately. I don't think we ever had to wait beyond the next day. Scott is very hands off and if you're happy, he's happy. And if you're not happy, he will work with you to make sure you are (within reason). We had a very abnormal request for a renter, and fully expected him to reject it outright. To our surprise, he told us "let's see if we can make this a win win" and helped us out. We rented an apartment managed by Gerard Properties for almost 7 years. Scott was very attentive and always called us back when we needed him (which wasn't often). Our door needed to be replaced and he had it scheduled as soon as we got off the phone. The gardeners come weekly, and the laundry room is maintained. I have rented in 2 separate locations from Gerard Properties & Scott Gerard over the past 5 years. I am no longer renting from them and felt the need to post my experience on Yelp since I know Yelp is a place I check every time I want to use a local company. So here goes. My experience wit Gerard Properties is this. MOVE IN- My move in experience was met with the standard credit check. Which I like because my neighbors will have to go through the same type of check to move in to the properties they manage. Scott is very particular in finding the "right" tenants which will fit in to the buildings he manages. The security deposit was fair. The keys were given to me as well as instructions on the items in my unit. I was given a copy of the lease and extra keys. The lease was clear and spelled out expectations of each party, as well as contact numbers to reach him in case of emergency. The neighborhood and surrounding area was discussed with me as well as street sweeping requirements, etc. WHILE LIVING THERE Scott maintains his properties very well, so there are very few issues to complain about. If something breaks, he fixes it immediately and without a hassle. Any time I ever needed him to take action and he didn't answer - for a non emergency problem, I was contacted within a few hours or if I left a voicemail in the evening, I had a call by 8am. He clearly takes great pride in his job, and acknowledges every situation with professionalism, courtesy and frankness. There is no extra emotion to have to deal with, business is business with Gerard properties. His staff is wonderful as well. I often stated how lucky I was to have them as my property managers. THE MOVE OUT PROCESS Upon moving out, the process was smooth and seamless. I gave my notice that I was moving in to a friends home and Mr. Gerard let me know what was expected as a tenant to move out. Returning the home to the original state I rented it in. Normal wear and tear was expected. Upon moving out and leaving the home in a clean condition, I received an invoice for all the work he had done (most of it was not charged to my deposit) it was fair, and I expected to be charged for these things, however almost my full deposit was returned. IN CONCLUSION I have never in my 25+ years, experienced the level of professionalism and fairness I experienced with Gerard Properties anywhere I've lived. In my opinion, Scott & his staff should retire from managing properties and open a property management instruction school. I am grateful for every moment I was lucky enough to have them as my landlords. I will miss them. read more
